My goals are to assist home buyers achieve their dreams of owning a home and help homeowners sell their homes for the highest price and the least amount of time. I specialize in single family homes and condominiums for first-​time, move-​up or move-​down, relocation, or investment buyers in the East Bay or San Francisco areas. I pride myself in offering my clients the highest level of personal customer service, integrity, and professionalism they deserve!

History

Established in 1990.

I successfully recieved my California real estate license in 1990 but didn’t actively work in business until around 2001. Before 1990 I had a Nevada license, where I worked for Coldwell Banker in Las Vegas for about three years during the Las Vegas real estate boom. Upon return to the Bay Area, I worked for the oldest law firm in Oakland for many years, until I decided it was time for a change. I missed working with the public and thought what a better time to get back into the real estate industry.

Since then I have created a fantastic referral based business, with over 90% of my clients coming from personal or business referrrals. I love what I do, and the opportunity to help people get into their dream homes is more fulfilling than I had ever imagined. Most of my clients have become good friends with whom I keep in constant contact. I truly enjoy my work and can’t think of anything else I’d rather be doing.

My family migrated from the Philippines to San Francisco when I was six years old. I’ve lived all over the Bay Area since, with a short stint in Las Vegas, but now live in Oakland for over 20 years now. And I love it!

Before getting into real estate, I worked for a prestigious Oakland law firm as the Office Administrator. After almost 13 years there, I decided it was time for a change, got into real estate, and haven’t looked back since. I love what I do, and the challenges makes each day an interesting one. Many of my clients have turned into good friends, keeping my referral business going, even in the slowest of markets. There’s nothing more fulfilling than to help people achieve their dreams of home ownership.

I’m a member of a men’s choral group in San Francisco called Golden Gate Men’s Chorus. I enjoy traveling, trying out new restaurants with friends, and quality time with my family.

Angelo is such a pleasure to work with – he’s just such a warm, kind person. And he was so amazing at helping my boyfriend and I make all the right decisions, regarding buying our first home. With Angelo as our relator, we only made 2 offers (the second was accepted), and he was able to save us quite a lot of money in the final moments, which we’ll be forever thankful for. He worked tirelessly in the background, was always available (even late on Saturday night), quickly followed through on every ask (setting up meeting with various experts and inspectors, forwarding articles about the current market, etc.). He’s also so easy to talk with, so we felt comfortable asking all kinds of probably stupid, first-​time home buyer questions. Angelo is a marvelous person, and a highly skilled relator who we were so lucky to work with – he definitely made our dream come true.

What can I say, Angelo is the BEST. As first time home buyers in a very difficult market, we weren’t sure if we’d ever find a home. But Angelo stuck with us, making sure we had all the information we needed. He was up front and honest, patient and extremely knowledgeable. He was always available to answer our questions, address our concerns and guide us through the process start to finish. It was his expertise that helped us beat out two other offers and ultimately get the house we wanted. Couldn’t have done it without Angelo and I’d recommend him to anyone buying (or selling) in the Oakland/​Berkeley/​Emeryville area.

We worked with Angelo to sell our home which just closed. We had worked with Angelo before so already knew we were in good hands when we reached out to him to help with the sale. Our expectations were very high as we had such a great experience when we worked with him before. He did a terrific job and navigated the complex task of selling a house, finding inspectors, contractors, painters, stagers and cleaners, and of course, buyers. Once Angelo came on board we were able to turn things over to him and that allowed us to focus on packing and moving. I was skeptical of using a real estate agent for my wife and I to buy our first home since I thought we might be able to make a stronger offer if we did not require the seller to pay the 2.5−3% fee to a buyer’s agent. I hesitantly agreed. Angelo blew away all my expectations and created much more value for us than if we had submitted a 2.5−3% higher offer. I would give Angelo a 6 star review if it was possible.
As first-​time buyers, Angelo patiently walked us through the process and outlined the current market environment. While we would typically tour houses during their public open house schedule, Angelo would meet us at a house at the drop of a hat.
Angelo helped us submit 8 offers in Berkeley, Oakland, and LaMorinda, all of which he knew well. Finally, when our offer was accepted, Angelo was able to figure out that we were the only offer and revise our bid downward (immediately saving us ~$ 40K). Angelo went out of his way propose and negotiate this lower rate (which cut a bit into his commission and jeopardized an otherwise sure thing) to save us money. Furthermore, during the walk through, Angelo identified that the house did not have the listed AC unit, and negotiated an additional seller’s credit toward closing costs (i.e., extra cash in hand).

