Riverview Springs Apartments

DO NOT RENT HERE! When the sun went down on the first day I moved into the apartment all the roaches came out. The apartment is getting treated every other week so I have to empty out the entire kitchen and then put it back together every other Wednesday. I was reassured by management multiple times upon move in that there were no roaches. They explained that they would not move anyone in an apartment that was «unlivable». Obviously this is subjective and if management think living with roaches is normal I would hate to see what their personal living conditions are like.
Another feature management explained several times was the no animal policy in several of the buildings. We have a unit in one of the «no animal» buildings and our neighbors (more like neighborhood because there are over 15 people staying there) have two large dogs that bark all day and poop all over front lawn. When I contact management they say it is being handled but this has been an issue since January 1 and nothing has been done.
I recently approached management requesting some type of accommodation for having to live like this for the past month and for the future until these problems are solved and was told there is nothing they can do except continue to «handle» the situation.
Ultimately, I was lied to and misinformed just for this complex to get another $ 1800 a month.

Still waiting for them to make repairs to the screens on the patio and on my son’s window where the rats chewed thru from the ledge.
We still are paying to make sure the rats stay away.

My Daughter and i have been living at Riverview Springs for almost 3 years now. These communities of apartments are PERFECT for children, and/​or someone who is single. It’s very quiet and your neighbors are extremely respectful. The grounds are kept very clean and the maintenance people are ALWAYS there in a timely manner. The rental office and staff; mostly Rhonda and Rafael are EXTREMELY helpful and always willing to help. I would recommed these apartments to everyone. They will treat you like family here. WE LOVE LIVING HERE !!

This is an update from my original review (right after I moved in) to after move out. My opinions have changed a bit…
A few months after moving in we found cockroaches. They sprayed and they went away, but then we found ant colonies in our walls. Great! However, this was also fixed.
I am also upset that the rent was raised and every month our utility bills went up and up. When I asked them why they raised the rent, they said because everyone else was priced higher in the area… Well, everyone else has nicer amenities! Plus, the reason why we lived here is because the rent was lower (still ridiculously high $ 1475/​month) than any other in the area. Also, they watered their lawns every day when CA is in a drought and then charged the residents for the water usage. STUPID.
Also, do not be surprised if your car’s paint is ruined from their sprinklers… There is rarely any parking where you can escape them and the calcium ruins your car. It cost me $ 50 a month just to get the calcium off my new car! When I asked them to fix the sprinkler direction, they did nothing. When my neighbors asked them to stop it, they did nothing. Now people have tarps covering their cars around the parking lot.
We also had mold in our walls and instead of doing anything, they just painted over it. we went to the office and complained and they came back, scraped off the paint, and repainted over it again!!! How about replace the molded wood in our kitchen cabinets? Nope. So be careful with that one.
Also, they replant seasonal flowers all year long around the front office and then add the costs on to your rent…
OVERALL, yes, it is a good place to live if you need somewhere for a decent price in the area. However, you need to watch out for all the hidden charges that are being tacked on and keep an eye out for their shortcuts. THEY FIX THINGS QUICKLY, BUT NOT ALWAYS CORRECTLY.

Be careful and be ready for Rhonda once you leave!!! Dirty management and all the workers there do drugs! They put all of them into a 3 bed room apartment! Ask Rhonda why they built a car port for her!!! She’s a monster that needs her hair cut! Ps sweetie if you’re reading this don’t be such a b**^* and fuck over everyone!

This place is great, for a first apartment with my husband! The leasing office staff were very helpful with getting us settled and walking us through our paperwork. Noise isn’t too bad. Location is very convenient for those in the Military that work in Camp Pendleton. And also, it is just a walk away from CVS. What I love most is the fact that parking isn’t much of an issue here! No regrets on picking this place.

I just moved here and so far, I am extremely pleased with this community. Everyone who works here in the office and in maintenance is super friendly, helpful and responsive. They work really hard to make sure that their residents are taken care of.
I’m excited about settling in and taking advantage of some of the amenities. Thank you Riverview Springs!
