If I could give it less than one star I would, believe me. I was excited to move into my new fully furnished apartment with two of my good buddies around this time last August. The apartments in Orchard Trails(OT) consist of 4 bedrooms, each one as poorly built as the next. There was only 3 of us moving in, so the not-so kind owners gave us each a «Roommate Compatibility Sheet». The idea of this sheet was to pair us with our ideal fourth roommate, so we excitedly filled in our sheets hoping for the perfect match; however what we received could not have been more of a polar opposite. Upon moving in we were greeted by our fourth roommate for the year. From the get go it was clear that the second we handed the owners our roommate compatibility sheets they threw it directly in the paper shredder. We were forced under contract to live with a person that all three of us despised. I even attempted contacting the owners through email and in person to see if there was any way we could resolve this problem, their only response essentially read, «Theres nothing we can do, good luck.» As if that wasn’t bad enough, the Internet was slower than my dead grandmother, the hallways always smelt like my dead grandmother, and everything in the apartment was falling apart, like my dead grandmother. Now don’t get me wrong, I love my grandmother to death, but these comparisons are simply accurate. I found myself banging my head on the walls because my internet wouldn’t work during an online exam, this too was a mistake as the walls are made with paper and my face slammed straight through it like my finger through wet 1 ply. The one hundred dollar security deposit is the biggest joke of them all. Nobody ever sees a cent of that back once it is signed away, mostly due in fact that the owners feel the need to charge you for damages that were caused before you even moved in. On top of that, be prepared to pay a monthly fee for overages for your building, essentially paying for other people to leave their lights on over winter break, awesome. Oh, and did I mention the random $ 50.00 charge to take care of the septic tank? Yea. All of this would have been great to know before I payed $ 7000.00 for one of the worst living experiences of my life. Find an apartment, live at The Grove, literally live anywhere else than Orchard Trails. To be honest the comical tones in this review are just to keep the reader reading. In all seriousness, this was a god awful living experience. Top down, this place is a complete rip off. Don’t be sold on any of the«amenities», Orchard Trails is hardly an upgrade from any dorm room. Live here at your own risk, and expect to pay more than what they tell you.

Nice layout of buildings in wooded area. That is the ONLY good thing to say about it. Unprofessional, uncaring management team. Way overpriced. My son and room-mates had very unpleasant dealings with the staff there(there was a fire in their building– accidental cooking fire). Management — based in Texas, BTW– tried to squeeze every nickel they could out of the situation(fire wasn’t the kids fault). Extremely unpleasant. I’d recommend staying away from this place– we learned the hard way.
