10th at Hoyt Apartments

How time flies! It is now more than FIVE years later and I have finally moved…
… to a one bedroom apartment in the same building! Now, I live on the top floor and face the street, whereas I was on the 5^th floor before and faced the quiet courtyard. The view facing downtown and the West Hills is amazing. It’s entertaining to people watch. I get a TON of light and some street noise, as other Unilocalers have mentioned.
Keep in mind, noise is relative. For me, «noise» means waking up a few times during the night/​early morning because a truck (most likely a post office truck) or the streetcar is going down the street. But, I simply fall back asleep afterwards, no big deal. You’re going to have street noise no matter where you live in the Pearl District, whether it’s trucks, streetcars, club music (along the Couch & Everett area), crowds of people (especially on First Thursdays along NW 12^th and 13^th during the spring and summer months), or construction (in the northern Pearl District part where they’re building new properties). «Noise» is inevitable. It’s downtown. If you don’t want noise, then perhaps try looking in the suburbs for a quiet neighborhood. In comparison to other apartments & condos in the Pearl, this is probably the quietest you’re going to get for being on the 6^th floor. Unless you have an apartment that faces the courtyard in my building. Or if you find a place in a taller apartment building. (Remember as you double the distance between you and noise, the ‘loudness’ is reduced by 3 dB. So if I hear a truck on the 6^th floor at 65 dB, it would be 62 dB on a hypothetical 12^th floor. A taller building will have more neighbors though, so you may have more internal noise instead.)
Over the past five years, a few things have changed. Realtors in the office turn over quickly, but I think that’s to be expected of any property management company. Everyone is super nice, but you becom friends and then they’re gone. Additionally, the courtyard below now restricts pets but it makes sense because pups used to prance over the plants and destroy them. Now the courtyard can remain eco-​friendly with beautiful plants all around. Jamison Park is a beautiful park just a couple blocks away and many dog owners go there. (NOTE: Julian B.‘s Unilocal review dated 7÷30÷2014 noted «Dog urine… everywhere!» That’s an exaggeration. I’ve seen a little piddle here and there throughout the five years of living here, but it’s promptly cleaned up. Also, maintenance does a great job of cleaning and sanitizing the floors every morning, Monday through Friday.)
A few things have also remained the same. The fitness center still has two treadmills, two ellipticals, and a weight machine. It gets the job done for the minimalist gym goer. The business office still is available for residents to use the computer and print. Neighbors are still super friendly, especially if you talk to them about their dog. There is still complimentary wifi in the lobby. The business office is still a little tardy with delivering or emailing notices for packages. In their defense, they’re super busy and the fix is simple. Just be proactive and track your package yourself. If you can’t make business hours to pick it up, let them know and they’ll deliver to your apartment. (NOTE: Bell K.‘s Unilocal review dated 1÷31÷2013 says the leasing office doesn’t want to accept packages anymore. That’s absolutely not true, past and present.) Social events still occur about 2 – 3 times a year. They’re a great time to gather with fellow neighbors who want to connect with new friends. Burrito Bar (my favorite TexMex/​Mexican place in PDX) and Rite Aid are still downstairs. This is both convenient and dangerous at the same time.
Five years later, I never would have guessed I would be typing this, but here I am. I cannot recommend this building enough. I’ve had a ton of memories living in this building and I look forward to many more.

