Abaco Key

Wonderful community! I have lived at Abaco Key for almost six months now and can’t say enough great things. From the start I had terrific interactions with the staff. They were helpful in finding the perfect apartment and even surprised us with special amenities like new carpet and kitchen faucet at move in. I felt instantly that this wasn’t the average Orlando apartment complex. Even after living here for months, the staff continues to be very nice and I’m amazed with fast maintenance times! I love the pool area and parking as well. I never have any trouble finding a Parking spot and that is great after a long day at work. I would highly recommend anyone move into Abaco Key!

I lived at Abaco Key in the past and have moved back. The office staff are so helpful, youthful, and fun! The assistant manager is always available and they all do a fantastic job with special events and making you feel welcomed. I have lived in several apartment homes in the area and am happy to call Abaco Key home. The apartments are smaller, but the location and amenities, along with the office staff make this a fantastic place to live.

I have lived in Abaco Key since August and while I do have a few problems with the property it’s really not all bad. The location is quite nice and the apartments are good sized and clean. There are a few ant problems but I’ve experienced worse so it hasn’t bothered me too much. However, there are multiple cons to the apartments.
Parking — I’ve not had it as bad as some people say, but it certainly is not good. It really is insane that people have problems at all. Part of my rent goes to having a parking spot and if I don’t have one when I get home at night what am I supposed to do? Is it really that hard to give assigned spots to all residents and any spots left over are for guests, period. The complex design was flawed from the start. What they really need to do is remove a building, take the money loss, and make the area into a parking lot but they won’t do that because they certainly are money hungry. I now work early mornings so do not have issues but I pay for my parking spot!
Price — I understand I am paying for the location, but the apartments are not that nice, they are not that new, utilities here are insane, and the parking issues alone mean that I pay too much for what I get. Sure, my drive to work is 20 minutes in heavy traffic but coming home, walking a mile to my front door and then seeing dead insects on the steps up to my apartment means I pay too much. However, it is a decently priced comparatively. Also, they nickle and dime you. An extra $ 5 for being on the second floor? So not only do I have to climb, the best stop to my apartment is still 150 yards from the stairs, I also have to listen the footsteps of the upstairs neighbors and the music of the downstairs? I understand that is apartment living but I should NOT be paying more for it. Also, if I do extend my lease, they are starting a pet fee. The main reason I chose this complex is because they DIDN’T have a monthly pet fee. I fully care for my dog and she is never a bother. I paid my deposit and nonreturnable ONE TIME fee when I moved in but now they want more even though she doesn’t inconvenience anyone. They also don’t spray for fleas. So you’re paying for location but it’s still too much for what you get.
Maintenance — pretty quick if you realize how to ask for it in the apartments. They also power wash the hall between the apartments on a regular basis, however, they need to pay someone to come in five days a week and just sweep the hall areas. I should not have to see dead wasps or roaches for days as I walk to and from my apartment. My rent alone would be enough to pay some teen part time to do that.
Communication — The worst I’ve experienced. To tell you something they leave a note in your door. They don’t come to see you, they don’t call, they don’t even e-​mail! They leave a note in your door, often with very important information involving when someone will be in your apartment (no more than 24 hours in advance, mind you) or if something is wrong with your lease. A note in your door where anyone could grab it and lead you to have no idea. What gets to me as a pet owner and animal trainer is the lack of notice when someone will be entering your apartment. I am given 24 hours, at most (last time by the time I got the notice I had less than 2 hours to do anything about it due to when I got home from work and when businesses closed on a Sunday night), to «secure your pets» not thinking that people work and my dog is perfectly secure… in my room and if you need to go in there then there is nothing else I can do. A few day’s notice is all I’m asking, let me trade a shift, get her into daycare, have a friend watch her. But no. They don’t seem to care much for their residents at all.
But let me tell you about the worst experience I’ve had with their communication. I was away for a few months and I had mailed them a check with my rent, three weeks in advance to the address I had in an e-​mail where I had asked where I could send the check. They did not get the check in time and gave me a late fee. I sent an e-​mail, did not receive a response and then spent the rest of the day trying to call them with no answer multiple times. My roommate went into the office later that day to tell the person working I had been trying to contact them. He said he knew. My other roommate even called and they answered in the first ring. My phone calls were being monitored and purposefully ignored! Had I not already signed the lease I would have been out then and there.
So, all in all, not the best place to live and they certainly have their problems they ignore instead of dealing with head on. Really, it’s not a bad place to live but you do have to deal with a lot of red tape. People are friendly, they have nice amenities, farmer’s markets and food trucks and it’s all a nice touch. I just wish they would listen to their residents instead of coming up with excuses on how they can’t change their policies.

