Then only pro I can think of is the location, right downtown. Beside that there’s no more good I can say
My apartment was small and dirty with the addition of a couple roommates: mice and cockroaches.
But the biggest con would have to be the landlord, that guy was completely retarded. The apartment smelt like cigarettes every other night, great sleeping through that, in a supposedly «smoke free» building. Told the landlord and he said contact the NYC health department, great help…
Unless your a pretty girl, he’s gonna do absolutely nothing for you. Every time I asked him for help he’d get pissed and say he’s busy and blow me off like I’m just a huge inconvenience for him to do something besides sit on his ass, very unprofessional.
Had a continuous problem with the AC unit leaking water. Instead of spending the money to buy a replacement like he should have, the landlord instead repeatedly opened the unit to drain the water with garbage bags, then after the floor would start to leak and mold I’d have a gigantic industrial heater in my room for weeks. What an idiot
Another time he decided to change the lock to the front door, the only way to enter the building, so no ones key didn’t work afterwards. No note on the door or any type of notice anywhere, you would have to by chance run into him so he could give you the new key, or ring all doorbells with the intercom and pray someone would open the door for a stranger so you could get in your own building. Wow
I really hope they replaced this moron. Unless your a girl with a cute face, he’ll treat you like a princess. If not, you better know how to run maintenance on your apartment cause your not getting help from anyone

I highly suggest not living here.
I lived at 184 Lexington for one year.
Before living at 184 Lex I lived at Parc East and now I live on the UES in a beautiful renovated walkup building.
Here are my thoughts.
184 Lex was about $ 300/​month cheaper than my Parc East apartment (both 2 BR conv to 3), which is why we moved into it. I was also very excited about living a little further west and just being in such a great location. Now, I live in an apartment that is $ 1,000 less a month, true 3 BR, smaller, and on the UES, but it is SO much better and mostly because I do not have to deal with Hakimian bullshit.
If you are going to live in a doorman building, it is so worth it to go to a better one.
Where do I start.
The super, Zoltan. What a pile of crazy. Firstly, more often than not I would see him cursing about one thing or another every single morning on my way to work. That is not how I want to be greeted in the morning.
We found out he would be entering our apartment without permission on multiple instances. There was one day where I came downstairs and Zoltan and the doorman were screaming at my roommate about our spare key (as in, the key they keep) being missing and how they need to get into our apartment. My roommate handed them off to me and I got SCOLDED for not returning the key. I gave them my personal key and told them when I got him I would look for the spare but that I did not think we had it. Sure enough, I get home for work, ask for my key back, and they had both the spare key and my key. So why was I yelled at? And why were they using my key? And why did they all have different made up reasons for going into the apartment?
Oh, here’s a good one. At one point they sent around a notice saying that no apartment can have more than 6 guests at a time. I’m sorry, is this a college dorm? I am an adult paying $ 5000 in rent pretty sure I can damn well have as many people as I would like in my own space. We were 3 bedroom apartment with over 1000 square feet. I have had multiple lawyers look this over and it is actually not enforceable as it is not in the lease agreement anywhere #knowyourrights
A big reason we decided to live there was the beautiful roof. People trashed the roof some of the first weekends of summer, which really sucked. I do not know what the correct answer here is, but I can tell you that them making the decision to close the roof at 10pm was ridiculous.
You are basically paying all this money to live in a building where half the doormen are rude, management is unresponsive, the super is an asshole, and you can’t go on your own finished roof. Oh, right, and you are your roommates can’t have more than 2 guests per person over.

I lived at 690 Greenwich street and had an awful experience. When I moved in they said the filthy old carpet in the hallways would be replaced and it never was.
My apartment was robbed by a member of the staff and management took no action. This was the same response when my apartment was infested with BED BUGS believe it or not. They actually came from the apartment next to mine. This occurred because of numerous attempts by my neighbor to get action management did not respond. I had to hire an exterminator and was not fully reimbursed.
The hot water, heat and elevator were constantly not working. They think 10 to 15%annual increases are deserved.
The final indignity came when I received a bill for damages that was a total fabrication. good thing I took pictures that showed no damages.
To summarize DO NOT rent from Hakimian

