C on Pico

Great location, close to work and public transit system. Rolanda, Jenna and Tom are very considerate and helpful. They keep the building clean and well maintained. Love the view from my balcony where we can see Santa Monica and the Palisade mountain range. Close to the freeways and shopping. We really like the convenience of in-​unit washer and dryer. The parking garage is safe and clean. We feel very secure.

Best location and experience with Rolanda, Jenna and Tom. I love living here! Close to the Freeways 10 and 405. They keep the building clean and well maintained. The elevator carpets have all been replaced with hardwood floors.
PROS:
Each month the building holds a social where the residents get to meet each other and mingle. The rooftop here is beautiful and shared with all the residents. There are 2 BBQs that the residents can use. Lots of seating area up top!
New Cappuccino machine in the lobby.

CONS:
Can be quite noisy as the free way is right next to the building.

So far so great! Everything is immaculate and Rolanda has been super helpful in my transition to C on Pico.

The way the parking is designed just takes getting used to.

Great atmosphere and team here at C on Pico! Any issues are responded to almost immediately and handled. Most responsive place I’ve ever lived! The office team is great. Go Rolanda!

C On Pico is a great gem on a busy westside street. The staff are amazing! They are helpful and put on fun and interactive events. The only negative I have is the space! The apartments are very small and you are definitely paying a high premium. Given the location the price definitely makes sense, just wish the actual apartments were a little bigger!

It is overpriced for the location, but at least it’s a new construction.
My experience in person with Rolanda has been pleasant so far, but the place deserves a 0 stars for the customer support for the price.
I’m having issues signing up for utilities as the property address 12 301 W. Pico Blvd benig unavailable at the utility companies. I tried emails and calling for the past 2 days. Emails are left unreplied, and calls have not been answered for the past 2 days on BUSINESS HOURS.
I currently live in another apartment under the same parent company, and service is much better.
At this point I’m thinking about forfeiting my deposit and just going elsewhere.
Update 10÷23÷15:
Rolanda called me this morning. She was off yesterday and somehow the person at the office thought it’s a good idea to not return calls and emails. Also today I have now seen the first manual emails from the company. As such I will go forward with my lease and in the future provide more reviews of my stay there.

I love this place, a little small but safe and secure. Staff is Amazing like family and they respect pets,
I’m grateful to live here. Jenna and Rolanda and the entire staff treat us with respect and dignity.
The Place is clean and the Tenants are all great. No Complaints.

**REVIEW BASED ON VISIT ONLY**
First impression: this neighborhood bites. That is, unless you fancy the lovely trio of porn shop/​liquor store/​marijuana dispensary across the street, a freeway underpass (read: homeless encampment) to the immediate west, and, of course, the 10 freeway, which borders one entire side of the building. Sure, you’ll find some nice businesses (like Trader Joe’s) a few blocks west on Pico; just bring your security guard as you stroll there after dark.
Of course, this building caters to young people, who might see all this as neighborhood «character.» Indeed, the millennials might dig on having a pot shop nearby. From what the sales associate told us, some tenants likely already do.
He asked us what brought us to the complex, and we replied that we were drawn by the fact that C on Pico is advertised as smoke free, and we’re trying to escape the smokers in our current building. He paused and asked, «What kind of smoke?»
I promptly guessed that the C of «C on Pico» might stand for a certain kind of herb.
We explained we were escaping cigarette smoke, and he said he wanted to be honest with us, and that they’ve received several complaints of people smoking in the building, and that even though C on Pico is advertised as smoke free, there’s nothing they can do about smokers. This raised several possibilities:
1. They wanted to deter me and my wife (an older couple) from living there. That worked.
2. They don’t understand the laws regarding a property owner’s ability to restrict cigarette smoking. Not a good sign.
3. They don’t understand the laws regarding false advertising. They might want to brush up on that for when one of their complaining tenants eventually sues.
In any case, the deterrence worked. He recommended that we check out the Stella in Marina Del Rey, since it’s non-​smoking. (Which didn’t make sense, since the same city of L.A. laws apply to both complexes — Stella can enforce the law, and C on Pico can’t?) At the least he was honest. I think.
In any case, seems like C on Pico is the perfect place for people who like smoke, whether it’s from various kinds of cigarettes, from the semi-​trucks whizzing by on the 10, or from management blowing it at you.
Update: After writing this review, I received a very nice response from Sarah, the manager. It didn’t change my mind about the complex, but it shows that she cares. More significantly, C on Pico removed all references to smoking from their website, brochures, and other marketing materials. I’m glad they now realize that «smoke free» doesn’t mean «in most places.»

Checked out C on Pico recently; based on a few factors: new construction, top floor available and I’ve lived at an Alliance property before.
Way over priced for the size, location and what you get.
We checked out the Sawtelle model; 855 sq. ft. — was told it was «like 870.» It’s not 855 sq. ft. — it’s tiny, livable for no more than two people and don’t expect company of more than two or three. For $ 3175 you can find a bigger place.
I wasn’t a fan of the area; across the street from a porn shop, liquor store and pot dispensary; I don’t care if that’s your thing but I can imagine at night it’s seedy.
Construction seems quick; aesthetic flaws here and there. I’m not a fan of the view of someones crappy backyard and power lines (after all).
There IS guest parking in the garage, which is a bonus. Also, the roof top is nice, a good selling point… once there’s shade… it was not yet noon and the sun was out so I can imagine baking in it.
We DID fill out an application and DID put a hold on it; we are suckers for something new and shiny — however we released the hold well before the 72hr period and have yet to hear from C on Pico via email or phone; so I’m waiting on the $ 200 hold — we began the application, did not submit it and we’re still charged for it. Hopefully this gets their attention.
We found a brand new building for a bit more, but it’s 3br/​bth and a little over 1500 sq. ft. (i checked) and think we’ll be happy.
It may be a great place to live but I think the pictures do not do it justice.

I have been apartment hunting all over the city!!! I found myself on the West side at C on Pico apartments, and I fell in love! The building is modern and fun, with a fantastic coffee/​cappuccino machine in the lobby for all residents. The apartments all have balconies! And the shared rooftop is really something else. I’m a big grill fanatic, and they have a couple for residents to use, looking out over an awesome view of LA.
Aside from loving the building, the staff was super helpful! I spoke with the manager, I think her name was Sarah? And she was the kind of person I trusted immediately. No bull, just honest and helpful. She showed me the different sized apartments, and the view you get from each. OH I JUST REMEMBERED, there are washer/​dryers in each of the apartments, which is a huge must for me. Plus, underground parking and storage units to boot. Sarah let me know that there is a nightly watch guard on duty– love that. Also, it’s a very pet-​friendly building! I can bring my Lola, and there is even a special dog-​walking area :-D

How about negative stars? This building is in the dead spot of the westside. Your view is overlooking the 10 freeway. How nice. The best part is the rent. $ 2,300 to $ 2,600 for a one bedroom with 570 to 662 square feet. And you know the footage is always less than what they advertise.
If you’re new in town and looking for westside living, stay away from this rip off establishment. Rents in this area are $ 1,300 to $ 1,700 with more space.

Zero stars if I could… from the get go, the leasing office has proven to be useless. They say that they are open from 10am to 7pm. I set an appointment for a 5:30pm viewing, and it looks like everybody went home. I drove here after work through rush hour traffic to find out that they neglected my appointment and the leasing office is empty. For an expensive apartment building in a shitty location with a LOT of competitors in better areas, you would hope that they have better customer service.
Thanks guys, I’m heading over to Eleven950 now. Similar price point, much better area, and better service.
