Sure, this is a decent place should you plan to not have visitors…
Even with tons of visitor parking space, they made you list your visitor’s car online every single day religiously. They wouldn’t hesitate to tow your car away multiple times.
They have some of the darkest parking lots at night and even if you listed your car as a guest. Park at the wrong spot and bam, they will tow your car away even if its christmas eve.
Oooh and the towing company they use is located all the way in Ontario a long long distance away from Pomona.

So eaves really knows how to make a bad situation into a bearable one!
We took over someone’s lease and they really trashed the place before we moved in.
Since we signed already eaves couldn’t do much for us…
However they hooked us up with paint to fix the issues for when we leave (so we could get our deposit back) provided great references for carpet cleaners, told us about dog parks for our new pup and even gave us some discounted rates.
Brenna and Erik were amazing at helping turn this potential bad into a happy home. :)

Eaves Phillips Ranch is a great place to live the company is very well structured, very nice site with several trees and yards, several amenities, great pool and work out center. The apartment is very comfortable and every thing works perfectly. The maintenance is always prompt to help in any request. The office is very professional and supports you right away in any request. They really want to serve you well. Great company, I really recommend.

Nino is a great helper and a great person that helped me and my brothers when we first moved in.

Phillips Ranch is a beautiful part of Pomona bordering Diamond Bar. I thought it was just Pomona. This apartment complex has been renovated but the appliances have not been. The stove is an older electric stove, the fridge is fine, works fine, nothing fancy no ice maker/​water spout which is totally fine if you’re used to that. The sinks are out dated as well as the patio screen and sliding door, but– it’s all very clean and beautiful views if you get so lucky like me!
Oh, and a few reviews were negative but I’d like to mention I do know the area, there is a POLICE shooting range down the street so for those that say they hear gun shots, you are correct. But nothing overwhelming it doesn’t even sound close by at all and I live closer to the street.
If you don’t mind those being in a «luxury» apartment complex you’re good to go and this is the place for you! I generally get home later than the rest of the complex so I don’t find a spot right up front next to my place but I will always find a spot no hassle. It’s not as well lite as I’d like it to be, being a female walking home but I have to say I do feel safe. If this review was based on structure and location I’d give it THREE stars.
Customer service on the complete other hand is such a wonderful Team! I mean, the leasing office Nino has been more than helpful and accommodating making sure I feel comfortable and any issue is resolved and QUICK and with HONESTY!
That’s something you don’t hear often with apartment complexes. Nacho, the maintenance Director is beyond helpful as well! They gave me a walk through on move in day made sure I was aware of any previous move in scratches and whatnot explained how to use all appliances and went over my lease again. It’s very comforting to know I have a team willing to help if I ever should need anything.
Billing was confusing at first, but the billing department (off site I think out of state) was also more than helpful and polite!
This review is THREE stars for the structure and FOUR for customer service! I will update if anything changes.

The service is horrible. I am living at the top floor and with recent heat waves. The condition is unlivable. The A/​C broke down twice within last 2 months. Usually take them 48 hrs to come and fix it. I just have another A/​C problem last Friday and file a service request. As of today, Monday night. still no one come and fix it. I am writing this review at 8:30pm in 87 degree heat. With the rent 1.6k a month for a 1 bed room apartment, I expect a much better service. Another down side is a very out dated electronic strove and location. Heard gun shot about a month ago, and another one last week. This location is full of excitement at dark. Can’t wait until the lease is over and move to somewhere nice.

This is a great place to live if you are a student. Plus the staff here are very nice especially Nino.

