South Seas Northwest Tower III & IV

Our family comes down to Florida twice a year and loves staying on the West Coast of Florida. This year we told them that they should check out Marco Island since they had never been and of course the scenery is beautiful! After searching for the perfect spot on VRBO they found the Towers!
Each unit is owned differently; some are rented and some are just the owners units. Mainly building 1 and 2 are where all the owners stay (most snowbirds and not there during off season). This is when we visited during the month of September and it was very peaceful and quiet throughout Marco! The unit that the Fam stayed in was in Tower 3 Unit 502 with amazing views of the Beach & Lagoon and an updated interior!
First step into their unit I was blown away by how nice this condo was! A very up to date Kitchen, Floors, and Bathrooms! Very nice beachy décor and stocked with all the necessities you might need! This was plenty spacious for the four of us adults with 2 bedrooms and 2 bathrooms! The balcony is very large and has the best most comfortable patio furniture we spotted from buildings 3 and 4!
The Towers have 4 buildings including a huge Pool with plenty of Loungers, Fitness Center, Laundry Rooms, Tennis Courts, a short walk to the Lagoon and Beach, Lush Landscape, Seashell Cleaning Stations, and Immaculate Views! This place literally has it all! The short walk to the Tigertail Beach has tons of rentals such as Paddle Boards, Canoes, Water Trikes, Chairs & Umbrellas, and much more!
The location could not be any better! Within .4 miles you can walk to tons of restaurants and cafes! Also, Naples is just a short 15 min drive! Parking is very plentiful complete with covered and uncovered parking. There is also tight security always on duty monitoring traffic coming in and out.
This place definitely impressed us and the Fam as they have already rebooked for next year! Make sure to check Groupon for deals and VRBO for units available. If you are looking for that perfect get away in Marco definitely check out Tower 3 Unit 502 for a wonderful stay! We can not wait to visit again!
**Tip– If you are going to be going to Marco Island during the Off Season be aware that A LOT of the Restaurants do close during this season!

I feel so bad for the reviewer, Don. It is scary renting a condo from someone you’re not familiar with. What a shame. When we rented it was from a google search I did for Marco Island. I didn’t even know the name of the condos, otherwise I might have looked on
or another site that had reviews and detailed information. I had never rented a condo for vacation, had only stayed in hotels or time-​shares, but We really did luck out, the site I found our condo on had very few pictures so I was terrified that we’d get there and be screwed out of our money, but it turned out ok, and knowing that this owner, who lives in NY, used a realtor on the island, that eased our minds!
Funny thing… with so few pictures I really wanted to ask for more, but we had already sent the deposit and were locked in, so I didn’t ask, I figured we’d just get through it no matter how the condo looked because the pictures of the view and to be on the beach were exactly what we were looking for! More about what we found when we got there below…
We rented in tower 4 in April 2014 and were very happy, so happy that we have already booked for a 2015 vacation! It was a north facing unit and that’s what we wanted again. Of course all the condos are decorated differently, ours we named The Golden Girls unit because the furniture was straight out of that show, but in pretty good condition! That didn’t matter because the unit was extremely clean. It seems the condos use the same cleaning people for all units, so I would expect them all to be that clean… the things like furniture, towels, etc, that is up to the owner to supply, so you have to rely on the info, pictures and reviews you might find on rental sites. But as far as cleanliness, I couldn’t even find dust when I ran my finger across the chandalier… I was shocked and happily surprised!
Ok, about the South Seas Condos… I love that this is a gated community and then smack up against a state park, Tigertail Beach! Because of this, the area is quiet and peaceful, which is just what we were looking for! We didn’t want to face the pool, and a good thing we didn’t because that was the busiest place there, sometimes even busier than Tigertail Beach State Park!
The building has wifi just in case your unit doesn’t, and ours didn’t, but it was quiet and peaceful to go down to the lobby area in the evening to go online.
Make sure before you check in that you get the code for the doors! Our first night there we got in late so we had to pickup our keys from the realtor and there was no info about any door codes, nor was it mentioned in the multi page contract. We got to the unit and it was almost sunset so we wanted to quickly get to the beach for pictures. We went out the north door and were locked out and there was no beach access there and no one in sight!!! We had to walk around the buildings and parking lot trying to find a way in and that took so long that we missed sunset :-(luckily a very nice couple trusted us enough to give us the door code so we we’re able to get back to our condo… phew!
The walk out to the beach is a big hike, so be prepared for a workout! After 5 days of that hike I could hardly move! The early morning walk to search for sand dollars is well worth an early wake up call, but each day is different… first time I found maybe a dozen sand dollars, the next two times I found one!
I loved that there was a shell washing station at the beach entrance. I also loved that the gate required a condo key so random vacationers couldn’t wander in! There is also an area to rinse your feet off before going into the building and they ask people to cover up before entering.
The long balconies are wonderful! We had a unit where the living room and both bedrooms had sliders to the balcony, so we had that beautiful view from the whole place! At night we had the sounds of the nature preserve (that’s what they consider Tigertail Beach). The north facing units have a perfect angle for viewing sunsets. I did notice from pictures on
that some of the end units have a different setup, one unit I saw that the second bedroom had small apartment size windows. For me, I really want to wake up to the full glass doors that look out to the beach & state park and want to access the balcony from my bedroom.
All in all, this is the place I will continue to visit! We are trying a different unit for our 2015 vacation, she has many good reviews and the pictures of this unit show updated bathrooms and an updated décor, still bamboo and beachy looking, but not Golden Girls… although we would have rented the Golden Girls unit again, but it was booked.
FYI — some of the rental sites have insurance for your vacation rental, I think on
it was up to $ 1000. I’m not sure what it covers, just remember seeing it there.

