Cosmopolitan Residences on South Beach Condo Association

The Cosmopolitan Residences on South Beach is the most affordable luxury property, located in the coveted South of Fifth neighborhood.
I have been a resident (and realtor) at The Cosmopolitan Residences for more than 6 years. I moved in as a renter because I wanted to assure the building was quiet at night while I slept, and that management was good. I eventually purchased my unit because I love living here! The location can’t be beat — 2 blocks to the beach and South Pointe Park. The elementary school district is an A+ school thru 5^th grade. There are many fine restaurants within walking distance and Big Pink if you want more affordable dining. Publix is 4 blocks away, and the local bus stops right in front of the building.
There are 233 residences split between 2 buildings that connect on the third level where the pool, fitness center, and club room are located. I feel very safe in this building. The worst safety breach I’ve heard of here is an occasional bike theft from the garage, but security has also caught a few thieves, and that’s to be expected in most area buildings.
There are one bedroom units (686 sqft), one bedrooms with dens (826 sqft), and various sized two bedroom units (1010 – 1247 sqft). Each unit comes equipped with washer/​dryer and European bathroom and kitchen fixtures.

For several weeks I have told the manager, armando suoto (mandy) that the hallways are unusually hot, I got a thermometer and they were reading 79 – 80 degrees. He came up with a laser thermometer which was reading 74 – 75 degrees and refused to address the issue. Upon investigation, i found out that the laser thermometer reads the temperature of the walls and not the air temperature. When i confronted Mandy with this information, he refused to admit that his method of measuring the hallway temperature was incorrect. Needless to say, the hallways are still at 79 – 80 degrees and he refuses to do anything about it. He now refuses to answer my emails or talk to me.
He also has lied to me, he told me that the machines on top of the building could not be adjusted, that they work on an automatic sensor — when i pressed him on it a few weeks later, he told me that he had adjusted the temperature by two degrees — clearly lying.
During one of our conversations, he came within one inch of my face while pointing a foreign object into it and calling my a «F*cking pussy» — extremely unprofessional.
It is a shame that such a person (and i use the term loosely) is allowed to run the place, because the building is actually quite nice, good location and well maintained.
I have since left the building, but i hope when the building gets mold they will pin the blame on this unethical and unprofessional manager.
FOOTNOTE: the review by «david b» is a fake — posted in response to my review of 07÷12÷13 that was removed at the request of the management — it is obviously a fake user posted by the management to unduly bolster the truth which is exactly the opposite — furthermore, go to the filtered reviews — you will see my review of 7÷12÷13 that was removed followed by a total of 4 more fake reviews posted by the management praising the manager — this type of dishonesty is indicative of the management’s general behavior

The Cosmopolitan is a beautiful residence on Washington Avenue in South Beach. The whitewashed exterior with turquoise tinted windows lends a calming, serene atmosphere. The building is kept running by an excellent staff. Felias & Henry are topnotch concierges who guard the building as if it were a castle & greet you as if you were visiting royalty. This would all not perform as a well oiled machine if not for the excellent stewardship of Armando Souto, the building manager. He is smart, concerned & responsive to our every need & request — by far the best manager we’ve had in the 7+½ years I’ve had the pleasure of being a Cosmo resident!

The Cosmopolitan is a beautiful building in an ideal location South of Fifth. Close to everything that embodies life in Paradise, it is extremely well managed by Property Manager Armand Souto and his excellent team. That makes such a difference in the context of all the natural threats that attack properties down here: wind, rain, heat, and the occasional hurricane. In addition, there are the complexities that come along with managing a microcosm of society. People from all over the world own condos here. Mr. Souto makes it all look easy. It is a pleasure to come home to the Cosmopolitan.

I absolutely love the Cosmopolitan. Both the interior and exterior of the building are beautiful and well maintained. The staff is quick to find ways to please the residents, and the Property Manager, Armand Soto, epitomizes this mentality. Every time I see him he’s bright and cheerful, asking me how everything is going. He is very professional and handles his responsibilities masterfully. I love the unique and fun experience that living here has exposed me to. I look forward to living in this building for a long time!
