Work with a client at this location and she said the complex is pet friendly. Well, I have seen the signs in the grassy play areas go from a pet free zone to NO PETS ALLOWED! Where do you think a dog likes to do their business? In the parking lot, in front of the entrance of each building, along the pool area? Had people interested, but once i showed pics of the signs, they said no way. Either pets are allowed, or they are not. CHANGE YOUR SIGNS!

Aderra is a fabulous place to live. We bought here 5 years ago and still love it. The location is amazing. It takes me very little time to run all my errands. There are 8 grocery stores I can walk to along with lots of shopping and restaurants! The resort-​style pool is beautiful! Every guest that stays with us is impressed with the grounds and atmosphere and calls our property a «resort». It is important to realize that with over 300 condos here, it is necessary to adhere to our C, C,& R’s; if you are a person who likes to do their own thing and are oblivious to our rules and regulations then this is not the place for you. The community guidelines are clearly laid out and are there to protect the residents. It is a close knit community and we have formed many life long friendships here! We are «snowbirds» and look forward to returning every year to our wonderful friends!

Lived here foe over 3 years. This place sucks. Parking is terrible, the management is awful, and they could care less. The condos are nice inside, but a rip off. I bought a house after I left in scottsdale, and my mortgage is less than a one bedroom.

Aderra is a great location and the grounds are improving with the new management hired. Things are getting fix and improved to make Aderra one of the more upscale condos in the area.

Aderra has its positives and negatives.
Positives–
Well kept gated grounds, ²⁴⁄₇ security, community events, updated units, large pool, community gym, the ability to rent or own and location location location.
Seriously the location of this place might be the best part about Aderra. Located right next to Paradise Valley Mall and the heart of Paradise Valley honestly the location couldn’t be better. If your located on the golf course side you most likely have a phenomenal view of Camelback and Mummy mountain. AMAZING during sunsets and rises.
Negatives–
The parking situation is awful. Seriously if you don’t have an underground parking garage spot (amazing) you’re pretty much screwed. DO NOT PARK ON THE GROUND LEVEL INSIDE THE GATES AT NIGHT. You WILL get towed. It’s so awful. Guest have to park outside the gates at night and walk a pretty far distance to get into the gates of the complex. The worst part about this is you have to walk every guest out of the complex so you can open the gate to let them out… If not they are stuck inside.
—- side note. Maybe they should put a key pad to get out of the gate from the inside… What’s gong to happen if there is a fire and no one can get out of the gates… Not good.
Another downfall is the whole dog friendly… Dog hater switch. Originally there was a dog friendly vibe going on with areas to take your dog for a walk and enjoy a nice little grassy stretch. Now they have removed all dog friendly signs and refuse to let your dogs inside the gates. I understand that there are those dog owners that don’t pick up after their pooches but get real you can’t even walk your dog inside the gates.
Other negatives… No bike racks… I really wish there was a safe place that people could lock up their bikes. I also think the people that work in the office could be a little friendlier and understanding of what customer service actually is.
All In all Aderra is a pretty nice place to live and visit.

I don’t even know where to begin with this place. First, I moved to Arizona because the cost of living was supposed to be less than San Francisco. My roommate chose these apartments 2bd/​2ba is 1450. Damn! Okay, that’s not Aderra’s fault but for that amount of money, the amenities and benefits of living here better be great. Before I arrived in Phx, the complex sounded amazing, pet friendly areas within the complex, underground and above ground parking spots, helpful staff, and quality luxury apartments.
Boy did I feel stupid when I arrived. One month of living in the complex, the pet policy changed overnight. All of a sudden, all pet areas were removed and we were told we have to leave the premises now to relieve our animals. AWESOME. So, tell me how leaving the gate to walk your dog in the dark (there are no street lights once LA Fitness closes nightly) is safe?
One night (about 10pm) while walking my dog, he decided it was time to go before we had reached the «designated» area. So, I used a bag to pick it up and throw it into the trash. I came home the next day to a notice on my door stating that I was going to be fined $ 25 for my dog relieving itself on property and that I had thrown the feces into an unauthorized trash can. Jesus. Do they have cameras? In addition, if you’re still going to fine me, why should I bother to remove it? And apparently Aderra just likes to create «authorized» areas/​trash cans/​parking spots without notifying anyone or posting signage.
The people who work in the office are extremely rude and unhelpful. When it came time to sign the lease, I asked for a copy to take home and read (since my roommate had already qualified and signed for the lease, i was just being added on) One woman this morning was threatening when telling me I couldn’t park my car in a NON DESIGNATED guest spot. There is no signage whatsoever.