WE’VE LIVED HERE THREE (3) YEARS, IN TWO DIFFERENT UNITS, AND THIS IS WHAT WE HAVE TO SAY … FLAWLESS!!! The negative review by Julian cannot possibly be about this building! I have lived here with my husband and two young children for 3 years, and I cannot think of a single complaint! We moved into a one-​bedroom on the south side of the building, and have since upgraded to a two-​bedroom unit on the north-​east side of the building.
Staff: Everyone has been prompt and professional. Any time we need maintenance, they ask if we need it right away, and even when I tell them no rush, we have never waited more than 24 hours. I even requested a packaged be delivered, unintentionally making the request after-​hours, and the package was promptly delivered!
The Units: Are beautiful! Kitchen made with bamboo cabinets, and flooring. Black appliances, and matching handles. Beautiful white and black marble counters. Bathrooms have huge counters! and full marble shower stalls, all the way around the tub (so not the fake marble stuff, or even worse, the white plastic walls). The units look exactly like the photos on the website! Its a personally pet peeve, when companies post these beautiful pictures online and the actually property is just terrible. If anything, its better than expected! High pressure showers! I mean, you actually get enough water to wash your hair. Plus, big plus, NEVER had the hot water run out. Even with dishwasher, washing machine, and extra long shower after the kids’ bath. Cannot say enough about that!
Location: Is a 97 walk score, you really can’t beat that for this neighborhood. We live in a corner unit facing the post office, and have never once been bothered by the noise. Its hard not to think that people will just find anything and everything to complain about. If you can’t handle a truck driving by, maybe you should live in a soundproof box :) Ive been in other complexes in the Pearl, and the noise is nothing notable. Think of all the condos by NW 15^th that are listening to the highway!
Noise: Quiet as a mouse! I have NEVER heard my neighbors to either side of me, in either unit that we have lived in. We do hear an occasional step from upstairs, but nothing notable. Ive rented several places, even condos, that weren’t as quiet as this place. My youngest was born while we were living here, and have had nothing that even posed the threat of waking her, and she’s a light sleeper!
Cleanliness: They clean the elevators, lobbies, and hallways, what seems like every other day, you can smell the clean! They wash the carpets in the hallways at least once a month. True, Ive seen a pet accident here or there, but its always cleaned up on my return. The resident office, weight room, and court yard are always mint.
Summary: Beautiful home, beautiful neighborhood, beautiful service. The noise is called «Urban Living,» its not enough to wake a baby, but if you’re only satisfied with «Country Quiet,» better move to the country. This place is truly crème de la crème!

Convenient location. They will nickel and dime you for EVERYTHING in addition to your rent. None of this is mentioned during the application process and only listed when you are ready to sign the lease. You are kind of stuck at that point unless you are able to search for a different apartment.
Expect to pay for: sewage, garbage, heat, hot water. And even with a clean apartment upon leaving, you’ll have to lose some of your security deposit. I thought it was illegal to charge for basic wear and tear!!!
And an important update to note. As of this week, the leasing office doesn’t want to accept deliveries for tenants anymore.

Lived here for three years. I loved the location, so close to all the gems of the Pearl and downtown. Prices have gone up significantly, but they are competitive. The pearl aint cheap, but worth it.

Thank goodness we only lived here a short time. I could not handle living in this building long term.
First impression upon moving in was– wow a great find in a great location. The great location is true. Can’t be beat. The streetcar is close and no one can deny it is a great place to be with all the restaurants and shops right out your door.
BUT the building is SO poorly built. We lived right above the Rite Aid and it was a terrible experience. They make weekly deliveries on Saturday morning at 6AM and there is no amount of white noise that can block it out. We used 2 box fans and nothing can cover the sound of a vibrating floor and the banging of crates below your head while trying to sleep.
There are also a LARGE amount of big 18 wheeler trucks that go by all day long. Most of them are due to the post office being around the corner. I had NO IDEA that a post office gets so much truck traffic, but they do. The trucks are loud and annoying at all hours of the day/​night.
We are paying $ 2150 a month (For a 2 bedroom/​2bathroom) — which is a RIP OFF. This ain’t NYC people and this building is anything but a «luxury» building. They gouged us because of the «Short term» lease. I know that people who sign a longer lease don’t pay this much. That said, they were the only building in the PEarl willing to do a short term lease, which is why we took this place.
The details /​examples of inferior service.
The other major downer is the pet dander we encountered living in this building. It seems everyone in Portland has a pet. Not good when you are a renter living in a building with carpet and highly allergic to cats and dogs.
The building said they did a «pet treatment» on the carpets but I don’t believe them. My 1 year old had a huge eczema rash on the tops of his feet from crawling around on the carpet that went away after we insisted they re-​clean the carpets. After asking Kristi to have the carpets cleaned for 3 weeks, I finally talked to the right person (I believe her name was Heather) and she made it happen the next day!
We also discovered there was NO air filter in our AC unit. The dust was severe and blowing around everywhere. I wanted the filter changed due to pet allergies (given the experience with the carpet issues, I thought it a good idea). After 6 weeks of requesting it to be done, when the maintenance man finally came he discovered there was no filter in place and seemed shocked! I was irate! My kids were miserable for 6 weeks with allergy issues because they didn’t have a filter in place in our unit? Major health hazard to breath in dust and debris for 6 weeks.
This building management cuts corners and doesn’t do their job. Who doesn’t clean the units or prep them properly for new tenets? This should never had happened. If people did their job, it would have saved us 6 weeks of suffering with dust mites and pet dander allergies.
The other annoying thing is how the office staff all leave at the same time and then packages can’t be delivered. So lame. Staff the office when it «claims» to be open/​during business hours. It should be obvious to stagger the breaks/​showings/​down time so that someone is always in the office to receive packages. I missed more deliveries due to their «out of the office” — found it unacceptable.
I will never recommend this building to anyone. Yes, the location is great but you can find 20 other great places to live in the Pearl and this is NOT one of them. Take it from someone who lived here only 3 months– you will not find a haven, respite or any solitude in this loud building with lack-​lustor service…

