If you live on the top floor: 5+ stars. Any place with someone above you: 1 star(As you can see by the review, I live on the first floor hence my review) I’ll start this review off with the most glaring reason to not live anywhere here except the top floor, beginning with a plea: PLEASE do not live anywhere here except for the third floor. I live on the first floor, and the person above me makes my life a living hell. I swear, she must be an elephant trainer because non-stop there is stomping so loud, it shakes my light fixtures in the kitchen. She wakes me up at 1 in the morning, and then precedes to keep me up. The noise is unbearable, and every time I try to go up there she never answers her door. I know she’s there, because I can hear her pet elephants are practicing their conga line. I could go on, but rest assured constant thumping and banging all the time is enough to drive anyone clinically insane. Trust me, I know. I have developed shakes from the anxiety the constant noise brings me. Now if you were to live on the top floor, this would be the best apartment complex in the state. Dare I say the nation, because I’ve moved around and lived in alot of apartment complexes. Now the staff. I really like them. They are the nicest people and apartment staff ever. They are always very friendly, and have not once been rude to me. I have talked with them about the stomping, and they have told me they have talked to her, but to no avail. In fact, I think it has made it worse. However, enough about the elephant trainer. I really like the staff here. The maintenance men are also very nice too. I have lived where the maintenance staff were some real quacks who looked like they frequented the bond shop one too many times, but the people here are always very nice and the maintenance request are always completed in a timely manner. They always wave and say hi, and I really like them too. The grounds are very nice too. Also well maintained. In short(TLDR) this is a very nice place to live with a wonderful staff, maintenance crew, and great views/grounds. However, the poor construction that causes every single ant step above you to be amplified to the equivalent of a herd of elephants practicing the worm causes this to be an awful place to live if you have someone live above you(and they are home all the time). So I will always recommend this place to friends, but insist they only live on the top floor and no where else. I feel bad giving this place a one star rating, but I can not in good faith recommend this place to anyone if they live on the first or second floor.

4 weeks now without air conditioning. No end in site. Multiple calls, meetings and even calls to Greystar Corporate. Hidden fees for Internet, TV, trash all tacked onto already super high rent for tiny, broken down apartments. Appliances look nice but are the absolute cheapest they could put in. Electrical wiring has severe issues, not sure how this place passed inspection. Beware people looking to rent here. The nice looking outside is just a thin façade covering up a horribly over priced and mismanaged apartment complex.

Evander Square made my large-scale move from California seamless. I was able to tour the apartment(the very one which I am currently renting) on a quick weekend trip and working with Heather Ivanits was an absolute pleasure. She made the process very easy for me and stayed in constant communication both while I was coordinating my move from CA all the way through actually getting the keys and moving into my unit. I have lived in a lot of different apartment communities throughout the past decade and I have to agree with the other reviews that this staff in the front office as well as maintenance team has been one of the best in customer service and satisfaction. Though the building isn’t brand new, the property is kept up well and maintenance is very quick and efficient to respond to any requests. I am very impressed with the amount of amenities that Evander Square offers as opposed to other apartments — even located within Celebration itself. Why have one clubhouse when you can have two? Not one pool, but two! Gyms… well we technically have four rooms each with different kinds of equipment. The rent for the amount of extra features this place includes seems on point. Sure you could rent cheaper, but get ready for an older less appealing apartment community. And, I must mention this again that the staff here is top-notch which should be a huge consideration when renting. Having now lived here for almost three months, I don’t have many if any at all complaints about living here. I love how close it is to the Disney parks and although it is removed from the Orlando Downtown core the commute is pretty easy at about 30min or so. I do love the fact that it also has connection trails to get to other parts of Celebration for those who like to work/walk/hike/bike outside. I also have to comment that the amount of apartment layouts is impressive. Usually you don’t have too many choices within a particular size(½/3 bedroom plan) — but here you have so many options I actually felt as if I had a choice to find something that worked for me. I love the fact the the office is open 7 days a week(hard to find this accessibility with other apts). I guess the only thing I don’t like is being locked to specific cable/internet providers. This is not an option here — you get what you get. All in all it is a great place and I am excited to be here. I want to say thanks specifically to Heather Ivantis for all of her help and helping me transition back to FL. I know I am really going to enjoy my time living here.

