The Bays

This review is going to be short and simple. I purchased a brand new Subaru earlier this year and my car was vandalized this past week, inside the complex. The Bays has aggressive residents and ultimately, my poor Subi paid the price.
Do yourself a favor: pay a little more for an apartment complex with a garage unit. End of story. 1 STAR because I will never recommend this complex to anyone, ever again.

bad experience when trying to rent. spoke with Patrick several times about a spot in bayview. supposedly sent email over a week ago — never received. they had both of my email addresses, work and personal, so I know the email was never sent. left several voicemails and followed up Monday and Tuesday, finally got a return call on Wednesday (one week later). reviewed details — which were vastly different than the prices that my coworkers got just 2 months ago — and he said he’d send me the email with leasing info. got a call soon after, supposedly someone rented that apartment «this morning». well that wouldn’t have happened if he had sent me the requested information when we spoke over a week ago. one coworker had a $ 99 deposit, the other a $ 400 deposit, and mine was quoted as $ 700 for some reason? EVEN THEN we were still on board. I was informed that it’s because «they have 4% vacancy». and 2 months ago when my coworkers moved in this must’ve been significantly higher? I don’t think so. we were already skeptical about renting from Irvine company, but coworkers convinced us to check it out anyway. only solution that was offered: we have an open unit in baywood — of course you do, it’s 5x the size and no one wants to live on that side. i was very clear from the beginning that we were only interested in bayview plan 2. I did my due diligence and followed up several times, especially because they don’t let you lease on the website, only to be ignored. disappointing but I guess we were right about IC after all.

We have to break our lease early because we’re moving out of the area and we’re sad to leave this lovely complex. We’ll pay your security deposit if you take our unit and sign a lease by June 4! Move in would be June 11. Send me a message and I’ll tell you the unit number to request. We’ll pay the $ 700 security deposit to you IN CASH! Our unit is in Baywood. It’s an end unit with a large patio, a storage closet, plenty of parking nearby and a nice view of the lawn.
We’ve been living here a year and it’s a really good deal for the area. The apartments are large and maintenance is quick to repair things. The grounds are green and pretty and there are lots monthly activities for residents hosted by Irvine Company every month or two. Santa and the Easter Bunny came to different events. We had our daughter’s first birthday party in the clubhouse and pool. It’s a nice place to live.

I have lived here for over a year and after looking at other communities as well as private rentals, I decided to stay here and sign another year lease. The Bays received 5 stars from me because it is well kept, clean and employees hustle each and every day. All concerns and issues are addressed with urgency and professionalism. Monica, Danielle, Jeanette and Monchette are a team equal to no other. They are a close knit unit and always welcoming and I feel like I am part of their family. Thank you to Fantastic Four that make The Bays shine like a gem that it is. And the maintenance team, I am speechless at their enthusiasm for excellency, teamwork and professionalism. Pilar leads with heart and «NO» or «I CAN’T» does not exist in her vocabulary. If she doesn’t know how to do something, don’t worry, she WILL and ALWAYS does find a solution to the problem. Pilar exemplifies what Irvine Company is all about. Victor’s quiet and humble attitude is so welcoming. He makes me feel like I have known him 20 years. Jeff is meticulous about the work orders he completes. He leaves the apartment cleaner than he found it. Thank you Jeff for treating my home as your own. Abel has grown so much over the years. His passion and determination to be the best, has allowed him to blossom into a person that «GOOD» is not enough. He strives for perfection. Andrew who comes in on his days off to help his teammates. Ana never gives up. Even when it’s hard she pushes through and gets the job done. Her positive attitude and her smile lifts the spirit of residents and her teammates. Ivette whose quiet demeanor shows her focus on her work. And a new member Francisco, who is focused on learning and growing with the team. Francisco’s personality is infectious and so positive and he strives for perfection as well. These 12 amazing individuals make The Bays the best apartment community in Newport Beach. They are family and will not stop until I, you, we are happy and satisfied. This is what exceptional customer service looks like. Thank you for all that you do, day in and day out. It is a pleasure being part of your family.