We lived here for a year, and paid dearly for it. We moved to 10^th @ Hoyt in hopes of getting a real Portland experience. The location is wonderful, and the Pearl district is very cool and convenient.
Unfortunately, apartment living includes sharing your living are with all kinds of people. This includes the idiot across the hall with a Schnauzer that barks all night (yes, all night) while the owner is out partying. Luckily, the dog would stop barking after they stumbled through the hallway, and into their apartment… but then came the drunken entourage as the usual accompaniment. I don’t know what is worse, the barking schnauzer, or drunk girls squealing and cursing all night, and slamming the hallway door as they go in and out for cigarettes. With that said, the noise is definitely an issue. The post office noise was no where near as bad as the noise from the hallway doors. If you get a bad neighbor, you are so out of luck. The «apartment managers» downstairs can’t (or won’t) do anything to help you, as the moron neighbor is paying rent, and Promethius will take the money.
I also heard about a ton of car break-​ins and bike-​thefts of neighbors while I lived there. It is a huge bummer when you pay $ 1500 a month, plus extra for a parking charge, and your stuff is still not safe. I can only suggest bringing your bike upstairs, and not leaving anything in your car at night. The utilities are also abnormally expensive; our electric bill was $ 200/​month in the winter. When I asked about it, I was told that the entire building is grouped on one bill, and then the charges are divvied by apartment size and number of tenants. It’s really exasperating if you’re at all energy conscious. Now, in a house, my electric bill ranges from $ 25 – 40 per month for my husband and me.
I wouldn’t really recommend this place. It just isn’t worth what you pay.

We’re fairly new residents, been here about 5 months now. The rent is pretty cheap compared to other parts of the Pearl, this is why I rented it without ever seeing it from NYC.
Points are docked for the following:
— yes the loud mail trucks are annoying as hell all hours of the night but I lived in NY, I can deal but really annoying to be woken up 2 – 3 times in a night.
— NOT eco-​friendly AT ALL. All of the heating and cooking in the units are done by electricity, not only is this probably one of the least energy efficient way to heat your home or cook, it will add an additional $ 200 of utilities to your cost of living.
— blasé would be the best way for me to explain how they responded to by bicycle theft — it was stolen from its INSIDE courtyard which for some reason is open to the public during the business day (when I’m at work) without any other security present. They simply said this is why we ask you to have renters insurance, oh and report it to the police so that they will patrol here more often. Kind of gobsmacked.
— really sour old maintenance lady who is constantly scowling and hates her job. Don’t tell me to take the elevator down from the 6^th floor because «I’m still young» — I have my coffee and heels on and just trying to get to work!
Points gained for the following:
— all my packages do get delivered and don’t leave with UPS/​USPS/​Fedex and do that whole dance of re-​delivery
— if I report a maintenance issue, they are prompt and the guys are awesome.
We are planning on moving out of here as soon as the lease is up even though we have a couple of lovely neighbors. Well, the pearl just doesn’t have much personality at all really.

