Same Day Mold Testing

As a real estate professional, I have Same Day Mold Testing come out and test various properties to help my clients with their needs.
Most recently, I had an issue that needed to be investigated immediately due to the deadlines we have set in our escrow period. They sent an inspector out the following morning to Orange County. He expediently inspected the property and we were able to receive lab results the following morning!
With the report provided, we were able to present the information to the Sellers for negotiation purposes.

Found mold in our apartment and called these guys right away to protect us incase an issue with the landlords arose. Jason was phenomenon! He was able to come out that evening, with an hours notice. Helped me figure out which tests would best benefit our situating, without trying to gouge me for more money with tests that were not really needed. He was very professional in my home and worked very quickly. Took the time to explain everything to me in detail. The next day I received a call from him updating me on the status of our results! Fast, professional, and much appreciated!

When one of my tenant’s complained of a mold smell in their rental, I called Same Day Mold Testing. I chose them, one, because they are FAST but two, because they do NOT do remediation. You don’t want to use a testing company that also does remediation because if they find mold, they also find themselves a lucrative remediation gig. So the most important thing for me was to find a company that wasn’t subject to a conflict of interest and Same Day Mold Testing met that criteria. These guys have integrity big time.
OK — so it turned out I had mold. And my tenant was going crazy on me — even threatening legal action. I was freaking out and the thought of mold seemed INSURMOUNTABLE. I was literally losing sleep over this. Yet the guys at Same Day Mold were AWESOME. They were professional, they got me my lab results quickly, they explained the results to me in a way that I could understand, and advised me how to fix the problem in the quickest and most cost effective way. I LOVE THESE GUYS!!!
I wouldn’t wish a mold problem on anyone but, after working with Same Day Mold Testing, it really doesn’t have to be such an ordeal at all. If you have a mold problem, these are the guys you want to call. I trust them 100%.

Same day my rear end! Took advantage of my lack of knowledge about mold. Took over a week to get results, and longer to get report — stating that he had just been «really busy». There had clearly been an urgency to get the results but that didn’t matter. Paid over $ 500.00 to learn the obvious. I give myself one star for being an ignorant sucker.

Simply stated trying to deal with Jason is exhausting. I am not 100% sure he even wants to have customers. He will tell you over and over again how good he is with people and how clear his prices and practices are… they are not. After getting gauged by Jason for $ 695 «inspection» when we had agreed to $ 125 inspection fee and in his words «we will recommend samples if needed» well he failed to recommend anything just sent me a bill. Then when I questioned the charges he told me that I should have done more of my own due diligence and research and that he would gladly see me in court to defend his practices. I tried a few more times to reconcile this transaction by speaking with other companies in this industry and trying to find out common business practices all all them stated that visual tests are the 1^st practice and if the visual test fails they do not take samples. Anyway I could go on and on about Jason and Same Day Mold Testing, Inc but I will just save you time and frustration as Jason would say (after I explained to him that I spoke with 4 other companies to get common practices):
«Had you done that due diligence piece in the beginning you would have had 4 opportunities to hire another company. «
And that is what anyone else should do hire another company.

Jason came out, on time, and performed his tests and responded to me quickly with a copy of the lab test report. When I did a follow up call a year later with a question about the residence, he found another copy of the House Inspection report and emailed it to me the day before Thanksgiving. I think it’s refreshing to ask once and have things done.

We called on Sunday and spoke with Jason. He came over on Monday, prompt and very professional. He spent time in our home and was very friendly. He did not try to upsell anything. I told him to have at it and test what he felt necessary in our 3000 sf home. He took four samples and was taking them to the lab the same day. Said he didn’t think it was necessary to pay extra for expedited services. Their prices were great, we have had two other tests and they were more than SDMT. I would recommend them!

This is my second time using this company for an inspection and nothing has changed. I. This time my buyer I was representing requested the inspection and SDMI got right on it. The inspector arrived right on time and was very courteous. I received the same prompt response and quick turnaround for the report. I received a detailed report and the clients were happy. I have no problem recommend Same Day Mold Inspections to my client and would use them again in a heart beat.

I have only written a couple reviews on Unilocal in the past, but felt compelled in this instance based on some of the negative reviews I’ve read about same day mold testing. My wife and i are in the process of buying a condo and though that there may be a mold issue. Since the onus is on the buyer to investigate, we called same day mold testing. I call this past Sunday. Not only did Jason take the call, he came out to the unit later that day. We had originally said 3pm, but we kept it tentative. Jason knew he couldn’t make the 3pm apt, so he called me and let me know. That’s great customer service. When Jason did arrive, he couldn’t have been more courteous or thorough. I just stayed out of his way and let him do his work. When he was done, we talked about what should be done and went from there. He was honest about the money and honest about the turnaround time for the results. Although the results weren’t supposed to be delivered till Tuesday, Jason called me on Monday night and told me the news. Thankfully there was no mold and i received the report early Tuesday morning.
I can’t attest to the service that the others received from same day mold testing, but I can tell you that my experience with Jason and the company was fantastic. If I ever need any mold testing done in the future, there’s only one company I would call…

