[Seller review] We just recently closed on the sale of our home and used Randy as our realtor. Both my wife and I have nothing but good things to say about Randy and his assistance during the entire process. Right from the beginning when we first spoke to Randy and up until the close of escrow, we found Randy to be very meticulous, organized, ethical and highly resourceful. Randy is very knowledgeable of the local markets and uses his experience of working with both buyers and sellers to good use. He was always very helpful in patiently answering all our questions, no matter how many we might have. Also at different phases of the process, he walked us patiently through all our options with the pluses/​minuses of each of them and helped us make a informed decision. He also did a great job in recommending cost effective upgrades, in marketing and staging our house for a good turnout subsequently. At the end of the process we were very satisfied of choosing a good realtor to represent the sale of our home. Would definitely recommend Randy to my friends and anyone who is looking for a good sale and a good experience.

We worked with Randy & Vinh for buying our first home. In bay area, it is not easy for first time home buyers to find their dream house. Equally tricky is finding a realtor who understands our taste. They are very helpful and professional with lots of patience. They explained about all the paper work clearly and accompanied us to all the open houses. Vinh even used to accommodate our last min requests to check out homes during weekdays. They point out the pros and cons for the houses and let us make an informed decision. Let me tell you all about myself briefly first before I rate Randy and his team… I have been working in the customer experience business for 25 years… all I know is providing high quality services to customers and following up to make sure they are happy… I have been successful and am now a high level executive for a local company that generates more than 100 million dollars in sales annually… Now that you know me I think it’s safe to say I can tell you about Randy and his team… Randy is the epitome of Customer service and a high quality real estate agent.
For starters when I met Randy he took the time to meet us at a place of our convenience and took his time to explain to us why we COULDN’T qualify for what we we looking for. He didn’t do it over the phone or via an email… He cared about us as a client and came and met with us and educated us to the entire process using his laptop and then explained everything in detail… Even though we didn’t qualify for what we were thinking about… WE WERE IMPRESSED! I immediately knew this was our man!
We then recouped and came back to Randy with a more fine tuned idea of what we were looking for. Randy and his partner Vinh spent the next three months helping us to look for a property. Both were very patient after we fed them property after property we were interested in to see or we wanted them to review. They did all the research and met us at the properties to review and look at them. After looking at many properties and bidding on a few we finally hit the jackpot and found a winner property!!! I can honestly say that if it weren’t for Vinh and his evaluation skills of the neighborhood (to figure the best price to offer on the house) and Randy and his negotiation skills, we would not have been able to get into this winner home!!! I was most impressed that in the heated seller market where each property is getting 8 – 20 offers (with some of them being cash offers) after going on the market, Randy got us a $ 18,000 seller credit!!! SAY IT OUT LOUD…$ 18,000 SELLER CREDIT!!! If it weren’t for this credit, 100% for sure we would not be in this new home… but Randy was able to negotiate for it and helped us get it!!!
As I lie here tonight in my new home I just think how lucky I am to have met someone like Randy, Vinh and his team and how they are such a great team of professionals!!! I highly recommend them to anyone who is looking to purchase a property!!! I also highly recommend them to first time home buyer because Randy is patient and takes his time to answer all questions with a high degree of patience and is very thorough and ensures that one’s questions are answered!!!

We had rented a house through Randy earlier. Randy is a cool guy. Very meticulous in process and advises the best for you. Also very people friendly. I will look up for Randy when buying a house.

This review is long overdue.
My husband and I met with 2 other realtors before Randy. We felt Randy understood us the most and worked well with our needs in the house hunt. Randy met with us at 2 different occasions and gave us an insight into the market and house hunt process which made us aware of the million loopholes we might be walking into.
None of the other realtors gave us this initial understanding into the process and as first-​time buyers, we were sold to Randy :) and gladly so!
Randy and Vinh were super friendly to work with. Came to a lot of open houses with us, would point something out as soon as they spot a problem and never once did we feel they were pushing us to raise our budgets or sell a house to finish the deal.
While working with Randy, my husband and I raised our budget for the house gradually after understanding the market with Randy’s help. Finally, in Jan 2014, Randy and Vinh helped us get our current home before it went on the market. Randy helped us make the agreement look attractive enough to the sellers and we were happy at the end of it all.
I would recommend Randy to anyone looking to buy a house in the Bay area.

