History

Established in 2007.

Founder Rich Curtis was working as a Realtor for a Realty Executives franchise and was considering going back into environmental consulting work. When he began researching what industry was causing the most environmental damage he found that it was the building industry. At that time he decided to combine his environmental knowledge and ideals with his real estate business to create a residential real estate brokerage that really cares about it’s client beyond the end of the transaction and invests in their health and education through their home buying process. Greenway Properties was the first green full service real estate brokerage in the foothills and remains so today.

Rich Curtis has a degree in Environmental Studies from U.C. Santa Cruz and spent a decade as an outdoor educator, whitewater raft guide and mountain guide before opening Greenway Properties.

Rich is dedicated to improving his community through green building and green real estate. Rich is a LEED Accredited Professional, a Certified Green Building Professional and an Eco-​Broker in addition to being a licensed California Realtor.

Rich is a member of the El Dorado County Association of Realtors, the California Association of Realtors, The National Association of Realtors, Eco-​Broker International and the Association of Environmental and Energy Professionals. Rich Was one of the founding members of the California Association of Realtors Green Real Estate Task Force and was a primary author of the Green Realtor Code of Conduct which is still used by the California association of Realtors and is used by the National Association of Realtors in their Green Real Estate designation course.

last winter I was able to purchase an incredible property in Lotus thanks to the ever capable Rich Curtis.
Rich had his work cut out. There were zoning issues, tricky financial details to work out and a house and property that needed careful scrutiny. Though each of these were potential deal killers Rich provided expert, professional and compassionate guidance that concluded in the closing of the sale and on time!

My home search was a long one that was conducted in fits and starts over a two year period. During that time, I was in contract twice for houses I eventually backed out on (once more than 30 days into escrow). Rich Curtis was my agent through the whole process and during that time I never felt pressured to buy a house that wasn’t right for me. Rich was always understanding and supportive.
He also seems like a real person. So many real estate agents have a (fake) super friendly demeanor that’s overbearing and disingenuous. It reminds me of used car salesmen. Rich is friendly, but it’s not suffocating and seems genuine. He kept the process relaxed and as stress free as possible.
Rich stayed with me as I waited to find the right house. And waited. And waited. Now I’m in a house I love and I couldn’t be happier. Thanks for all your help and support, Rich!

Rich is amazing! When my wife and I were considering making the move back to California we contacted Rich and had him help us search for a home and reintroduce us to the area. Even knowing that there was only a 50⁄50 chance of us relocating Rich gave us 100% of his effort. He found a bunch of homes in a handful of areas for us to check out, and was honest about the pros and cons of each. I almost wish we had moved back just so we could have used Rich. We had such a positive experience with Rich that I even contacted him when we were working with our agent up in Oregon, just to make sure everything they were telling us was above board. Again, he was honest (telling me that he wasn’t familiar with the local laws, rules, etc.), generous, and had some great advice that really helped us. If we do ever decide to move back we will be sure that Rich is our first call.

We just bought our second home and had almost as many questions as we did the first time. Rich answered every one in a clear, professional, concise way. He answered or returned every phone call, text, and email immediately. He was there for us every step of the way and made us feel at ease with it all… from inspections to meeting contractors for repairs to communicating frequently about the complicated terms and conditions of our non-​traditional home purchase. And on the final day, the day we got the keys, he was there to welcome us with a congratulatory bucket of useful household goodies and a huge genuine smile. Thank you Rich. I called Rich up for an interview b/​c of his reviews. I was looking for a real estate agent to help us with a possible selling of our rental home. I interviewed 4 agents total. He has a nice firm handshake and looks you in the eye. He is clear and concise and listens to what you are saying. I had a lot of questions about him and his philosophy and then a lot of questions concerning how our situation would be handled if our tenant didn’t buy our house outright. He gave some phone numbers of people I could contact if I needed a new property manager or a lawyer to deal with the tenant sale.
After our interview, at which time he had given me a lot to think about if we ended up selling directly to our tenant, I contacted him for more questions, as our tenant was hesitating and not looking like he would go thru with it. Rich replied within 24 hours to my emailed questions and even after I let him know that the tenant was going thru it and I wouldn’t need him as an agent, he gave me answers to questions and suggestions to make the process easier.
While I have not had the experience of actually using him as an agent, I would say from my contacts with him over the past 3 weeks, that he seems to be a straight shooter and would do good job keeping his client in the loop and working for the best outcome possible.

My wife and I used Rich as our realtor again when selling our first home, and buying our second home to make room for a growing toddler and dog that weren’t around during our first home purchase.
With his help, we were able to negotiate a rent-​back so that my wife and I wouldn’t have to move twice (move out after selling our house and prior to purchasing a new one) since a contingent offer would be highly unlikely to be accepted in the competitive market in early 2014. Not only that, but we were able to get an offer accepted and move into our new house within a month!
As always, Rich is as professional and competent as they come. Combined with a talent for defusing and re-​focusing stressful conversations, I can’t think of anyone better suited to be our realtor. Strongly recommended!