I used same day mold testing last year and had a terrible experience. First off they were more expensive than other mold testing companies but I decided to
go with them off of a recommendation on Angie’s list. They offered next day turnaround at an additional
fee per mold sample (I believe we had 5 samples taken — the extra fee x 5) which we agreed to pay to expedite the results. I ended up receiving the report several days later with no apology or refund of the «rush» fee for the samples. It felt like a total ripoff.
The report itself was fine, but it came from a third party lab used by several different mold testing companies in the area. I chose to work with a different mold testing company for the re-​testinh and they used
the exact same testing lab but didn’t charge extra for the rush fee. So in other words, the same quality lab testing is available at much better pricing with other mold testing vendors in the area.

Used these guys once and was satisfied, not ready to say ‘wow, what a great job.’
The second time, Jason was supposedly coming but someone else came. I told him that if there was any mold it was in the attic. This is a walkin attic over my office (second unit on my property). He started into ‘the attic is another $ 75,’ then pretty much went straight into a ‘you can pay me my $ 160 for coming out, or I can go up in the attic for $ 235 or I can walk around here and look for moisture for the $ 160.’ Ended up paying him $ 120 (since I found them originally on AL), and he left having done nothing. Then, my girlfriend found him outside the gate trying to get back in because he hadn’t asked me to sign the invoice, yes, the one that said he did nothing.
I predict a future of increasingly bad experiences for the people who choose to use these guys.

Per the owner’s response: if you have so many happy customers, why is your rating on here a 3.5? (In Unilocal terms, that’s abysmal.)? I predicted more slide down (it was higher before). That’s not going out on a limb.
Oh, and I am sorry I made it so hard for you to get my money. Good luck ‘pinning down’ your future prey.

Jason did right by me and my real estate business. He was easy to get ahold of, answered my questions to my satisfaction, made an appointment with me for the next morning (I called at 6:30pm on a Friday evening), and he showed up when promised. When he was there he worked swiftly, gave an honest verbal opinion, and gave us options for testing with clear pricing guidelines. I wish more professionals in my industry worked in the same manner he does. I will definitely use this company again in the future!

FANTASTIC SERVICE! Jason was at our place within hours I realized we had a mold problem (and it was a Sunday). He was very professional and gave our results right away. As a first-​time condo buyer of an REO property, I wanted to do my due diligence in getting all the appropriate inspections done. I called Same Day Mold Testing and the owner Jason Harris was very quick to respond to my phone call and send someone from his team to inspect my unit. He was very flexible with my schedule since I was in a rush to meet my inspection period. The person on his team was very professional, friendly, knowledgeable and arrived on-​time. He pointed out various parts of the unit that had visible or suspected evidence of mold to sample. I paid for the 24 hour turn around report and received a call from Jason with the results as promised. Jason gave me a comprehensive explanation of the results and the next steps.
Based on the results and the report, my unit needed mold remediation. I hired a separate mold remediation company to perform the work based on Same Day Mold’s recommendations. I am glad that their recommendations were comprehensive and thorough since it led to a significant amount of mold being remediated from the unit. Same Day Mold also performed the clearance testing as well.
Throughout the process, Jason was very responsive to all of the detailed concerns and questions that I had about types of molds and specific counts. I can say that I learned a lot about mold testing from him. No matter what time I emailed him or called, I would receive a detailed response from him within a few hours. I would be happy to recommend Jason to anyone that I know!

Surprised to hear the bantering of offended people about this company on Unilocal.Seems a bit out of place. That’s the problem with reviews, either the people loved you, or hated you. Typically, those with a bone to pick talk MORE.
Here’s our POSITIVE story…
We had Same Day Mold Testing out for an inspection and re-​inspection on an SFR in Altadena recently and couldn’t be happier. They were prompt, responsive, and submitted the report right away (on a weekend). Highly recommended. Their proprietor Jason was on the phone with me and the agent several time walking us through the issues, and getting our compliance issues resolved. The report was just what we needed, and our loan was approved simply and easily with their help. Don’t believe the spitfire, seems over dramatic to me.

