I’m only giving this place a one star for the location and the big spacious size of the apartment. The original staff are very helpful and kind but the new staff especially, ZACHARY is very RUDE! Not friendly at all, doesn’t seem like he wants to be there, customer service sucks!
Also, this place is very over priced and will charge you for everything. The electricity bill is very high compared to other places too!!! If you want to save money go somewhere else!!! Trust me

I don’t even want to give one star to this place. I should have checked them in Unilocal before moving in. Me and my family moved from Virginia last Saturday into their 3 bedroom apartment. It has been a bad episodes since moving here.
First of all, we were sold how the apartment looked online, after we come here we found out the brand new apartments are just to lure you in. We did not know they have older apartments for outrageous 1725 plus a month.
Still being new and driving across the country we were pretty much exhausted. Finally when we arrived in the apartment there was a water leakage from somewhere and portion of the living room wall was molded. First the lady in the leasing office told Us we had to wait until Monday for the manager to get there and they would take care of it. I told them my ²¹⁄₂ year was allergic to mold and I want my money back. That is when they took care of us and moved us into the third floor for the first floor price. They still have not taken care of the prorated rent that I was paying while we were still in Virginia.
Last night at 2am I heard a car alarm and I woke up it sounded like my car and sure thing when I ran down stairs they were towing my car. We have 3 bedroom 2 family obviously we will have 2 cars. Where are we suppose to park. I try to reason with the towing guy and security no luck there 240 dollars but this apartment gets a deal and the towing company lets you take your vehicle for 120 haha… Rip off! Now I have to pay 25 a month for a additional space! This place is a rip off! If they don’t take care of the situation I am moving out and I expect them to refund all my money.
I highly do not recommend this apartment. Don’t be fooled by the extra amenities. When you have bad days you end up in places like this :(

I will give the good before the bad, the staff in the past have been very helpful and accommodating and the maintenance staff are very nice and honestly deal with a lot from the complex and garbage that has improved but still a lot that gets piled up during the weekends.
The 1 star is for the parking, towing, and lack of a response form the office on their current parking policy. There is a serious parking problem, most people park on the back street, which will begin construction soon and limit the parking further, add on to that the random towing of vehicles, with the apt approved guest pass, and it is a nightmare. I have lived here for 5 years and thankfully leaving. I have had my car towed and a friends, which has cost out of pocket $ 700 with no explanation from the office on why I am being towed when I am following their policy. Highly recommend looking somewhere else to live. Do not choose any Avalon property.

Knowing that there’s always a question about whether or not disgruntled residents are leaving untruthful reviews, I wanted to share Avalon’s response to my Unilocal review so you can be assured it’s totally factual:
1. We are working with the Health Department, Snohomish Coding department, and our company lawyers to handle the homeless population. We have also reached out to the Snohomish Sheriff department on numerous occasions to help us with this situation. The reason this situation is taking an extended period of time is because the land that those people are living on is private property. In order to have them removed, the owners of that land would need to go through the legal route to have them evicted and up to this point, the owners have been uncooperative. We are hoping by getting lawyers involved we can force them to deal with this situation that is greatly affecting our residents here.
2. I understand your frustration with the rent increase. I also understand that for some, the rent increases are not something they will want to take on. Although I do not like to like lose our great residents, we are following our market conditions and I feel the value of the home and the amenities within our community are worth the rents being asked for.

Zero star for This Apartment! Just wanna share, im new resident In This Apartment In 2weeks ago And They towed my CAR this morning in any reason, so far I don’t think we are willing to contenue our lease, so be aware everyone

We lived here for 3 years and we liked it a lot. Maintenance work that I called in was always done within 24 hrs. Place was always mowed on time and we loved the lay out of our apartment. No deal breakers here but a few things could be improved. Lighting outside was not very good. Hallways were dirty, appl were needed to be updated like dryers and the carpet was clean but worn.
But over all we enjoyed our stay.

