In 1986, I graduated from Lafayette College in Pennsylvania and received a Bachelor of Arts in Economics and Business. I put myself through college on an ROTC scholarship, and as a Distinguished Military Graduate was commissioned as an Army Officer upon graduation. I served overseas on active duty for 4 years, and after honorably finishing out my term of service in the Military I relocated to California. I worked in the hospitality industry for several years and also owned and operated a successful restaurant & bar in Downtown San Jose prior to my career in Real Estate.

Dave sold our house in San Jose in record time! It is hard to imagine this was done so quickly and smoothly. He is very professional and knows how to get the best value for sellers. He checked up on us often and even visited the home quite a few times. He made sure everything was on track with the contractors. He helped coordinate home inspections for us, reviewed the findings and provided us with good advice. He knows the market well and helped us secure several offers. Dave was fantastic to work with through this entire process. We were moving to California from out of state and Dave really listened to what we wanted. He gave us a thorough tour of the area when we were in town for our house hunting trip, guided us to the neighborhoods that really fit what we were looking for and steered us away from homes that looked good online but he knew would not make us happy. He was very knowledgable on the local schools which was a huge help in helping us narrow down our location. Once we found the right home, Dave was fantastic with negotiations, contracts and our numerous questions. And even now that we have completed the transaction, Dave is STILL working hard for us helping us with contractors and some house projects we want completed before we move. I am lucky and feel thankful that I found David to help me sell my house. David is very honest, detail oriented, well informed, good in execution, and patient working on my house sale. At one point, I have to suspend my house sale plan due to multiple factors. David is able to accommodate such changes and monitor the market closely in the meanwhile. David is able to sell my house at a good price in time. David is able to respond very quickly with useful information. While I am very busy work and off work ad business traveling, David is able to do quite some work to get the house ready for sale, which I did not expect him to work on at all and end up feeling very thankful. I was lucky enough to find Dave Frazer through Unilocal and worked with him to sell my town home in Morgan Hill in August, 2015. After an extremely painful experience on another real estate transaction with a different agent, Dave was a true breath of fresh air.
Dave is incredibly honest and on top of his game. He has a complete marketing plan he puts in place for every transaction he manages. Dave is a master in communication and was always making sure we had weekly, if not daily updates, on the status of our sale. In our case, Dave was able to talk up our property to colleagues before we listed, resulting in early walk throughs and an offer without even having an open house!

When it came to selling our home of 20 years, we realized the emotional attachment we had. We raised our children there. The community held our dearest friends. We felt so at home in this house, that we knew we’d live there for ever. But, Life has a way of changing things and we had to move cross country.
We are so happy that Dave was our Realtor. He understood our feelings. He worked around our needs. His advise and knowledge were such a help and so appreciated. Dave’s humor is the best, even a touchy situation had a funny side, which was always accompanied with a honest solution.

David Frazer helped my wife and I sell our home in Morgan Hill, and assisted in the process of purchasing a newly built home, also in Morgan Hill. Our situation was fairly unique, in that our home was literally on the train tracks, which really limited the number of potential buyers. He was professional and insightful throughout the entire process, helping us to settle on a sales price that was appropriate for the market, our location and most importantly, our timing. We had a limited amount of time to close on our sale; the purchase of the new construction was contingent on the sale within a specified period. We ended up selling our home for just under asking price, accepting an offer 10 days after listing and closing right in line with our contingency.
David was also helpful during the 3.5 months that the new home was being built, attending walkthroughs at various stages of construction, and pointing out things for us to discuss with the builder, things we probably wouldn’t have seen or thought about ourselves. All in all, I would recommend David to anyone looking to sell or purchase, he is very client focused and will work hard to help you, whatever your situation.

Dave has worked with us on multiple home sales and he is one of those realtors that takes care of the entire process, from keeping a list of very good companies to make repairs to being available to meet with repair companies to ensure that the job is done correctly. He ensures that you get maximum value from the sale of your home.
You can often judge a business person by their friends and many of Dave’s friends are current and former clients. That to me is an indicator of just how well he treats customers and he would his own friends. Dave focuses on the details of your purchase or sale so you don’t have to and he ensures that you make the right decision throughout the process as he has seen most buying or selling scenarios in the past.