This apartment complex has it’s good and bad as any other. I’ve been living here for three weeks so far. When we first visited the apartments before leasing, Jetzbel was very helpful, she showed us around the complex and different floor plans for us to get an idea on what kind of plan we preferred best. After that, our leasing arrangement was done within an hour.
Moving day we had a little problem with the renters insurance which was a small hassle that got resolved.
We also had an incident when we parked our car on Sorrento street where some one broke our window and tried to steal our car, but failed in their attempt. I asked some leasing agents for a car garage because of this incident, and i heard no response. Then Nino showed up and he got things done!!! He is the best, very attentive, he listens to your concerns only to give the best! We went in again to search for a garage and before the leasing office closed down we had our garage all thanks to him and his prompt response.
After these incidents i hope our stay at eaves phillips ranch will turn into a peaceful one that we can enjoy.
Some notes for future residents:
If you have a visitor make sure and by sure i mean SURE to register your visitors car on the website, because otherwise it WILL be towed. Don’t take word on anyone. Only the avalonparking website will keep your visitors car from being towed.

I called the Pomona Police Dept. at 11:30 pm to report what sounded like gun fire coming from the homeless people that yell at each other on a nightly basis. They live in the hills across from my apartment complex, (Eaves by Avalon), 400 Appian Way in Pomona, cross street Mission. I have called about these transients before. An hour later, they finally send three units and a helicopter. One policeman never even got out of his police car! I bet if this was the Diamond Bar PD they would of been all over it a lot quicker and actually took some type of action. You live in Poor-​mona and you get very little from the PPD. My advice is invoke your constitutional 2^nd amendment rights and arm yourself to protect you, your family, and property. Remember to follow all laws because we all know the police are looking for any reason to shoot us minorities.
Update: The police search the hills and leave shortly later. Thinking there must not be anybody up there I walk up to find several homeless people in make shift tents, a baby carriage and a number of other items. Looks like a garbage dump up there. Very disappointing in the folks that protect and serve us.
Eaves by Avalon concerns:
Anthony one of the apt. complex security guards confirmed that these transients come into our complex and use our facilities (pools, showers, and restrooms to name a few). The transients have threatened residents that approached them when swimming nude in our pools and showering nude too. This has happened with small children present too. The Eaves complex management is also having to replace wood to comply with certain violations. This facility is not worth the money they charge. I will continue to update with my concerns. I am currently suing the Avalon Corporation due to injuring myself on their gym equipment. They blame the maintenance company they are outsourcing too and the maintenance company blames the complex. I even have video to prove my law suit. Run from this place and live else where.

I am writing this on behalf of a current resident who moved to another unit in this complex. It is a decent place to live… until it’s time to move out. Then they not only take your deposit but they also charge extra for every little thing — Reglazing the tub and countertop, and replacing the carpet— none of which are required. The apartment was in the condition that they moved in, with some minor cosmetic issues that could have been solved with a little cleaning (minimal). Avalon has a habit of taking deposits and charging extra («because of damages»). They offer a Clean Sweep Program to remedy that issue for about $ 115 to clean apartment. They paid for the program to have the place cleaned. Due to shady business practices, Avalon not only took the money for the program, but decided to stack a bunch of different charges for the minor cosmetic issues listed above.
They take this opportunity to remodel their units so that they can charge more rent to the next clueless victim they pull in. Security deposits are supposed to be used for repairing or cleaning apartments after moving out, NOT for remodeling the units for the next tenants. During the initial move out walk through, the only thing that was notated was that the carpet was a little dirty. They use legal loopholes to maximize how much money they can squeeze out of their tenants so that they can’t do anything about it. Beware if you are looking to rent a place at the Eaves or any Avalon owned estates. Consider yourself warned.

I’ve wanted to live at this place since I went to see, it in April. Now I don’t even want to live here because of the stupid application.
I understand there is a fee because they have to check the credit score, to which I paid after sending in my application. And low and behold, when I come back home a month later I get a letter stating I have not yet paid for it. So I tried calling and emailing them and neither of them are helpful at all.
I’ve read other reviews saying this place is trying to con extra money out of residents, probably is true with the way they can’t find an account for me after its been a month. And I’ve even told them my application was denied so I shouldn’t even have an account.
Such a very helpful community…

Okay, I’m wondering why the rating is kinda low. I mean it should be 4.5 at least.
I live here for 2 years now, and I haven’t noticed anything bad at all.
This place is clean, quiet, and safe.
The service is great. The maintenance «might» be late after weekends cuz they have many requests, but they come eventually.
If you are planning to lease an apartment here, you gotta talk to them one month in advance. It’s pretty crowded.