I’ve lived in the community for about 7 years now. When I first moved in it was a nice place to live. That is no longer the case. Now they only care about getting every penny out of you. They deliberately don’t put out guest parking passes so that you’ll pay for a parking placard for your guests. They started writing down license plates of guests to tell them not to visit so often. There are potholes in the street that have been there for months. If something breaks in the gym it takes months to fix. There is garbage throughout the community that never gets picked up not to mention the dog feces. The office personnel are fine for the most part except Robert Moore. He is rude, disrespectful, and has an inflated ego that is disproportionate to his size and intellect. He can save his fake smile for someone less intelligent. All the reviews talking about a rude male agent are referring to him as he’s the only male working in the office. The office will try to nickel and dime you and try everything they can to make you pay for things outside of your typical rent. Oh and when it’s time to renew, get ready to pay 15−20% more. Non-​negotiable. You can ask them for a reduction and they’ll say they are submitting a request and then say it was denied. Do yourself a favor and don’t move to any Avalon Bay Community. Read the reviews and trust them. I made an account just to do this review in hopes that someone reading it won’t make the same mistake I did. if you have a complaint don’t file it with the office. Call 703−329−6300 instead.

Take the reviews on here into consideration before going in for a visit because what is being said is totally true. I totally agree with Sam B. We must have had the same person helping us because the same thing happened to us — a very awkward and horrible customer service experience! We made an appointment and were able to view a model unit and the community amenities, and became highly interested on calling this place home solely based on what we saw, but the person who ‘helped’ us was disengaging, barely said much, and offerred no follow up — didn’t even take our contact info down or asked if we were interested in the place when the tour was done. It was the most bizarre and awkward experience I’ve ever had. If this experience is any indication of how their property is managed, then I’m glad I know that now before I ended up leasing there.

I’ve been living here for about 8 months, I was satisfied with living here until lately. Recently people don’t clean up after their dogs, yet nothing gets done even if you complain. You call and leave messages for with no response, and no answers. I pay good money to stay here and I’m now thinking at the end of my lease it’s time to go… They do nothing to help the people who lease from them.

We came in looking to rent an apartment and after we told the guy we wanted a two bedroom, he said that there weren’t any to show. He didn’t even offer to show the model apt… every time we asked him something he didn’t know or seemed so disinterested. It’s but obvious that since we were potential renters we would ask questions but he acted like he didn’t give a hoot and acted like he was doing us a favor. Really rude as well with just monosyllable answers to most questions. It was horrible and I’m glad that happened cause if I had to live there and deal with that… ugh. They don’t care about customer service AT ALL!!!
Wouldn’t give them that one star as well.

This is by far the worst place I have lived based on the customer service alone. My fiancé and I had just moved to Washington and we were looking for a place to live, we had enough in savings to cover well over a first last and then some. However, most places in that area only rent to you if you have 1 month’s employment, and being that we had just started jobs not but 2 weeks prior and relocated without a place to live we were in a bit of a predicament. We found this place by chance and when we walked in we fell in love, Stephanie was so nice and showed us an apartment that seemed to fit all of our needs. We thought we had lucked out because they accepted what was in our savings and our current jobs as proof enough that we would be dependable renters. We signed a lease and moved in the very next day. From the very beginning our washing machine didn’t work, we had 3 maintenance guys come out and check on it, only to leave saying there was nothing wrong with it. Finally after 2.5 weeks the manager came out and looked at it, he noticed with a minute that the motor on the machine was dying and our washer was a goner and that he’d be ordering us a brand new one. Within the 2^nd week of living there we also noticed our dogs itching and crying, we hadn’t taken them anywhere but around the complex for 2 weeks with being so busy with the move in. Sure enough, they had fleas. I called the front office and spoke to the manager, Yvonne and she stated that Orkin would be coming out on Thursday to spray (this was on a Tuesday). Thursday came and went with no contact from the front office or Orkin. I called the next day and spoke with Yvonne and she stated she’d made a mistake and that Orkin actually comes out every other Thursday and they’d be coming by in a week and that it’s best that I don’t bathe the dogs or treat them until then since we’d have to redo it in a week. (so I am supposed to continue letting my dogs get eaten alive?) The following Wednesday I called to confirm someone would be coming and they told me I had no appointment set for it. During a long conversation with Robert, he let me know that it was entered in my notes that the fleas were due to us and not the complex and that we may be charged for the services. I again had to go over my renters rights with him, he transferred me to the supervisor on duty who at that time came to the conclusion that Avalon would cover the costs of the treatment and scheduled me an appointment and that issue was resolved. The walls are also paper thin and the neighbors below us did laundry EVERY SINGLE NIGHT between midnight and 2 p.m. and the noise was so loud that it sounded like they were washing bodies. We called every single night and had the patrol service come out and let them know, the issue never stopped and the front office said there isn’t much they can do about it. After nearly 4 weeks of dealing with all this we decided to enact our 30 day guarantee and the get the heck out while we could. Just after we put in our notice, mind you, we are into week 4 of living with all these issues, our washing machine finally came. When I asked for a renters credit due to not having a washing machine for a month, they refused. We did our pre move out inspection in which the maintenance guy told us it all looked good since we had only been there a month, and then when we moved out we got the bill and out of the $ 900 we had given them to move in we got $ 450 back. Apparently they require you to clean the carpets, whether or not they are dirty (again, we were there 1 month and there was absolutely no stains, the maintenance tech himself stated it still looked brand new), we were charged for the burners on the stove which they said was a regular fee, and then they had a bunch of gibberish for the other fees. I called and spoke to the corporate managers assistant and we went over the bill, she found that $ 50 was incorrectly charged to us and we’d be getting a check for it within 10 days. That was in May of this year. We are now in September and we have yet to receive the check, every time we have called Avalon they tell us they will be sending it out within 10 days and then 10 days passes and nothing arrives. Finally, today I got a letter from corporate stating since we cashed the original check for $ 450, they owe us nothing else. So, this is going to be an ongoing issue. As for the parking… there is none. They require you to pay a monthly fee for a parking pass, but nearly every single spot is numbered and assigned so your permit doesn’t get you parking anywhere on site. This place is a joke, they need an entirely new management company. DO NOT MOVE HERE IF YOU VALUE PRIVACY, WORKING APPLIANCES, CLEANLINESS AND JUST A GENERAL RESPECT FOR YOUR WELL-​BEING.

