Farm by the River Bed & Breakfast with Stables

Every time we walked through the door to the inn we were greeted by the B&B’s dog Heidi and the smell of fresh baked cookies. We had a wonderful stay with Rick and Charlene!

Just stayed here for two nights with my family and boyfriend. This was all of our first experience in a bed and breakfast. We were pleasantly surprised! A very quiet and welcoming environment, Charlene goes out of her way to make sure you have all the info about the area. We also did the horseback ride in the first snowfall which was beautiful. They have a wonderful property with cozy rooms. The heat was squeaky at night but manageable where I slept well. Will be more inclined to look at bed and breakfasts on vacation after this visit !!

Came here for the carriage horse ride with my family and it was a lot of fun! Rick was the one who took us on the ride and was a great conversationist. The horse ride itself lasted approximately 45 minutes and was through a ton of grassy fields and such. Just a one-​time experience type thing. Took away one star because our appt was for 2PM but they were running behind and we had to wait an hour. All their horses are amazing and the couple are so incredibly welcoming into their home. Hospitality at its finest.

Stayed for 2 nights with a Groupon and found it was well worth it.
Rick and Charlene, the caretakers, are very hospitable and full of information. They cooked a great, filling breakfast that included a piece of egg casserole, fruit, flowers, turkey ham or bacon, and AMAZING blueberry muffins. The fresh-​squeezed orange juice and coffee were great, too. We woke up a little early the second day to get a head-​start on our 3 hour commute and they made sure we had coffee and some coffee cake to eat.
The room was Uffer’s Room– a little pink for my tastes but very comfortable. Our bed was super comfy and the AC worked just fine. The window was left open the second night, which was much cooler, and the traffic on the road didn’t bother us much. if you’re sensitive to traffic you can pull the shades down and turn the AC on low.
Heidi, the resident dog, was very friendly and well-​behaved. I didn’t go on a horse ride but having the horses around was kind of cool.
The décor is old and charming. Everything seemed to be in good shape– very clean and well-​maintained.

First of all, I’d like to start by saying I’ve been to more than a few B&B’s in my time on Earth so far.
I booked North Woods room one night, and Carroll’s room the second night (as it wasn’t available for the full weekend), for the hot tub and great views out the windows.
That room is nice, book it if you can… If you want to after reading the rest of this.
The idea was a surprise birthday trip for my girlfriend, who loves horses and grew up around them. Barbara was standing in for the owners who were out of town, and she was very pleasant, knowledgeable and arranged a little something special for my beloveds birthday while we were out on our horseback ride per my request. The hour long ride was nice, the 2 of us were alone with the guide, she was friendly, courteous and you can tell they care for the animals really well, especially learning some were rescues. I hadn’t read online reviews of the Farm before I booked it, I just wanted my Love to be able to relax in a hot tub and do a horseback ride.
Plan on spending extra money out in town for breakfast after your breakfast– yes, you read that right. Ive been to B&B’s that serve breakfasts so awesome, you didnt have to eat again until dinner time. Not here, it was disheartening, sadly.
Also, unfortunately for the property’s sake, the B&B is right on an increasing high traffic cut-​through road, so don’t expect the blissful sounds of mother nature on a farm in North Country to sooth you into deep, slumbering sleep. I’m not blaming them by any means, but anyone looking for peace and quiet in their B&B should know their windows will be lit up with headlights in Carroll’s room, and any room not facing the river… and then, the annoying thundering sounds of those automotive disasters called motorcycles will be jarring you awake, or causing you to pause your lovers conversations often, and then again as the bars shut down in town at 2am.
I wish I had more good to say, but I touched upon the important things: lackluster breakfasts and disruptive traffic on what should otherwise be a peaceful location. The questionably stained throw pillows in the room, and lack of fans or air circulation in the rooms… well, that’s your call too.
Just find Ziggy the neighbors cat outside somewhere… He will remind you that life could be worse, as he insists on only getting patted and rubbed… he will make you envy a cat’s life, even if your not a cat person, trust me.