Rich is not your average middle aged washed up in it for a quick buck real estate agent that the field is littered with. I’m an electrical contractor in the area and have had many not so great encounters with your typical real estate agent (rude, pushy, sales driven, zero business skills) thankfully Rich wasn’t one of those. While my interaction with Rich was short it was pleasant experience. If I was going to buy a house in the area I’d give Rich a call first.

This is my first Unilocal review, I just joined because I felt compelled to write a review for Rich Curtis at Greenway Properties.
I can’t say enough about Rich’s professionalism and attention to detail. He is everything you need in a realtor and makes the process of the search, contracts, and coordination go as seamless as possible.
Ours was not an easy transaction, that I can assure you. We found the house we wanted… wasn’t a short sale, but might as well have been with a difficult tenant to deal with and what ended up being a 60+ day escrow.
Rich always kept us up to date with any updates along the way. He is a strong advocate for his clients, educating you along the way. You feel confident that decisions you are making are the right ones with Rich’s guidance.
Another great thing, with Rich’s experience, he was able to refer us to an excellent loan officer in Dave Miller at Plaza loans. Hands down the best loan experience we have ever encountered. Rich also set up every inspection we wanted and was there at all of them to make sure we didn’t walk away with any questions.
Honestly if you are looking for a realtor look no further Rich is your man. I guarantee you will not be disappointed!

We originally started with another agent in our short sale process, but quickly moved on to Rich after seeing how little effort the other agent was able/​willing to put in for the relatively small commission of a short sale.
Rich, on the other hand, was incredibly diligent… making the short sale process about as smooth as can be. In a short sale, banks will capitalize on any delays or errors by the seller or seller’s agent to delay the process and rack up a larger hit to your credit. But Rich kept us on the ball, and persistently kept the bank moving forward. All the while, he kept us informed and up to date on the process.
Had we known that we would have had so much support during our short sale, we would have done it at least a year earlier.
We could not have been happier with Rich. Superb agent! And we will definitely use him when the time comes back around to get back in the housing market.

Rich Curtis has gone far and above in his duties helping my wife and I with our real estate needs since 2006. When we first met Rich we felt very comfortable with him. He was very knowledgeable, energetic and honest. I had a construction company in the Bay Area and I worked with a lot of real estate agents and I felt like Rich was an outstanding agent.
Rich did a great job locating a home that we loved and made the purchase very easy for us. But, in 2006 we were at the peak of the real estate market and had no idea of the impending disaster that would ruin the real estate market. Since that time we had many difficulties and called on Rich for advice. Rich has gone out of his way to help us and put in a lot of time on our behalf. Rich has not only been our real estate agent, but he has been a good friend with a lot of integrity.

After searching for literally years and working with a number of different agents we were so happy to find Rich at Greenway. What made him different was his down-​to-​earth vibe, clear sense of integrity, and genuinely caring attitude. We were on a major budget – and very very nervous to commit to such a big purchase. Rich never tried to «upsell» us, or made us feel like we were wasting his time with a crappy commission on a cheap house. And he put up with all the dithering and doubts with compassion and class.
Also gotta give him some props for dealing with us when he had a vacation planned – he was leaving right as we were committing to the deal. He set us up with a great substitute while he was gone, and then checked in from his vacation regularly even though he knew we were in good hands. As soon as he got back he was right back on top of things and guided us through the financial and inspection wrangling that comes along with a foreclosure.
We started working with Rich because we’d heard great things about him from friends and friends of friends and we weren’t disappointed. He helped us get a great deal and he’s a cool person – you’ll want to go have a beer with him after the deal is sealed.

Update (10/​21/​2015): Rich recently helped us purchase our second home, helping us convert our first house into a rental property to move into our dream home. My review still stands. We couldn’t (and wouldn’t) have been able to navigate this transaction without his counsel; he went out of his way to help us figure out how to finance it, and put our mind to ease by ensuring that our home inspections would take any surprises out of the equation down the road.
Buying a house is a very emotional and stressful life-​changing event. After hearing many other stories about agents that simply go through the motions to make their commission, I can promise you that Rich is your best bet if you want to feel like you truly have somebody looking after your best interests, rather than his own.

Rich Curtis helped us through the process of buying our first home several years ago; I’ve never met anyone so willing to go above and beyond to help a first-​time home buyer through the process of not just searching for a new home, but learning about the ins and outs of the deal. He walked us through every step of mortgages, escrow, financing, and the emotional roller coaster that comes with that experience. He also put his experience in home energy and environmental evaluations to good use, educating us on the best way to save on bills and keep our air quality safe from toxins.
In full disclosure, Rich has become a great friend to our family, so we may be a bit biased. But I’ll stake my own name on this: Rich is somebody I trust to handle the most delicate details of any realty transaction, and I continue to wholeheartedly recommend him to my closest friends.