I came in for a tour (no appointment). I find it odd they don’t have a model unit for showing/​tours. The leasing agent seemed very flustered even though there wasn’t phone ringing or even other persons in the lobby for that matter. Maybe he was just having a bad day.

I just recently moved out of Avalon Brandemoor and was in a Phase II apartment. It appears the rates are a little more reasonable now but at the time we moved in it was extremely over priced for what you get.
The parking is the main problem we experienced. The fact that you are required to pay $ 20 a month per vehicle and not be guaranteed a parking spot is just not right. Good luck finding a spot after 6−7pm.
I was also concerned about the cleanliness of the pool back in August when we moved in. The pool had a very obvious greenish/​yellow tint to it, NOTHING like the pictures online advertising the place showing crystal blue waters. They closed the pool after Labor Day which we also weren’t expecting since there continued to be nice weather for a few more weeks.
The floor plans in Phase II (at least the 2 bedroom we were in) were poorly planned. The total square footage is deceiving. The bedrooms are small, and the living room and dining rooms are smaller. The closet in the master bedroom was smaller than the closer in the spare bedroom. We were told the apartment was all wood floors prior to move in only to find out at move in that the entry way and kitchen are wood floors, and the rest of place is wall to wall carpeting. The laundry room did not come with any type of shelving (even though there was obviously plenty of room) to put your laundry detergent so we had to put in our own.
Traffic noise from the main st (164^th) was bothersome from the master bedroom which the window faced the 5 freeway… can’t image the noise for the Phase II apartments that are facing the street.
Lastly, the long wall heaters in the bedrooms were a complete waste of space. They took up a whole wall and due to fire hazards you couldn’t have any furniture up against it. As if the bedrooms weren’t small enough already…

