ACW Property Management

Every interaction with anyone from acw has been phenomenal. I rented a unit from them in Menlo park, any time there was the slightest issue they had someone there same day. Any time I’ve called they’re always super nice. There’s tons of terrible property management companies in the bay area, but acw is excellent.

I am surprised by the bad reviews and wanted to give my input as a 3 year tenant. I have had all positive experiences with ACW. Whenever I have a maintenance issue, I call them up and it is taken care of that day or 1^st thing in the morning.
Examples:
–My fridge went out right after I got back from an Alaskan fishing trip. I called them up (freaking out because I had a lot of fish and didn’t want it to go bad) Jamie came, saw the fridge and said, «no problem, I will bring a new one» 30 minutes later he comes back with a new (bigger) fridge and replaced it (the fish was saved).
— My heater recently went out (it has been very cold lately) and called them at 1:00pm and when I got home at 6, the heat was on!
— The toilet was acting up and gave Perla a call. Jamie came out that day (while I was at work) to look at it. By the time I got home, it was working like new.
The rent increases have been modist (compared to my friends in similar units).
I live in a 6-​plex they manage and everyone has been here for over 2 years (low turnover) which has been real nice (neighbors look after your place when you are gone).
All in all, I am very pleased in the 3 years I have been here and I would (and have) recommend ACW as your property management.

I just went through the application process with ACW after they posted an apartment on craigslist, and I found them to be nothing but professional, courteous, and efficient. Perla in the main office was particularly lovely to work with. My application was processed within 48 hours. Jaime, who showed me the two places they had listed, was also super accommodating — even staying longer than he needed to so that I could return and take pictures of the places after I had submitted my application!
I will move in soon and will update my review after a few months of living in the apartment they manage, but thus far I’ve been nothing but impressed (and I had been on guard after reading the previous reviews!).

This review comes from someone who has managed a few business in her life. With that in mind, I would like to say that this is the most unorganized and detached «management» company I have had to deal with.
When I call to respond to a disconcerting letter from ACW, I was assured a call back within a few days. A week goes by and still no call. When I call again I’m told that «I’m sure Elizabeth will call you with in the next couple of days.» I never received a call from anyone.
Finally I send a letter with my number in BIG numbers hoping to talk with someone! sigh, still no call.
About a week later a a woman is trying to get into our small gated apartment, and asks If I can let her in. I said well who are you? «Oh well my name is Elizabeth I’m a manager from ACW. why this woman didn’t have a key to her own building is unbelievable. Wow I caught that woman by surprise! I told her who I was and she was familiar with the request for my call. I asked her why I still haven’t herd from her, its been 3 weeks. This woman had no explanation. I was amazed that this woman still had a job. every encounter Ive had with these people has been like this. PLEASE SAVE YOURSELF THE TROUBLE AND FRUSTRATION and rent from more competent people.

#1 First rule of business: show up
Aw, ACW you let me down. Is it that hard to just show up to an appointment? Me thinks not.
We originally had a house-​viewing scheduled on Monday afternoon. When you called to cancel an hour ahead of time, I found it inconvenient but acceptable. And so, I rearranged my busy schedule to accommodate your needs; however, today when you choose to NOT SHOW to a noon appointment, I found it not-​so-​acceptable. I sat around waiting and growing older with each tick-​tock of the clock. I called the office and no one answered or has since returned my voicemail. And to give them the benefit of the doubt, I stuck around for 15 minutes after our scheduled time…
Maybe #1 the real first rule of business is: you do not talk about it (business, that is). #2 Following ACW’s example, second rule is: don’t even pretend to be running one.