Funny how this business, rather than do the right thing (ie employ good service), will instead put in triple or quadruple the effort to defend bad (or damaging) service. Nearly 4 months later, SDMT has suddenly posted a false rebuttal here on Unilocal in an attempt to defend its failed service — contradicting the verifiable facts of our transaction…
In their recent «service» effort, SDMT has posted a lengthy, FALSE rebuttal to my original review. The accusations are frankly outrageous:
First, SDMT alleges that my motive was not to report bad service, but to justify breaking a lease. Not only is that false, SDMT knows full well there was no lease to break. So they’re knowingly posting false, libelous statements here in an effort to «clear» their own name. Ew! Will that really boost customer confidence?
FACT: I’d told Jason Harris privately (via BBB) his smear campaign alleging the lease breaking «motive» was false. Not only had the lease expired 6 months prior, there was no month to month clause in the old lease either. We were literally, indeed free to walk out of the rental at any moment. The landlord actually liked us wanted us to stay! She’d recently reduced our monthly rent by $ 400 and told me I was a nice person and she liked me. So, there was no «dispute» to speak of, only a leakage/​moisture problem in the house that she and I were working together AMICABLY to resolve. — But SDMT, rather than handle this in a pro manner has resorted to false personal attacks in a public forum (and threatened to sue me). It seems that changing the truth is part of their standard M.O. In the first instance, their report says no visible mold (and to this day it still says that) and in the second, they’ve posted a Unilocal rebuttal with false accusations.
Second, SDMT only refers to «discolored walls» in the rebuttal. Take a good look the posted YouTube video. That’s visible mold. Do your own research on how moisture damage and mold growth in drywall works. The CDC and other govt and scientific organizations warn about unseen mold inside structures when mold is visible. It means there’s a leak that needs fixing. Not only did SDMT say «no visible mold» in their report but in their Unilocal rebuttal they say common handyman work (i.e. painting over moldy and/​or yellowing walls) is their «best» recommendation. That’s not what the CDC says. It says to find and fix the LEAKS — the source of the problem. In the construction world, that’s «remediation.» Stop the source of the moisture/​mold and remove all visible and non-​visible mold (growing inside the structure). So… apparently SDMT doesn’t believe in such practices (see YouTube video and SDMT Unilocal rebuttal side by side).
He also states in the Unilocal rebuttal that I’ve written more than 300 reviews (true) but states that it somehow casts a shadow on my reliability… (stating that this is «peculiar» activity.) This is of course a second personal attack but strangely in a forum where writing such reviews are rewarded with badges of merit (Elite status) and rewarded with access to private foodie parties. WTF?
So any potential customer of SDMT, read these reviews well. What do you learn? These are the «corrective measures» SDMT is willing to perform if there’s a mistake… Public and false smears /​accusations (ie the lease breaking accusation which is 100% false) instead of a private apology and offer of a do-​over (or some other appropriate remedy).
ALSO PLEASE NOTE: SDMT has gotten friends or buddies with only1– 2 Unilocal reviews under their belt to post 5-​star reviews literally hours after this review. Coincidence? One shill review (now highlighted at top of SMDT’s page) is merely editorial about the legit negative reviews. Sophisticated Unilocalers know better than to take such reviews seriously. When SMDT has reviews by those with 100+ reviews on Unilocal,then you know they’re for real…
Most companies will offer apologies and do-​overs + some other accommodation when there’s a complaint, but SDMT has not done that in this case. Instead they spent triple the effort in combating a legitimate complaint. Had they employed good customer service when this was originally brought to their attention you’d not be reading Jason’s nasty, false accusations against former customers here like an installment of a soap opera.
Dear SDMT, good drama does not equal good business… Dear potential customers: choose wisely. Let the YouTube video and SDMT’s false accusations in a public setting be your guide. Is this the sort of company you want to do business with? When you have a legit complaint, how will it be addressed? Like this one? False «dirty laundry» posted for public consumption? And SDMT never corrected the erroneous report! After all this and the false public accusations! No meaningful remedy… still.

We went with SDMT after seeing their competitive prices. Jason came to do our inspection and, while we found his demeanor off-​putting, he performed the tests as asked and gave us the report we wanted after charging my credit card.
We used them again for our remediation testing and were quoted a price of $ 450 for the testing. We agreed that, since I was a repeat costumer, he would invoice me and I would send him a check. The following business day he called me asking if I had sent the check. I told him I would as soon as I received the invoice.
I soon had in my inbox an invoice for $ 470. After calling to ask why he was charging $ 20 more, he said that he CHARGED MY CREDIT CARD WITHOUT MY PERMISSION from the info he had before and the $ 20 was my credit card fee!!! When I said «how about you refund me the credit charge and I send you a check?» his response was, word for word, «how about no.»
His excuse for this absolutely inexcusable behavior was that he had been «burned in the past» but he should have had no reason to suspect that from me after we already had a successful transaction before.
He refused to give me a refund and now is refusing to send me the report which he overcharged me for! I’m reporting this company to the BBB and disputing the charge on the card, this behavior is absolutely unforgivable.
Even before this ordeal, our experience with Jason was that he was rude, difficult to speak with, and we felt like he was using scare tactics to try to get us to order more tests than were necessary with our relatively minor mold issue. I would absolutely not recommend this company to ANYONE, regardless of our big credit card dispute.