Anytime I hear someone talking about buying/​selling a home I immediately tell them to call Dave. Selling and buying becomes painless when working with Dave. No need to get overwhelmed with process. He walks you thru from beginning to end and helps with every piece including helping get contractors in to get the home ready to sell to even moving furniture for us and lining up painters! David Frazer is hands down the best realtor I have ever used. I have purchased and sold several properties within 11 years. This was by far the easiest transaction ever. David worked with me almost a year prior to listing my property. He was a subject matter expert on the market, easily knowing my house layout, neighborhood, inventory of all sells for years. He provided a detailed market analysis and knew the exact moment of when to list my house. My house sold in 4 days, in a soft market, without reaching MLS and for more than I was hoping. He was professional who handled all of the details seemlessly and with no stress to myself as I had moved 2 hours aways. My house had 3 tenants and he formed a relationship with them and the seller. My tenants were able to remain in the property which was the ideal situation. He helped me with the small inspection repairs with professionals who did exactly what they needed. I can not say enough about David Frazer. If you are looking for a full time professional who truly understands the market, then I highly recommend him in Morgan Hill and San Jose.

Just came across Dave’s Unilocal page and had to take a moment to give some feedback. Dave helped us sell our house a few years ago when we relocated from California to Texas. I can honestly say that I would not have wanted anyone else in our corner in the selling of our home. His attention to detail and knowledge of California real estate law were fantastic. David helped us buy our first house in south San Jose. From our first meeting he was extremely knowledgeable and patient, answering all our questions and giving us lots of information we didn’t know to ask about. We were looking in south San Jose and Morgan Hill, and he knows both areas very well. We purchased a short sale, and he made the process go as smoothly as possible. Throughout, he was in communication with the seller’s agent, our mortgage agent, and other relevant parties, to make sure that all the t’s were being crossed and i’s dotted, so the sale would proceed with as little difficulty as possible. By the time the seller’s second bank approved the sale, we had about 18 days before the first bank’s approval expired, and we were able to close in that time (with an FHA loan), due in large part to David’s thoroughness and communication with all involved parties. He has a good network of inspectors that he knows and could recommend, and we were very happy with all of our inspectors, who did thorough work. There is a lot of information and documentation that goes into buying a house, and David did a great job of helping sort through all of it, explaining what everything meant and which information was most crucial. We’d highly recommend David and would definitely use him again if we ever decided to move in the future.

We have used David Frazer for a few of our home and land sales AND purchases. The thing that set’s David Frazer apart from the rest is he stays with the task through and through. He was there for any walk through with us or inspection by sub contractors, home inspectors, signing of the papers, etc. David even calls a few weeks after the sale or purchase to make sure everything is OK and to see if there are any questions now that things have settled. I will continue to use David Frazer for our future sales and purchases.

David and Kathleen walked on water for us with our cabin sale before we tried to sell it short (the market was not with us and we could not sell it, even though they went all out). Then, when it came time for the short-​sale process, David, now working alone with us, again, went every extra mile required and was there for us. If I knew more than he did on a particular subject, I showed him, and he listened. If he knew more than I did, I listened. He even recommended a law firm: Rossi, Hamerslough, Reischl and Chuck, that we used for advice, who, eventually (due to our particular circumstances and the current laws at the time) told us NOT to do the short-​sale, but David was there with us every step of the process, even well PAST the short-​sale, to continue to learn the process and remain up-​to-​date on the current laws and procedures. he is clearly not out just for the close, he is there to serve clients.
Besides the fact he knows homes, and especially, mountain properties, his integrity and willingness to work with the client– instead of just serve himself, speaks volumes. Right now, there’s only two Realtors who will be recommended by me, and it’s David Frazer and Kathleen Davis.
