Fantastic company to deal with! Rehab division is extremely quick on turn arounds and the maintenance department goes above and beyond for the tenants.

Worst company to rent from. We had problems with the house when we first moved in and when we called them they never showed up to fix what was broken. Instead they sent the owner several days after we contacted them and when I asked the owner why he came to fix things and not the renting company he said” I told them I’ll be responsible for fixing the stuff, because it’s more expensive for me if they fix it” and he didn’t even bring a handy man or anything he was «fixing» things by himself. Very ridiculous company to rent with no respect or consideration for the tenant whatsoever. When we decided to break our lease they responded right-​away because there will be financial obligation on us as tenants; however when we called them for fixes we needed after the move-​in inspection they never replied. Very very unprofessional company. I feel sorry for who ever is renting from them. Terrible terrible experience.

I’m not sure why the other tenants had issues. I’ve been a tendentious for over 2 years. First time I had a problem I reported it on Friday and they fixed it on Saturday!

Possibly the worst experience I’ve had with any company. My parents rented a house from Renshaw from 2013 to 2014 in Germantown. We first started noticing the companies unresponsiveness with maintenance requests, issues would be unresolved for months despite multiple visits by the maintenance crew. The main reason I’m here warning other’s about this companies unethical and unprofessional practices is how they handled our security deposit. We were forced out of the home after our lease was up because the owner of the home found a buyer, there were constant visits by real estate agents and clients. Adding insult to injury, a move out inspection was never conducted and for the past two years, we’ve been trying to retrieve our security deposit. Despite our lease being with Renshaw, THEY RETURNED OUR SECURITY DEPOSIT TO THE OWNER OF THE HOUSE! I apologize for the caps. We worked with the owner of the management company to retrieve our deposit, but it seemed like he was hoping we would just go away. We are seeking legal action for our security deposit and damages/​interest.
Based on the reviews from the page, the only people they care about are the property owners (see for yourself).
If you can, avoid at all costs, you have many options in Memphis to rent from. It’s not worth the headache.

We are out of state owners of three properties in Memphis, and recently felt the need to change property management companies. We made a trip to Memphis, and were fortunate to meet with Bob Renshaw of Renshaw Property Management. We liked him immediately – he seemed very honest, and down to earth and we liked his approach to the business. So we decided to go with him and his company.
Well, we have been with them for about 5 months now and have been very happy with our decision. One of the numerous reasons that we needed to change management companies was our original company couldn’t seem to get one of our properties rented after three months. Within a few days, Renshaw Property Management had found what so far has been very good tenants for that property. We also had another property become vacant in the last few months and they found a good tenant, almost immediately. For out of state investors, we don’t want our properties sitting vacant for long periods of time – so this was very impressive to us.
The other thing I greatly appreciate, is that I can always reach the person I need to speak to at Renshaw – either I get them directly when I call the office, or they call me back within a short period of time. I assume they are that way with tenants as well (although, of course, I don’t know that for sure). And of course, I can always talk to Bob, if I need to.
We have had quite a bit of unexpected work that needed to be taken care of, in the last few months and they have supplied us with contractors who are reasonable and do the work quickly. I really don’t think the previous management company took care of our properties the way they needed to be and that’s why I suspect quite a bit of this work was necessary.
All in all, we have been very pleased with Renshaw – Bob and his staff. They take their jobs seriously and we are treated with respect at all times.

Awful. It has been terrible renting from them. They are difficult to get ahold of, they are slow to fix things, and they took rent out of our account after we moved out. Rude.

