I have lived at the same place for about 3 years. I enjoy it, because it is close to everything! I have had a few minor issues but nothing crazy. Management as of now has been the best so far. They are extremely helpful and get to the bottom of things. If there is a problem, it gets taken care of. I know people have their own opinions of PMC and that is fine. I enjoy my building, the guards, tenants and management. I would and have recommended PMG.

My experience with PMC has been the most frustrating aggravating experience, that I didn’t even believe was possible from a property manager. Me and my roommate didn’t have hot water for 2 weeks, and when we would call they would say «we’re sending someone out but it’s a non emergency so you’ll have to wait», and when they did send someone out he fixed it but it broke again the next day and we were out of hot water for another 3 days. About 6 months after that our oven broke, and it took them about 2 months to get a replacement oven out in, me and my roommate had to cook all of our meals in the microwave as that was our only option. Finally, after deciding to move out due to the terrible service we tried calling PMC over the course of 2 weeks to ask about our security deposit and the move out process. We could never get anyone on the phone and received no calls back or responses on our numerous emails. We even called the corporate emergency line and was sent to voicemail and got no call back. It seems that PMC just wants to get you to sign a lease and pay them and never deal with you again. I’ve never seen such terrible customer service in my life that I am almost in disbelief. STAY AWAY FROM ANY APARTMENT THAT PMC IS OFFERING. There are plenty of places and other more reliable property groups you can go through.

I lived in a PMC property for 3 years from 2013 – 2016. The reason I stayed for as long as I did was solely because the building was in a great location and moving is more than a pain.
Our main contact was Tracy who is completely disorganized and was at times unprofessional. PMC will only pay attention to you when the issue at hand involves money, if you are emailing with building issues etc you will never hear back.
We had several issues with our apartment including water leaking through our ceiling one night. When we called the 24 maintenance line we were told that it «wasn’t an emergency» even as Niagara Falls was in our apartment. After calling at least 5 more times the issue was resolved several days later but they never returned to paint the ceiling patches even two years after the event.
There is overall poor upkeep in their buildings as evidenced by our furnace not working because they «forgot to replace the furnace filter for quite a while» as told to us by the outside repair man brought in after PMC’s own maintenance team couldn’t figure out what was wrong with the furnace.
When we told the company we were moving out they would never give us the lease required 24 hour notice that they were showing the apartment which resulted in me being woken up after a night shift etc. The worst part was that they did a «virtual tour» for a couple who was interested in renting via Facetime and did things like call the extremely small area outside the bedrooms where the AC and other building machinery is housed (and which is not accessible to residents) a «courtyard» and other shady things like that.
The day building staff in my building frequently were in the gym instead of doing the work they were actually there to do, and would be rude taking up most of the gym equipment and then «critiquing» what workout you were doing instead of emptying the trash rooms on every floor which were more often than not full of trash.
The vast majority of reviews on here are negative, many of their buildings are in great locations but you had better hope nothing ever goes wrong because you will have to fight tooth and nail for PMC to take any action. Do your homework, find a reputable company to find your next home in Philadelphia.

I just moved out of state from living a year at 1411 Walnut St. and will really miss the place. The year I lived there, PMC property management group was great to me. They always answered my e-​mails and questions promptly, the building was safe, and Tracy was wonderful. Gloria at the front desk and James with maintenance were fabulous. Highly recommend!

I had a terrible experience with PMC. I wouldn’t recommend renting from them to anyone. Unfortunately they manage a lot of rentals in Philadelphia, but if you can avoid them, do it.

We lived in one of their buildings for a year, and there have been multiple fire alarms even in the middle of a freezing cold night for no reason and a serious lack of apology or responsibility on their part. The company seems to be so focused on numbers that they do not look out for tenants. The washer and dryers are awful and have ruined some of our clothes. I would never move in to one of their buildings. Maintenance will show up at the door not knowing why they are there, and even go in uninvited. I would look around before considering one of their buildings.

Terrible customer service. I was locked out of my apartment by the maintenance guy who was instructed to leave the bottom lock open because I did not have the keys yet. When I called PMC, I was instructed to go and retrieve my keys from miles away in the rain. When I got there, the guard could not find my keys. Three hours later, I was instructed to call the locksmith. When I submitted the receipt for reimbursement, I was told hat they are doing this out of courtesy.
Ok curtesy is not locking your tenants out!
Then after several mishaps, I asked to speak with Tracy’s supervisor — Tracy is the property manager. She gave me Takesha’s info. They are both mean and rude.

