There were some false starts in communication flow at first. In my case, I was dealing with some difficult neighbors in my building, but ultimately Lori was extremely helpful and persistent in making sure the repairs to my unit were made.

Sue Threadgill was our contact person at B&B. We had serious plumbing issues and she helped us navigate the situation professionally and expeditiously. She not only was able to get a plumber out to our unit quickly, but she also took the time to follow up and make sure everything was resolved. We are new tenants in our condo complex and she has been responsive and helpful with every issue we’ve had thusfar. Much appreciated.

Working with them has been extremely difficult. You place work orders and nothing gets solved. I asked to get statements mailed and they forward the email to other people and no one takes accountability for it. They always go back and forth. Avoid if possible.

I cannot agree more with all the 1 star reviews. I would give negative 5 stars if I could…
Laura Garbo manages our building, but she hardly manages anything, most of the time when you need to get in touch with her for maintenance or repairs, she would be unavailable whether by phone or e-​mail. Often when we try to call her at 10 or 11 in the morning, others in the office would tell us that she hasn’t come in to work yet. The only time when she responds is when she needs us to do things for her. As home owners, we feel like our rights are not respected when Beven & Brock tries to achieve things for their own agenda, such as forcing us to make appointments with plumbers and repairmen at times that are extremely inconvenient for us, especially because we have a newborn baby at home. Because my husband works during the day, and I will be alone at home with my baby to breast feed her and pump, there are times when it is very inconvenient for management to send workers into our unit. Despite our effort in compromising the most we can, negotiating and offering time frames that works best for us, they rudely disregard our concerns and would make appointments at times we did not agree to. They even continue to threaten us with charges for plumbers we didn’t ask for.
They threaten our lives and make me fearful of living in this community, even in my own property. Even when we try to reason with them by showing them our rights as owners according to our CC&Rs, they don’t seem to care. Many times when we do get on the phone with Laura, she would not listen to what we say and will cut us off every sentence, so that we can’t even communicate our thoughts with her.
I would NOT recommend anyone to buy a property that’s under this management company at ALL!

I don’t even know where to start. First of all, I would never advise a home owner to use them. They are impossibly slow to respond. We live in an old house but as is the case with old homes, problems arise. We persistently have to email Charlie multiple times to get him to respond. There are issues that he didn’t respond to for months. If he’s THAT busy then they need to hire someone else also. He’s the son of the owner. He is SO hard to get in touch with and forget calling. He won’t answer.
When we toured our home and put in an application originally, they gave us no grace in how quickly we had to jump through their hoops. It all happened like lightning and the office staff was great. The woman who assisted us is super helpful and nice. Then we moved in, a ton went wrong, and I started to see how awful Beven & Brock was to deal with. I was even left by myself to fix a few things and emailed for reimbursement which of course, took countless emails and months for a response.
My guess as to their popularity is length of time in Pasadena more than anything else. Finn is pretty responsive and very courteous via email but neither are super proactive.
They could be worse for sure, but I can’t say that doing business with them has been a pleasure. We moved into a house with tons of items broken or not cleaned and after filling out the checklist, nothing was done. There’s really no excuse for that.

I initially complained about B&B, but after I emailed the owner, he responded by asking me to call him. We spoke for a while and he agreed to defray the cost of the rental hike by cutting my mother a check for the difference for 6 months. He is a generous man and an amazing business man! I love this company! They know how to deal with problems like a business should. What an exemplar!

This is my first review on Unilocal and i think it is necessary to let people know about this company.
Never Rent With This Company
After 3 years renting with this company, i conclude:
1. Maintenance service is super slow expect you are telling them its an emergency. If not, the problem will never be fixed until you move out.
2. When you call in, the staff will only tell you to call the property manager, which the property manager will never pickup or call you back. So, you will never find someone to get help.
3. Don’t expect you will have a bad service because you will have the worst service. When you visit their company in pasadena their staff are rude, they would rather chat with other staff than greet or talk to you.
4. Only thing they concern is are you paying the rent on time.
5. As Tony N. Said, landlords and owners get these companies to be their representative and all they do is to cause problems and rip you off.