I am an out-​of-​state real estate investor and was looking to buy a rental property in Memphis, TN (site unseen). The real estate investment company I was working with recommended a property management company that I did not feel comfortable using because I discovered they had some rather negative feedback posted online from their tenants. I know that at times, you’re going to have a few individuals here or there who are not in touch with reality and no matter what you do, they’re not going to be happy. But there’s a difference between 10% of your commentaries being negative vs. 100%.
So I opted to rely on the BBB (Better Business Bureau) website to figure out which might be a better company for me. I was targeting companies who are BBB accredited, has been in business for at least 7 years, has an A+ rating as well as minimal number of complaints. I must have made over 10 calls that day before I came across a company that although they did not do single family residences (only commercial properties) they were kind enough to offer me a few referrals. Renshaw was one of their referrals and coincidentally Renshaw was also one of the qualified ones on my BBB list.
All three companies this company referred me to based on my personal interaction with them were what I would classify as good referrals. The difference was, unlike the other two companies, Renshaw Property Management does property management and property management only. The other two companies, although professional, seem to be more interested in gaining my real estate investment business than they were in earning my property management business. I tend to have more faith in a company that has a specialized niche rather than a company that wears multiple hats and ends up being a «Jack of all trades, but a master of none».
I could also tell by speaking to Bob Renshaw that he took tremendous pride in his business. Not only did he personally called me back, he called me back on a weekend! This is the difference between being an employee who does what is expected vs. an owner who follows up on all calls, rain or shine, weekdays or weekends.
We had a conversation about what I was buying and although he wasn’t necessarily motivated like the other companies to earn my real estate investment business, he actually volunteered to drive by the property I was buying over that weekend to see if what I was paying for it made mathematical sense for the rental income that it could potentially generate.
Like clockwork, he followed up with me that Monday as promised to tell me that although it was a well located property with tremendous promise, it was also possible that I might be overpaying for the property based on the comps that he ran for the area. I had already suspected as much when I was initially presented with the numbers but it was good to have my intuition be reinforced by someone who not only knew the area well but whose family has been in the real estate business for 40 years.
What I appreciated most about Bob’s feedback is that he had nothing to gain by telling me this but yet a lot to lose. He knew that if I did not buy this property, there would be no property management business for him to earn. Instead of thinking what was in his best interest, he was genuinely more motivated to help me by giving me his honest opinion.
Although I’m unlikely to move forward on this property, I will happily give Bob the opportunity to be earn my property management business when I do buy a rental property in Memphis. Trust is so crucial in this industry and especially for out-​of– town investors that I can truly say, Bob has earned my trust. If it’s a trustworthy owner and company you seek, Renshaw Property Management has my vote.

If I could give this company 0 stars I would. DO NOT RENT FROM THEM. They never answer, they never check in, they do not tell you all the specifics one should know and they are rude. NOT RECOMMENDED.

Renshaw is a great management company. We live in California and own a unit in Memphis. Trying to find an honest management company was tough. Renshaw is excellent. Their system is online. They draft the tenant’s rent and issue it to owners very promptly. We have needed a few repairs on our property and they have excellent service providers. We are extremely happy we were referred to Renshaw Property Management. The owners are wonderful to deal with and our tenants have been very happy dealing with this company. They are the best if you need property management in Memphis. We are grateful for their service.

I have Renshaw manage several properties for me. I’ve used other management companies and found Renshaw to be the best.
I like being able to call and talk to Bob if I have a concern which is rare. There is a decent size staff and I’d say they range from good to great. My experience is that the folks that are great outnumber the folks that are good. From my perspective, that’s a lot better than most companies whether they are a small business or Fortune 500.
If you’re looking to rent a home, you have to understand that you are actually renting it from the owner not Renshaw. The funds are ultimately going to the owner minus a small management fee. Renshaw manages the property and has a couple of different types of owners. I’m a real estate investor and I have the resources to address a problem with a home right away. When you have a problem and call your management co, they often are instructed to call the owner. My goal is to have tenants stay for a long time and my goal is to address issues immediately.
Another type of owner may be someone that is renting out of necessity. They may have moved out of town, divorce, couldn’t sell… You can pretty much tell what type of situation before you sign the lease. If the place is clean, attention to detail, you’re going to be in good shape throughout your lease. If it doesn’t look good when you’re first looking, that’s a sign of an owner that’s going to do as little as possible, perhaps because they don’t have the resources. If thats the case, pass on it regardless of how affordable the rent is.
I wouldn’t hesitate to recommend Renshaw for either managing an owners property or for someone to rent one of the homes they are marketing. Just use common sense and your gut feeling of the particular property you want to rent before you sign. If it smells like smoke and is dirty when you’re checking it out… theres a good chance that isn’t going to change.
Once you sign, if you have an issue and don’t get a quick resolution… ask for Bob or send him an email. A guy doesn’t put his name on a business unless he cares.
My average tenant stays for several years if that’s any indication of the typical level of service Renshaw provides. I think it is.

I just signed a lease for a property today. Matt showed me the property Saturday and David went over the lease today. I have had nothing but the best experiences so far with everyone there. They are down to earth, very nice and personable and David even went the extra mile to get me into the property very quickly as I wanted to move asap! I signed the lease and pick up the keys tomorrow! They are awesome so far! Thanks to everyone at Renshaw!

