I am a property owner. If you were not alerted by their initial cheap sweet talks like me, like why you deserve to receive your rent(yes, they elaborate lengthy talks on sth. obvious to make you feel, well, suspicious), then you may very well be the next victim. They are sloppy in everything they do, but that is not the worst. In my case, they got two tenants at below-market rent after two months, after ½ year the tenants had a fight and vandalized the house, the repair costs exceed $ 5k. During that ½ year I told them the water bill was too much, please check to see what is wrong, and they said it could be leaking toilet and they will, and for next 3 months I continued to receive the same exceedingly high water bills and they did nothing, upon my repeated requests. It was a leaking toilet, and they do not care, even for simple thing like that. Not to mention other stuff. After the tenant moved out I asked them to get the keys, and they did not know if they got the keys, or how many keys, and took them 1+ week to say alright, we got 1 key for you, lost all the remotes/keys. Then they sent in a guy to do the fix work, without even asking me(per contract anything over $ 300 has to be approved by owner). I told them to stop the work and send me the quote, and you can guess what that is. They made a mistake to still send me the rent out of the deposit for that month, and they also paid themselves the management fee. I pointed out to them that they should not collect the fee out of deposit, and they should refund me the rest. They instead ignored that and say I owe them like $ 20 because they had to pay the contractor, but if they did not collect the management fee there should still be money left. I just realized that the only way to deal with them is to fight them through BBB or even court. The owner would try to fool you like a child and would not do anything reasonable to get a mutually agreeable solution. You can also imagine how they treat the tenants from the example of leaking toilet. Hope this helps future owners/renters.

Don’t rent from them, they’ll rip you off. I moved in thinking everything was going to be great, they had charged me double the deposit so I expected a decent place. When I moved in some drawers were broken, the cable outlet in the bathroom didn’t work, the screen outside didnt work, and the place was a mess and infested with roaches. I called them for the initial inspection but no one came, so I asked my dad who is a handyman to fix the drawers for me. I moved out 3 weeks ago, and they sent me back my security deposit where they deducted 285 dollars for all the things that were already missing! They charged me for the cable outlet that never worked, for the drawers that I had to get fixed, the screen that was never fixed for me and for roaches! THEYRIPPEDMEOFF. they even lost my rent once, and my heater never worked. NEVERRENTFROMTHEM. P.S their name is Old 99 realty now.

I live in San Jose and actually run my own Residential Property Management in here. However, I own two rentals in Merced. I chose this company to manage for me and I think it has been a great decision. They gave me a fair rate and they have a;ways been able to rent my homes within a months time. Definitely recommend them!

My Husband and I were trying to move to Merced, and several months before we moved I contacted this company to help us find a home. Every place they told us about was in really bad areas, and they assured me that they were in nice areas, but after telling my Father in Law that lives in Merced were they are located, the told us other wise. They never got back to me after leaving several messages. I paid the application fee and i feel like i got screwed. I would never EVER contact this company again.