We were first time homebuyers looking in the highly competitive Sunnyvale/​Santa Clara area. Randy and Vinh helped us understand the basics first, and answered our many questions patiently and thoroughly. Very personable to deal with.

I really can’t write a review that will do Randy and Vinh justice.
We spent a long time looking for a house in the Bay Area, working with a realtor based out of Palo Alto. We made several offers but were not even close to winning houses.
We met Randy by referral from our mortgage broker, because we were considering houses in Fremont and our realtor didn’t cover that area. We found Randy’s analytic data-​driven modeling very appealing and so even when we returned to looking in Santa Clara County for a house, we decided to stick with Randy — and it was a good idea.
We made 3 offers with Randy — the first two we came in second place in multiple offer scenarios and were held as the backup offer in one case. In the third we won the house below list price. All of this is thanks to Randy and Vinh — their analysis of the market, their positioning of our offer, structuring the contract — they truly are experts and I wouldn’t want anyone else on my team!

I was a first time home buyer when I met Randy. I contacted him due to the stellar reviews he had on Unilocal.And yes, they are all true. During my first meeting with Randy, he patiently explained the process of home buying and went over common terms/​situations I would come across during this process. His level of research and commitment was evident right away. Randy and his associate Vinh do not push you into buying your home and they provide in-​depth research on property values. I was a single girl when I was purchasing my first home and Randy recommended that I stay away from certain high crime areas. He even advised me against overbidding when certain townhomes/​condos were not worth the asking price. My friends and I were very impressed with their dedication and hardwork.

We were on a short timeline to find a place in the Fremont/​Newark/​Milpitas area and Randy and Vinh made the experience as painless as possible.
We were shown only properties that met our criteria and price range. No upsell at all. Randy and Vinh were always courteous and professional with well-​thought through advice on offers and counter-​offers and what things we should be looking for in the gotcha category. They were especially helpful in meeting a very fast timeline and coordinating our lenders, condo association, insurance agent, escrow company, inspectors, electricians, and the seller’s agent. Nice job, certainly would recommend!

This my home purchase experience with Randy and Vinh.
I’m a first time buyer, approached Randy seeing all the reviews here. At first meeting he explained all the details and process of home buying experience. Went to lot of open houses and was mostly accompanied by Randy or Vinh, they would give their honest and valuable opinion. Never felt rushed to close the deal and put an offer, they would do research, present and explain all the documents and asked me if I was comfortable going forward. Randy is also very prompt with email and phone calls, it helps when trying to close a deal. Also gave references for lenders, contractors and escrow. All in all, no regrets in having them as my buyers agent and everything worked out well.

As first time buyers, we interviewed several real estate agents before we decided to go with Randy and his team.
At the first meeting, Randy and Vinh impressed us with their patience, field knowledge, and a well-​done informative presentation regarding the whole purchasing process and the current housing market.
During the house search process, they came to every property we were interested in and gave us their professional opinions on the place by guiding us what to look for around the house and what to pay attention in the documents such as inspections, HOA and etc.
When we decided to make an offer on a place, they used a spreadsheet with comprehensive comparison data to help us bid competitively. Although our first bid was unsuccessful or second was accepted! In addition, our transaction was more complicated than a regular one with seller’s credit, loans, and the unexpected incident during the closing that caused a delay over a month. Randy and Vinh helped us understand and figure out every step at this complicated closing to make sure we were absolutely comfortable and happy about the house.

Randy is truly the definition of customer service/​satisfaction and dependability. As a first time home buyer, we had never-​ending-​questions about the process and uncertainties going into this. Luckily our friend referred us to Randy (Randy also helped him purchase his house this year) and he was able to explain the entire process professionally and in terms we could understand. He even went out of his way to explain the process to my parents! I could always count on Randy for a prompt and detailed response by phone or email. He was also «with us» during every step of the process, almost to a point where we’d be completely clueless without his presence.

— Superior customer service. Very responsive to inquiries and keeps us in the loop every step of the way
— Knowledgeable in the industry. Expert at what he does and explains it well (in laymans terms).
— Looks out for customer’s best interest. Scheduled our open house and secured a tenant well before the end of the month to avoid paying mortgage for an empty house.
— Trustworthy. Many times we asked Randy «what would you do?» and always took his advice.
— Cool dude! Great «can do» attitude and such a pleasure to work with.

