We are replying to the poor review a tenant gave TMC and our company (we are the vendor that refinished the kitchen sink & CORRECTED the glazing on the kitchen sink drains) which happened when we completely redid the sink June 9^th. We did the cleaning June 15^th.
We have been dealing with TMC for almost 20 years and they have always tried to satisfy there tenants and vendors in a prompt, respectful manner.

If being called a «vile ***» by Ryan, the head of repairs, is your idea of great customer service, welcome to your new home!
I moved into a TMC unit in November 2015. They nickel-​and-​dimed me for everything … including making me pay for Thanksgiving Day and Black Friday, even though they knew my actual move in date was the Saturday after Thanksgiving. I could live with that, but imagine my surprise after a long day of moving at finding a note on the toilet, «Do not use.» Yep, first day in new apartment and I had to run back and forth to Target every time I had to pee.
As far as repairs go, that was the high point! My unit is old and not at all well tended. It took them six weeks to finish my move-​in list … which was long because they did not fix much of anything before I moved in.
And the fun continues. They refinished my kitchen sink right before I moved in, and a few weeks later, the paint cracked. Their vendor, Bathtub King, came out to repair it. Five months later, it cracked again in the exact same spot. I had to wait NEARLY 4 WEEKS for them to send the vendor back in, and I just came home to a truly substandard refinishing job where it looks like they literally spent 5 minutes sloshing paint down my kitchen sink.
I pay a lot of money in rent … and I feel like I am living in the projects. I don’t care how desperate you are to find a place, avoid this property management company like the plague!

My husband and I have been apartment hunting for a couple of months and TMC has definitely been the best company we’ve worked with to find a place. They have some great properties in the beach cities. They are also very fair about their application process. We found that most management companies take your application and put you in a pool with other potential renters; then they choose the best applicant of the bunch. TMC has a first come first serve basis. They evaluate the first applicant before looking at other applications. This is a more fair system, and it allows you to work on a much more personal level with the company.
We worked with Monica and are so glad to have found her! The checklist for renting is extensive, but Monica helped us get together all of the right documents. She is very cooperative and patient. She also gets back to you every time you call and is willing to answer all questions.
I would definitely recommend TMC to anyone looking to rent in the South Bay area.

I’ll be honest, when we first moved in to our place in May, I started living/​seeing some of the issues that these reviewers posted and I got mighty nervous. But what they failed to mention is how professional and attentive Ryan is in maintenance. Things go wrong, break, and malfunction, but communication is key. The company has been very responsive to my fiancé and I.

Today was the first day we moved into our new apartment in Manhattan Beach. Despite some unfortunate reviews, my experience with the staff at TMC was different as they were professional and courteous. They are all business. They were clear and up front from the moment we began doing business together. The entire transaction went like clockwork and we couldn’t be happier. If you have a good credit history and appreciate a team of professionals I highly recommend you give TMC an opportunity to help match you with a property too. Thank you Monica and team. We couldn’t be happier.

If you are the first person with a pulse to arrive with the deposit, they don’t care about your credit or whether or not you’re a good fit. They don’t care about maintenance and general upkeep while you’re there, but will gladly take it all out of your deposit at a premium when you leave (including basic cleaning). Unilocalers were right!

Honestly I’m a bit confused as to all the negative reviews. Now maybe because I’m new, but the reviews say that they were all rude from day 1. I can only speak my personal experience and in my experience TMC has been extremely cooperative and helpful.
When I first called them I spoke to Susan, I explained to her how i had a low credit score but had proof that it doesn’t reflect my tenant history or bill paying history, I simply never built my credit. I asked her straight up «is it even worth applying so I dont waste time» she said «come in and we’ll work it out.
Dave called me back to arrange a walk through, we did it. I applied that same day, while at the office I saw a bunch of different people come to pay rent there and Monica helped me fill out the forms.
After Monica pulled my report she basically read off to me exactly what I said was wrong with it, she basically said in so many words «If you can prove that all of this is a non issue I’ll see what I can do.» Didnt promise me that I’ll be accepted, I got a notarized letter from Nissan saying I am not behind references from past landlords, and alot of other things.
Long story short I was accepted and I am extremely grateful. Even if I was not accepted I was going to leave a 5 star rating because of how upfront and helpful everyone was. I don’t why everyone has bad mouthed them, maybe 8 months in to my tenancy I’ll leave another review.
But if you’re reading this, just try them for yourself because my experience with TMC was genuinely amazing. Monica is awesome. Dave is great and I only spoke to Susan once but she was the one that said «come on in we’ll figure it out.» P. S. TMC wanted to charge us $ 300 just to submit a rental application. And they would have wanted us to pay for repairs to the refrigerator and washer/​dryer. In 20 years of renting I’ve never heard of that before. Two friends of mine who are property owners agreed that it was ridiculous.
TMC was also rude and unfriendly on the phone.
My girlfriend was smart enough to Google them and I’m not at all surprised that every review on here is 1 star (except one which is probably by them).
Stay away.

I never wrote a review about this place when i lived here, but yeah they are fucking terrible. Believe everything you read here in terms of other people’s reviews. They are spot on. The maintenance lady (carol if I remember correctly? that may be wrong) literally came to my apartment screaming and yelling with her fist raised one day because I kept calling about a maintenance issue that they didn’t want to bother with fixing. Avoid this company and Ross Moore Realty aka Rivieria (Property) Management at all costs.