I moved in to Avalon 4÷11÷13 my apt was lovely, the office folk, although revolving with only 1 of the original staff remaining, are also lovely. The maintenance folk are great. I can even admit I did not have trouble parking like most that have complained here. However I made the choice to vacate my apt 2.5mo earlier than my lease end due the fact that my financial situation had changed and I had a cheaper, bigger place avail that wouldn’t be avail if I waited. Because I did not have the $ 2200 to end my lease I chose the option of vacating at no cost upfront but contuing to pay $ 1100 for the next 2mo and the prorated amount for the 11days in April, unless my apt rented in the mean time which would release me from further payment. At the final inspection for damages I was given an estimate of $ 275 + 18.86/hr for any painting. This included the cleaning of the apt & carpet and cost of a door that was damaged while moving our furniture out. Our walls were perfect, maybe 1hr of painting would have been needed. When I received the final damages total however it was for $ 798 w/​3hrs of painting and carpet replacement. I could have painted my entire 1bdrm apt in 3hrs. 3hrs of «touch up» is a flat lie unless the painters sat on their asses and had lunch on me. The carpets needing replacement was never mentioned nor did they make it seem like that would be necassary. On my damages receipt there was a link to a website to view photos of damage. Suprise suprise the link doesn’t have any photos of my apt on it. So imagine my shock when I received my bill of not $ 1100 for Feb Rent but $ 1736.70. My deposit did not go towards my damages at all because I had been struggling to make rent and had an outstanding WSG balance. Fine, I get that-​I know Im poor theres a reason I moved out. Now the fun.
2÷21÷14 I called Avalon to make payment arrangements on my balance due,(not past due) as per the statement «If you need to discuss payment options, please contact us at 855−282−4100». I requested that my full balance to be owed of $ 3240.03 be totaled and split into 4 payments of $ 810 beginning Fri 2÷28÷14 and every other Fri after that through 4÷11÷14 which was last day of my lease. I was told that because I still had an open lease through 4÷11÷14 & there was a possibility my apt would rent (yeah right since rent is now $ 1230 on a 1bdrm) and no refunds could be made I was not able to set up any type of payment plan. I then requested to at least make arrangements for the $ 1736.70 that was already billed and owed. I again was told no, this was not possible. I was informed my 15day window to make arrangements for payment on that balance ended 02÷28÷14. I let the gentleman know I would pay $ 868.35, half my current balance on 2÷28÷14. He informed me that even paying half would not guarantee I would not be sent to collections. I explained I understood but was unable to pay the full amount at that time.
2÷22÷14 I received a message from Eddie @ Avalon requesting I call back to discuss «my security deposit». I returned the call only to be hassled about the balance of $ 1736.70. No mention of anything having to do with my security deposit. I informed Eddie I had just spoken with one of his co-​workers the day prior and told him about my attempt to make arrangements and my intent of paying $ 868.35 on 2÷28÷14. Eddie so kindly once again informed me this would not keep me out of collections. I informed Eddie I was aware of this but could not pay what I did not have. I also expressed my frustration with that fact that Avalon is so unwilling to make any type of payment plan because I am currently still in lease with them and there are unbilled balances, yet they have no qualms of sending me to collections while still in lease with them and not yet at a final balance. I told Eddie once again that I would be paying $ 868.35 on 2÷28÷14 and $ 790.56 for 3 payments after that and that this was all I could do since I did not have the full amount at my disclosure. Because I believe Eddie may be hard of hearing he then advised I pay the full amount of current $ 1736.70 due to avoid being sent to collections. I thanked him for his fabulous, yet unrealistic advice, and then gave Eddie my bank account information to take the first payment of $ 868.35 on 2÷28÷14 and asked him to refrain from calling again till after that date.
I am not trying to get out of paying my God damned bills, I am trying to make them manageable. I am not a deadbeat, I work my ass off. I am not behind on any other bill I have. I have given Avalon all my fowarding info, and I have remained in contact. Yet I am being harassed and threatened to being sent to collections even though my billing isn’t even final till 4÷11÷14 & I am attempting to pay off my balance in a timely manner. Do yourself a favor and go a block up the street to a different apt complex. Avalon as a company is awful and not worth dealing with. And Eddie is an asshole.

Homeless people live in the woods right in our backyard and have been breaking into cars. Including mine. The police said they can’t do anything unless Avalon asks them to. Guess what? Avalon doesnt care.
They smashed the window and I didn’t have a single thing in the car to steal. When I went to tell them they said, «yeah its kind of a theme right now. You are the fourth car this week.» no cameras, no security, no care.
THE PARKING SUCKS. THE SECURITY IS AWFUL. They run out of parking passes constantly and expect me to risk my car for their towing scam. Everyone is right who is complaining.
Trash everywhere spilling from the dumpsters.
UPDATE: worst place ever. There is someone in the office who just decides to have our mail returned to sender. Two packages of medicine have now been missed because some spiteful person gets off making choices for others. Quit and become a meter maid. Do I get my money refunded for the shipping? Nope. Will you pay my medical bills for screwing up my ability to receive what I need? Nope. We aren’t getting what we order and the post office can’t explain why they return the mail. I went down again today to talk to them and they leave the office closed all day even though it’s working hours. I’m so angry at them.