It appears as if there was some confusion at the office, but once the owner of the company was aware, he promptly resolved the issue that same day.
Everyone makes mistakes, and it’s good to know that the man at the top cares about these things, and is so quick and eager to resolve them. Thanks for making it right!

I agree with almost all the negative reviews on Unilocal about «Beven & Brock «, they have the most RUDEST staff I have ever dealt with. I only went to see couple of apartments and you have drive to their office to get the key, which is really lame. When you walk in you feel you are invisible to almost 3 people who are just sitting at their desk and don’t even greet you. Their entire process and application is just so weird to me and how they explain it just seems very dishonest. I lost interest after the second time because I got the feeling these people just want to take your money and give you some BS promises and you will never get the apartment or your money. After I read the reviews here I can I was right on.
There is something really messed up in South Pasadena and San Gabriel area, there are 3 property management companies such as Schultz, Beven & Brock and Bryant that have dominated that entire area when it comes to renting apartments. They are all CROOKS, they all have complaints about them on Unilocal that are so similar. Its just sad that landlords and owners get these companies to be their representative and all they do is to cause problems and rip you off. That area is also none rent control, so they get away with what they want. This past year all the rents in LA just went way up and its all over the news, its become very difficult to find a decent apartment and then on top of it then you get these crooked property managt companies whom you have to deal with at the same time. All I can say is when you see these three names I mentioned just move on and don’t waste your time. Beven & Brock has the highest complaints on Unilocal,that should tell you something.

BED BUGS EVERYWHERE!!! turns out my neighbor had it last year and we were never informed. I got bit for months and months thinking I was having allergies. endless costs at doctor offices due to it. we finally realized we had bugs and the exterminator came. I asked if he will be fumigating the adjacent neighbors and he said he was ONLY instructed to do ours. now can u guess the cost of a new mattress? dry cleaning? and laundry for literally every piece of clothing that had to be removed? we’ve had 3 incidents of maggots.termites.now bed bugs. not to mention the building is literally going to fall apart any minute now. do yourself a favor and rent elsewhere instead of with these slumlords. can’t wait to get out of this dump!!!

I wish I can give these people no stars, they are super rude. If you are not white and make a six figure salary they treat u like dirt. They are the worst please don’t go to them!!!

Worse place ever. I totally agree with Rita, Ana and the other reviews.
The property manager at my place didn’t (and I guess still doesn’t) like Mexicans nor children. We tried to contact Mr. Beven several times and also the clerks at the headquarters to no avail.
Long story short, they backed their property manager up, who made our lives miserable for several months, we stayed there because we were students at the time and had no place (or money) to go, until they kicked us and two other Mexican families out. We sued them and because they new they would never had, they agreed to pay $ 30,000.
Really, look elsewhere.

I see the response from this company but that does not change the fact you take a deposit and tell people they are approved for a place and call back to say sorry the manager of the place denied it. Twenty one working days later you send the money back minus the credit check and application fee. I wouldn’t of signed anything saying this is just to hold a unit you may not get. The lady behind the desk never stated this is just a hold. I do not want double my money back from a company that has staff informing clients of false information. In the end I had to blame myself for not reading every single word that’s tiny and faded at the bottom of the document the staff was eager for me to sign. Reviews are to warn others when costumers feel misinformed.

For the 27 years I’ve owned my townhouse this place has «managed» the affairs of our HOA. I’m selling my unit and what a tremendous relief it is knowing I don’t have to deal with these people any more. I’ve had so many awful experiences I wouldn’t know where to start. The staff is generally rude and arrogant and customer service is virtually non-​existent. It’s very difficult to talk to a live person (except for the operator who usually tells you to call a specific person).
A call to that person usually gets their voicemail. Good luck getting someone to return a call in a reasonable time if at all. Perhaps someone should remind B&B that HOA dues keep their doors open instead of making us, the customers, feel like B&B doing us a favor by doing what we pay them for.