I do not live here but my girlfriend does, the parking situation here is insane. There is around 20 guest parking spots for the entire complex. If you show up past five you can forget about finding a visitor spot and the people around here are tow happy. For a s### ton a month you are less then 100 feet from section 8 housing which is awesome. This place in my opinion is horrible.

The complex and the apartments themselves are great. When it comes to getting a service request completed, good luck. There is never any parking close to my building and forget about having visitors. There is never any available visitor parking and if you don’t park in a visitor spot and don’t have a parking sticker, your car WILL get towed. Most of the management is friendly, with a few exceptions. I will most definitely be moving out after only a year as they are also raising their prices.

Living at Abaco for 2 years has been nothing short of a struggle. The cons of living here far exceed the pros. Let us begin with the pros.
The only competent and understanding employee of this complex would be Alena. If you ever have a problem… go straight to her. She will work on getting whatever you need fixed immediately.
The pool is wonderful and is always very clean. The grounds are kept beautiful and there is never an over flooding amount of garbage at the front of the complex unlike that of Mystic Pointe .(the neighbors) The gym, clubhouse, and computer center are all great and very well maintained.
The groundspeople are always very nice and helpful and keep the property looking clean.
Cons…
If you love ants in your apartment you will surely love living here. They come to clean and spray the apartment however I am convinced they are only spraying sugar water… seeing as after they come. there are more ants then were there prior to their arrival. The great news is the ants are not even limited to the kitchen, they can show up in your room, the bathroom and even the hallways.
The parking is abismol. If you plan on coming back to the apartment anytime after 9pm prepare to walk about a mile to get to your building or even better parking across the lake at the other complex. thats always a treat
If you love having your rent due no later than the 5^th and being deposited around the 20^th of every month thats pretty awesome too.
Price. The price of living here is ridiculous for the accomidations you are rececving. You are essentially paying to be close to disney property. I would suggest literally going anywhere else. other than this complex. However if you’re up to the challenge of living here. go for it… I wish you luck

I’ve lived at Abaco Key for nearly two years. The apartments themselves are fine, nice layouts, decent size. The exteriors are beautiful.
The staff working in the office is hit or miss. Some days, especially is Alena is working, service is great. Whatever the concern is, it is addressed immediately. Other days, you might get a bit of attitude from the staff, and slower service. The clubhouse is beautiful, with great amenities. There is an office with computers and a printer to use, a gym and a gorgeous pool.
The maintenance staff are great, keeping the property looking nice, and taking care of any issues in the apartments. You’ll always see them around working. Rumor is there’s even after hour support, but only for emergencies. Thankfully we haven’t needed them at any point.
Two things that lose points: price, and parking. Parking is horrendous, and there are not enough spots. If you lose your parking sticker, it’ll be $ 100 to replace (no joke). Even if you just bought a new car. The rent is high, and only because of location. The units aren’t worth what you’ll pay. But if you work for Disney, you can’t beat the location.
EDIT: Additionally, they have emergency maintenance which will come out to take care of any emergency situations over night. One of those is the AC, if the outside temperature is over 80 degrees. Last night, it was 84 outside, 82 in my house (and getting warmer), so we called emergency maintenance. The man who answered told us he would come out at 830 tomorrow morning. Thanks for the help. In the end, we had to call an emergency a/​c repair company who came out to take care of it. And we paid for it our of pocket. Thanks again, Abaco. Sure enough, your maintenance team did show up at 845 this morning. Very helpful.