I moved into my apartment sight unseen and really love it.
I’ve had a couple of maintenance issues and they were fixed within 24 hours, and a note was left by the maintenance staff to let me know it had been done. I’ve had furniture delivered during work hours and the office staff is able to handle that for me and let the vendor in.
I do park a car here and haven’t yet had a problem. There was a window smashed in the garage a week ago, but I don’t know if cars were damaged. All people who park have to use a garage opener, and management does ask that we watch the door to make sure we aren’t letting someone else in. Quite frankly, if someone gets into the garage it’s because we let them in.
To the safety comments, I moved from Chicago, and I don’t feel any less safe here than there. Like any larger city, you have to be careful.
I live on the Hoyt side of the building, and it is definitely loud for sleeping. This is just a matter of the location, though, nothing the management can help. It took a couple weeks to get used to and now it is totally fine.
For the location, I think it’s a good value and a really nice place. I love having laundry in my unit, a fitness room on sight, and an office staff that is available to me 9 – 6 every day. It’s very «easy» to live here.

Excellent location, decent rental prices (especially for the location), and pretty darn good management.
My husband and I moved to Portland from Phoenix, AZ, and though we thought we wouldn’t move until April, we wound up deciding to come much earlier, in February. I did my initial investigations of living spaces through
, where I found 10^th@Hoyt, among other interesting rentals such as The Louisa. Being unable to make a well-​informed decision from Phoenix, I then flew to Portland for a few days to take a look myself.
Of all the places I viewed in our price range, 10^th@Hoyt was by far the most beautiful, well-​maintained building. The landscaped courtyard is gorgeous and the amenities are fantastic. The units themselves are modern and beautifully designed, with large floor-​to-​ceiling windows in the living area, gorgeous marble counters in the kitchen and bathroom, and sleek bamboo wood flooring in the kitchen. They offer a variety of floor plans, all of which are open and spacious, but which also provide for privacy.
Every member of the management team was fantastic and worked to make our move-​in and subsequent living experience as nice as possible. The only issue we’ve had with them since is that there seems to be an ever-​changing roster in the front office, and it’s hard to get to know everyone. Lately they have stopped sending us email notices when our large mail/​packages arrive, as well. I’m not sure if that’s because of the turnover or what, but since we do a LOT of eBay selling and buying the lack of package notification has been more than a little irksome.
Last on the complaint list is the air conditioning. Though the hallways appear to be cooled by central air, the apartments themselves are cooled by a single small «hotel style» unit in the living room. If you don’t want to suffocate under your covers in the bedroom during summer months, you’ll HAVE to leave the door open. If you have visitors, well, be prepared either to smother or to have a little less privacy than you probably anticipated. (Winters are fine, by the way, because they thoughtfully placed small baseboard radiators in the bedrooms.)
Despite the two above minor-​ish details, 10^th@Hoyt is damn fine apartment living in the Pearl. Though we eventually plan to buy a condo elsewhere, 10^th@Hoyt has been perfect for our initial living space in Portland. We certainly won’t be moving anywhere else until we are ready to buy!

This place has is great for downtown living. Located on the streetcar line in the Pearl the location couldn’t be better for getting around. Has on-​site secured parking (for extra per month), workout facilities, business facilities, secured entry, and best of all a rooftop common area with fireplace, BBQ’s, hot tub and great views of the city.
The apartments themselves are nice and have new appliances including built in A/​C.
One thing to note is that the east side of the building faces the US Postal Service building which has activity 24 hours a day and makes a lot of noise. If it wasn’t for this then the place would get 5 stars.
If you’re looking for great downtown living within walking distance of central downtown, the pearl, and NW then this is the place.
