History

Established in 2010.

This business was founded by Tim and Christy Spargo in 2010. Tim is a veteran inspector, having performed his first residential inspection in 1997. Tim is also a Licensed General Building Contractor, having overseen and built residential and commercial building projects from the ground up.

A Real Estate agent that Tim worked for mentioned that Tim was good at talking to people and very knowledgeable, at would be an asset as an inspector.

His wife Christy, provides back office support for the business, ensuring that things go smoothly.

Tim Spargo, CMI is the chief Inspector and thermographer for Spec Rite Inspections.

Tim performs both residential and commercial inspections and provide concise Real Estate Inspection and Thermal Imaging Reports.

I have been formally educated through specialty inspection courses as well as having been a licensed general contractor for over a decade.

A question that I ask folks is «If you are spending your hard earned money on Real Estate… how can you not afford me?»

We found another home! Of course we called Tim with Spec Rite! Unbelievable attention to detail! Tim is amazing! He is quick, courteous, pleasant, and, in this case, tactful! We found a home we liked, we were the back up offer. The home had a previous inspection, but, that buyer fell out of escrow. We were given the previous inspection report. Just a check list. We decided to have Tim do another inspection, wow, what a difference! When Tim finished the inspection he requested to show me a few things that needed attention. I invited the owner to go with us. Tim was thorough and tactful. He showed her the things that needed attention. We received a full report, with pictures of the things that needed to be looked into. We worked with the owner to fix the things in the list. I am happy to report, we now own the home!
This is my personal recommendation! Tim is a wonderful, reliable inspector! He is also a really nice guy! Thank you again!

I called Tim at Spec-​Rite for some general advice on how to proceed with a mold issue and potential inspection. He was so nice! He didn’t try to swindle me out of an unnecessary inspection but instead, offered me his honest opinion on how to take action with our builder. If that fails, I’ll be calling him back immediately! Five stars aren’t enough! Highly recommend!

Just had our home in purchase process inspected by Tim/​Spec-​rite, and he was great!
I cannot say enough about this guy. Well, 1st he had some approval hurdles (not Tims fault) with my Lender, and even after some hickups by the Lender, was very cooperative. During the approval process we communicated back and forth, and he was good answering his phone, and emails. He communicated with me to ensure Lender compliance, in a timely manner.
After Lender approval, he confirmed our meeting, showed at site on time, but Seller did not show. He agreed to come back at no additional costs, and gave me several date/​time options. Finally, at he inspected the property. After his thorough inspection, he pointed out some issues, and explained the issues in laymen terms, which was very relieving for my wife and I.
The prices were very reasonable. I had gotten other quotes, and one was at $ 125 higher, but did not provide the thermal inspection technology that Tim/​Spec-​rite provides, so we got a real bargain. Again, overall a very pleasant experience with Spec-​Rite during the stressfull times of a home purchase. I would definitely recommend to family and friends.