They deserve 0 stars. I lived over 10 floors up and we had no working elevators for almost a month, management didn’t care and gave us no rent credits. I’ve had a huge hole in my ceiling (from a leak they didn’t believe existed) that has been dropping debris into my apartment for a month and they seem uninterested in fixing. We haven’t had water for over 12 hours right now and their response was to repay us for expenses if we could provide receipts for water that we purchased, they don’t seem to care that no one can shower or flush their toilets. There are ongoing plumbing renovations that they don’t tell people moving into the building about, and the fire alarm goes off constantly around 6am due to mistakes by the construction crews. They give no notice, or late notice when workers are coming in to your apartment, but they also will give notice and then no one will come. They don’t fix things for weeks. My friends actually are horrified every time they come to my apartment, I’ve almost grown accustomed to the slum I live in. Don’t let them do it to you.

Fuck you pmc, all I want is a room with water, electricity, and no major pest problems where I can put my stuff so it’s there when I get back. Too much to ask apparently.

All I need is water, heat and electricity. Not hard but this company… ugh. I understand that they’re re-​routing the water pipes in my building so they have to turn it off sometimes, which is fine. Just send us an email or post the times the water will be off so we can plan around it.
Tried to shower 2 hours ago, water turned off as I had a full head of shampoo with no way to wash it out. Waited and dried off, trying to be patient, wrapped my head up. Just got back in after the water appeared to be on and the same thing happened again. Called PMC 10x no answer, tried multiple extensions, left messages, can’t get a real person on the phone and by the time they answer my email it will be too late. Missing my friend’s baby shower today because of PMC. Thanks guys. Today is a day I’ll never get back. Not the 1^st time, typical PMC. You guys suck.

I haven’t moved into the building yet but based on reviews I wanted to give my personal opinion of PMC to this point.
To date, the group has been nothing but helpful to us. Garrett has gone above and beyond to make sure we were 100% comfortable with renting from PMC. He showed me the property a total of four times. He worked around my schedule while he was clearly busy touring with other folks.
As I read the reviews, I’m seeing many complaints about the building itself. Garrett again addressed all my concerns about the building. He was honest about the benefits and also the negatives. None of the negatives were a deal breaker, this is a budget friendly, clean, and pet friendly building.
I will update my review at a later time. However, as of today Garrett and PMC have been a pleasure to work with.

If I could give zero stars I would, this place is terrible. I’m at 1600 Walnut Street writing this review at 8pm in the dark because I’ve lost power for literally the fourth time in two months. Two of the times were for more than one day and I had to throw out a bunch of spoiled groceries. Also, my apartment is poorly insulated and my heat and AC bills are ridiculous. This is my first apartment since college and I will never make the mistake of renting from PMC Property Group again. I would easily pay $ 200 more in rent to live in a different apartment building just so I don’t have to deal with this crap. I’m looking for a different apartment asap, stay away from this company!

This review is for 1900 Arch Street Apartments. DO NOT, I repeat, DO NOT rent from PMC Management Company. This goes especially to Penn Law and Wharton grad students. I’m a Penn Law grad and attorney living in Philly. I recently got transferred to my firm’s NYC office. I was more than willing to pay the lease break fee for my apartment but then the management company told me that I would still have to pay rent for the remainder of my lease if they are unable to find tenant. What is the point of a lease break fee? I told PMC that I would just sublease the apartment for the remainder of lease and they informed me that this was prohibited. I pointed out that the lease does not prohibit subleasing and the tenant only needs written approval from the landlord. PMC’s response: All subletting requests will be denied! Soo basically you want me to pay a lease break fee and the rent for remainder of lease? What is their incentive to re-​rent my apartment if they are guaranteed rent for the remainder of lease– especially when they have many other empty units? Absurd! Then they threatened to charge me double rent if I didnt move out by my early move-​out date. Are you kidding me? Of course that would never hold up in a court of law. This is the treatment I get for keeping my unit in immaculate condition and paying rent on time for the last eight months.
Bottom line, this property group/​building is not for business professionals who might need to transfer cities or graduate students who will have summer internship in other cities and need to sublet. I will be sure to post this in Penn’s off-​campus housing reviews and alert HR at my firm. There are so many new apartment buildings in Philly. Based on the reputation this property management company has created for itself during my short time in Philly, I recommend that you save yourself from the drama and headaches and rent somewhere else!