The Unilocal review written by Chad dated 9÷30÷2011 is generally descriptive of South Seas Towers III and IV. However, be wary about who you rent from. We found unit 1607 in South Seas Tower III advertised on the web. We paid the owner Dorrie Madonna $ 1,475 (plus $ 35.74 to FedEx the deposit at her insistence) to rent for a week in March of 2012. When we arrived the unit was already occupied by another party who had also rented it! After several phone calls Dorrie eventually arrived at the unit while our two parties stood around embarrassed. Her solution was for my party to stay at another unit she just happened to own in South Seas Tower IV (unit 1201). I can’t say Dorrie routinely double books her Tower III unit; perhaps she’s only an incredibly incompetent business person. However, she did come up with this «solution» quickly. Tower IV is farther from the good part of the Marco beach and unit 1201 faces north instead of the south facing unit we paid for. We would never have rented such a unit. The deck is cool in the morning when one would like some warmth and hot in the afternoon when one doesn’t. It had only one bedroom facing the Gulf and was smaller than the unit we paid for by over 15%. Dorrie offered to discount our price by 3% for the inconvenience — can you believe it? Towels in 1201 were soiled and Dorrie complained about our request for toilet paper. You decide whether you want to rent from Dorrie Madonna. If you do, and you find yourself double booked, be assured it won’t be with us.

Rented a condo here for 2 weeks for our honeymoon and we loved it. The condos themselves are obviously all going to be different and certain owners and management companies will be better than others, but the towers themselves are nice. There it’s gated access to the beach as well as gated access to the buildings themselves. There is plenty of elevator access to upper floors, there is never a long wait to get up or down to your destination.
There is a public pool located between towers 2 & 3 which is open from morning to dusk. The pool seems to always be loaded, many times with kids. There are posted rules about toys only being allowed at certain times but I’m not sure how strictly it’s enforced.
There are also rules about yelling from the balcony down to the ground which is nice as it keeps the place from turning into an apartment feel.
The walk from the towers down to the beach can be a killer on scorching hot days, but it isn’t to bad. When coming back from the beach there are plenty of areas to clean the sand from your feet and shoes, as well as a place to rinse shells. A notable to when going to the beach in the evening is to wear bug spray!
When traveling through any interior portion of the building footwear and covers are required… so no big beer bellies or skimpy swimsuits to see… unless they try to slip through.
During summer months there is a requirement building wide requiring everyone to have balcony lights and curtains closed. This is to keep the beach dark for nesting sea turtles… so if you want to sit on your balcony after dark to enjoy a Florida night you will be doing it in the dark.
There is plenty of parking space both on the upper deck and covered parking. There are large carts provided for those that are traveling with lots of luggage.
When staying here there are a million things to do within 30 minutes to an hour. Everglades City is within an hour and offers a number of awesome sights. Naples is about a half hour north and offers plenty of shopping and places to eat. If your not interested in going further than 10 minutes from your condo there are plenty of places on the island to eat and shop as well.
Overall our stay was very nice, the unit we rented was very nice. Everything we needed was supplied including all the things one would need in the kitchen! If your looking for a nice place to stay in Marco, definitely check these condos out!