I am a home owner in Corona del Mar, but need to rent another apartment for my relatives coming from another state, somewhere close. Went to the Office today to get information. Met Andrew. He had the language of the most arrogant, rude and anti-​commercial sales associate you could imagine with the minimum of flexibility.
Here’s an example of what he said. «After a 30 days notice, we’ll kick you out.» or «If you sign for less than 12 months we’ll over charge you big bucks».
Wow! What a welcoming language!
Not sure if its a company culture (The Irvine Company) or a bad luck with a sales associate,
I am glad there are so many other choices including on airbnb and vrbo for 6 – 12 months rentals in the area.

Do yourself a favor and NEVER move in here… They will rape you of your finances. No morals. Ew I can’t even warn you enough. A normal 2 bedroom is 2k here … I just wrote a check for 3500… They’re greedy douchebags

I’m not sure why people always want to be negative and put down places they live. No apartment or home is perfect. Bugs and insect live every where-that’s why you can ask for a bug spray or keep a clean home.

I have never posted a bad review on Unilocal, but today I have no choice. I think it is my duty to let anyone considering living here know the truth and not to rent from The Bays or any Irvine Apartment Community. This was the biggest mistake of my life moving here. The whole place is run by The Irvine Company. They are total crooks. Dan is the worst. He is always out of the office and never responded to my complaints. I saw him many times having a cigarette break in the Gelsons parking lot in one of golf carts they tour potential renters around in. They raise your rent each year 10−15%, something no landlord had ever done to me. I thought good tenants were to be looked after and appreciated, not here. This is a business and they could care less about you, they want your MONEY! There are cock roaches throughout the year. In the summertime it is hot and there are no AC units. We are paying a premium in rent here with no AC units. They claim that you are so close to the ocean you don’t need it. Wrong! It is sweltering in the summer months. The cock roaches get really busy in the hot summer months. It’s disgusting. They do not handle noisy neighbors, they avoid complaints like the plague. My downstairs neighbors were out of control. They had more than four people living in the unit, I think there were probably ten. Parties all night, foul language, doors slamming, barbecuing on their deck which meant my whole apartment was filled with smoke. I would come home from work seeking peace and quiet to find another party and my upstairs unit filled with smoke. One day the woman downstairs lit a whole bushel of some sort of dry grass on fire on her patio, during the drought, and was waiving it around sparks flying everywhere! The whole place could have gone up in flames. I complained multiple times to no avail. This is supposedly a no dog community. Yet, the neighbors all have dogs and get away with it. There is absolutely no control in this community; Once you sign the lease you are screwed! I was so anxiety ridden I left early because I could not sleep at night any longer due to the slamming doors, partying and dogs barking downstairs (suddenly they had two dogs). I had to go «rent responsible», which means they would try and lease my apartment asap. I was assured they could rent my place out. HA! They had 6 months of my unit being vacant to lease it. I was paying on the lease the whole time. Guess what? The unit wasn’t rented out until 2 weeks AFTER my lease ended! Funny timing huh? SO I paid month to month on a vacant apartment that didn’t rent until miraculously after my lease ended. THEN they sent me to collections saying I was never on a payment plan! This organization is full of crooks who are trained like robots. LOOK at the responses they leave on the feed back on Unilocal complaints. It’s all BS. I advise anyone I know relocating or looking to rent in Orange County to NEVER rent from The Irvine Company.

I wanted to update my review after living at the Bays for 15 months.
The Good:
— The Staff is amazing — Work with Jameson or Dan Newcomb, they will get you all squared away
— Big apartment with lots of storage space
— Walking distance to whole foods/​Fashion Island, the Beach
— Easy commute if you work somewhere in Irvine
— Quiet neighbours. The Bays are pretty strict with their qualification criteria which luckily results in quiet, civilized neighbours.
— The Irvine Company seems to be much smarter when it comes to building sufficient parking spaces for residents and guests, so you will never have to walk 6 blocks from your car to your apartment because someone took your spot
— The Irvine Company has a statewide presence so if you need to move for work, you don’t have to worry about hefty lease cancellation fees. There are complexes all over the state.
–You can have your carpet and windows (outside/​inside) professionally cleaned at cost, as long as the leasing office schedules it for you.
The Bad:
— Despite an amazing staff, that doesn’t change the fact that the complex is not ageing gracefully: the insulation is horrible; windows shake when a large truck drives by, appliances are never replaced, just fine tuned
— There are silverfish and spiders in the walls and vents. The staff is helpful and more than willing to schedule an exterminator but that exterminator is useless. The Bays need to find a new pest control company because I am pretty sure the current company invoices the complex to come sit in your apartment and watch TV for 30 mintues.
— Rent increases: At the end of your lease, you can renew with a 10−15% increase… and there are no improvements to the property or units to justify that increase. Dan is really helpful with advising you on how to renew as cheaply as possible but the increase will still be in the double digits.
I wouldn’t advise against living here but the Irvine Company does have newer, nicer complexes for the same money as long as you are willing to give up the proximity to the beach.

