I know why no one wants to buy these antiquated places, there’s only one bathroom, the kitchens are small, the basements leak and the maintenance staff are incapable of performing their duties. Unless it’s to harass and make your life difficult. The walls are thin and the seniors that live here have nothing better to do so they watch for every infraction a member makes and because of all these things I wish I hadn’t bought mine, I could had bought a house in Park Forest! The management is in on the whole game they refer it’s members to rehabbers who charge twice the amount for a simple fix and won’t allow you to update without a warning that «We won’t fix your sink or anything else if you change it to something that’s Modern «So be warned! Think twice, especially if your a single parent !!!

She forgot to say how thin the walls are, she forgot to say most of the tenants don’t follow the bylaws or rules, she forgot to say that you have people moving in with relatives and the relatives disappear, management does not know what goes on in these courts and they don’t even give a hoot, people are burning trash and using their grills at all times of night.

I’ve lived in Cedarwood since 1993 and it can’t have been a better experience! The costs associated with co-​op membership are so reasonable, I can’t understand why more people don’t live here. I bought into the co-​op, a two bedroom interior townhouse-​style unit for the unreal price of $ 7000, and have to pay a monthly carrying charge which covers the maintenance, property tax, building insurance and what used to be mortgage, but now goes to the general fund. All that for just over $ 400 a month. The maintenance alone is worth that $ 400! The units and grounds are well maintained and landscaped, since I have been there most buildings have been re-​sided, re-​roofed, re-​plumbed and re-​wired. My furnace was replaced in the dead of winter at no cost to myself, the air conditioner was replaced with a new efficient unit, again, at no cost. The wonderful staff takes care of other issues such as plumbing, etc. I have to maintain my own grounds, which consist of about 15 square feet of lawn in the front and back. I pay a kid to cut the grass, the exorbitant fee of $ 7 (sarcasm here). Utilities are extremely reasonable, my electric runs about $ 35/​mo and the gas about $
. Water is about $ 25 for 3 months. Any upgrades to the unit are equity to the owner. As I said above, I purchased my unit for $ 7000, with $ 6500 going to the co-​op and the remaining $ 500 to the previous owner, who had his $ 6500 returned to him from the co-​op upon sale. I can’t be more happy with Cedarwood Co-​op, there are a lot of empty units, the complex is within easy distance of all public transport, shopping, recreation, etc. If you are looking for a very affordable, safe, quiet beautiful place to live, this is it!
