We are a community of entrepreneurs and freelancers who share office space in order to collaborate. Flexible plans are available by the hour, day, and month. From private offices to a communal WorkBar, we have the right size and style workspace for any needs. We also have a variety of meeting room spaces that can be arranged to fit your events needs. Whether you need a permanent place to work every day, a place to meet with a client, host a seminar, or a place to drop in every once in a while and cowork, we have the right BLANKSPACE for you.

History

Established in 2008.

Over the years we have been a flexible modern space for coworkers from entrepreneurs to Realtors to screenplay writers to freelancers. We have hosted coworkers by day, night, and weekend. Events, meetups, classes, lectures, workshops, seminars, and film shoots have filled our adaptable shared spaces. Recently we have re-​opened our Santa Monica location and also expanded into Downtown Los Angeles by Pershing Square. You can also check out our newest location on Yelp.

Business Owner

Jerome is a licensed architect and entrepreneur. He founded the first coworking space in SoCal way back in 2008. He has since opened 2 more in the LA area and hopes to open many more to activate entrepreneurial activity and foster collaboration everywhere.

He also still practices architecture, typically offices and restaurants for private clients. Add in some residential renovations as well.

Love this place! Just moved in today. Jerome and Flor are great and have definitely been super welcoming. The long time users are also great. It’s inspiring to see so many different people trying to build their dreams and careers in the same place. I am a consummate extrovert, I gain energy from being around people, so working from home hasn’t been a productive option. I think working in the corporate world brainwashed me into only being productive when other people are working around me. Don’t get me wrong, I get my space to work and am left alone, but when I need that interaction to break up the day, it is just a smile and a walk to the coffee area away. This space is bright and the layout is great. Although we are in a Workstation, the Workbar is great too. Once you try it out you won’t want to leave. There is also street parking, and a convenient Public Lot that is south of Wilshire. This is a great home for startups and nonprofits, to which I can attest. It’s definitely a more affordable option than others I have seen for the amenities and the location. Great job Blankspaces!

I’ve worked out of Blankspaces LA for over two years. If I wasn’t changing jobs, I’d stay another two years. The space is open and energetic. I’ve made some good friends in my time at the space from writers, to producers to architects.
The only «con» would be the place can get a little loud when there’s a lot of clients working. This can be an issue if you’re used to taking phone calls in a quieter space. That said, they have a conference and meeting room that you can step into.
If you’re sick of working from home or alone in an office, Blankspaces is a great option. The neighborhood has a lot to offer in terms of lunch options. Parking can be tricky but there always seems to be meters available.
I’ll definitely miss working there.

Perhaps the long term users are happy, but as a first time user, the service (or lack thereof) is a dealbreaker. I have wanted to use the meeting room for two hours to hold an interview, which they advertise as a service, but they don’t seem to want the business:
1. They claim the pricing on the website is invalid and it actually costs much more (more than 2x!!!) and yet they can’t seem to decide what the price actually is or why. They seem to be guessing at how to charge it and can’t agree with themselves on the pricing methodology.
2. We called a few days in advance to push the meeting off for a week and they refuse to be flexible, not allowing us to change our booking date. A few days in advance for a two hour window should be plenty of forewarning. It’s only a reschedule anyways, it’s not like we asked for our money back.
From my viewpoint their refusal to be flexible at all and lack of standard pricing are giant red flags on the service point. These people don’t seem to care if they have happy customers.

This is a great place to work away from home. The atmosphere is professional and everyone is respectful of each others privacy. The setup is perfect and in a great central location. It makes a great impression when your meeting with clients. The staff is awesome I’ve only met Samantha and Emily (great smile btw). I always feel welcome every time we visit. We could have selected a location closer to where we live (east of the 605) but I couldn’t find anything better than Blankspaces out here. This beats out many executive offices I’ve seen. I highly recommend this environment to any startup, freelancers and consultants. Well done Jerome.

Beautiful design! Great co-​working space. I am very impressed with Jerome and his staff. It is comfortable, open and clean. I have told many people about both locations. I suggest this if you are working from home or a coffee shop. Blankspaces is a place you can get work done and meet others.

I headed on out to Blank Spaces LA last night for a MeetUp and was pleasantly surprised at the facilities. The event was hosted by Tech Founder Dating LA featuring Miso Media and catered by Big Man Bakes.
When I first walked in to the reception area I was inspired by the layout, huge conference room, private offices (with glass walls) and lots of open communal work space. It kind of made me wanna pull out my laptop and get some work done. It was cool seeing co-​inhabitants still working away as the event funneled in and the show started.
The co-​working office space was clean and well-​laid out with comfy chairs and nice easily accessible modern restrooms. During the presentation I soaked in the big, tall open ceilings, thick wooden beams with substantial bolts fastened throughout. It’s definitely a creative place.
After the event I grabbed a card and was thinking about taking them up on their free one week trial (just as soon as they open a third location closer to Pasadena ;). It looks like a cool place to start something great.
Oh, and the LA Blank Spaces is located right next to a Starbucks (around the corner) which is awesome.

