A-TX Property Management

My experience with ATX property management has been absolutely horrible… I DO NOT recommend them to anybody! They literally STOLE our money. We paid them to do a service… and they did not provide the service so we asked for our money back… and after talking to mutiple managers about our refund each one of them said «Sorry it’s non refundable» very rudely. Poor management. Poor customer service.

Be careful of the «fine print»!!! This company took the application fees from four young adults (including a pregnant woman, a Navy serviceman, and a nursing student) NEVER processed the application, rented a home to another applicant and REFUSES to refund the application fee. This is NOT the type of company I would want to do business with ever again!!!

I found ATX to be fair. We rented a place through them in Round Rock for two years. We did have some issues with the house cleaners leaving some stuff in disarray but that had nothing to do with ATX. We got most of our security deposit back and it did take some time but in the end it was a fair transaction and probably one of the more reasonable landlords/​property management companies I have dealt with. When we needed stuff to be fixed, their repair guy was very friendly and fixed our problems in a reasonable amount of time. As with all rental properties, make sure you have a detailed statement of condition after you move in and clean it up when you leave!

I would not recommend A-​TX as a property manager. They managed several homes for us for over 5 years. Even though they provided us with yearly inspection reports (‘though, only after we insisted), when the tenants moved out and we were readying the homes to be put on the market, we found they needed literally THOUSANDS of dollars of repairs. Some we quite basic like a continually running sink and a leaky toilet that should have been caught by them. Simply keeping the tenants ~$ 1000 deposit did not put a dent in what we now have to shell out to sell the houses. A-​TX were not good stewards of our property. Do yourself a favor and find another manager.

I fell in love with my apartment from the moment I toured it. The rent was affordable for a very nice area. There were many fees and deposits involved which is pretty standard for private ownership. There was some miscommunication upon move in but the property manager worked it out with me and I was able to move in without a problem. They’ve been prompt on fixing things and payments were always easy to make. They only issue that I had with them up until this point is that I could hardly ever get any correspondence over the phone as they wouldn’t answer or return calls. They’ve been easy to work with up until recently. I lost my job recently so I had to split my payments into two accounts. That was all the money that I had left. My first payment went through but their payment system wouldn’t accept the second payment because a payment was already pending. I quickly submitted to the portal what was happening as this was the last day to pay rent on time. I get a response the next morning saying that there was nothing that could be done and to bring in the payment. I also see an additional $ 100 charge. I called who I was initially told was my property manager to get some answers as to why nothing could be done. It was the weekend so I assumed that she was gone for the holiday (Labor Day) because I hadn’t heard back from her. I dropped off what I originally owed into the drop box as I was waiting for a response. The weekend passed and I see a $ 5 postage fee. I called as soon as they opened and I’m greeted by a lady who is unbeknownst to me my new property manager. I explain to her that if I had known that you couldn’t make two payments I wouldn’t have attempted to do so in the first place and put myself in this position. She says she understood but her hands were tied. There was nothing that she could do. She also informs me that there was a message sent into the portal responding to the phone call that I’d placed the previous Friday. The problem with that is is that they’d already locked me out of the portal for nonpayment. She says that she would remove the additional late fees and to just bring in the original $ 100 fee. I go to do that and once again I get an email instead of a phone call saying that she couldn’t remove the fees. I also see a $ 116 charge for an eviction filing that had been done that morning after I got off of the phone with her. The bottom line here is that customer service/​satisfaction doesn’t seem to be of any importance to this company. If someone is calling you it isn’t the best option to respond to them in an email as they aren’t expecting it. As anyone can see from their responses to their negative reviews they are quite combative and defensive. Which I’m sure is an attempt to save face but there are ways to do that without calling out those who’ve paid they’re bills and putting their personal business out into the Internet. I’ve also seen that a previous resident had this exact same issue a year ago. With that having happened one would think that the company would update their portal to let it be known the dos and don’ts of payment. Or at least not accept a payment that isn’t for the full amount. I’ve never given this company any problems but they refuse to help me in this tough situation because as I was told «they’re hands are tied» ATX Management seems to take the Rihanna approach of «BBHMM». The only reason there are 3 stars is because I can’t do 2.5

