Walnut Capital Management

The Hempstead apartments were the best deal that we could find. The older construction was actually benefit because they were super quiet due to thick walls. Upgrades were made to almost everything when we moved in including new laminate hardwood floors, new kitchen appliances, and new vinyl flooring to kitchen and bathroom. They even replaced a functional toilet for us because it was getting very old.
Last year they even updated the flooring and paint to the hallways. They also installed a lock on the front door for extra security, although we didn’t find this necessary because we never had any problems with people stealing our packages.
Repairs were done in an extremely quick fashion. I’d use their online portal to send a request and the apartment would be serviced 9am next day.
The rental agents are professional. Most of my contact was done on the online portal.
With the 21 and over policy, our neighbors were quiet and respectful young professionals and we never had any problems with them.
I recommended these apartments to friends and they are happy tenants.
When we moved out, we were charged cleaning fees which we did not expect. On the flip side, you apartment will definitely be clean when you move in.

I lived for almost a year at the Walnut on Highland building, and cannot say enough positive things. Though the rent was pricey, living in a formerly empty, but beautifully remodeled building with all new appliances and wonderful wood floors was really a treat. I really appreciate Walnut Capital’s recognition of the potential for that building — and refurbishing it, rather than razing it.
However, the real value comes for me in service. Being able to pay rent online and submit maintenance requests online was fantastic. In addition, I move around a lot for work, and after I moved out, the management office at Walnut Capital worked with me very patiently to take care of all follow up business as I relocated twice before all final business was taken care of.

I moved out from the apartment in Squirrel Hills 9 months ago, and I still did not get my deposit back; I didn’t even have a damage list or any documents stating why my deposit is not returned yet.
In these 4 months, I kept calling the office for the deposit, and the staff said they would get back to me, but I never heard back after wards. Last week, I called again and the staff transferred me to the head of their accountant, but he/​she never answered the call or returned call after I left message.
I don’t think this management company is honest or responsible at all!

I’ve rented from 2 different management companies before and I have never experienced such quick repair work. Each time I’ve submitted a ticket, someone is at the apartment within 24 hrs.
The apartment itself isn’t the best, but the response to repair work is amazing.

They will steal your security deposit.
— while at walnut towers there were constant issues of cleanliness.
— cleaning people are rude and do a horrible job with the building
— people in the management office will not call you back, not email you, will put you on hold for more than twenty minutes, and they are rude.
— Chuck the driver for the shuttle is cool.

I live in an apartment in Squirrel Hill. The overall experience of my one-​year live is OK. But as soon as I move to another state, I feel like they could do better, especially after they increased the rent.
I would like to say something good first.
— The community is a nice an quiet place. Walk distance to public transportation and supermarket like Giant Eagle.
— Walnut capital also has its own shuttle that sent people to and from CMU and UPitt, and the driver is a very nice guy!
— Maintenance guy can always fixing thing in 24 hours after we send out a request.
— There are street parking spaces.
— Spacious kitchen
— Nice ground.
But:
— The apartment is old, everything is old. Walls, carpet, A/​C, W/​D, etc.
— Management people are not always friendly. They always hanging up your phone calls first.
— During summer time, there are always a garbage smelling from outside
— There is no heat during the long cold winter, but there are heating radiators in the room, which has no use but takes a lot of spaces.
— The electronic fee is very high.
— Washer and dryer doesn’t work well, and it might even damage the clothes!
— I haven’t got my deposit back yet and I have moved out for two weeks!

For a company that manages a ton of buildings, they do a great job. I lived in Squirrel Hill in one of their properties and when we showed up, the place was actually really clean. The lease signing process is quick and painless, and the staff is very responsive. I was a grad student at the time, so I wasn’t looking for much… just something cheap and convenient. Walnut Capital met my expectations.
I would recommend this company for students… maybe some young professionals, but if you’ve got some money, you can find a nicer place. If you aren’t a student, I would probably give this place a lower rating… maybe 3 stars.
Pros:
–Cheap, I had 1 roommate and we paid 965 for a spacious 2 bedroom, central air/​heat, dishwasher. This is cheap for Pittsburgh.
–Maintenance is super-​responsive
–Walnut capital shuttle picks you up at your door and takes you to campus
–Safe
Cons:
–Old building
–Coin laundry (dryer didn’t work… another company has to come and fix it)
–Careful with mail at Hobart… not sure where it happened along the mailing process, but some of my envelopes that appeared like they had valuable things inside were sliced open

I agree with the previous reviewer — the repairs were handled in a timely fashion, but otherwise, my sister and I (roommates for 1+ years) have nothing positive to say about Walnut Capital. The women who work for them are condescending and unprofessional (and often cannot construct a literate e-​mail), and despite leaving our apartment in pristine condition (knowing we’d be billed for replacing a small portion of carpet that had been torn up), we were charged an exorbitant amount to replace the ENTIRE carpet in the apartment (which was totally unnecessary). We moved out due to personal uncontrollable circumstances (a health issue and a tragedy), so yes, the lease was prematurely terminated, but I also found new tenants IMMEDIATELY, and there was no gap in the tenancy. Thus, Walnut Capital lost zero rent money in the transition.
My dad and I also spent a solid 2 – 3 days cleaning, scrubbing, sanitizing, etc., but all this seemed to go unnoticed by this company, who is solely focused on eating your money.
NEVER AGAIN WILL I RENT FROM THIS COMPANY.

Pros: Need repairs? Done in less than 24 hours.
Cons: Everything else.
People who know me… know that I am not a big partyer. Come now, I barely drink alcohol. Granted, I like to host social events. However, I never ever will let a social event get out of control. My roommates know I have a slight OCDness streak on occasion.
So here comes the story of Walnut Capital. I came into Pittsburgh and was added to the lease. Apparently, the people before me didn’t really do a thorough house walkthrough. Documents lost and other interpersonal conflicts. C’est la vie, right?
So when we (the 4 of us) decided to move out, we sent our 90 day+ notice to Walnut Capital. They immediately had people looking at our house. Sometimes without notifying us before their visit. They complained that our house was not clean and scared off the potential tenants. Granted, the second floor bathroom was a little dirty and my roommates didn’t keep their rooms completely neat (hello, we were busy graduate students). But we never let the house get to a point of disaster. No flies, no pests. We always took the trash out. Walnut Capital threatened us saying that we would have to clean to make the place look presentable or else they would hire a maid and charge us.
Even during these phone calls and prior to this communication, the Walnut Capital ladies rarely treated us with respect. Unprofessional and disrespectful. Most of us were students. We always paid the rent on time.
I forgot to take photos before we moved out. And I spent nearly 2 – 3 days cleaning the entire house – washing the drawers, the floorboards, etc. When all was done, we lost more than $ 1000 in our security deposit. Not a single thing we had cleaned thoroughly was considered clean enough.
They may treat you well from the onset when you’re a new tenant. However, during the residency, be careful.
An additional positive: they did shovel the snow up to our doorstop.