I am very pleased with the service that I am getting from the ladies inside the office. They are doing a great job to help me and my family find a better home. Meeting up to our standards and meeting up to my budget as well.
And of course finding a place that is in a good area as well.

I have been living in a B&B property for nearly 10 years now. I love my street, neighborhood, and most of my neighbors in the small 5 unit property. Pros: Property is located on a great street in a great neighborhood. Lots of green space and places to put outdoor plants and enjoy the So California weather. I also have an awesome private patio. My apartment has lots of windows and I greatly value abundance of natural lighting. Cons: The building is falling apart at the joints. I had termites in the upper frame of my front door. The termite company came and took care of the immediate problem and sprayed their toxic chemicals to kill the buggers and then proceeded to paint over the hollow door frame to my front door. I asked if that piece of wood was going to be replaced and the technician stated he only had orders to paint over it. When I called my mgr about it, I never got a response. It has since started to crumble and I find fallen paint chips at my threshold daily. Speaking of threshold, there is a ¼ gap btwn the door saddle and the floor of my entry/​living room. I peeled back the carpet to see why and noticed that there is no wood, but old floor slats and linoleum where the old hard wood had been. My whole living room shakes when anyone enters because of the floors instability. Now I’ve mentioned this to my prior manager Stacey who has left B&B (for happier places I hope) but it was never was addressed. I tried to bring this up with my current manager Doug but also no response. Most recently after sending the manager a list of «things that need to be addressed» I got one out of 5 and that was of course the easiest and cheapest thing to fix. The window frames of this apartment are crumbling. Pretty soon, there will be nothing to hold in the window screens in my bedroom. Not to mention the window sashes have long disintegrated and I have to place objects like the lovely little adjustable screens I purchased at my local hardware store to hold them open. The sink and the faucet in my bathroom are original, probably 1940 something and the water drips and there is no way to adjust the flow of the cold water. I asked for that to be fixed as well as the drip in my kitchen sink (HELLO, we’re in a drought people) and that hasn’t been addressed either. I do my part, keep a bucket in the shower until the water runs warm so why can’t you do yours? Lastly, I have asked my mgr, on several occasions, to either have the carpet replaced or the carpet removed and hardwood restored but have had no luck there either. I am paying a carpet cleaning company to come in and do what they can for this bargain carpeting.
I am very torn about my home and work hard to balance the pros and cons. My rent is reasonable and it’s all about location location location… I have considered moving but know there are things here I will never find elsewhere, I JUST WISH SOMEONE WOULD TAKE SOME ACTION AND MAKE THE NECESSARY REPAIRS. Look Beven and Brock if the property owner doesn’t want to spend the money to make these repairs, please just say so, so that I can decide if I want to give up hope and move on.

Horrible customer service. It seems like nobody wants to help here! It’s stressful as it is finding a place to live and it doesn’t help when the property management company stresses you out even more! Go to another property management company! Do not waste your time.

I don’t know why Beven & Brock has such an awful rating. I lived in an apartment managed by Angie for 3+ years, and she was amazingly attentive without being overbearing. When I felt unsafe, she had cameras installed immediately. She answered emails promptly. We seldom had issues with maintenance but when we did, they were dealt with quickly.
Upon moving out, she was not only fair, she was honest and helpful. She took the time to meet with us and gave us advice on how to get more of our security deposit back.
Maybe we were lucky to get a really good manager. Five stars for Angie.

When calling Acounts Receivable to make a payment nobody answers the phone. A recording instructs you call another extension. Again no answer but are told to make your payment online. For a $ 38 payment they charge $ 6.95 processing fee. Totally illegal since
that is way above the 4% allowed by Visa. They have been reported to Visa.