YOU WONT GET YOUR DEPOSIT BACK. Period.
Part of our lease was that upon moving out, we needed to have the house professionally cleaned, professionally carpet cleaned, and professionally exterminated and provide receipts. I did all of that, and submitted my receipts with my keys when we moved out. That house was spotless. I paid someone to mow the lawn less than 5 days before we moved out. I left that house far cleaner than when I moved into it (crappy carpet, and a garage full of furniture, and dirty mops that i had to move out when we moved in). Even after all the professionals left, I still cleaned that house for about 5 hrs «just to be safe».
There is no contact with ATX between when you move out and when you get your check in the mail. No email informing you of anything, I cant even look up anything through my tenant account on the website because your login expires at the time of your lease. Very shady, if you ask me.
Our deposit was $ 1350, and when we finally got our check back, it was for $ 772. Half of it gone. There was no written documentation that came with the check as to why they would take that much out of our deposit, and when I called to talk to them about it, I was informed that I needed to put it in writing and that «someone would get back to me». I said Bull Crap, you have my money and I need information. Within 5 minutes, they emailed me the documentation of my deposit with the note «it wouldn’t print» when they sent the check… um, dont you work in an office? How convenient that when you sent out a check for half of someone’s deposit, you couldn’t print out the documentation!
Anywho, with that documentation, we were informed that our professional cleaning was not up to their standards and they paid someone to clean it and steam the carpets and mow the lawn AGAIN. I was not informed of any of this!!! I also specifically asked to be at the inspection, and was only informed of the inspection time after it occurred. Again, shady. They said they tried calling my cleaning company twice to ask them to reclean certain areas with no answer… this is a flat out LIE!!! It was my friend’s cleaning company and she reported she never got a call from ATX… hmmmm. So in short, they’ll take (a lot) of your money, and never inform you why. SHADY!!!
Why wouldn’t they have just called me and told me this didn’t meet their standards (not possible BTW, it was immaculate)? I could have cleaned it myself much quicker than anyone would have been dispatched over to fix the problem. Also, why wouldnt the tenant be able to try to resolve the problem with their professionally paid services BEFORE ATX just takes their money and gives them no choice in the matter?
ANSWER: THEY WILL LOOK FOR EVERY POSSIBLE WAY TO TAKE YOUR MONEY.
The owner Jessica and I have exchanged emails a few times, and I decided to give my final reply on Unilocal to add to the already lengthy list of bad reviews. Here you go, Jessica. A chance to get a good review! But unfortunately this level of dishonesty just doesn’t fly under the radar with me.

I would not recommend this firm. Over charging you on expenses and un experienced management team. property owners should look elsewhere.

Very disappointed in the service we received from A-​TX. We moved out of state in the fall of 2010 and left our Pflugerville, TX home in the care of A-​TX. Came back to check on the property in Feb. 2011. Dead roaches on floor, poor «cleaning» job, and shocked to see beige dining room had been «touched-​up» with bright yellow paint from kids room. ???
After much complaining, some corrections were made and they found tenants for the home by spring of 2011.
Throughout 2011, we received monthly complaints from our tenants (left our email address just in case they had any questions about the septic). A-​TX didn’t return calls, take care of repairs, or handle communication in a professional manner. A-​TX told us they blamed the tenants and said the tenant’s previous landlord had lied to them about what great tenants they had been just to get rid of them… (seriously unprofessional. A-​TX picks the tenants and then can’t deal with them?) Basically, A-​TX shrugged their shoulders and just gave us a lot of run-​around. One repair took over 6 months to get completed! Ridiculous. Another time they patched a hole in the wall with black duct tape! Just mind-​boggling poor repair work.
We’ve now been managing the property ourselves since the spring of 2012 and have not had NEARLY the amount of problems A-​TX claimed the same tenants caused them. We treat them with respect and efficiently and professionally handle maintenance requests. Basically the money we spent on A-​TX now goes towards a good home warranty. We don’t have to worry about repairs and we pay less than ½ of what we paid A-​TX.
I thought Glenda at A-​TX was a fairly reasonable person, she just didn’t seem to really know what was going on. She was always surprised when I said a repair hadn’t been done (and had the pictures to prove it). She just fell back on «so-​and-​so said it had been done… I’ll check into that.» And then no follow-​up.
A-​TX «management» was a hassle for us.

No comment, my complaints are too long to write about! To make a long story short, they are cheap, they do not follow through, misleading, and don’t keep promises! To top it off, we pay our rent on time, every time! On that note, I do not recommend and will not renew my lease after this, and will not go to them to buy either!!!
