Established in 1988.

Real Property Management Winchester has and interesting history because we were two companies until a year ago when Real Property Management Merged with Winchester Property Management to form a new company Real Property Management Winchester. We took Winchesters years of experience in North County and our 25+ years of experience and re-​engineered industry processes to consistently meet our customers’ expectations while saving them time and money. I have always had a love of real estate. From the time I was a teenager, I spent most of my summers mowing lawns, making yard signs, and take care of properties for local real estate agents. At 21 I started buying properties with my parents. Over the next twenty four years I have managed many properties. I love real estate and it has been great to me. I love to to invest in properties and I enjoy working with others by managing their investments. Over the last 8 years I have taken our property management company from managing one four-​plex for my brother in law to managing over 1200 units in Salt Lake City. We have since since scaled back our operation to focus on better customer service and personal touch we had in the beginning of starting the company. Our Management experience includes accounting, legal, maintenance, and customer service for clients and tenants.

I’ve been living in one of the apartments that they manage for about a year now. Joy Kane is the property manager and has been helping me from the date I moved into this place,
This place is only few blocks away from the beach and the rent is very reasonable.
Before I moved in here, I was in need of a place right away since my previous place was bought by a new owner and I needed to move out in few weeks. I came to their showing of the apartment and I met Joy Kane there — she was very kind and helpful from the beginning and helped me move into this place smoothly,
Even after I moved in, she was always very helpful and flexible. She responds to emails really quickly as well.
I would definitely recommend RPMW and I personally want to thank Joy Kane for being such a great property manager,

I have been living the past two years at a rental unit managed by this company. The customer service and maintenance has always been professional and prompt. My management staff I used in Oceanside has always been understanding because of my military duties and has actually taken off late fees for me. Joy has been absolutely the nicest person to deal with in regards to any issues. I would definitely recommend this place if you are interested in a unit.

I hired this company when it was just Winchester Real Estate and I was amazed. I needed someone to manage a small rental property, so that I didn’t have to deal with anything. Friendly and helpful people. They had prospective tenants lined up as soon as the property was available for rental, and a lease was signed within days.
When ‘Real’ got involved things deteriorated. The people who had helped me originally apparently were all gone, and the new management seemed to be only interested in collecting their management fee and not actually doing any managing.
RPMW was unresponsive to legitimate problems the tenants had, and made no effort to get the lease renewed until I made a fuss about it. I only discovered that things were not going smoothly when the tenants found a way to contact me directly. RPMW had told the tenants that I was out of the country and unreachable, neither of which were true.
Another year later, I got many of the same complaints from the tenants, and complete disinterest from RPMW. Since the tenants were pretty much dealing with me at this point, there didn’t seem to be any reason to have a ‘management’ company involved just to take a bite out of every rent check.
Other than needing to provide written notice, which was done in the form of a scrawled note with the words «Cancel Service» on it, canceling was relatively easy, mostly I suspect because they were trying to sell someone else their ‘service’ while I was standing at the front desk complaining about it.
If you’re a landlord, consider many of the other options available. They have got to be better than this one. If you’re a tenant, plan on being ignored and/​or lied to.

Sonia Kerrigan is an excellent property manager. She is extremely professional and fair. We are new to Oceanside and were a little worried about the negative Unilocal reviews of RPMW, but Sonia has been first class. I would recommend her to anyone.

I have been renting from this company for a year and a half. My agent is Joy. I pay rent on time every month. Every single time something has broke or didn’t work, i put in a service request and I got a call the same day or the day after and the problems have always been solved in a timely manner. Joy has been very professional and prompt with any questions or concerns I’ve had.

Absolutely the worst property management company in the area. No consideration, empathy, and professionalism. As a tenant living in one of their properties for over six years, I have received very little communication from this unprofessional staff. They never visited my home during the entire time I have leased it. They are extremely slow in getting maintenance complaints resolved. For example it took them 3 months to fix my furnace during the cold season… Kim who works there has virtually zero communications skills in dealing with tenants. Instead, she writes threatening letters and notices when all she has to do is pick up the phone. Incidentally, I have paid the rent on time consistently with only a few mishaps due to changing banks or simple mistakes. Unfortunately, everyone is a deadbeat as far as she is concerned. John, the owner (at least I think he is the owner), is void of ann communications skills. You can call him, email him, yet no response. He is simply a stuffed suit in a chair back in his office, which he never leaves to attend to properties. I sympathize with anyone under this company’s overesight.