This place is the perfect place for me. I am a graduate student and Ive been here for almost 2 years. so quiet, clean, and the service very good.
I am so sad i have to find another place near my university :”(

Well after today the maintenance team and the answering service has let me down. on the fourth and today the pool has been miss attended and received poor service. I had to drop my stars for this place. it’s been 5hours and no response I have personally contacted Erick the maintenance manager and negative response.

We just moved in with my husband and I have to say, we are so happy with the whole leasing and moving process. We moved recommended by a friend that lived here 2 years ago, but oh boy, we were in for a big great surprise! Everything started by just calling and Nino, yes ask for him if possible, he went out of his way to help us and set us up with what we wanted, needed, and more. He is professional, kind, and has the capacity to make the whole leasing process simple and easy. He has great customer service skills! To be honest, I am a very picky and detail oriented person and still he took time to deal with my 1000 questions.
Then, it was time to move in and Nino and the maintenance team (btw they are all great and so polite). they walked with us the apartment and they made sure we were happy, and ready for the move. The building is quiet and we have not had any issues. Our dog has a big place to take him walking around, the pool is clean, and the place is kept clean and sharp at all times.
We highly recommend this place for families that want a secure, quiet, nice place to live and raise a family.

I truly wish I could give this community a negative rating. First off when I moved in the apartment was outdated severely and they were still working on preparing it with several damages to the baseboards, kitchen cabinetry, mirror in the bathroom, and damage in the dryer upon move in!!!
We looked passed these damages and still moved in due to the fact we had already made arrangements based off moving in to this location.
It gets worse. As the days progressed we found out that several of our wood boards on our patio are rotted and seem to give you the impression that if you were to stand on them you would fall through. They showed up one day months later to repair and decided they had the wrong apartment to repair! REALLY!
On to our renewal they increased our rent over $ 200 per month in one renewal basically forcing us out since we had a one bedroom and I suspect this to be a common practice with 2 colleges down the street which in my opinion is SHADY business practices.
We decide to leave and when we move into our new place several weeks go by and we get a letter dated 05.23.15 that said «damages» to the apartment are due on June 3^rd when we received the notice on 05.28.15. I called to have these charges investigated on 06.01.15 and our due date extended they stated they would call for more information but none the less your screwed and have to pay by 06.03.15 or risk being sent to a collection agency.
They stated they would contact me back on 06.02.15 with the details and if they could do anything about the charges. No call of course.
I contacted them back on 06.03.15 spoke with Felicia and she stated she did call and it kept ringing. So she couldn’t have ended the call and tried one more time and left a message? Anyways she states everything is valid and all is due. Basically telling us that invalid charges that are on the bill due you have to pay. So I payed the charges and will be pursuing legal action against these invalid fees and charges.
Take my word for it if you like having to deal with outrageous renewals, deceitful employees (Genevieve leasing manager, and Gesibel leasing consultant), shady business practices, and overall a terrible place to live I would recommend speaking with both Genevieve and Gesibel they will happily take your money.