Angelo is the best. Hands-​down. We called him the «zen master» because even in a crazy stressful market, he was patient and calming and found us a great spot in Castro Valley. If you are looking for a real estate agent, you should look no further than Angelo. Angelo recently helped me and my family find our second home. (He also assisted with my first). His reputation proceeds him. When we put in our first offer in this crazy bay area market (the east bay), the seller saw Angelo’s name, surpassed the other offers and accepted ours because the seller had worked with him before and his reputation proceeded him. Our first offer was accepted all because of Angelo. Angelo is also well connected. He suggested our great lender. Long story short, we closed a week early. Our long time real estate agent unexpectedly relocated out of state and we were in need of a year-​end CMA to provide to our custodian of a property. An email to Angelo was all it took! This is so overdue, but I wanted to wait until our move to write my review for Angelo. As first time homebuyers, the process of looking for a home is somewhat daunting especially when your budget isn’t close to the million dollar budgets many people in the Bay Area have. Our process wasn’t easy but Angelo was always kind, sending weekly emails of homes that popped up into the market, providing us encouragement and responding to emails so late at night, I wondered if he even slept. His service to us was impeccable. After a few failed offers, our last offer was accepted and Angelo was there every step of the way. I really am awed by his great manners and respect for his clientele. He has a deep knowledge of the east bay and provided us much feedback every time a home peaked our interest. He helped us with our lender (which I may add closed in 21 days — that’s another review) and guided us through all the intense paperwork with the ease of docusign. As we lived in the peninsula before our move to the east bay, this proved to be an invaluable asset. When we closed, Angelo was kind enough to give us a housewarming gift and the sweetest of cards. He is a great guy and wish him all the best. Everyone go to him for all your east bay purchases or sells. :). Thanks Angelo for helping us get our first home in such a crazy market!

After working with another agent that didn’t make me feel confident we would ever get a deal done, I sought out an agent that might be a better fit. Angelo is absolutely fantastic! Extremely professional, courteous, and patient. He has a 5 star reputation for a reason :) I really appreciated how accommodating he was of my schedule which is unpredictable and irregular. He met me on the weekend after hours twice! One time to sign disclosure documents, which I’m sure was extremely painful for him as he sat there patiently as I reviewed the huge stack of documents page by page. To give you context for how painful this process must have been for him, it was two hours on a Sunday night. I’m sure most of you would rather be at home in lounge pants watching Netflix or doing anything other than sitting with a neurotic first time buyer explaining disclosure documents. Angelo was wonderful — not once was he short or impatient and he explained everything to me if I had any questions. He also arranged for the notary to meet me on the weekend to sign my closing documents and came to that as well. Angelo really cares about his clients. He took the time to explain everything and answer all the questions I had (I had a lot).
He negotiated some issues with the seller and had my back when there was some fishy business that the seller tried to pull towards the end of the transaction. Along with my loan officer, Dominic Villa, Angelo might have the snazziest and classiest collection of pocket squares in the Bay Area. Not that this is relevant at all to his skills as a real estate agent, but he’s got superb fashion taste. Seriously.
If you’re looking to buy or sell a house in the area, I’d definitely meet with Angelo!

Angelo just helped us buy our first house in San Leandro, and we couldn’t have asked for a better agent! He was honest, knowledgeable, and kind. Angelo was always on time for every meeting whether it be at a house or at his office. He always answers your emails in a timely manner even if that means writing them well past midnight. Angelo always makes you feel as if you are his only client and we never once felt rushed. He was patient in answering our many questions as first time home-​buyers and is a great listener.
If you are one of those people who thinks you don’t need a realtor, you’re wrong. You need Angelo. He was consistent about sending weekly emails of upcoming open houses. The house we now live in didn’t show up on any of the websites such as Redfin, Estately, or Zillow, which we used before working with Angelo. Thanks to Angelo’s help and extra info, we were able to place a bid on our house without much competition.
Every person Angelo has referred us to have also been super professional and wonderful to work with, especially our loan officer (Mike Molina). Angelo is not just a competent, professional, and handsome realtor, he is also a wonderful human being and a friend for life.

Angelo, Angelo, Angelo! No words can really describe how AMAZING he is. As first time home buyers we were nervous, scared, and had no clue what we were doing. Angelo was patient, kind, and so informative. I could not ask for a better 1st time home buying experience. He never rushed us or made us feel pressure to put in an offer.