After a year of house hunting with no success my husband and I got out of the market. We were discouraged and unhappy with our previous agent.
As soon as we met with Randy we knew it was going to be a different experience. He met with us and had a presentation prepared that would address all our concerns, questions, and set the expectation. He even answered questions we didn’t know to ask! There was no sales gimmicks and no pressure. Just reassurance that we had someone on our side who was genuinely trying to find us our home. The best part is that Randy made himself available based on our schedule and responded to all our questions instantly whether it was an email, phone call or even a text.

Buying your first home can be stressful, scary, and exciting all at the same time. We couldn’t have asked for a better agent to help us through the process. Randy walked us through every single step to purchase our first home. He provided us data on the areas we were looking to buy and worked with us on bidding for homes in the hot market. When putting out a bid, Randy does his research and thoroughly goes through all the paperwork and explains information on the home disclosures that we don’t understand or would have easily overlooked. Randy helped me to close a deal for our first home on 3÷21÷2014.
We were definitely one of a few very lucky couples that only took 4 weeks to complete the whole transactions from start looking for a house to close an escrow.
I found Randy through Unilocal after a disappointing experience with an another agent. We were pretty lost hope at that moment after meeting with this another agent who almost discouraged us by telling the extreme cases with difficult transactions that she had with her clients before. I decided to go with Randy because he had the highest review scores on Unilocal.
Randy was educating us about the market, trends and general transaction process, etc. with his presentation on iPad and did the overall expectation setting of how we should move forward from there when we met at the first time. which by the way, I would not believe many other agents would do in the same level as he does. And this is absolutely one of the differentiators that make him a good agent.
During the whole time, his response was very fast and we saw his emails coming in ²⁴⁄₇. We were impressed by his professional manners, organized skills and deep knowledge/​expertise.
We were lucky to find the current house by attending several open-​houses around northern San Jose. As soon as we found what we wanted after 2 weeks of house hunting, we called Randy for his help.
There were 2 other bidders for the official bid. We were not the highest bidder, but the former owner only chose us and gave us a chance for an exclusive counter offer to match up with the highest bid. So, we did and we got the house.
How did this happen? Ask Randy. This man knows techniques and tricks, I am telling you.
So, as I mentioned at the beginning, we were very lucky to complete the whole sales cycle within 4 weeks, that includes finding the house, bidding, escrow, contracting… And we were very lucky that Randy was our agent.

I highly recommend Randy, as he helped me with the purchase of my first home. His expertise made my first home buying experience quite pleasant. Randy presented a road map on how the whole process would go and what to expect. One of his strongest traits is his patience, and how Randy takes his time to fully explain the real estate business for you. He also goes out of his way to make sure you’re comfortable with everything and doesn’t pressure you with any decision. In fact, he helped educate me about the current housing market and presented me with numerous options to help achieve my goal. Randy’s knowledge and expertise is second to none.

Randy and his team are great people to work with. They took the time to answer any of my questions that I had when it came to real estate. Randy and his team have dealt with several different market conditions and I feel their experience and expertise is 2^nd to none.

Randy does a great job in explaining the process of purchasing a home which other realtors lack and does a great job of following up and communicating with his clients.
When looking for homes, we were just in awe and we liked everything that we seen but Randy looks for the details of the home other realtors might just overlook and brings us back into reality. This was my first attempt at buying a house, and I was determined to do this by myself without too much help from the parents.
Luckily I found someone like Randy who had the kindness, intelligence and patience to assist me through this whole process.
I was looking at houses for over a year before finding Randy. Most of the realtors just didn’t live up to my expectations. They just took you from house to house, without really saying much, only cared if you wanted to put in a bid or not.
Randy was different from the start because he sat down and met with me even before heading out to look at any houses, it wasn’t the «in a hurry» attitude I got from most other realtors.
After the bid was accepted for the house, I had tons of questions, every single day, Randy made sure he set out some time every day to call me and/​or e-​mail me to make sure I had all my questions answered and all my worries taken care of.
The lender, seller and listing agent were a little on the slow side with a lot of things, we had to extend the property and loan contingency because we didn’t get the info we needed in time. Randy made sure that I was calm and had all the information I needed to make the right decisions during those times.
There was even one time when we needed to get a check into the Homeowners Association by 5pm, and instead of making me do too much work, he offered to just head over to the HOA and pay and I would just pay him back next time we met.
Only critique I would give is that with the listing agent slowing things down, I would have liked to see Randy fight for me a little bit by making them finish their work by the promised time. Maybe he did and I didn’t see it.