We love our house which is why we are still here, but these guys are really bad. They send incompetent hacks out to fix things, or they just don’t fix them at all. We have mold on the outside of our house and the «handy man» just suggested to powerwash it. I am pretty sure that’s illegal. They also have sent service people over to our house for bids with not more than an hour’s notice. I know for a fact that’s illegal. Super shady business practices.

I do not like to complain, especially publicly, however I have given RPM and George a chance to help me to no avail. I am currently living in, and have been for almost 5 weeks a rental that flooded. The initial flooding happened on a Friday morning (serious flood roof fell in) and our property manager could not be bothered with that. I finally called someone out myself on Saturday, as the flooding from the upstairs neighbor was continuing to flood our unit. They found mold growth in the condo, apparently the leak was going on for some time and they put up fans for four days, blowing spores throughout the home that we lived in until the insurance adjuster could come out. At that time they had us go to a hotel, but we had to pay for it and are supposed to be reimbursed for it. We moved back in after the mold was resolved to blown breakers, ruining our food in the fridge/​freezer and making a huge mess.
There is mold growing on the inside of the windows now. The home is still flooding, we found out our bathtub is cracked and we let them know over a week ago so now we cannot shower unless we want to flood the bathroom. We can use one toilet in one bathroom and the shower in a completely different bathroom we have no ceiling in our bathroom, cement flooring, and absolutely no end in sight. George acts very inconvenienced when I call him and thinks that I am trying to blame him or the owner for the incident. I am not, I just thought that as a property manager he could team up with me and get my condo back into acceptable living conditions. I am very stressed and cannot live like this, we put in our notice, I am very disappointed that they did not act like they cared or had any empathy for us in this situation.

My wife and I own property in Oceanside and it is managed by Real Property Management Winchester.
As property owners we appreciate the job that Joy and the company is doing.
We appreciate the no nonsense approach, and though no business is perfect, it has given the tenants that choose to rent our units a safe, organized and pleasant environment to live.
That said, as property owners we must provide the necessary support to allow the management to do their job effectively.
We would recommend Real Property Management Winchester to any property owner wanting to improve the quality of their tenants and the overall management of their property.

Sonia kerigan is this company’s saving grace. She is an excellent property manager and responds quickly and is always extremely helpful. I know it is the company’s job to protect the owner, but sonia has made us (the tenants) feel equally as important. I have had dealings with other employees is this company and not all are up to Sonia’s level. This is the second rental we have rented through this company, and have been happy with both thus far.

I wish I saw the reviews before I rented from this place. I already signed my lease, pay two month deposit and the first two months of rent and I was supposed to move in today but still does not have the key.
Joy the lady I am dealing with will not answer the phone or reply to my messages (that was a constant throughout the whole process). At least it gave me comfort that it just the way they operate and not a scam. I loved the location of the apartment and the apartment complex and that is why I put up with their bad attitude (Joy always seem on a bad mood) but is should not be this awful to rent an apartment.
I try to be as constructive as possible but is hard every time the people seem so unfriendly and not willing to provide the service they are there to provide. I had a roommate for a few months and he agreed, he was an older man as nice as they come and when he went to be included in the lease they gave him such a hard time that he call me with he voice breaking for how bad he was treated and he told me he never been treated that way.
UPDATE: Now moving out and the experience was bad from beginning to end. Was charge for repairs that were supposedly to cover holes from pictures and we never put any and cleaning which my girlfriend is a clean freak and the place was spotless. Just a BAD EXPERIENCE

No one wants to worry about anything while we are on vacation or relaxing. .. and this is the mind set that Sonia Kerrigan and myself have about the time you spend at one of the properties she manages. My name is Bobby V. and I am a maintenance engineer for Sonia Kerrigan and we have worked togethers for the past four years. I work with Sonia because she understands the importance of a great experience! She knows that happy customer are repeat cusromers and she values your time with her. Many times I have been called to correct numerous issues on a check-​in list to insure that a customer is comfortable with their stay. Hmm I am seeing a trend. Property owners leaving rave reviews and renters leaving bad reviews. I rent at a building managed by RPM, the «rude» «unprofessional» Joy I think is great. When other tenants caused issues, I reported it to her. Boom they no longer live here. I can imagine they were not happy they had to follows the contracted terms. I like the new neighbors now. I see the company really changing the living quality on our building. Kudos Joy, keep it up!