I would give 3.5 if I could. My boyfriend and I stayed here two nights as a surprise for me for my birthday arriving on a Friday afternoon. The first thing noticed was that the house is on a very busy main road with loud traffic and we were trying to get away from the city noise, thinking a farm and stables would be quiet and my love for horses he booked with B&B. We were happy with our host Barbara while the owners were away, she was very nice and knowledgable about anything we asked her about including the local restaurants. The first night we stayed in the North Woods room as the room he wanted for us was occupied until the following night. North Woods was a room with a queen bed, a love seat and a country theme. The room shared a toilet and shower stall with an opposing room but no one was occupying it so we got it to ourselves. The bedding was disappointing, it was dated and old looking and the pillow shams had stains on them. The sheets were clean and the mattress was pretty comfortable. It was about 80 degrees out and there was no ceiling fan, regular fan or ac provided but we opened up the windows, one had no screen on it so we couldn’t keep it open. The entire house is a typical new england farm house and had lots of cluttered memorabilia and pictures from the previous generations. The first morning we came down for breakfast and had the option to eat out on the deck so we did. Barbara provided us with coffee and juice and told us what she was making-​cheese omelets and turkey ham. The best part about B&B’s are generally their breakfasts. but unfortunately we were very disappointed in both morning breakfasts we had here. The portions were very small (coming from both small people who don’t eat a whole lot) and lackluster. The second morning she made stuffed french toast and bacon. We each got one french toast and a few chips of burnt bacon. We left hungry both days and ended up getting something to eat shortly after. Each meal we were also given a sad few small pieces of cut up fruit and a small muffin. Our second night stay we got to move into Carols room with a jacuzzi tub and big picture window. It was a nice room and the bedding in this one was much better and we had more pillows. This day was hotter then the previous and we had to open all the windows again (strangely one had no screen again) and we noticed a floor fan in another room unoccupied so asked Barbara if we could have it for the night and she told us of course. It helped tremendously in cooling down the room and I think if they had a fan for each room the guests would be happier in summer. Also on our second day we got to go horseback riding for an hour and it was jus the two of us with a guide, she was very nice and it was a nice slow ride through the fields and by the river. I grew up riding and helped train horses and haven’t been in contact with other horse people for a while so my chances to ride haven’t been nearly as much as I’d like so I was thrilled. They have 21 horses and It sounded to me like they rescue some from bad homes which is a huge plus in my book. I have to say though that I was not very happy with the 3 Percheron horses being put out to pasture for the two days and nights we were there and not being brought in even when it was raining pretty heavy all night. If it was for a day I wouldn’t have minded but the bugs were awful too and we watched them continually prance around the area trying to abate the flies and continually rub on trees to scratch nonstop as their tails aren’t long enough to swat them away. I am sure they take care of their horses and they all look well fed but I would have liked to have seen them housed for the night or had some fly masks put on if they were going to be out for over 48 hours. That is just my anal opinion though. We enjoyed the house dog Heidi who was friendly but not overly so and the neighbors cat Ziggy who was very sweet and super affectionate. Barbara made sure that while we were out she decorated Carols room with balloons flowers and a cheesecake at my boyfriends request. It was very nice and we enjoyed the jacuzzi tub immensely. just wish we had more time to soak in it! We also were provided with a water bubbler downstairs and an assortment of tea and cocoa if we wanted any. I would recommend this place to anyone looking for trail riding or carriage rides but if you are looking for a great hearty breakfast maybe you’ll be happier somewhere else. We enjoyed our stay though and it will be a fond memory regardless.

Just spent two nights at this Bed and Breakfast and I must say, it was a unique experience in a very delightful way. This is not the place for you if you are expecting a high end hotel, but that was not what I was looking for here. It met my expectations perfectly, in fact, exceeded in certain areas. I was looking for a cute bed and breakfast that had access to horse back riding, and this place was great. First, Rick and Charlene were incredibly helpful with our questions and provided a lot of good insight in terms of shopping/​dinner/​bars. The two of them made us feel at home. They were pleasant and warm. We stayed at the smallest of the rooms, but it was clean, kept well, had free wifi, good channels, shower/​bathroom was updated, bed was comfortable, and the AC worked well considering it was about 95 degrees when we visited. The breakfast in the morning was a delight. That was where my expectations were exceeded. I wasn’t expecting a french toast soufflé with a cinnamon cake, sausage, and a variety of fruits and whip cream garnished with a edible flower! I was enthused! Rick was always asking if we needed anything else, needed more food, whatever we wanted, he provided in a caring manner.
We went horseback riding and the ride was great, about an hour, and we loved it. Took pictures with the girls (we rode Lucy and Casey) and I have absolutely nothing negative to say about it. Wonderful trail, and the horses were so sweet. It was $ 40 a piece for those staying at the bed and breakfast and it was worth it 100%.
The backyard was kept incredibly well, gorgeous flowers, a nice pond, and seeing the horses all the time was a wonderful treat. We walked along the grounds and it was incredibly peaceful, such nice property. The house itself was clearly from the 1700s but that was part of the charm.
We really enjoyed our stay – we hope to be back soon. They were very sweet and accommodating to our needs. Rick showed us the «pet friendly» room that was a recent addition with a fireplace in the room… that looked like a good room to stay in if you want a «newer» room.

