AVA High Line

I moved into this building about 4 months ago and it has been a great experience. Everything from the initial discussions with the leasing agent (Nadiya was very helpful), to the move-​in, to the living experience have been top notch.
I’m in a studio with a considerable amount of space. Everything is new given that the building was just built over a year ago. All the appliances have been reliable and top notch. The building is very well maintained and I’ve had no complaints whatsoever since moving in. The entire staff is very friendly and will help you any way they can with your needs. Below are what I consider the top highlights:
— Digital thermostats
— In-​room washer/​dryer
— Verizon Fios availability
— Décor and cleanliness (main floor, hallways, outdoor areas)
— Outdoor areas (ground floor — BBQs, lounge chairs w/​umbrellas, fire pit, ping pong table, outdoor speakers with AUX inputs. Rooftop has great views and speakers as well)
— Friendly and helpful staff
— Doorman for deliveries, dry cleaning, etc.
— Online system for payments, work requests, etc.
— High Line entrance right outside of building
There are several other pluses that I personally don’t take advantage of, but include: in-​house gym, bicycle rentals, pet-​friendly, community events, etc.
There are not many downsides that I can think of. The cost will obviously be a bit higher than a building without all of these amenities, but I do think it’s worth it. There is a lot of construction going on outside in the surrounding areas as this area is being re-​developed, but the insulation/​windows are great and I don’t hear any of the noise. Traffic can get heavy on some mornings, but isn’t too bad.
Highly recommended for those looking for a newer building with great amenities. Take a tour to check it out for yourself.

Everyone treats you with such Care and Concern. Management is so attentive to your needs and they are so consistent with anything that might be of concern to you personally, without Judgements. They are discreet if you have a Complaint and it is addressed without making you feel like a snitch. I love the Social Gatherings Management sponsors with Food and Drink and the Neighborhood is full of Excitement! From Restaurants to Art Galleries to Sightseeing and Nightlife! I am the most luckiest girl to live here with my Family, but so are we all. #BestNeighborhoodToLiveIn

This building is a blessing and I’m very grateful to live here. As most New Yorkers will agree, it’s not easy to find a comfortable home in NYC, and my 1-​bedroom is very comfortable. The front concierge staff is very welcoming and willing to help. The lobby and all its lounge space, including a library, boardgames, flat screen cable TV and sofas are nice for hosting guests. The backyard is very spacious and can fit many people comfortably enjoying the BBQ grills, fire pit & ping-​pong table. The roofdeck terrace is beautifully furnished with great views. However it is much smaller than expected. Multiple bike storage rooms. Online availability and status of the washing machines in the building, plus notifications when clothes are done. A direct entrance to the High Line Park on the block. Indoor garage parking available as well. and a fully equipped workout gym (additional fee required for the gym amenity)
OK so here’s the not so good news: It’s a growing neighborhood so unfortunately there’s 6 construction sites immediately surrounding the building (not including the massive Hudson Yards construction zone just two blocks away), and they are all at the beginning stage of creating foundations. Therefore we have several years of traffic congestion, parking limitations, construction noise and construction dust to deal with. The windows are very good and the only construction noise you can hear, spills in from the exhaust of the air condition unit. Half of my windows don’t open at all and the others just crack open to a max. of 3″ (due to a safety window guard). So technically, there is no way to clean the exterior of the window from inside of the apt, without professional window cleaners, to manually unlock the window guard and climb outside to clean them. I’m happy to say, the building hired a window cleaning service in Nov/​Dec2014 to professionally clean the building’s windows. So the not so good news, really has more to do with what is temporarily going on around the building.
I’m grateful for what this building offers and I highly recommend living here if you wish to live comfortably, in style, in West Chelsea, NYC.

Ava is located in the heart of up-​and-​coming West Chelsea. Not your run of the mill high rise she aims to please with brand new spacious apartments, high end amenities, community spaces and friendly staff. The gym is gorgeous, the building is pet friendly and smoke free. Its also not a huge building which I love. Since day one my experience has been great and I highly recommend living here if you can swing it. The Frying Pan and Chelsea Piers are nearby for water lovers. With Hudson Yards going up this area will only get better.

So I drank the Kool-​Aid, read the glowing reviews, and, got myself a place here.
So, is the place really worth the consistent hype? There is a lot of good and some bad. It is indeed a brand new building. That means lots of construction is still going on, so be prepared. Our «brand new» apartment also had paint stained floors, scratched countertops, dirty windows which were all attributed to the «brand-​newness». Our toilet broke down twelve hours after we moved in and pretty much exploded all over the bathroom floor. When I went to the concierge he asked what kind of toilet paper I was using?!? Umm, the regular kind. Anyway, turns out that this is a common problem as one of the parts in the «brand-​new» toilet keeps breaking and causing this mess. No reason to discuss my toilet paper. It has happened in several other apartments. The good news was that I found out just how amazing and responsive the maintenance team really is. They are truly five-​stars. Putting in a maintenance request is also very easy and done online. The whole process is very smooth and stress-​free. That alone justifies the rent for me! The appliances in the unit are stainless steel and it’s definitely nice to be the first person to use them. There are washer dryers in the unit but also in the basement. This is since the in-​unit ones are ventless dryers and take a really really long time to dry towels, sheets etc. they also spew hot air into the room (nice in winters I guess).
The floors are this new kind of (resin, I think) material which look gorgeous but I don’t love the feel of them.
Although this is supposed to be a smoke-​free property you can always find a bunch of people smoking outside. In terms of location, it’s great to have the entrance to the Highline right outside but there is also a «gentlemen’s club» across the street. There is a LOT of new construction around so it’s a good things the windows are brand new, sound-​proof. The area doesn’t offer much in terms of convenience; not many grocery stores, coffee shops etc around.
However, the building’s common areas make up for it. The lounge areas are awesome, the grills are great and the roof deck is almost complete. It’s also nice to have the concierge service at the front desk. They hold packages for you, help with non-​maintenance questions and basically turn this place into a community.
I think that the staff here override any potential negatives the building may have and turn this place into a welcoming oasis in the urban jungle that is New York. So all in all, I’m glad to have chosen this place.

I’ve lived in the AVA for 7 months now and could not be happier. As one of the first residents in the building, I have seen it come a long way. They have hit every mark, and every completion date almost exactly as stated when I was moving in. From the lobby, to the gym, to the outdoor yard and soon the rooftop. The result is a beautiful building that truly feels like home every time you walk in. The staff is incredibly welcoming and helpful in every possible way. The amenities are top notch, and the location is perfect with an entrance to the high line on the corner. I cannot say enough great things about the AVA. Keep up the great work!

A great residential find in the heart of Chelsea right off the Highline. Brand new building. We are moving in next month and of all the places we looked at to live in Manhattan this offered it all. Washer/​dryer in apartment, great outdoor spaces, you name it. The reason though that I am writing this review is because it was the ONLY rental apartment building that felt welcoming. Sure other buildings have amenities, this and that to lure you into renting. The AVA feels like home. Everyone has a smile, the staff is terrific and we look forward to being a part of this community. If you choose to look at AVA, find William and tell him the pony-​tailed florist that is an ABBA fan says hi! You will love this place!
