They are the best home inspectors around! I was recommended to them through my employee home purchase assistant program. Neil was extremely thorough with his inspections and truly walked me through every step of my first home inspection. Their reports are very detailed oriented and they provide valid recommendations. They truly had my best interest at heart and saved me a lot of issues that I would’ve encountered if I didnt choose them as my home inspector. You get more than what you pay for! We have since re-​negotiated with the seller and will be purchasing the unit. The missing photographs in the Inspection Report are still a major flaw in the report and made the re-​negotiations that much more tedious.

Fred and Neil are a father/​son team who have a wealth of experience and expertise. I’ve used them for all of my own home purchases and have recommended them when my clients needed home inspection services.
Their reports are very extensive and provide estimates and recommendations for repairs.
They also do a great job of explaining each item with the homeowners during the inspection so that they know what is going on. They are on the more expensive side in terms of home inspections but they are extremely thorough.

As a first time homeowner I had a good and professional experience. They were patience with me over the phone and responded to emails in a timely manner. The inspector was very nice and took his time explaining everything to me in a way I could understand. I received a very detailed report with pictures in a day or two following the home inspection. My only issue was with the termite inspection company they used. I didn’t receive the report for about a week when I called them for it.

Neil was an intricate part of our home buying process. He is so nice, knowledgable, and professional. You can really tell that he has your best interest in mind when inspecting your new potential home. Any questions that we had we were able to call and ask, and even after moving in he was willing to talk about some findings and educate us. Without a doubt I would recommend anyone hire Inspections Unlimited. I would give more stars if it were possible!

After having another company come in to inspect a home for me and not feeling like I got enough information.

Fred and Neil are great with customer care and service, they are very well versed in the tell tale signs that a home or business may or may not be right for you to purchase and their reports are as complete and detailed as any person could expect from any inspection service…
I have learned so much from their service about my home and what to look for as the home ages to avoid the big bill of things that tend to sneak up on people…
they gave me a history of things that tend to go wrong in the homes in the area I bought in (such as the downpipe for drainage and although they aren’t allowed by law to open the electric panel, Neil pointed out the electric sockets which had no ground plug on them showing an old electric system that needed to be upgraded for safety) which were fixed in this home before I bought it due to their inspection.
Inspections Unlimited is kind, fair, thorough, and knowledgable to the benefit of the home buyer who pays attention to this important step.
Laws do need to be changed to allow these guys to do EVERYTHING they like to do to get even deeper into their inspections like being allowed to open electric panels and things that may be painted shut by the owner to hide problems, but I was warned by them that there could be issues hidden and what they might be according to what could be seen and what they have seen.
My wife and I couldn’t be happier with our new home without the help and extensive experience of Inspections Unlimited coming to our aid…

Fred just did an inspection at an older house that I am purchasing. He was wonderful he took his time explaining everything in detail to me. I have mixed feelings about giving Inspections Unlimited such a low score and originally I scored them at a 4-​stars but now that we’ve moved into the house and I’m reflecting I am not totally pleased with how it went. On the plus side, Neil was very friendly and seemingly very thorough when doing the inspection. After the inspection he sent us an extremely thorough report with pictures about potential problems, although it took many days to get the report. With all of the work that he said needed to be done he estimated that we could be spending upwards of $ 25,000 to fix it all. This terrified us! He made us feel like the house was going to crumble into pieces. I get that he was just trying to prepare us but the first thing to bother me was that the price was extremely high and when we found that the gas wasn’t turned on he charged us again to come back for less than an hour to check the gas. Our realtor said that this was very uncommon given the high price he was charging. We were so terrified about the way he acted about the house that we ended up having another inspector come and give us a second opinion. The other inspector was much more laid back and told us that although there were concerns that it was still a really good house and that we were getting a great deal on it. That inspector, too, was really surprised by house much Inspections Unlimited charged us and for free he read through the report for us and gave us advice.
Now what ultimately made me lower my rating from 4 to 2 stars is that for as thorough Neil was he never bothered to check the hot water. When we moved into the house we couldn’t get the hot water to work and didn’t know why. After having to pay for both an electrician and a plumber we found out that the hot water was crossed with the cold water. The plumber said, «You need to call your inspector. It is ridiculous that he didn’t catch this.» Fortunately we were able to get it fixed but it was distressing that for all of the multitude of issues that he made us paranoid about he overlooked something as important as the plumbing.
In the end, Neil seemed very knowledgeable and seemed to have good intentions. I just think for the price I would have expected a little more and it’s frustrating that we had to pay to fix something that he really should have caught in the inspection.

