Charles C., is a Principal and Managing Director of Coutinho Properties. He is a member of the Real Estate Board of New York as well as the Apartment Owners Advisory Council. In a past life, an academic and historian, he is a member of the Royal Historical Society, the Royal Institute of International Affairs as well as the Lotos, National Arts and Princeton Clubs.

Coutinho was my first rental in NYC and they were professional, responsive, and client-​oriented from the very beginning until I gave my notice to leave. They’ve been a pleasure to work with and I would rent with them again in the future!

I have lived in the bldg for over a year and have no plans of moving. The management always responds quickly if there are any questions and the super is an absolute sweetheart. I never stayed in a bldg where I felt like everything was addressed so quickly (and I have lived in a lot of smaller bldgs where the owner lived downstairs). If a friend is looking for a place I always recommend checking with Coutinho properties first.

I lived in one of their buildings on 86th St for a couple of years, and recently moved out of the city because of work. I thought that the management team (led by Inna) was great and responsive to any issues I had, and overall the apartment was fantastic and really well maintained. If there were any problems with the buildings, they were fixed immediately by the super. Shame I had to move, and unfortunately they don’t own any buildings in NJ. Oh well.

My time living at a Coutinho property was very nice. The previous landlord did not give much attention to the building. When Coutinho took over you saw a difference across the board. The building received upgrades such as camera intercoms and repairs were made more promptly. The general dealings with property management were quite pleasant. Inna, the property manager was kind, responsible and professional. Upon moving, I received my security deposit without issue. Personally, I found them to be great.

Thank you to the Coutinho team (especially Olena– you’re the best!!) for a quick and painless transaction for our new home. I really recommend Countinho if you’re new to the whole «renting in New York» thing as well– they will really take the time to sit down and break it down.
From the very start (After I contacted Olena after seeing the listing on Zillow), Olena was responsive and on top of everything. The lease signing was a breeze, and they were also very understanding about our guarantor situation– everything was taken care of without a hitch!
Edwin, our new super, also gets a shoutout– thank you so much for being responsive and taking care of our issues so quickly! Also for not laughing at me when I thought the tub was clogged (i didn’t realize i didn’t lift the latch on the plug… oops). Edwin’s colleagues are great as well– the guy who installed our new stove hood took so much care to clean up after himself, which says a lot about their professionalism.

I’ve lived in an apartment owned by Coutinho properties for two years, and especially compared to other landlords I’ve had, have had a great experience with the landlord of my building. They have always responded to my inquiries very quickly, and have been very helpful and professional.
Additionally, Edwin, the super, has always responded in a timely to requests for maintenance.
I was always notified by my landlord when they needed to send people to do work in my apartment. However, I did have some issues with workers coming on days other than when they were supposed to, and moving things and not putting them back in their original locations.
Overall, however, my experience with Coutinho Properties has been really positive — not always the case when renting from landlords in NYC. I’d definitely recommend them!

I rented two apartments from Coutinho in two different buildings over the span of three years. Honestly, I would not choose to rent from them again in the future. I always felt that they were trying to squeeze every penny out of me. Even though I had already been renting from their company for two years, they made me pay a significant portion of a broker’s fee when moving into the second property. There were other additional fees when securing my second lease… fees that I did not feel were legitimate. When my refrigerator broke because it was so old, they replaced it with a MUCH smaller refrigerator, and refused to find something that matched the size of my original refrigerator. These are just a few noteworthy issues that I had with Coutinho, but there were more, of course.