I moved into Aderra more than three years ago and have never looked back! It was a great decision for me personally and professionally. Being in such a great location, close to the 101 and 51 freeways and on the border of Phoenix, Scottsdale, and Paradise Valley, there is something for everyone nearby. The units are beautiful and spacious with a resort-​style pool, jacuzzi, fitness center, and club house. The units are a bit pricey but definitely worth the price! They have granite counter-​tops and stainless steel appliances.
One sticky area has been the parking, though to be honest, in a complex such as Aderra, there is no one perfect way to satisfy all of the residents and their guests. Each condo is given one to two underground parking spaces along with a pass for a visitor. There are an additional 150 spaces near LA Fitness right outside the property though. While the parking situation has been challenging, most of the residents (including me) have figured out a good way to have visitors and where to park our own cars.
The renting company and the new property management company both appear to really care about the renters and owners, and there are social events each month. As a whole, I would highly recommend anyone to rent or buy a condo at Aderra!

Lived here for over a year now and still love the location! I literally take a 2 minite walk to LA Fitness, so many stores and restaurants around this nice and very safe area.
I would say the appartment is OK for the money, with granite countertops and high ceilings.
What frustrates me is the parking situation: a one bedroom apartment is given one parking spot in an underground garage. The problem is I live with my boyfriend and we both have cars. Untill about 6 months ago we had no problem parking one of the cars in a parking spot on the side of our building. And then they changed the rules (or started enforcing the rules) — Aderra residents are NOT ALLOWED to park anywhere inside the community except in the designated garage parking spot. We were told to take the second car to the overflow area outside the community gates (so much for gated community) or park it by the LA fitness. And the rule is strictly enforced by the security guards –towing warnings are all over the violators’ cars.
So who can park inside the complex? Visitors, of course. Oh, if they are not Aderra future renters or byuers, if they are just your friends, you better give them a parking permit to put on their car, or they can get in trouble as well.
The Update and rating change are in the light of my moving out experience from hell!
Everything appeared normal when one of the leasing agents looked at our vacated unit and stated that everything looked fine and we will be getting our full deposit back.
However the next day at the office I was told that was NOT the moving out inspection. ??? Surprise!
I was also told that upon closer inspection they found the oven dirty and will charge me $ 40 cleaning fee. And the best part: «carpet people» will be inspecting our carpet with black light as a part of inspection. U r kidding, right??? I have a substantial rental history and never heard of such thing!
Sure enough, the «carpet people «inspected the carpet while we were not there and found «pet urine stains». (My cat has cancer and she pukes sometimes)
With a huge grin on her face, the leasing agent told me the carpet will have to be replaced and the money will come out of our deposit. I pointed out the carpet is at least 7 years old (original).And the «good news» I was given was that I will only pay a portion of the carpet replacing cost. Yey!
Long story short, they kept a good chunk of my deposit. When we asked about the $ 250 pet deposit we paid when moving in we were told «That was a fee, you paid it, get over it!!!»
Also, sent me an e-​mail with allowed moving out times. Apparently, nobody is allowed to move in or out of Aderra on Sunday or outside of business hours!!! What!!!
And I better give them the exact move out day so that they can put protecting pads in the elevator. So I gave them 2 dates and the pads were not available on either of them because someone else was using them both days… WTF … What are they smoking ?
If you are looking for a place that does not appreciate your business and has no respect for you and your hard earned money, PB Bell rentals at Aderra is the place!

Disgusting. The appliances are cheap and get dirty easily. I feel like I’m living in a motel. Currently we’ve got a bug infestation. They’re in the fridge even in the bathroom. So disgusting priced as if they were penthouses look and feel like cheap motels. Loud neighbors, rude, office has done nothing about the noise. Don’t waste your money. Don’t waste your money on this piece of junk. Loud and filthy.