We love leaving here, the staff is always very friendly and ready to help if maintenance is needed. PILAR and ANA are always nice and very professional, but the whole staff is great. If you call the office with a request you always get a response right the way from the office ladies :). THANK YOU FOR EVERYTHING!

Firstly, the reviewer prior to me, Suzanne, must have been paid for her review or worked for the Bays. She states she’s moving onto Colorado, but now appears as living in San Diego. She has only a couple other reviews… dont believe a thing she says because you would need to be mentally living in la la land to share her opinion.
After having lived here for 4 years, I will say that this place is not worth the money at all. I dont know how most of these people can even afford to live here. And the rent goes up substantially every year. You will never catch a break.
They have two major problems here. Mice and cockroaches and they can’t seem to get a grip on either. There is loud noise every single day. It’s either lawn mowing day, leaf blowing day, street sweeper day, weed whacking day, or we will be building a new terrace and using a wood saw all day long as well as hammering right outside your apartment and not give you any advance notice, nor apologize for continuting this for 3 days, day.
Every single employee is rehearsed in the Irvine Companies bullshit script. This was my second Irvine Companies apartment, so I know. They don’t give a shit about you, your rights, nor your right to peace and quiet.
Don’t let them fool you by saying you won’t need air conditioning because the ocean breezes will keep you cool. Ha! It got up to 86 degrees in my apartment and I had to go stay at a hotel because all portable air conditioning units were sold out in all of southern california. I am not kidding. If you enjoy 80 degrees being the average coolness inside your dwelling during the summer, then you’llbe fine.
Supposedly, no pets are allowed in Baywood itself, but there were dogs barking everywhere around me. The excuse is that those must be special needs dogs or whatever the heck it’s called. Ummmm yeah sure.
This place is old, has termite infestation outside everywhere, even on the terraces, smells musty near the buildings, and has an entire assortment of people… from the very poor and uneducated, to the mid to upper class and educated. It’s an awkward compilation and thats why I first mentioned I don’t understand how people can afford this place. Well, I know firsthand how some did. 7 people living in a 3 bedroom apartment. We’re not talking 2 adults and 5 kids. We’re talking 5 adults and two grown teenagers. The conditions people will live in to live in Newport Beach. They moved in after me and I moved out after they took over with their loud ranchero music and singing. I couldn’t take it anymore.
This place sucks overall and is not worth paying close to $ 3000 a month for a 3 br. Oh, and good luck taking a shower and hoping no one in the other 3 apartments flushes their toilet. You will be met with scalding water. Sometimes you will hope to not run out of hot water since the 7 adults all took showers before you and the shared hot water tank can’t keep up with the demand.
Don’t choose Newport Bluffs either. It’s pretty much the same crap but newer and prettier, but we all know looks aren’t everything.

My husband and I lived here for 8 years. It is a beautiful community and kept extremely clean! All of the community spaces were kept very clean and nice (the best is the pool!). The staff was always very kind to us and very accommodating! Every request was timely.
I have thrown numerous showers in the clubhouse, and even had our wedding reception at the clubbouse! I have to say, the team at the Bays was incredible. They were so helpful and nice during the planning and especially the day of.
We lived in three different apartments throughout and all were very clean. Any & every request was done the next day.
The community is very quiet (I was shocked to see others feel differently). I highly recommend the Bays to all!