First I’d like to start off by saying that office and maintenance staff are extremely friendly and helpful! That’s never been a problem for us at all.
Unfortunately there are a few issues that are the reasons why we won’t be renewing our lease again. The first is that the maintenance staff is constantly leaving us notifications on our door that they have to enter the apartment for routine checks. I’ve lived in a few different apartment complexes prior to this one, and the frequency of routine maintenance has never been so high. I do understand that they need to come in to check and make sure that everything is up to standard, but the frequency of it is what concerns me. It begs the question of – are the buildings so old that they need this amount of maintenance? It would make sense because a lot of the construction and appliances in the apartments are poorly assembled and somewhat out of date.
The other issue is parking. Because we live next to two universities, the amount of students in the complex is of course very high. The problem is that if people are having study groups, a lot of non-​residents park where residents should be parking. They don’t have permits and if there is no security on duty checking those permits, residents have to either park very far away in visitor spots, or circle around the parking lot numerous times. When I had to park by the office one night, I decided to see if I could count how many non-​permitted vehicles just along the walk I could find and there were 16. It discouraged us from leaving and coming back late at night, because we knew that we would not find parking. Eventually we had to add the cost of a two car garage to our rent just to make sure we always had parking. It seems this issue is not highly patrolled, unfortunately.
The complex is beautiful and the common areas are as well, but the difficulty of the above issues did make living here more difficult than anticipated, but at least the staff is friendly and quick when doing maintenance work, and that definitely counts a great deal.

April– 6 2015
I went from rating this complex at 3 stars, then knocking it down to two because Greg replied saying he could work with us, that was a lie, nothing could be done as far as our rent increase. Now, If I could rate this complex zero stars I would. After we put in our 30 day notice, and speaking to the leasing consultant AND the leasing manager, we were never notified that we would no longer be able to pay our rent through the Avalon access website. Because we were not notified of this our payment did not go through, my husband realized rent was never drafted out of our account so we went to the leasing office and they claimed they do not know why our payment did not go through, so we were given a number to calling billing, billing notified us that we should have been told that we could no longer make online payments once we submit a 30 day notice. As a result billing wanted to charge us a 60 $ late fee and a 36 $ convince fee to make a payment over the phone. Billing was able to work with us because the leasing office was supposed to notify us about the payment change and they did not. That was really shady of them to pull that with us, we will never live at or recommend a Avalon community to anyone.
June 1 2105– I have moved out of eaves Phillips ranch, I am very happy with my new complex, it is 100 000 times nicer. Friday I receive a letter in the mail stating that I owe eaves 635 $, on top of keeping my 500 $ security deposit, and that will be due by June 3. This is a complete joke. We went over the charges are they are made up bullshit charges so me and my husband are currently working on talking to customer care. This is a complete joke. When we moved into that apartment we wrote down all the things that were wrong with it, and now we are getting billed for those issues. On top of it, they give us a few days to pay it. Seriously stay away from this community. I will not give them a dime, they are shady and I will see them in small claims court.

Been living here for 9 months now and it’s been a mixed bag. The front office and maintenance staff are friendly and attentive.
I work a night shift, so I sleep during the day. Which brings me to my MAJOR issue. It seems like every single morning there are an army of leaf blowers and lawn mowers right outside my window!!! Extremely frustrating! I wouldn’t recommend this place to anyone looking for peace and quiet during the day.
Also as previously mentioned in other comments, the buildings themselves are old. So soundproofing is virtually non-​existent. I could hear my neighbors conversations and televisions straight through the walls. That’s not a huge concern for me, I understand. But it may be for others.
I won’t be renewing my lease.

Have you ever gone to those restaurants where the service are good but the foods are either ok or poor? That is how Eaves Phillips Ranch is. So what are the foods and what is the service? Let’s start with service
The front office are nice people, very helpful, also friendly. They try their best to give you like the best price for your future apartment and they’ll try to solve your problems in any way possible.
How about the foods? The foods, well it’s the apartment itself. As many people complained, if you live at like the 2^nd floor where you’ll have to endure the noises from upstairs (which I personally and honestly do not mind because I’m used living with people and understand how does it feel to live in an apartment), and face people that don’t know how does it feel to live in an apartment that lives on either next door or first floor.
I mean… the rooms are nice, they have a lot of space and the price, I can say it’s pretty fair as long as you live not by yourself. But my piece of advice is, if you cannot take the sound of creaking from the floor above you at the middle of the night because you can pretty much hear when people just walk, then I suggest you either find a 3^rd floor apartment or move to a house, because seriously we are all on the same boat. If you live in an apartment you cannot simply complain if someone was walking above you and you can hear it, which is basically how every rooms in eaves phillips are.
