As another reviewer said, it’s «old school.» The owners are great and will go out of their way to make you comfortable — just ask. The location is great; you can walk to all the attractions in Manitou Springs. The owners are super-friendly, they will hang out on the outside picnic tables and chat with you. If you need everything new and updated, this is probably not the hotel for you. If you want a clean, comfortable, affordable hotel with a good location, this hotel fits the bill.

It’s ok. Clean, but old school. Strange looking people hanging around. If u r looking for crisp, modern not here. It’s great because it is close to downtown. We stayed in a queen/king suite!!! Only one room was cooled with AC. Take it for what it is.

Family owned and operated. The owners are very sweet and nice. We were there in the off season and it was very quiet, but apparently they are very busy during the summer. Don’t worry, even though they never answer the phone they are open. The rooms are adequate: clean, spacious, new TVs, minimal amenities, decent bed, a little loud. Great location, walking distance to all that is Manitou.

This is an inexpensive motel right in the heart of Manitou Springs. As a budget traveler I would definitely stay here again and would recommend it to others. The room was clean and for $ 79/night we got a huge king size bed and a queen bed. The owners are also really nice and try to make your stay a good one. There were a few issues which is why I’m only giving 3 stars. First our tv didn’t work, unfortunately we didn’t discover this until 9pm and although the front desk staff offered to get us a new tv, we declined and opted to tea instead. Many of the lightbulbs in the lamps in the room were burnt out but we had enough to read by. The toilet also had some flushing issues, nothing that a plunger didn’t fix though! I also thought it was a bit weird that they just left a carton of milk out on the table(with nothing to keep it cool) and although there were tea bags, there was no hot water for tea(there was a coffee pot with coffee). the complimentary continental breakfast was good overall, there was cereal, bananas and assorted pastries. 3 stars overall and a very satisfactory experience

My go-to in Manitou — I’ve stayed a few times, and each has been great. Clean room, lovely service, inexpensive rates, walking distance to everything in town. Big thumbs up for this independently owned motel.

This place was awesome! The location was perfect – nearby to everything – and the rates were completely reasonable. The wireless service was a little spotty, but the friendliness and extreme courtesy from the innkeeper made this one of my best motel experiences ever!

Good rates, good rooms. The owners bent over backward to make our stay special and I would stay there again if in the area. One of the biggest advantages of the Inn is its proximity to downtown Manitou and the local attractions such as Garden of the Gods and Cave of the Winds. The one drawback is the spotty wireless internet coverage.