I have my property managed by Real Property Management Winchester for the past year. I worked with Joy and she found me good tenants, fix plumbing & heater issues with reasonable prices and always does annual inspections (and emailed reports to me). I highly recommend her and and the company to anyone as they are personable, trustworthy and professional. The monthly accounting and annual statement for taxes are well organized too.

To Renter: Stay away.
I would agree with all the «one star» reviews. I had the worst experience dealing with this property management. Starting off like a honeymoon, there are a lot of promises… the side yard door will be redone, the fence will be redone and painted… non of that ever happen. The property had a quick touch/​fix up that would last about a week before things start to fall apart. The fence ended up fall down because of the wind. The bottom of the fence was not even touch the ground due to the termite. Left a message with property manager (Joy), also file a request through web portal… a month and a half later got the first call from a maintenance guy who wanted to stop by in the next hour? No, that’s not going to happen. He said he could fix everything in a hour by himself. Four of my neighbors and I braced up the fence with some 2×4, there is no way a guy could do this by himself.
The company is so unorganized, the schedule is all mess up, late/​show up on the wrong day/​time. When I brought this up to the un“Joy” property manager, she claimed it was a different department??? I’m not sure how many departments they got but obviously that use the same phone number and voice mail. Whatever you talked to her early on in the same day, she would not remember it.
To Property Owner: Find other establishment to handle your property.
This property management would take tenant’s deposit money and put it in their pocket and let the property deteriorated. It’s almost like a scam. Upon the move in, she would tell you that don’t worry about all those little things, such as couples light bulbs or fixtures might be out or not work properly, door handle almost break off, but it’s ok, rotten side door that don’t really open (promised to be fixed shortly), etc. She already know about them and those will not go toward your deposit… wrong. When I returned the property’s key to her (after we hired professional cleaning crews), she said that «this is not done by a professional». I showed her the receipt, but she still want to use her own cleaning crew??? It was cleaner than we moved in…
Anyways, I’m glad that I’m out… Actually, she’s the reason I moved out early… cannot stand her.

Update: Winchester now operates under Real Property Management, I will be leaving them a review as well. We’ve now moved out of our condo in Oceanside so I feel comfortable detailing our experience — toward the end of our lease, our water heater broke. It started leaking so we immediately called to have it fixed — they came the next day, took out the old water heater, and while the repairman was putting in the new one, he received a call from the property manager to put the old one back in, because the owner wanted to use her insurance… so we’d have to go another day with this leak and without hot water. I had to call Winchester EVERY DAY for updates — they never reached out to me. I think it’s deplorable for a property manager to expect their tenants to go without hot water for even a day. Every time I called, I got the same annoyed answer from Kimberly — we’re waiting to hear back from the owner. Well, I’m waiting to take a shower in my home that I pay rent on time every month for. She had the WORST attitude. We ended up waiting THREE DAYS for them to fix it — they finally just had to bypass the owner’s wishes, so we waited three days for nothing. We also had to wait for them to fix the damage — water had leaked all over the carpet, making it smell really bad. Three times we got phone calls from maintenance men saying they were on the way to our home — with no prior notice, while we were at work. It was so frustrating. I had to follow up with Kimberly every day to get confirmation that our rent would be prorated (something that I had to fight for), and luckily I made her send me email confirmation of this. Kimberly had told me to not pay for three days worth of rent on our next rent check, and we obliged. We paid our rent, less three days, on June 1st — last week when we received what was left of our security deposit, we noticed they charged us for those three days. REALLY??? If they thought we were short on our rent, why didn’t they contact us WHEN THEY RECEIVED IT?! And this was very recent — if they were organized, we wouldn’t have been charged. So either they are dangerously unorganized with their properties or they were hoping we didn’t notice they overcharged us. I sent a pretty angry email and was told that Kimberly hadn’t notified anyone that our rent was supposed to be prorated a new check would be sent today– so we’ll see when I get that check.
Short version: This company is incredibly unorganized, unreliable, irresponsible and they have major issues communicating. My husband and I are saving to buy our first home so the next time we move will be in a house we own, but if I were going to rent again, you COULD NOT PAY ME to rent a property managed by Real Property Management.