My new carpet went in yesterday… been almost a 3 year resident… lost faith. And when Amanda was relocated. she is the BEST btw. i was seruous as ahwart attack mivung… Dan and Brent have been amazing to take care of my issues here. Let’s face it folks. we spend a TON to live here in Corona Del Mar. and honestly Irvine company… not such a good rep. what I can give is.
an HONEST review… from the staff to the maintenance to the men that replaced my carpet Sergio and Juan… the PEOLPE are what make the difference in renting… SO. having said that… Pillar my angel that fixes everything! .Brent and Dan who put up with my incessant calling.Amanda.well no words could be stronger. a woman who knows her job… to the office staff that allowed my dad to have the best 84^th birthday ever. to all of you. GREAT JOB if I could give 6 stars I would!

I love The Bays!!! I love Irvine Company! I have a 3 bedroom town home thats size feels like a house! Everyone that works here has bent over backwards for my family. No complaints. I’ve upgraded to a larger apt this last year and have lived here for 3 years total! Any questions or maintenance Ive needed, were answered and fixed within the week. I’ve had no bug problems what so ever. And I love the tons of trees on the grounds and the little nature walk on the back side is perfect. It’s a very quiet community considering that it is a family style apartments because it’s so close to schools. Walking distance to fashion island is definitely a plus. And I will probably live here till I buy my first house. A big thanks to The Bays for going above and beyond! I recommend anyone looking in this area to check this place out! Very Happy!

I was asked to write a Unilocal from DAN yesterday… With a positive review on something he thought he should be acknowledged for. My response was «um yea, that’s not going to happen»…
Here’s why:
My husband and I have lived in The Bay’s for over 10 years, well he has been here much longer than I have. When Greg, the last property manager was here, everything ran smooth, phones were answered, properties were neat and clean, and better yet, he was so pleasant to talk to, as well as never rude, or made you feel like you committed a crime by doing something that has been going on in the bay’s for probably FOREVER! Of course the rent is raised every year. Yet this time it was raised and I think our ground maintenance took a hike. The grounds are nothing what they used to be.
So here’s my rant… Nonetheless I had a conversation with this DAN guy about bugs we have had (The Bay’s have roaches, don’t let them tell you different). he made my blood pressure shoot sky high with his douchey attitude, I had to have my husband call back to get something set up, because I couldn’t deal with talking to him.
So that was resolved, and I was hoping I could just deal with the girls in the office with any future questions or concerns. Well the turnover there is unreal. And the phone is NEVER answered, so at this point good luck with getting ahold of anyone. The girls are really sweet, and do follow through, but I feel like there is no sense of urgency.
There has been many vacant apartment around us, therefore there are vacant covered carport parking spaces. There are no signs posted that say «Do not park here if apartment is vacant»… So for years everyone just parked in the vacant ones. And when a neighbor moved in, no big deal, the carport was theirs. Well knock knock on my door yesterday, he may as well said «it’s the carport police»! Well there’s DAN on his high horse…” Is that your car”? (I didn’t tell him I already know new residents were moving in the following day, today, we all talk around here, clearly)
I said yes, I’m leaving in 10 min for work, he says, well can you move it NOW, as if there were 14 moving trucks lined up to unload into a 1 bedroom apartment. I was like sure… I held back on words I really wanted to use… he should of said thank you, and walked away… BUT, he then says, Your car isn’t registered here, and I’ve been knocking on doors for 30 min trying to find the owner of this vehicle, your lucky I didn’t tow you. I said ok I’m sorry, I’ll email the info to the girls tomorrow… (Now beat it, was in my head)
It still didn’t end there, he said,
I’m still going to put this warning paper on your windshield, as if handing it to me right then and there was any different. He then says OH, and could you write a Unilocal on how great it is that we didn’t tow your car???

Again, my response, umm no, that won’t happen, and he left, FINALLY, he walked down the stairs and I said, there is barely any parking down there ever! He then put the warning on my car, and I was pretty much right behind him with my keys, thanks carport police! He got onto his golf cart and when he got to the end of the entrance. He made sure he put his arms out to the side pointing to all of the 5 parking spots available! Like if I wouldn’t of seen him do this… I wouldn’t of known! Thanks for the laugh and Thanks for giving me a topic to review on… unfortunately, DAN, you weren’t praised for what you wanted.