I had posted a review about this property management company approximately one year ago, and in my review, I used the name of the realtor who had helped my roommate and me secure the property in which we live. Prior to moving into our unit, our realtor guaranteed that the condo would be in move-​in condition by move-​in date. On move-​in date, the unit was covered in filth and dog hair, had a broken A/​C unit, broken sink, broken dishwasher, broken garbage disposal, broken sliding doors, broken fixtures, etc. We attempted to contact our realtor numerous times via emails, text, and phone calls, to no avail. As the months went on, we discovered that we were living in a smoking unit, as massive holes in our walls were letting cigarette smoke into our unit from our chain-​smoking neighbor below. The smoking unit was not disclosed prior to signing our lease. Many of our visitors told us that they could no longer come to our condo because the smoke issue was so overwhelming. This problem was not resolved until our neighbor tragically died of old age many months later.
Approximately 8 months after I posted the review on Unilocal using the name of our realtor, I did not hear from our realtor; rather, I heard from the owner of this company, sending me an email and CCing the realtor on the email. I chose not to respond to this email as I was offered no proper apology and was only reprimanded for publicly expressing my opinions about this company. Approximately 11 months after this original review was posted, I FINALLY received a phone call from the realtor asking me to please remove my post because one of his family members had seen it and he felt that it was rather «harsh.» This phone call, nearly a year after the initial troubles began, was the first time that the realtor admitted to «dropping the ball» on our condo. He claimed that when we moved in, he was «out of town,» which was the first I had heard of this information. I found this claim to be no excuse for being treated so poorly; however, during this phone call, the realtor offered a proper apology for the first time, and I agreed to delete my original post.
Although I agreed to take down the former post using the realtor’s name, I have decided to write this entry about this property management company to let others know about my experience. After my original review was posted on Unilocal,I received attention from the maintenance department, who quickly responded to phone calls and fixed problems within a timely manner. It is because of the quick turnaround that my roommate and I received through the maintenance department (as well as our aversion for moving) that we decided to renew our lease. However, after I took down my original Unilocal review, phone calls have again gone unanswered. For over a week now, I have been calling Renshaw and asking them to come out and fix our broken stove and to spray for roaches, and I continue to leave voice mails.
Please make a well informed decision before using this company. You may receive better treatment if you are renting a higher-​end property. If you are on a more conservative budget, like many Americans at this point in time, I suggest renting an apartment with an on-​site maintenance staff.

I have been a tenant of Renshaw for over a year and a half. When I moved into my home, it was filthy. There were cobwebs, mice and rat feces, dead roaches and other insects, filthy walls that needed repaiting (isn’t that a health department requirement for any new tenant/​rental?) and floors that had not been swept. The oven was dirty and all the counter tops were dirty. The toilet seat lid was broken.
All of these things had been covered in the showing beforehand when I gave them my deposit check yet none of it had been attended to by the time I moved in over a week later.
Just after I moved in, the kitchen sinks started backing up. I reported it immediately to no reply. I kept calling and calling and finally they sent someone out. He reported he saw no problem. It came to the point where I had to video with my iPhone to prove to them that the sinks would not drain, and in fact would back up when I ran the dishwasher. Their repairmen continued to report no problem until finally, SIX MONTHS LATER, the plumber they sent was determined to find the problem. He cut a hole in the cabinet underneath the sink, in effort to reach the pipes, and found nothing. He cut another hole in the adjoining cabinet wall and found nothing in the pipes there. He finally found the blockage in a pipe under the house, in the crawlspace. It was a rock, composed of I don’t know what, that was about the size of a kiwi. It had completely blocked the pipe and clearly had been there for some time. I still have the section of pipe with the blockage that he cut out to replace/​repair.
Of course, Renshaw said they would send someone to cover the holes that were cut under the cabinet. That finally happened one year later, after the home owner became involved. So in the meantime, my pots and pans and the area under my sink was fully exposed to the crawlspace under the house. It’s no wonder I still find mouse feces in my kitchen.
I have most recently called about the front door deadbolt not working. I’ve received no return call. And I was never provided a key to the iron security door on the front of the house.
Not long ago, the drainage line from the washer began to back up. When I finally got the repairmen out, they reported that I didn’t know how to load a wash machine and that it must be overflowing from the top. I’ve been washing laundry for over 25 years. I think I know what I’m doing by now. So again, I had to video the leak as it was happening. The home owner ended up sending someone to snake the line and there’s been no problem since. Renshaw, clearly, did nothing other than avoid the issue long enough that the floors beneath the washer now have rot and water damage.
They do not return phone calls nor show an ounce of proper business practice towards their tenants. They are one of the worst leasing companies I have ever come across in my 28 years of leasing homes and apartments.

I feel the complete opposite of Rachel H. I was here on a one year contract for work and was told to contact Renshaw by a professional colleague. Matt Holt is who I called. He directed me to his website and we found a perfect place on Mud Island suitable for me and my family. Mr. Holt was extremely professional and on top of his game throughout the entire one year lease. I found the company as a whole a pleasure to work with. I would recommend to anyone.
