totally untrustworthy, uses illegal unfair business practices and commits actual criminal fraud on its clients if there is money to be made off of them!!! steer clear of these absolutely unethical liars!!!
this company’s sole owner, philip yankofsky, did a hard-​money, balloon payment second mortgage for my friend mike seven years ago, but what was mike to do when the balloon payment came due and he couldn’t refinance? these made every misrepresentation, outright lie and outright criminally illegal act to con mike into trusting them for long enough thaqt they could facilitate the stealing of mike’s near $ 400,000 in equity in his house out from underneath him. now mind you, mike had a house worth a fmv (fair market value, given the market prices at the time), and these guys made every lie in the book to stall things so that eventually mike was left with no options.
instead of achieving a (highly-​discounted) late-​in-​the-​game sale price of $ 650,000, philip yankofsky orchestrated my friend’s turning down the offer. you know what happened next? this company went against their word and foreclosed, and then stole the property for less than $ 400,000, leaving mike with absolutely nothing! they even charged him absolutely exhorbitant legal fees!
steer clear of these liars and cheats probably operate under a different name now, but philip yankofsky is the unscrupulous person to steer clear of!