Rick and Charlene were such gracious hosts. The B&B was exactly what we were looking for a romantic get away. Their shopping and dining suggestions were superb. The guided horse back riding was excellent. Heidi and the goats were so cool. Definitely going to visit this B&B again.

Came here with the family for a horse drawn sleigh ride. $ 60 for 4 people. Not a bad value. About 45 minute through the fields with beautiful mountain views. Can’t speak for the Lodging here, but looks nice.

My girlfriend Lynda and I wanted to take a couple of nights and get away from the hustle and bustle of everyday life — spend some alone time… the first truly alone time we have had together since we met. We wanted to find a room in North Conway with a fireplace, a two person jacuzzi and no TV… and we were in luck with The Farm by the River — it was super easy to email Charlene and book two nights — and off we went to North Conway. We both fell in love with the place and really enjoyed Rick and Charlene’s hospitality very much. So much so that we spent two additional nights — four nights away was just what we needed and we could not have been happier with our accommodations and our hosts. The two rooms we stayed in were perfect, everything about this place was perfect — we got exactly what we hoped for and so much more — we will definitely stay here again — and we highly recommend to anyone looking to stay in North Conway.

This place is a hidden gem. We took the kids on a sleigh ride around the property and ended up experiencing so much more. We were treated like family, shown around the farm, given hot chocolate by the fire and told all about the history of the farm. The house was built in 1775 and is still in the family after 9 generations. There’s a room with its own fireplace that we’d love to stay in. The place is kid friendly. There are 17 horses and we met all of them. Sleigh rides after 4 might get cold. The horses are saved from places where they were neglected. In Summer there are horse ride, fishing, hikes nearby. Very much worth a stop by or a stay.

Did not stay at the Inn, we only came for the horses, nothing bad to say about this place, staff members were very pleasant and informative. We were able to have more time with the horses because we were early and the only members in our party. Safety gear was provided if you wished to ride with it and the trails were really nice. The tour guide took pictures for us at the end, and the four stars is because the price is a little steep for what you get, wish we had more time to interact with the horses.

We showed up unannounced for both a ride and a room and were extremely pleased by both. Guests of the inn get a discount on the trail ride and we were given an excellent last minute rate on a super-​duper room. Rick and Charlene were simply awesome hosts, we will definitely stay here again. Also, the «kids» are just the cutest thing, couldn’t get enough of those little hooves! Also, they have a hammock in the garden, did I mention hammocks are awesome?

had a real great stay at this place went there with my fiancé for a weekend getaway. Rick and Charlene were great and there dog Heidi was a vigilant watch dog ;) This place is old and has been with the keepers a very long time Rick even went out of his way to serve us breakfast earlier than normal since we had tix for the the cog train

We really loved the Farm by the River. My wife did the research and booked this for our holiday getaway. We went (with our 12-​year old son) Christmas day and stayed over the weekend. The Farm is a very old house/​complex, and it has been in the innkeepers family for 7 generations. It is in an excellent location… on a road that parallels the main drag in North Conway but is completely in the country. The innkeepers, Charlene and Rick (and inn-​dog Heidi) were very friendly… we felt completely at home. They know *everything* about the area. There was a mix of families and young couples there… everybody was very friendly. We had a nice horseback-​ride (though it can get a little iffy if it’s icy… the folks who went after us had a little trouble), but didn’t get to go on a horse-​drawn sleigh because of the weather.
The breakfasts were great… not incredibly fancy but creative and tasty.
I don’t have any real complaints… we’d go back there in a heartbeat. If I were to nitpick I’d say that they could upgrade their coffee (I like nice dark coffee in the morning), and sometimes you could hear cars/​traffic noise since the house is close to the road. But those are the nits… if you’re looking for a great, comfortable place in Conway… this is it.