I hate this place so much.

Parking when we moved in sucked. And as of a few months ago it sucks even more! They are taking away all of the guest parking & making them reserved. My poor mother in-​law has to park so far away from our apartment when she watches our son. She can’t leave during the day b/​c that entails packing the baby & the diaper bag up the stairs, then beginning her trek ALL the way out to her car. She could park in my spot, but that’s as much of a hastle trying to move cars around w/​kids in the early morning. Not to mention that all of the parking spots are super small. I don’t think she could fit her suv in my spot. Especially when the dude that parks next to me has a big suv too. Door dings in my new car! It is such a pain to get my kids in & out of the car especially when cars are parked on both sides of me.
We have never had issues w/​maintenance, office staff, or break-​ins. I guess we should consider ourselves the lucky ones. We follow the (sucky) parking rules for fear of them towing us, or our friends if/​when they ever want to come over (did I mention visitor parking sucks). We pay extra for a garage for our second car but the only one they could get us is quite a walk aways from our place. They promised they would get one closer, but when they called us 6 mos + later it was 2 or 3 garages closer. Not worth the move.
Our lease is up soon & we will be moving. Mostly because life is moving us further north, but even if that weren’t the case, I don’t think I would want to renew my lease. It’s not worth another year of dealing w/​the parking issues.

Where do I begin???
This is our 3^rd year at Avalon, I have been MORE than patient, but no more…
What’s wrong:
1) There is a homeless camp in the greenbelt area beside the complex that neither the police nor the complex management will acknowledge exists. Crazy Jim (the guy with the guitar on the corner near manor market) lives there. We as well as 2 other families I know who live here were robbed by them, we know this NO THANKS to the sheriff’s dept. who took 8 HOURS to respond to our burglary, but because we found some of our stuff in their camp in the woods. Since then, my car was broken into, and then there was the time someone went around the complex and put super glue in the locks. We now have to keep wooden rods in our windows and bought a camera system… When we tried to express our concern, all we were told by the office staff is to call the 800 number… Which brings me to #2
2) The complex isn’t locally owned. Anytime you have any issues, you call the office for help and they refer you to the 800 number. You can NEVER speak to the «owner» because it’s run by a corporation, thus no one has the power to solve anything, just a lot of run around…
3) In February, the homeless camp decided to get a pet rooster, then abandoned it… Now it roams the complex crowing its head off anytime it feels like it. Again, neither the complex nor Snohomish county Animal control are taking responsibility despite REPEATED calls by many of the residents. It’s like living in an alarm clock.
4) If those 3 things weren’t enough to just make you move right in, the management had the nerve to inform everyone that they are «unwinding» the parking system… Their way of saying they’re going up on the price of reserved spots. Should have seen it coming considering how they go up on the rent every year.

Ummm… There’s a workout room.

I’ve been at Avalon Brandemoor for 3 years now. We just signed our lease for year 4. I live here because it’s a convenient location for me. The apartments are nice, spacious and simply designed. Obviously apartment living sucks, no one strives to rent an apartment for the rest of their lives. We know that we have to deal with lack of parking, close and loud neighbors, community garbage, rising rental costs… etc. But I really think these are the best apartments in the area and the nicest of any I’ve visited.

UPDATE: I really want to be mad about everything that happened to us when we first moved in. But I admit that the office gals, after reading my Unilocal review, apologized that we were disappointed and have been really nice to us. The maintenance guy Mike is really cool and has handily taken care of several issues that have cropped up. We had a weird thing where the master bathroom breaker was tripping periodically for no reason, and it was really hard to track down the cause of the problem. Mike came back like 5 times to check it and keep trying until it was finally resolved, and he was always there with a friendly smile.
We get TONS of compliments about the apartment from friends, family and delivery people. Several people have said it’s the nicest, largest apartment they’ve ever seen in this area. We agree with that, although the lights, the heat and the noise are still bothersome, you do get used to it over time. We’ve also noticed that when inside the apartment, although the traffic is loud, we never hear any of our neighbors at all. It seems like the walls are well insulated, which is a big plus. I initially thought we would move out as soon as the lease was up, but now I think we may sign for another year. The location is great and close to everything, so I’m starting to feel better about it.