I have lived here over 3 and half year on February 11 would of been the 4^th year. Greg was the on site manager and Amanda was assistant manager. Now Dan is known to be the assistant manager and Monchette Monshietehadi is the current manger. BEWARE OF THEM THEY ARE LIARS AND MOST IMPORTANT THEY ARE TRAINED TO TELL YOU ALL THE GOOD THINGS ABOUT THE BAY.
1. YES ITS A NICE CITY TO LIVE IN THEY HAVE GREAT SCHOOLS, THE CONNIVENCE OF GLEASONS MARKET ACORSS THE STREET (WHICH IS AWEFUL AS WELL)
People really don’t take in to consideration of the kind of people you will have to deal with. as for me I’ve look for nice cites great schools for my kids and the most important is the safety.
There are a few things I would like to say if your looking to move in here, If i could go back and not sign my lease I wouldn’t. I stayed here this long for stability for my children and I couldn’t afford to move when i wanted to and honestly I really believe they would resolve my issues with the roaches or it was just a season issue. but it wasn’t. THERE INFESTED. I’ve lost coffee pots, microwaves, blender and yet alone toasters as well, their was roach poop in side of them and dead roaches inside my coffee pot not the part where you can wash it the actual machine, in side the microwave even in my refrigerator. I’ve shown them pictures and honesty they blamed me even had the maintenance I’ve ever seen fix anything say its my house keeping… look i have photos videos you can see if you need to proof email me. tI have photos pictures a track record… his place is not worth it at ALL!!!
This place is infested with roaches the reviews you read on here are real. They go back on one site since 2003, and 2010 years I wasn’t even here… there not someone making them up. in fact bay wood is aware of it and mine you Roaches are not the only thing involved either. they have horrible termites in the walls yes in the walls. They hire a team to spray called Team Too who really cheap and unprofessional i guess thats why they go hand in hand. if you have use business before seek a second opinion the are lairs as well as the Bays and also are as desperate as BAYWOOD Staff are.
I have complained and complained about the roaches they came so many times to spray the apartment in the end they tried to buildup a track record as if their not at fault or they had no acknowledgment of why they keep coming back. They offer no solution after you become frustrated and yet alone when you do mention it they act as so surprise as no way we never heard of anyone complaining…
The property is old, they have no solution to anything,…to cover up their trash complex is the install yes new paint, new carpet and have maintenance come every mooring and ever night to air out the apartments from pervious tenants and clean up all the roaches bugs, i even heard of rats… before anyone comes on site to view the property they make sure its clean so you don’t see anything and so when you see the new carpet and nice white walls you sold but I’ll tell you just for hell…
i lost sleep. my grandson keep throw up we had to change his mike so many times and thought it was a milk allergy but to find out after he’s one he still throwing up. we have to wash every dish we take out of the cabinet since roaches are crawling every where, wash every cup every pot before using it this was we dealt with until I finally said after three treatment I can’t handle it anymore… and complained… it wish I would got legal aid help to find out what I could do.
one thing I was told was call the city to fine them and if the inspector doesn’t want to ask to speak with the supervisor, call the city Health code as well. most important you can win by taking photos, videos keep all copies of forms when they ask for permission to spay you’ll need them. because they will lie and say they had no record of you complaining… also make friends the neighbors and ask them if they are dealing with roaches some might be embarrass but when you relate to them they will be open about it also make tell them to do the same if the city sees more and more are complaining they will fine them. You also can asks for two months credit of rent yes two months they did give me that… as well a friend told me they had her stay in the hotel… because when you prep for spray you’ll have to take everything out and clean everything its gross trust me I had to do this so many things then to be told I had to wait 14 days before they come and do another treatment… so make they pay your rent and cleaning supplies it will work if you have more than on neighbor to complain and make them aware you have another neighbor as well. they will try to intimate you as well, don’t let them… they know there wrong and know of the roaches… like i said they are not here for you but to cover the property reputation…

I always have such a pleasant experience with all of the staff who run the leasing office. Everyone is very friendly and helpful. Dan especially is one who goes that extra mile to make residences happy and feel more at home than just being in an apartment.