I would give them negative stars if I could! The worst rental company I have ever experienced! They refuse to fix things and when they finally do, it takes them about 6 tries to get it done. They also get mad if you are using you parking spot! *NEWS FLASH* NOT MY PROBLEM! Find your own spot, I pay for this one.
They are distrustful and take your money anyway they can! I hear that they take from the deposit when it is stuff that needs to be fixed because it is old (the apartment is from the 70s no shit stuff is going to break down if you never fix anything correctly!)
The carpet is disgusting that they put in and they also dont give a shit about their tenants. They are trying to make us fix our own fridge and pay for a new one ourselves. Well if thats the case then I will throw out yours and buy my own and then take it with me once I finally move out. It is hard to get away from these dicks since they manager half the properties in the south bay.

I currently rent a place from their Hermosa Beach location and I have had nothing but problem after problem. They are the WORST Management Company I have ever dealt with. I am a property owner in another state and I have a management company and this company is an example of what NOT to do. They ignore any and all problems and their emergency service is more than 24 hours. Better Business Bureau PLEASE SHUT THIS COMPANY DOWN!

Rude comments and horrible service from the staff here. I can assure you that it was unprovoked. Disappointing really, I cannot understand how a business can expect to succeed operating in such a manner — it’s obvious from the other reviews this is a reoccurring theme. I wouldn’t recommend allowing them to manage your property considering how poorly this office operates.

I leased my home in Manhattan Beach from TMC a year ago and couldn’t be happier with my entire experience. I found my home on Westside Rentals. Carol, Monica & Chris are always such a pleasure to deal with. Any repairs necessary have been handled promptly and professionally. The plumber, handyman and window replacement company they’ve sent over have all been wonderful as well. I am very happy with them, highly recommend them and hope to lease from them until I own someday!

I am currently living in a property rented by TMC, and would discourage anyone from renting from them or contracting with them to rent their property. I rent property in Atlanta, and would never do business with a company like TMC.
1. The customer service is deplorable, I don’t know how they get away with it! They are angry, negative, and generally unhappy everytime someone from our house calls to ask a question or report needed maintenance. Help does typically come eventually, but it is a very negative experience.
They also have not even been open to discussing improvements to the property. Typical response is «No, we won’t do that».
2. We live in a large house and have had a decent amount of turnover in the last year. They have started charging new tenants a $ 100 processing fee (previously only $ 25), because of «high turnover». The amout of work is the same, regardless of turnover… the extra fee is too high.
The only good thing I have to say about TMC is that I’ve never had any issues paying my rent and the house is in live-​able shape.

I echo completely the sentiments shared before me.
I’ve never dealt with a company who so blatantly flaunts their indifference towards their customers as TMC. They claim to have a «first come, first serve» basis for applications. However, despite the fact that our application was in their hands 16 hours before anyone else’s we were placed third on the list of applicants.
When we tried to explain to the incompetent weekend employee the situation, he panned over us and just told us to call someone else.
Hoping to get someone with common sense, we went into the office on a weekday only to be greeted by cold stares when we walked in. We weren’t invited to sit down and no one even inquired as to why we were there. Once we managed to get into a conversation with someone regarding our issue, we were constantly interrupted and at one point accused of being liars.
I would be utterly shocked if this company ever sniffs anything above a 2 star rating. As far as I can tell, they neither «manage» nor «consult.» Quite a misnomer, if you ask me.

I cannot recommend this group in any way shape or form. They do not treat people with respect or humanly. They will not listen to you or hear anything that you have to say. They will simply refer back to legal jargon/​lease agreements and do not care about anything else.
I would stay away from any of their properties at all costs. Their agents are beyond rude and impossible to deal with. They will speak over you and ignore you as you talk. They make their leases up to get every cent possible out of you and to make things as difficult as possible.
There are far better places around, do not go here.

I have had great experiences with the staff here. they’ve always been very responsive to any maintenance issues that have come up.
All of their employees have been great to work with and have worked with the owner and me to make some updates and improvements to the property that improve the appearance and make it more pet-​friendly.
Our neighbors are TMC tenants as well, and they’ve seen a big improvement in service since TMC took over for the previous property management company.

They are so weird. Not sure why they operate w/​such unfriendly customer service.
They are a nightmare. Stay away from renting from TMC or using their services. I don’t have to tell you that, you’ll figure it out very quickly once you sign that contract!

Worst people on the planet. RENTERS AND OWNERS BEWARE!
They won’t fix problems in a timely manner. Everything is your fault. And they use fear tactics by screaming at you on the phone if you ever report a problem. In case you didn’t know everything that goes wrong with one of their properties is your fault.
These people are the scum of the earth. I say that honestly because It is rare I do not like someone but I would never live in any place they rent and if I was a owner I would be worried about my property getting damaged because they do not repair plumbing issues in a timely manner causing long-​term damage.

Ummm how are you supposed to see an apartment, much less rent one, when the chick who answers the phone is so rude? How do they expect to rent to people who have jobs if the only appointments available are 9:30am-5:00pm?
That’s all I have to say about that.