Neil came out to inspect a house for me in King of Prussia. He was extraordinarily thorough and made sure to explain everything he was looking for/​finding throughout the house. The report on the home was received the following day and was full of recommendations and cost estimates for each of the repairs that will need to be made. I would highly recommend Inspections Unlimited Inc. to anyone buying a home.

Fred has gone above and beyond not once, but twice in his inspections of my home purchases. In 2006 he assisted me with my first home. I was young and naïve and didnt have money to throw around at problems. Fred climbed up into crawl spaces and found that there was a major issue with the trestle that needed to be addressed. Saved me over 2k along with other issues that the seller had to fix before I signed the dotted line.
This year, buying my family home in Media, I knew who to call. Fred is thorough, accurate, concise, and detail oriented — I knew he was the best inspector out there. He walked the property looking for things wrong and thankfully could find very few. He is the kind of inspector you want, because he looks for things you would never even fathom. The best words I heard from him this time were, «You are buying a great house.» That gave me all the confidence in the world that I was making a worthwhile investment. If you need anyone for your inspection needs or as a 203k consultant, Fred is the one to call. He is absolutely wonderful. I wish he was here to hug right now.

Fred helped inspect a row home in Philly that had been newly renovated. While it looked pretty, he was able to find a lot of things that were done improperly and that needed to be fixed. He answered all of our questions and helped us save a lot of money by being able to show the seller what was wrong with the property. Thank you!

Thanks to Neil my husband and I did not buy a $-pit! Inspections Unlimited was friendly, knowledgeable, professional, and most importantly, THOROUGH. We spent a few hours going over our prospective home, and they found problems big and small, and explained what they meant and how to correct them. Everything was in the report I received the next business day, which had so much information I didn’t even get to reading it all. My realtor kept using the phrase «well maintained» when speaking about the house; Neil looked past the fresh paint and showed us the house for what it was. He even found an electrical problem in the panel that the sellers insisted had already been inspected and signed off on. You definitely want a thorough home inspection when you buy a house; if you don’t get one your buyer might. Besides all the problems we could have run into if we bought the house, I can’t imagine trying to sell it again with all those problems.

We found them through the American Society for Home Inspectors. Our first interactions with them were over the phone and by email. They were personable, professional, and all communications were thorough, concise, and well thought out.
We had Neil on the day of inspection. As the daughter of a home builder, I had VERY high standards! Neil did nothing but impress us. He was extremely educational and we found the report to be perfectly thorough and detailed.
Throughout the inspection Neil educated us on very important maintenance tips and provided us with the detailed information we needed to request any seller discounts. He had an assertive, yet just passive enough, way of dealing with the agents that let us know with 100% certainty that his primary concern was us (the buyer) and our needs. When I sent the report to my builder dad who lives far away he said, «I wish I had people like this to work with!»
Neil’s information was accurate, articulately delivered, and we were extremely impressed with his professionalism. He brought things down to a level where we could easily understand and remember it, and he made us feel safe and well-​armed to understand all aspects of our home purchase. He clearly knew the area well, and his knowledge of the different aspects of our future home was very impressive.
We also got the termite inspection as an add-​on. The termite inspection they provided also delivered a very high quality report, and we were very happy with the representative they sent.
