Let’s see… Where do I begin?
I lived in 416 E. 9^th St. for about a year; It’s very rare that anyone lives in this building for more than a year. The apartments are spacious and are reasonably priced, plus its in the heart of the East Village, which is definitely what attracts people to the building.
The landlord is Michael Sloan and he’s as slum as it gets. The entire building thinks this, so that is not just me being bias. I will now list line-​by-​line every major issue that occurred during the year I lived there.
1.) TRASH. Unlike all other apartment buildings on the block (and probably in the area), there are 2 very small kitchen-​size trashcans that reside right outside one of the basement apartments. Before the super, Junior, was hired, we’d be lucky if the garbage was taken to the curb once per week. Eventually that super just stopped showing up randomly and there was a huge landfill forming around the garbage. After numerous complaints, Michael finally hired Junior, who now routinely takes out the garbage. Since the trashcans are very tiny, they still pile up at times, but that is Michael’s fault for using kitchen trashcans.
2.) SAFETY. The front door to the building was broken the entire time I lived there. Anyone could walk in. None of the tenants even took out their front door key, because you could just pull it open with no problem. There was a time a stranger walked right in and tried to get into random apartments, while smearing blood all over the walls (took about a week to get cleaned up). Also, we can’t forget about the homeless guy who decided to set up shop in the basement. Michael initially ignored all requests to fix the door — Someone literally had to post a note in the lobby to encourage all tenants to harass him. Eventually, he made a few attempts to fix it and was unsuccessful… So, instead of hiring someone else, he does what any other slum landlord would do… leave it broken!
3.) COCKROACHES. It was pretty much routine to see cockroaches in the lobby and inside our apartment every other day or so (We were very clean). There was an exterminator who came for the first few months, then he just stopped coming.
4.) RATS. The rats loved to hang around our building because they had tons of trash to play in. Any time I’d walk outside at night time, I’d see a few of them hanging out. One time ConEd detected a false gas leak. Well, this was due to the fact there was a rat infestation in the underground basement. There were tons of dead ones, too, so when the weather got warmer the scent set off a false alarm.
5.) CLEANLINESS. The lobby of the building looks like it hasn’t been cleaned in 20 years. So much so that I was embarrassed to have friends over. I was promised my apartment would be clean before we moved in. Nope, it was filthy, including rat feces in cabinets and closets. Lovely way to welcome us to the building. The greatest part is that when I moved out, he took $ 100 off the security deposit for «cleaning» before the new tenants moved in. It also took months to get that back. Therefore, I highly suggest you skip out on paying last month’s rent. There was a point I was calling him every single day and he wasn’t answering. Which brings me to #6…
6.) UNRESPONSIVENESS. Have a problem in your apartment? Well, that sucks. By the time Michael gets back to you, you get so fed up that you do it yourself or just learn to deal with it. He will insist that he called you back and left a message, but he didn’t. This has happened to every single person in the building.
In conclusion, anything you DON’T want to deal with in your living space, you will get here at 416 E. 9^th St. Michael thinks he is above the law. The city’s Sanitation department would repeatedly fine him and we’d see the fines on top of the mailboxes. No idea how their other buildings are, but DO NOT BE FOOLED by the price/​location of these apartments.
