Avalon Orchards

Think of any synonym for deception and you would have the best way to describe this property. They are out to get you and screw you when you move out. We have lived in properties all over us but no other property behaves in this way.
They talk very nicely when you first visit the apartment but don’t mention about all of the deceptive policies. We were hit with a $ 1600 moving charge for carpet replacement when they found one small stain. Avalon Policy is that if even they find one small stain then they need to replace the carpet for the entire house. If you have a kids or pets then you may run into issues when you move-​out
Even if the carpets are clean they will hit you with charge for steam cleaning the carpet. Again all policies that are never communicated during move-​in or move-​out inspections.
They have white counter-​tops and dated appliances and talk as if its a property in Manhattan. What do you expect from tenants. It almost seems that they don’t want tenants to live here.
I am sure these people make more money by cheating people rather than actual money from monthly rents.

Despite being made aware of an error in billing seven days before a scheduled auto-​deduction from my bank account, Avalon still processed the payment for the incorrect amount. Avalon agreed that the amount originally billed was incorrect but, even after many emails and phone calls, Avalon failed to correct the auto-​deduction.
The lesson here is that, whereas Avalon Orchards is a reasonable place to live, do not agree to their auto-​deduction requests and do give them access to your bank accounts.

We lived in Avalon Orchards for 2 years from ⁸⁄₂₀₁₂ −8÷2014 in a 1 bedroom loft. The apartments are a little expensive for the area but it is worth the extra money. Jonathan in the office and the entire maintanence team are wonderful. Always friendly and polite and quick to fix any problems. The grounds are immaculate and the apartment was very nice. Moving into Avalon Orchards has been a great experience. Its a great community, incredibly clean and the management and maintenance staff have been incredibly attentive and prompt in taking care of any issues that have come up. I really enjoy the layout of my apartment and I find living here to be very comfortable. I would recommend it to anyone looking for a place to live.