I’ve had many bad experiences in the past two years of living in 30 West 18^th St. The entire problem starts top-​up with poor and selfish communication. I’ll start with the good and then move on to the bad.
GOOD:
The apartments are beautiful and well-​designed. The doormen are great (especially Leo, but also Charlie, Santiago, and Jerry. They’re all very friendly). The location is unbeatable.
BAD:
1) (August) When I was moving in, I was shocked at how dirty the apartment was. I asked the super and he said, «Wait, you’re moving into that one? Oh, I’ve made a terrible mistake. We cleaned another apartment!» I was appalled but didn’t want to get angry. He promised me a cleaning person would come, «the best of the best,» and she would clean up. She came a few hours later with a swiffer used in someone else’s apartment (it was already black) and wiped the floors a little. I told her to get out and that I would take care of it. It was the first of a long series of problems, on the very first day. [The management has terrible communication skills]
2) (December) A few months later, I woke up early on a Saturday and was brushing my teeth. I heard my neighbor turn her shower on and noticed something in the corner of my eye: my bathtub started filling from the drain with a soapy, yellow water. Her waste water was coming into my bathroom. After a huge headache, the drain still doesn’t work well but at least I don’t have my neighbor’s backwash. The porter (Luis) once told me that this happens in every apartment because the drains were so poorly designed.
3) (October) Several months later, I came home and I was scrubbing some vegetables in the sink, and I noticed I was standing in a puddle of water. I called downstairs, but the doorman said the porter wasn’t around and that the super was on vacation. I lividly washed my vegetables in the bathroom sink. On Monday, I asked again, and Luis, another porter, came up to take care of it. The gasket of the drain needed to be replaced, because, as Luis, in his own words, said, «This building bought cheap shit; I’m tired of replacing these.» I had to spend hours hanging around watching Luis fix this (I don’t trust people in my apartment, and thank goodness I don’t; more on this later).
4) (The following March) I had thought there couldn’t be anything else that would go wrong. One night, I’m sleeping, and I hear a dripping sound in my dreams, but assume it’s just a dream. The dripping persists and gets so loud, that I get concerned enough to wake up and check. The entire bathroom is flooded in a yellow liquid, and it stinks: bad. The liquid is dripping from a soaked ceiling, possibly my worst nightmare. I call downstairs and say there’s a terrible flood. He wakes the super up, another Luis (who has since left), and this Luis was so rude. He left after realizing it was something he needed to handle upstairs. After 2 hours or so, the leaking stopped, Luis came and vacuumed the liquid, and left. The bathroom was in terrible, disgusting shape (stained, smelly, all my belongings (shower curtain, bath mat) ruined). This was by far the worst experience in this building. And the worst was coming down and telling Charlie, the doorman about it, and he said, «Yeah that happens all the time. People flood their bathrooms and then it comes down. They’re so stupid; usually they’re drunk.» That’s not okay!
On top of those, my neighbors blast music and have loud, violent fights regularly. They’ll come home drunk and scream and yell, then take it to the hallway, even hitting each other, until one throws the other out. Once, they were rolling around in the hallway hitting each other, and then their door slammed and the boyfriend stood up and said, «SHIT! I forgot the key!» He was in his underwear, and had to go down and get the spare. Charlie and I had a good time joking about it a few days later (Charlie had to give him the key that night).
But it says a lot that when I come down in the morning the doormen often say to me, «Oh boy, I know you got no sleep last night. I read the logs about your neighbors.» The people in this building are awful. (Note: some are very nice I’m sure, but I’ve had pretty bad luck it would seem. And it agrees with what I’ve hear from others about the building).
And, about Luis the porter, when I read this article a few weeks ago, I was so glad I always stayed in the apartment to watch him:
And Luis the super? He was fired, rightfully. The new super, Mirek, is much nicer, but I luckily haven’t had any problems that require me to deal with him.
On to the management, Hakimian. Evil. They put on this profesional, friendly demeanor, but never respond to any inquiries, always raise the rent too much, and never communicate with the tenants, the super, the doormen, or the porters. A rough experience with them.

I lived at 184 Lex for over a year and recently moved for work reasons. This building is great, the staff was courteous and professional, and the building was kept clean despite undergoing extensive renovations while I lived there. The management company was great at communicating with the tenants, always letting us know what was going on at the building in advance. Also, their roof top opened recently and is a great space to enjoy the city while being away from the hustle and bustle.

I lived here for 2 years and my experience is mixed. The staff in the building are great, especially the super. As for the management company I have no comment. The building is a college dorm. The apartments are old and falling apart. I would think twice before I go back…

while i’m fairly certain that few NYC management companies get high marks from their tenants, i must agree with the other lone reviewer.
I can only hope that if you’re considering renting from Hakimian and you have options, that you go the other way.
i have lived in their property at 460 West 20^th street for 3 years and i’ve simply had it and am moving out. After nearly $ 500/​month in rent increases over that time and things breaking down all over the place, i’m moving out and I’ll never live in one of their properties again. they are a dirty company that cares absolutely zero about their tenants, plain and simple.
as an example, 460 West 20^th st is an 8 story building… in which the elevator has been broken for most of december (it is halfway through the month as i write this). there are women with small children on the higher floors and they simply don’t seem to want to part with the money to fix the lone elevator in the building.
what’s worse is that they have communicated absolutely nothing about the issues to the tenants. that is simply incomprehensible.
these people have no conscience when it comes to their tenants. do yourself a favor and rent elsewhere.

I have worked with several different management companies during my time in New York and I have never been treated with the type of disrespect that I experienced with Hakimian. Both the people who work in the management office and those in the building at 184 Lexington were extremely rude and incompetent, and I can’t think of one experience that was positive over the year. They unfairly took money out of our security deposit, gave us a hard time about small repairs throughout the year, and were generally unpleasant. We had issues with our move-​in date, move-​out procedures and whenever my roommates or I tried to call and work things out we were yelled at either by Hakimian employees or the super Zoltan.
Not to mention, the apartment building itself is disgusting. Our friends had issues with mice, and the amenities were terrible.
The way my roommates and I were treated by the Hakimian organization, and the Hakimians themselves was completely unacceptable, and a terrible way to do business. They unfairly took money out of our security deposit and refused to respond to emails or phone calls regarding these issues and much more. You would have to pay me (a lot) to ever live in their properties ever again, and I wouldn’t wish the experience upon my worst enemy.