All I can say is that you expect a lot more from an apartment complex that charges over $ 1600 a month for a very small 2 bedroom apartment! The noise is awful due to the complex being comprised of wooden structure. You can hear everything, and you better hope your neighbors are considerate human beings. We were lucky enough to get a family with awful children above us that cause noise disturbance everyday. We have complained about this for months and there has been no solution! So much for Celebration being known as a quiet town. It’s pretty terrible when you don’t want to be in your own home you pay for because the noise level is that unbearable! Should I also mention they will ignore your complaints and your items that need to be fixed in your home. There is a lack of consideration for the tenants living in this complex! We are very disappointed with our experience thus far.

The staff at the front office are one of the best we’ve ever dealt with. They take the time to answer all your questions, stay in contact the entire leasing process and after moving in are still there to assist with what they can. The maintenance team is tops as well, very professional and on top of things. For the Evander staff I give them five stars. My overall star rating is not just for the staff though as there are other things to consider in this review. We’ve been moved in for a couple weeks now and can review other aspects of the property. I’ve broken it down to pros and cons. The pros have much more weight than the cons though as this is a great community to move into. Pros: — Easy access to the interstate. Ease of getting in and out of Celebration. — Parks, trails, and being able to be outdoors. — Area is well lit at night, almost to the point of being over lit. — Great town and location to live. — New construction. Great layout, appliances and more. — Kitchen very user friendly. Modern appliances, plenty of electrical outlets for all your cooking gadgets and gizmos. — Valet trash services. Always us to be lazier than normal. — Plenty of kitchen cabinet space. — Great balcony or porch space on selected layouts. — Laundry appliances and room very quiet. — Plenty of outlets in every room and every wall. — Window blinds are wooden and good quality. — Outlet on the balcony, you don’t often find that at most places. — Club houses are awesome! — The front office is open 7 days a week. That’s hard to find and another item that drew us to lease here. — AC/Heater controls modern and even alert you when it’s time to change the filters. — Rent can be paid online. — Basic cable, internet, and valet trash included with the rent. — Master shower very nice. — Ceiling fans in most every room. — Fire protection great with sprinklers, plenty of smoke detectors, and even central alarm system with exterior pull boxes. — Great landscaping. Very clean with minimal signage and not like some communities with excess don’t do this signage everywhere. Cons: — Stuck with specific cable/telephone providers. Only may use Comcast and Smart City. — Thin walls and floors. Above us she weighs aprox 125 lbs soaking wet and when she walks around it sounds as she weighs 300 lbs, things rattle and we hear all movement. The vacuum today sounded as if it were taking up the flooring and coming through the the ceiling from above us. — Granite counter tops are nice but can be a pain as well. — Closets are walk-in only through the bathrooms, no linen closets. — No storage space in the laundry dryer room except for small wire rack above the appliances. — Weird layout of where wall switches are located. Master bathroom for example you have to walk all the way in the dark room to reach the switches near the sink. — Cable outlets only on one wall in the living room, and it’s the smaller wall, limiting your layout and TV size. — Carpet only in bedrooms making the noise worse for those below you since the rest is laminate flooring. — Parking. After they had one building burn down from a lightning strike they realized that the«master planning» was incorrect. Because of that there is now no parking allowed in the circles, where parking was put in, because it didn’t allow enough space for emergency vehicles to get through. This has crunched the parking in the other lots and should be interesting once all the apartments are occupied. Parking is an issue they are going to have to address for they’ve lost many planned spaces and there won’t be enough for everyone in the side lots. They will either have to redesign the circles or broaden the other parking lots. More updates on this soon to come. — No security at night, public can drive right in and do. Hasn’t become a big issue yet but could see where that could create issues in the future. Security patrol would be nice, maybe less office hours to pay for it, or gate the community.

I cannot say enough good things about this place. The apartments themselves are beautiful. There are wood floors throughout, except for the bedroom. The kitchen boasts stainless steel appliances and granite countertops. It’s luxurious without completely breaking the bank. The front office staff is so friendly and helpful, especially when fielding my cranky complaints about construction waking me up at 7:30 in the morning.(It was a one time thing and handled professionally!) The clubhouses are convenient and have great equipment that is well taken care of.

The north part of the community is finished with construction. The staff has made it a priority to get to know everyone’s name, even the pets. The northside clubhouse features a 24 hour gym, a yoga studio, a media room, resort style pool, free Starbucks coffee, a firepit, and an outdoor bar the residents can use at their leisure. The southside clubhouse will have a spin bike room, gym, playground, pool, and a dog park. The apartments are luxurious with stainless steel appliances, beautiful cabinetry, and dark laminate flooring. Rent is competitive for the area and includes cable, internet, and valet trash.
