The past decade has been one of unprecedented change in Los Angeles, California, and the nation. The greatest boom in housing prices on record has been followed by the greatest crash in value for these same properties. At times, this decline has been upwards of 47.5% creating an unprecedented market for distressed sales.
Within the California market, home values are expected to rise 52.7% by 2017 which is a marked increase since values declined in 2009. Markets have never been better primed for growth more than at the present with distressed property sales hovering at 37% of total sales in combination with a significant sales price correction of 35% over the next 12 — 24 months.
A repeat of the massive bank failures similar to those of the past are not anticipated during this current market correction. However, the current credit crisis primarily caused by the massive losses from mortgage-backed securities and sub-prime lending has provided an historic opportunity.
