I can’t agree with anyone more how rude the entire staff from top to bottom are! I am a Real Estate Agent who use to bring my clients to them, not anymore. They treat you and your sweet grandmother like utter trash!!! Stay away with caution!!!

I called in for a housing rules case of emotional support animal three weeks ago. I first sent in email, then left a voice mail, then sent a post mail in, then called in and finally got Justine Bernhardt promised to get back to me in 2 days. During the call, she explained to me that they knew my case, they didn’t ignore it, she just needed to contact with the board for my case BUT they don’t even call me or email me for the progress. NOT A SINGLE EMAIL OR CALL!!! They are VERY unprofessional. When three days time is up (I even waited for one more day to see), I still got no response from them — not even a email said that it will be delayed. I called today again and got Susan on call and promised that Justine will get back to me tomorrow on Dec 10, 2014. I will update later for my case.
I’ve never seen this kind of property management company — so unprofessional. DON’T WASTE YOUR MONEY OR TIME ON THIS JUNK MANAGEMENT COMPANY!!!

Till today — Dec 16, 2014, I got three emails and ZERO call from Marbrose. The verbal conversations were all initialed and called by me. And I’m still waiting for them to send me back one simple reply — FOR THREE WEEKS. It’s ridiculous and retard! I can’t believe this.
DON’T HIRE THEM FOR ANYTHING and I will urge my building board to fire them.

Finally I got the letter from Marbrose Realty. It took almost a month but still need to thank them at least for the effort. I changed my rating from 1 to 2 «Meh. I’ve experienced better.» to reflect that. I hope I can get a more prompted response next time.

I really wish there was a zero star option. Marbrose Realty is, without a doubt, utterly incompetent. To start, the owner is legitimately mean. Over two years ago, when I was first looking at this apartment with a broker, he had a bad attitude and was rude to both us and his own employees. Even though our lease stipulated that we needed advance notice before anyone – let alone the owner – showed up, he didn’t care, and proceeded to barge in while I was in a towel, and then laugh and poke at me despite this clear sexual harassment.
Then there’s Susan. Oh Susan. I’d feel badly for you if you weren’t such a witch. What’s that? You misspelled my name on the lease and when I corrected you, you told me to done down my attitude or you’d rip it up? That’s quite professional… not. Oh? You lost my roommate’s rent check and instead of calling or emailing or ANYTHING to check, you just send a letter threatening to evict us. When we called, you laughed and said «oops!» Again, just oh so professional. But then you did this again SEVERAL times. Lady, if you open mail and there’s a check, don’t lose it. And if you do, don’t threaten to evict us when it’s YOUR MISTAKE.
Then, our contact at the company, Francisco, disappeared off the face of the earth, and when we had no hot water or heat during the polar vortex, we had to demand a new person help us as no one thought to answer emails or phone calls. And when we finally got Justine on the line (who may be the only person there who even remotely lives on this planet), we were told we’d have to wait for heat as they didn’t know it wasn’t working until we told them. WE TRIED TO TELL YOU FOR 48 HOURS AND YOU DIDN’T ANSWER!!!
What about the time my roommate woke up with a construction worker on the fire escape staring at her? Pretty sure «work» isn’t supposed to happen at 6am, nor is it supposed to involve a sex offense.
Or how the doorknob never properly worked or 2 full years! Can you please fix it, Marbrose? Nope. It’s not «essential.»
Or the rat kingdom that lived in the poorly maintained trash area to the right of the entrance… There’s nothing quite like the sound of a hundred rats screaming and drowning in trash bins because there’s a torrential downpour. Yes, I could hear it from the 5^th floor with windows closed. I pity the first floor tenants.
Now, the mold. Yes, we had black mold. For months we tried to notify ANYONE at Marbrose about this. Did we get a response? Nope. Not until my roommate came home one day and the walls and ceilings were dripping with moisture so thick that all the paint in the place cracked and our paintings fell off the walls. Only then, when our insurance company was involved did Marbrose think to come. But did they actually remove the mold or check on the interior of the walls and ceilings? Nope. They just painted over it and naturally it cracked again and grew new mold in less than a week. When we finally demanded they deal with the bathroom ceilings, which had started to cave in, lo and behold, they found that there was no insulation because the contractor had «forgotten» to install it. Well isn’t that something? PUT IT IN!!!
Then there’s the time someone broke into the building via the unsafe scaffolding from the construction next door and was running through the halls trying to get into apartments and I woke up to a policeman shouting for everyone to lock their doors while they searched for the suspect on the roof. Did Marbrose do anything, like maybe, install window or door locks? Nope. They said they never heard about it, even though the roof alarm was going off the entire time and the super lives in the basement. Nope. No communication.
Ultimately, the only way to succeed with these people is to get a lawyer involved. Then suddenly things start functioning at a more bearable pace. Just like how my lawyer is about to be involved to because they still haven’t mailed me my deposit back 3 months after I moved out of that hell-​hole. We had to warn the next tenants to take pictures of all of the damage and get an attorney to protect themselves. I strongly warn anyone who’s about to do business with these fools to get legal protection. And some anti-​anxiety meds.

Just finished a two-​year relationship with Marbrose. They are poor communicators, and I would caution folks to do business with them. In fairness, the apartment itself was in good shape, and the building was generally well maintained. This review is only of their level of customer service.
The most serious apartment issue I encountered was hot water being unavailable for nearly a week. Marbrose did not even entertain my initial report, claiming I was somehow ‘mistaken’ that the hot water was unavailable. After days of worthless emails and calls, I needed to physically show up in their office to elicit a proper response. And, magically, through that process, a problem with the hot water heater was identified, and fixed.
My only constructive advice for dealing with these folks is to over-​communicate, and be stern in your tone. The only time they were relatively easy to deal with, was because I made abundantly clear to their office that I was not going away until the situation was fully resolved. ie. Leave your social niceties at the door.

If you live or you’re about to live in a Marbrose managed building just pray that nothing goes wrong. They will happily take your money but that’s where the honeymoon ends. I’ve never had a problem with them picking up my calls, however don’t expect any follow-​up, resolution, or your e-​mails answered.

One of the most unprofessional organizations I have ever encountered. They don’t respond to emails or phone calls and don’t abide by the terms of their rental agreements. Susan Plowden was particularly rude and unhelpful. Avoid at all costs.
