The Arches at Regional Center West

Living here was pleasant. Very nice looking property, very nice rooms. I always felt safe on the property and management was always nice and helpful. This would be a five star rating, but there were many move-​out fees that I thought were ridiculous. I spent two whole days cleaning the two bedroom apartment from top to bottom (following their specified list including things like heater vents and window sills) only to be charged a cleaning fee anyway. Their reasoning was that it needed to be «professionally cleaned.» The other big grudge I have is I walked through the apartment with the management and they went through the checklist and told me everything was great. They did not mention anything about how the apartment was «dirty» or any number of other «flaws» they found with the place after I was gone.
tl;dr Great place to live, be prepared to not get much of your deposit back when you move out.

My wife and I have lived here for a year now and my expectations have been exceeded! Bridgette is an excellent property manager always returning calls and inquiries promptly. The grounds are extremely well maintained and the maintenance guys, Tony and Anthony are the bomb. They all take service with a smile to a whole nother level. I would definitely recommend this living community at the Arches to anyone.

The only negative about the apartment is that the washer/​dryer is not built in.

The hubby and I lived here for a year, and loved it. We moved here from Seattle, for the Aerospace. Bridgette is the nicest property manager we’ve come across, always willing help in any way possible. If there is ever a problem with your apartment or the grounds, shoot her an email and she’ll be on it! There were many pros to living at the Arches, the greatest being the location (quick access to hwy.14), gated community (safest apartments in all of palmdale/​lancaster), and the convenience– literally right down the road of the main Palmdale hub, 10^th street W: Trader Joe’s, Target, Albertsons, AV Mall, Lowe’s, Barnes & Noble, etc. I’m not sure what Kyle W. meant in his review saying «the con of being in Palmdale»… It’s not in EAST Palmdale. lol West Palmdale is really nice. We ended up renting a home in West Palmdale and are very happy. Anyway, below are my honest pros and cons:
Pros–
Anthony the jack-​of-​all-​trades maintenance man.
Security gate entrance.
Nice grill and hot tub in the pool area.
Bridgette the badass manager– she really is the best.
Super nice receptionist– always willing to help.
2 minutes from Hwy.14 ramp (Palmdale Blvd. exit)
2 minutes from 10^th St. West (shopping, groceries, gym)
Lots of big trees, shade (helps with energy efficiency), and songbirds.
Quiet community.
Always enough parking.
Safe. –I never had a safety run-​in here.
Cons–
No recycling bins! (we paid $ 25/​mo for trash, but no recycling? I pay this renting a home and get a trash, recycling, and grass bin.)
$ 1.25 per washer/​dryer machine. (so around $ 20/​mo for laundry)
Gate access for guests is LAN line only– rendering it completely useless for guest & pizza man access, lets be honest.
$ 4/​mo billing fee– unnecessary fee.
$ 10 move-​out fee– unnecessary fee.
Monthly grounds maintenance fee. (I can’t remember how much this is, it was added a month ago, but it’s another fee each month, please ask about it.)
Other notes:
–Arches does not have a gym. However, the In-​Shape on 10^th St. W is awesome, new, and has a pool.
–Don’t expect your apartment to have a fridge, like we did! We used American Appliance and paid $ 27/​mo for a basic fridge.
–Utilities weren’t too bad. In March we paid $ 25/​mo for gas, $ 25/​mo for trash (read above for recycling con), $ 20/​mo for water, and $ 3/​mo fee for pest control on the grounds– ant problems. I’m not sure why the new «grounds maintenance fee» doesn’t include the pest control fee.
So that’s about it. If we were to rent an apartment again, we’d choose the Arches. There are a few cons, mostly the unnecessary fees, but there are also many many pros. It’s a beautiful, safe, convenient place to live.

I have been living here for a few months, and I find that the Arches is a standard, average apartment complex. There is nothing exceptional about it in any way — neither exceptionally bad nor good. The apartment itself is overpriced for what it is, and the contract I had to sign here was ridiculous. It is somewhat dated and worn, but still liveable.
The showers stand out as particularly terrible. The shower heads are mounted too low for an average height adult. At 5’1″, the shower head almost touches my head when I stand beneath it, and my 5’9″ husband has to bend over in order to wet his hair, because his head is higher than the height of the shower head. The water also changes temperature to scalding hot or freezing cold, frequently and without warning, while showering. This will happen about once every minute, even without any sign of toilets flushing in neighboring apartments.
The people who work here are very nice, but slow to resolve problems. When we moved in, our apartment had a number of issues that took between 10 days and 6 weeks to be taken care of. Our toilet did not flush, which took them 10 days to fix — seriously? We had no screens on any of the windows, so we could not open the windows without bugs flying in — this took 6 weeks and four requests to be resolved. There were also a number of other issues including a broken sink stopper, huge carpet bubbles, and broken closet door guides.
The gates to the complex have been broken (stuck open) more often than not in the time that I’ve been living here. I actually find that to be a positive thing, since they are merely an inconvenience providing an illusion of security — people just wait until a resident comes and drive in behind them anyway. There is generally a lot of noise from outdoors — kids, dogs barking, and similar.
It really bothers me that the complex runs the sprinklers constantly to try to maintain a lawn. We are in the desert, in a drought. I do not expect grass. Stop wasting water.
A new family recently moved in, and the kids are constantly running around outdoors and screaming. The adults blast music and the TV at night at such a volume where we can clearly hear all the words through our walls. An infant screams all night. People slam doors and bang loudly into the night. These are the loudest neighbors I have ever experienced in my life, even compared to a college dorm environment.
However, I will say that I have not experienced any pests or mold, and that is good enough to keep me here for now.

Living here was mediocre.
A few random cons:
Lots of kids running around which was annoying on weekends.
Thin walls.
Allowed credit card payments free of charge initially, axed by my 3^rd month in.
The online rent payment system would go down frequently around the 1^st of the month.
No guest entry through the front gate unless you have a LAN line.
It’s in Palmdale.
Some pros:
Lots of laundry machines on site.
Fairly good maintenance.
Also, don’t be enticed by low deposits. I was charged quite a hefty move out fee (on top of losing my $ 200 deposit) for painting walls, cleaning etc. I’ve always left apartments in pristine condition and was floored by the bill I received after moving out.
If you have to live in Palmdale this place is worth a look, but otherwise look elsewhere.

I’ve lived here for 7 months now.
Pros:
Price (they are remodeling, so those ones will be pricier.)
Atmosphere (very quite outside, thick walls inside, lots of kids, but still quite. Nice big trees, too.)
Management (Bridgette the manager is nice and lives on-​site)
Safety (No crime or suspicious people and the whole place is gated.)
Parking – Plenty of it and everyone gets one covered spot
Cons: Cheap maintenance. For example, they have those thick hanging blinds on the windows. We have one break every couple of weeks, and we don’t have kids or pets.
If your thinking of moving to this area, be warned: Many nice-​looking places aren’t so nice after dark. Let’s just say that my occupation places me in frequent contact with people accused of various bad deeds. Check out a place at night before you move in and don’t trust website photos. This place and Chapparal are good.
Don’t go to Lancaster near the Freeway or around Gadsden Ave.