My company is looking to open up an office in Los Angeles. For the time being, we have been working out of BSLA for the past 3 months. Management is very accommodating, the office space is super clean, and there are good eats around the corner. I would recommend any businesses who need some sort of temporary space to BSLA.

I really liked this space. It was office-​y without being stuffy. The people who work out of this location had diverse work backgrounds (business, tech, etc). This seems like a good space for someone who has a membership with Blankspaces.
If you’re a drop-​in, like I was, the work bar is not very comfy. The chairs are hard. Space is limited. BUT, it’s super cheap!!! There is free parking to boot.
The coffee is awful. It can get mighty chilly from the AC, bring a sweater if you run cold.

Now that I’m back in LA consulting, I use Blankspaces as my office address. The package also includes a local telephone number to establish my presence.
What a difference 3 years make. The space has more regulars, and the original mission for freelancers to connect is accomplished. By maintaining the flexibility, the concept is serving a growing sector of contractors.
Can’t wait for the Santa Monica space to open!

My first time here was productive and invigorating! My partner and I were looking for a place to get some work done and our other partner suggested we check this place out since we were nearby in Koreatown. From the outside, it’s a little tricky to find. It’s right next door to Staples but on the 2nd floor. You wouldn’t realize it until you check in to Blankspaces that they provide/​validate parking and I think you are able to park in the Staples parking lot (verify with the front desk). The interior looks a lot more like a place that has serious, straight-​to-​business, I’m here to work and be productive feel. Especially compared to Starbucks or the library. My partner and I really appreciated the fact that you can get on your phone, laptop, iPad, etc and not have to worry about disturbing people or making noise.
I’m looking forward to BlankSpaces future expansion plans which for now includes Santa Monica. Hopefully in the next 3 – 5 years, they can expand to Downtown L.A., San Diego, San Francisco and Sacramento. This concept is great for people like myself who are on the go and may need a few hours of office time here and there.

I’ve gone to a few meetings here and coworked. It’s a very modern & clean space to get your work done.
The only complaint I have with coming here is the parking. It’s a bit of a nightmare and if there’s an event or something going on at Staples you can just forget it.

I haven’t actually worked in this coworking space, but I attended an event here Saturday and was relatively impressed. It’s super close to where I live, so if I needed a place to camp out work wise, it’d be at the top of my list. Curious how it compares to other coworking spaces in the city. Worth checking out!
Update: I have now worked out of here for several days, paying their day rate as a non-​member. The seating is comfortable, the Wifi plentiful, and the coworking space great. A must-​see if you catch yourself in that part of town without a hook to hang your hat… and the need to be productive. Recommended.

Great place for business and networking events and all day workshops/seminars/conferences…I’ve been to several here and the space is very conducive to these events. Easy to access free wireless internet — convenient parking on Wilshire (and also free lot south of wilshire for first 14 guests). Jerome is great and easy to deal with

This place is awesome for a number of reasons.
1. It is clean. I rent out classrooms for my MBA Admissions Consulting Meetup (
) and I have had varied success with cleanliness. I know this seems like a minor point but trust me some offices are lacking.
2. The staff is extremely friendly. They actually know me by name even though I only pop in a couple of times a month. Bill is awesome, Meredith is awesome and Jerome is well, awesome. Katya seems pretty cool as well.
3. The space is malleable. Meaning, that is able to be configured to fit my group’s needs. If too many people show, we go full service. If only a few show up, we take up the small conference room. It’s never really an issue, if no on else is occupying the space. Meaning, they don’t just tell me «no» for the sake of telling me no. If it’s available, I have access to it.
4. Free coffee and parking. They don’t nickle and dime me. In fact, Bill loans me his VGA cable when I need it. Thanks Bill.

I’m fairly certain this place saved my life. After working out of a home office for two years, cabin fever was starting to set in. Now, I work next to a designer, a custom energy drink company, a lawyer, a talent agent, a writer/​director/​filmmaker, web designer… let us just say I have every service I could ever need located within a 2 – 3 desk radius! With a phone, mini-​white board, kitchen, coffee/​tea, off-​street parking, and several great eateries in walking distance, this place has truly become a home office away from home.
As a bonus, you might just get pulled into a commercial and get discovered. h’wow!

Such a great idea for us LA folks and our non 9 – 5 lives!
This modern and spacious office offers office rooms, conference rooms, desks, even a working bar (not the drinking kind) for rent from hourly, daily, to monthly, and (I believe) even yearly. You can lease the space you need, for as long as you need.
Great for freelancers, start-​ups, meetings, mixers, and, well, anyone who wants a nice place to work at =)

I’ve now been here for three months working on various projects. Just by being here I’ve come up with so many great ideas and I’m surrounded by excellent people that are very good at what they do. What does this mean for me? There are designers, web people, video producers, and more so that when I need someone, they’re right here… just like as if I were in a creative agency. The Freelancer Thursdays (third Thursday of every month) are GREAT mixers with food, entertainment, and a great time for networking.