Giant complex. Great location/​area, but… Apartments are very dated… not renovated or modern whatsoever. Interiors have older appliances, fluorescent lighting, popcorn ceilings, cheap «tan» rental carpet and old single pane thin windows. NO washer/​dryer in units… only «laundrymat» style facilities on property. No electric car plug ins. Lots of irresponsible pet owners. No gym at Bayview.
Hey, Irvine Company, it’s 2016… upgrade the cheap, original, single pane, energy sucking windows before you print another ad claiming your love for the environment.
Rent raised every year 10−15%. Very small gym, nice main area pool. Landscaping issues only addressed after a few calls. Lots of management office turnover. Loud traffic noise on surrounding streets. Can’t give 3 stars, but 2 ½ «Meh. I’ve experienced better» at this rent price describes it well.

Don’t live here.
Besides the location, everything else promised to you is a lie. Plus, they want to make sure they take advantage of you living in this market.
1. Quiet time after 10PM — Absolutely not, for people OR animals, and definitely not enforced!
2. 24 hour on-​call emergency help — Again, definitely not! I was locked out of my apartment around 11PM one evening. I called the two numbers they gave me multiple times and left messages, and never got a call back. I got a locksmith to come the next day at 8AM, that was the soonest I could find someone, so I was out of my place an entire night with my dog inside. I called THEM a day or two later and got a voicemail back about a week later apologizing. They asked for a return call so I did call them back again, a couple times, and nothing.
3. I moved in and the place wasn’t clean, really at all. I had to ask them to come clean the carpets again because there was soot all over parts of them. The mailbox was full of leaves and dirt, the deck is dripping with crap from the gutters and roof, and the trees shed all sorts of bark and leaves, etc. as well as sap so my dog comes in from the deck covered in sap and tree droppings.
3. I signed a seven month lease because I was considering buying a place, With two months left on my lease, they sent me a letter saying they were raising my rent by $ 105 per month because «that’s the market». Then they tried to justify it but ‘giving’ me the same increased rate if I signed a 12 month instead of a 7 month lease… shouldn’t the rate be LESS for a longer lease? They tried to spin it the other way around which was total BS. They wouldn’t even consider anything for me even after all the crap I’ve had happen.
4. The trees around here shed a ton of crap all over our decks. The gutters have been completely overfilled since I moved in five months ago. I’ve called and asked when they will trim the trees and clean the gutters and they say they only do it twice a year but «it’s the price we pay for having these nice trees around us.» No, I pay already a crazy high price and you can at least make it worth my money to stay here.
5. A friend of mine was moving to the area and I referred her to a couple different Irvine Company apartments like mine as she liked the style of mine. Because it wasn’t The Bays, no referral credit which they promise online.
I feel completely taken advantage of. This is exactly why I didn’t want to move back into an Irvine Company apartment. The arrogance is stifling.
I actually would have considered staying because I really don’t want to move again. However I’m definitely not sold on that after getting a smirk by the general manager and saying there was nothing she could do on the price and more or less telling me that she’s happy to find a new tenant.

I lived here for nearly 7 years and I loved it. The peace and tranquility of this community speaks for itself. Maintenance team is on top of things 100% they are quick to respond and take care of issues that need to be addressed. I want to compliment Dan on his knowledge and professionalism in making sure that tenants are happy and have any problems resolved, furthermore not excluding any of the Baywood apartment team employees they are very friendly and professional… I look forward to returning in the case that things do not work out in my new apartment for whatever reason…

we just moved in here, been less than 2 weeks so still have a year to go. work with Jameson, he is great. All I can say is that it is nice area, obviously that’s we we chose it. There seems to be too many college students, 5 sharing an apartment… so parking spots are taken up. The buildings are old so you have old building problems, pests etc.
also the whole area seems generally unfriendly and everyone is in their own world.
but I guess that’s most of SoCal…
anyway, we enjoy our ocean view and the BBQ and my kids love the pool.