Experienced the same thing everyone has said here — management that doesn’t care, crap attitudes, poor security, poor build quality, etc.
I tried to leave at the end of my lease, and they took $ 1500 dollars out of my ~$ 2000 deposit. Unfortunately I was out busy moving/​working at a different country and I knew those SOBs wouldn’t give any of it back so I didn’t even bother asking exactly why they took out $ 1500 from my deposit (not to mention I didn’t want to deal w/​them any longer even though I could’ve probably sued them to get this money back). FYI I’m a 30 something professional who keeps my place tidy & clean, & I never had any issues w/​previous property managers.
I hope these guys go out of business. DO NOT rent from them, we all warned you!
PS: I’m writing this review late because I’m actually back in Philly now trying to find a place again and I remembered these SOBs.

The women that responds to the Unilocal comments on behalf of PMC Property group, is complete bullshit. I tried emailing the email she placed under my first comment and the email failed to be delivered because it does NOT exist. Just another proof as to why this company is a complete scam.
Please save yourself the trouble and get out while you can! All they want is for you to sign your lease and take your money. They don’t care about anything else.
And Kate, if you find the need to comment on this again in hopes of making your company look «good», PLEASE provide the CORRECT email so one can actually get in contact with you, instead of a fake one. Thanks in advance.

JENNIFER BRITT is the director in Philadelphia and she HUNG UP THE PHONE on me because she did not like what I was saying. SHE SHOULD BE FIRED. Extremely unprofessional for «top management.» What a SORRY excuse for a director.
Also– f*%k you TAKESHA KIRKLAND– another b*%#h that hung up on me and had a disgusting attitude rather than addressing my issue.

I’ve dealt with hundreds of horrible companies in my life but I’m convinced that PMC Property Management, Philadelphia Management, Philadelphia Management Corp, or whatever name they’re going by now, is the most poorly run company in Philadelphia. They keep changing their name to spread out the horrible reviews about them around the web. PMC takes advantage of people who just moved to Philadelphia, not knowing the reputation of the company. Anyone who has lived in Philadelphia for any amount of time knows how horrible they are.
Our apartment when we moved in was beautiful. We had hardwood floors, very high ceilings, 1600 square feet of space. We couldn’t believe we got all of this for the price of $ 2200 per month at 22^nd and Arch, a great location. We quickly found out why is it was so cheap. Everything was constructed very poorly and would quickly fall apart. Our dishwasher wasn’t working for the first 2 months and I repeatedly called to get someone out there to look at it and they claimed it was GE’s responsibility to fix, so I had to be the one to call them. When GE finally was able to come out, they found that whoever installed it left a significant amount of styrofoam in the tubing and it wasn’t even bolted in correctly. You could pull the entire dishwasher out effortlessly. Speaking of the kitchen, the granite was beautiful when we moved in. However, it was never sealed so if it ever got wet, even a little bit, it would turn dark and never looked the same again. Whenever I would call for maintenance requests, no one would come out. When I followed up days later, they would have no record of me calling. Then when they’d come out, they would claim they’d «be right back» without ever returning.
The front door was constantly broken in some way. The key fobs wouldn’t work for days, causing residents to have to enter from the back door which was in an alley where homeless people would frequently dig through our dumpsters. The hinge would also break from time to time, causing the door to just fly right open, being unable to be closed. It would also be propped open by maintenance men (at least I think they were maintenance, they never wore any company clothing, just random looking guys in t-​shirts walking in and out).
The straw that broke the camel’s back was the flood. We woke up at 2 am to the sound of water flowing. When I got out of bed, the carpet was moving because there was so much water under it. I immediately called PMC Property Group, and when I told them the water was rushing quickly and there was already 6 inches of water, they told me «someone will be there in the morning when the office opens up.” I said the water would be well over a foot by then and they didn’t care. When maintenance finally came in the morning (around 9:30 or 10), the maintenance guy said «wow, they didn’t say it was this bad.” The communication between the management and maintenance was horrendous. After speaking with maintenance, it became apparent they didn’t think much of management, management clearly didn’t think much of them (they called their maintenance workers some pretty awful names while I was on the phone with them). The repairs took over 2 months to fix.
I couldn’t be this bad at running a company if I tried. Any company starting out that couldn’t just throw money at the situation would be out of business immediately. I tell everyone I can to not rent from PMC.

