Terrazas

We’ve been renting one of the townhouses here since May and I absolutely love this building! It is 15min away from Brickell (but if you don’t want to deal with the traffic you can hop onto Culmer Metrorail Station), right by I95, 836 and 8min away from the airport, in a very quiet area right next to a park. The maintenance of this place is amazing, every time we needed sth someone comes around the same day, the amenities are super well kept and clean. It has a beautiful river waterfront. Downside: there aren’t any near bars or restaurants (Garcias, Casablanca and Seaspice are close) so you have to drive everywhere. The management changes often but that’s very common for big condo complexes in Miami. There seem to have been some safety issues in the garage but nothing that has ever affected us and they strogly reinforced security measures after that. This place is simply awesome for what you pay, but here’s the catch: you can only lease each apt for 12 months if you’re renting from the developer directly because they need the turn over in order to try to sell them and keep the place in good shape, they will not extend the lease. If you find another apt in the building though they will move you for free.

In love with my current living situation! Terrazas is outside of the city traffic and craziness but close enough to get anywhere in 5 – 10 mins. The staff and the people who work at the leasing office are absolutely welcoming and friendly. The views and amenities of the building are amazing in every direction. Must say this is a hidden gem in Miami!

I have lived here for a few months now and I really like the convenience oh having a nice pool and gym on site. I was able to cancel my gym membership and save a little money. I also really love the pool area with cabanas and Barbecue area, which is great for when I have friends over.

Incredible building in a great location, close to everything without the traffic! Great amenities and I love the new management company. Everything is very well maintained and the building is pristine. Great investment opportunity in Miami with an amazing view and even better return!

My wife and I have been living here for a while and have nothing but good things to say about terrazas. The place is great if you work in the medical district or in downtown for that matter, our guest have always had available parking. The leasing staff, especially stephanie is second to none. The maintenance staff is very nice and attentive, many times we didn’t even need a work order, any issues were fixed same day. Security is excellent, me and my wife feel very safe here. The floor plans are huge and very well thought out (giant floor to ceiling windows everywhere) the views of downtown and miami river are EXCELLENT. The building is dog friendly, and being next to sewell park, my bully has a big, pretty, well maintained park that they can run in all day. Everyone that comes to our home loves it and wants to stay. we love our home: the views, the space, everything. we really dont understand all the negative reviews.
