I should have researched the company and read some reviews from here and google first. I applied with my mother for a modest duplex. We were upfront and honest with the agent about our situation and less than desirable credit, yet still encouraged to apply. They took our applications (fees $ 110.00), only to deny us a few days later… for poor credit! The agent said they factored other things into the decision, but when asked what else about my application was not so great (references, income, etc), the only answer she could give me was my credit score (mines is average, co-​applicants is poor).
We both feel like we’ve been played. Poor experience. Don’s waste your time and money.

Stay away. All they want to do is get your application fee then tell you that you are not approved. They lie about talking to old landlords. They won’t refund the application fee. When we looked at a house there were 3 other couples there and were also turning in application in. At $ 55 each or $ 110 a couple there making money! I recommend you stay clear of this place.

I have lived at Rappold properties twice. The first time the experience was the best property management I have had. Amanda was a rockstar! The 2^nd time, Amanda was now the manager and other people were the go-to’s. First, we had a massive sewer leak under our unit and it took me threatening to sue to get it fixed. We refused to pay rent finally, and that was when they got on it. It took 4 months from the point of first contacting them about the issue, until it was actually fixed. Yea… 4 months for a sewer leak! We, along with the other 2 sets of neighbors here, had an ongoing issue with one tenant at our quadplex. Toni, the woman we had to deal with, was totally unhelpful. I initially contacted them in June of 2013 about the noise, violence, and craziness of these neighbors. They said they would absolutely take care of it and already had other complaints. They never did. They never did anything but lie to us about what they were doing. They implied that they were evicting the tenant, but nothing. Problems persisted. Everyone here kept calling. Toni always said she was on it… Finally in October we found out that Rappold was going to no longer handle the property starting in January. Nothing ever happened with the neighbor, and she is still here. Toni and Amanda were lazy and useless with this, and it disgusted me. It was their job. Instead they sat around knowing that the property was going to be given back to the owner. I cant recommend them as management. We also had issues with maintenance getting done, even when the guy claimed he had been here to do it. He would not show up, but when you called rappold, they would tell you he had been there… Even if you had been home yourself to know!
Bottom line, money became more important to them at some point along the way. My initial experiences with them were great… But, i would never rent from them again. There are many other management companies who don’t pull this crap.

Rappold has been my management company for about 3 years now and they have been exceptional. Amanda has been my agent and she is excellent at selecting top notch tenants who pay on time and keep the places in great condition. I have had excellent experiences with Troy, the owner, and the office staff too. They are so easy to work with and keep to high standards, which is wonderful. I gave RPM 5 stars; they are the best!

This place really belongs on the Unilocal radar. Once in a while a business actually meets and exceeds your expectations and in my mind Unilocal exists for spreading the word. Troy Rappold and his team are the consummate professionals in a tough business where integrity and service can be hard to come by!
My wife and I had Rappold Property Management handle all aspects of our Ladd’s Addition house during our 2 years in Tucson and being that far away made having a great property manager all the more critical. Every time I had a question Troy was there with the answer.
I love that you actually get to speak with the owner of the business! In the event that Troy isn’t available, Amanda seems able to seamlessly cover all aspects of your home without missing a beat — they must have an impeccable filing system and/​or thorough staff briefings!
At one point Amanda did a walk-​through with one of our tenants and the tenant actually remarked to me later how enjoyable it was! Then I promptly received a precise accounting in the mail of the current status of my property down to the deepening crack in the front sidewalk. I have no hesitation using them and recommend them 100%.
