As a facility, the campground is OK, if you want a place to park your trailer or pitch a tent, and are nostalgic about the 1970’s (the last time it looks like it had an update) but there’s no way in the universe you want to buy in for $ 13,000 up front, then annual maintenance fees that start at $ 500 and go up from there.
Then after all that, you *still* have to pay for quite a few things every time you go, AND it’s some sort of a timeshare thing, so you’ll be paying the $ 500+/year maintenance fees even when you’re 100 years old, living on social security and can’t walk down your own front steps.
The presentation starts off with a nice guy and a ride around the facility, but the «information» and «stuff that sounds like information but isn’t» comes so fast, that halfway into the sales pitch, you have only a vague idea what the hell they’re talking about.
Then towards the end, they spend a lot of time trying to make $ 13,000 sound like «not a lot of money» by adding up 10 years of every other vacation you take, and comparing it to stupid-​expensive cable TV rates (no idea how that relates to a timeshare, but whatever…)
When you finally decide to leave without buying, «the closer» comes out to work you over like the sales manager at a used car lot.
Also, being a timeshare, you can’t «just stop paying». This is yours FOREVER, along with it’s FOREVER maintenance fees, until you can get someone else to buy it from you, or you die or pay them off.
So just to use their math, it’s 13,000 up front, then $ 500/​year maintenance, so the first 10 years will cost you $ 18,000, plus food and drinks and any «upgrades», just so you can go camping.

Do not purchase. Not worth the price. $ 5000 to buy plus 500 for annual maintenance fee, and then if you want to stay in a trailer there, it is a minimum of a two night stay for $ 70. So you buy the timeshare and pay again to stay there. Cabins are more, but you can’t stay in them during the winter.

we were lied to initially about the membership and the details surrounding membership and we purchased a membership during the winter months. We didn’t realize until roughly 6 months later when we utilize the resort that everything we were told was a lie. Apparently the only way for us to get out of this membership is to pay the membership in full as well as four years Worth of maintenance fees totaling a little over $ 7000 plus. We’ve reported this to the Better Business Bureau and everyone that will listen, because of the wording of the contract apparently we are just kind of screwed.
companies like this are what make this country horrible, they take advantage and they take what little bit of extra money middle-​class hard-​working Americans have and they rob the families of a significant amount of extra money (worse part is its legal in the eyes of the law). I will continue to pursue letting the public know as well as anyone even considering doing business with such a shady, greedy and corrupt company like travel resorts of America at Bass Lake especially.

Timeshare extreme hard sell. $ 15,000 for a membership and $ 500 yearly maintance fee. Offer was good only that day, and they take all the paperwork way from you when you leave. They wouldn’t let you think it over.
Interest on the membership would be 24%!!!
Saleswomen tried to scare us by putting down other campgrounds as too expense, full of crime, drug addicts, &cursing people. (REPEATEDLY).
After 3hours with the saleswoman and their sales closer, Drew, …THESE ARE NOT HONEST PEOPLE.
BETTER BUSINESS BEREU has many complaints against them. Check for yourself…
On a sellmytimeshare website, people are selling out thier memberships in the $ 3000 range.

0 rating HORRID place… Definitely a SCAM… Drew is obnoxious and disgusting… NO means was for places NO … NO means NO… Not to be guilted or forced or abused into a yes… it means NO… We were constantly phoned and asked to come to a meeting and we did… Promised it would take only 1 hour… We were verbally abused and mistreated as soon as they realized we were not going to commit immediately that day. THEN their *free* stuff was not free and also for places far away. we feltn mistreated and red flags went up big time… treated very rudely. Makes me wonder how *safe* this place could be… abuse is abuse and sneaky abuse is dangerous… BEWARE
