Be very careful renting with Rockrose properties and be careful what you sign (Lease, early Termination etc), read through very carefully because Rockrose only cares about getting as much $ out of you as possibly, whether you like it or not. And they will be confusing and unclear and not answer phone calls to explain, so make sure you understand everything you are signing with them. I am learning from experience what money hungry scumb – gs they are. For example getting something as simple as a security deposit back… good luck, cause they’ll pull something so that you don’t get it back. Regardless of leaving the apt in impeccable state. So in conclusion, I will certainly never rent from Rockrose properties ever again and I would just advise that if you are thinking of renting with them, to be extra careful when signing anything with them and that they are notorious for overcharging and only seeing you (tenant) as a way to get as much money as possible.

PROS
–Doormen are fantastic, best ever!
–Neighborhood is great.
–Views are fantastic, from apt and especially roof.
CONS
–Super is rotten, and corrupt. Will rent out roof or bike room only if you grease him with cash. Rumor has it he skimmed the tip envelops last Christmas season, I believe it!
–Rockrose are money grubbing and as slimy as the super. It’s no wonder complaints on him go right into the trash.
–Walls are paper thin, and I mean paper thin. You can hear neighbors conversations, all times of day and night. I could hear a dog bark from one floor up and two apts over! Had to sleep with earplugs!
–Roaches in apartment, and especially on roof, also saw a guy FREAKING out one night in the lobby because he saw a rat in his apt.
Currently pursuing litigation for RR Lease violation.

I lived in 41 River Terrace for a period of like 6 months, summer and winter … both times love it, special summer because the Rockefeller Park (Concerts etc. Joggin, outdoors …)
great neigborhood, small gym but nice view of the hudson river, besides is open almost until midnigth, the doorman are the best Sahi is a sweet heart as Ramon too, the maintance of the building is always clean, a lot doggies around like a lot lot lot, always is nice to live near the water special mornings when you open the window and you first view is the river priceless, i enjoy live there and 4 of july view from the rooftop is the best in NY city, if the fireworks are on that side absoluty gorgerous …
My best experience living in a fun neiborhood safe, nice friendly and very very sport ambiance every day running joggin, gym love it, the whole food market and close to the best bars restaurant in ny city Tribeca, Soho, Greenwich just the best … love it, my favorite neigborhood in Manhattan …

I lived in 41 River Terrace for 13 months with a roommate.
We got a great deal, but had to meet very annoying requirements and ending up paying 1yr upfront.
The RockRose staff was not too responsive but after getting their email addresses and direct line, you can move things much faster. The leasing office is near so it’s easy to go ask questions. I managed to get a recommendation letter from them because I was a good tenant.
They care mostly about money and don’t care about you, but they are a management company, so after all, they just see you as an apartment number.
about the building:
PRO:
— doormen nice and not too many
— super intendant is rude but efficient and helpful
— amenities are kind of clean
— rooftop has an amazing view but was poorly furnished (they bought new furniture two months before I left…)
— view from the river side apt are incredible
— zipcar nearby, but careful on the weekend, they tend to be reserved way in advance
— wholefoods mkt and bed bath & beyond right there
— movie theater never crowded 2 min from here
— RCN cable service is great !
CONS:
— walls are like paper sheets, you can definitely hear a baby crying or a dog barking all day long
— cellular reception is terrible with AT&T and T-​Mobile. Verizon and Sprint are definitely working better there. Get a landline and forward calls if you own an iPhone
— rooftop closes at 11pm and cannot really be privatized
— street parking is a headache (Zipcar nearby)
— valet service was nice but average quality
— crossing the west side hwy is very annoying
— wind during the winter is a nightmare
— not so much of a neighborhood around