If you sign a lease with these people you might as well be signing your soul over to the devil. DO NOT RENT FROM THIS COMPANY!
What you’ve been reading is 100% true and then some– no security, no communication and no f*cks are ever given by PMC.
And yes, please remember this company has a monopoly of buildings all around philly. DO NOT sign with them– you can rent a remodeled house that’s bigger in south philly for half the price at these places!

The leasing agents at 2040 Market basically lied to my face about this apartment.
— Before signing the lease I visited the mostly constructed apartment and found a bunch of issues (e.g. doors that didn’t fit in the door frames, an inoperable deadbolt on the front door, etc.) I asked them to add a clause to the lease that they’d fix it. Christopher Girard and Elizabeth Schmidt both looked me in the face and said «It’ll be taken care of» over and over again. Then again, they knew they had me because it was a month away from my move-​in date and there was no way I’d find another option. (Spoiler: none of it was taken care of…)
(Side note: The construction manager was also in the office when I was asking about the lease. Big, macho looking guy with a Navy sweatshirt. He gave me a speech about how they «put 20-​some-​odd-​million dollars into this building» and how these were HIS construction teams and HIS building and that everything would definitely be DIALED IN by the time I moved in. See above spoiler for the ending of that story…)
— The leasing agents also failed to inform me when I picked my 7^th floor apartment (again, it was new construction so I didn’t see the specific unit, only the model unit), that there was going to be a giant, public terrace on the 6^th floor, right outside my window. Every night during the spring, summer, and fall, people were out there making a ton of noise. And the «security guards» (I use that term loosely) were useless in controlling it. This would’ve been a dealbreaker, but was conveniently not mentioned until it was too late.
We’ve also been through 3 onsite managers in the building. Each one has been more useless than the next. It takes forever to get a response from them, and even when you do, it takes forever (again) to actually have something done about your problem (probably because everyone in the building is experiencing the same crappy quality construction).
— Lastly, they will nickel and dime you to squeeze every possible penny from your security deposit. I’ve lived in many apartments in my life. I’ve always gotten my security deposit back. They charged me separately for «cleaning charges» for the kitchen sink, the bathroom sink, and the toilet. Mind you NONE of them were particular dirty and they would have to clean the apartment for the next tenant anyway.
Stay away from any PMC property!

Stay the hell away from 2040 Market St. If I could give zero stars, I would. Unless you’re an undergrad student (and there are many in the building) or even a grad student whose parents are paying for this s-​hole, don’t give this company a penny. Here’s why:
First, they repeatedly violate the lease agreement by entering tenants’ properties without giving ANY advance notice or obtaining permission — they have broken some of my stuff, moved my furniture without moving it back, or even removed my personal belongings that were stored in cabinets. They actually walked in on me once and justified it by saying they didn’t think I’d be home.
Second, the building is made of Lego, and carelessly at that. My six-​year-​old nephew could have built something more substantial. Case in point: I have an issue where the wall in my bedroom does not extend all the way to the window (only to the window frame), leaving an inch or two of open space between my bedroom and the living room of the grad students and their dog next door. The builders just shoved some foam in that gap, as though that would be sufficient.
NEXT, and very importantly, there are major leaks. My ceiling started falling down over a week ago from a tear on the roof and nothing has been done to fix it!!! There’s water that’s seeping in from the roof and has been collecting on my floor. The plaster is peeling off in sheets. I’ve written to management, provided photos, and yet nothing. The roofer came into my apartment, said, «Yeah, this looks bad,» and walked out. I received no follow– up from him. And to top it off, a leasing agent told me a crew wanted to come in and paint the kitchen (that incidentally had to be widened due to a violation of ADA laws) without even acknowledging that the ceiling was falling down. Um, priorities? You’ve got a ceiling that’s falling apart and you want to paint the breakfast bar?
Now, if you choose to live here after reading these reviews, you’re either out of your mind or desperate. The only saving grace is that the property manager onsite is a doll, but it seems that she has no support whatsoever and she has not been given the tools to make this building a better place.
