Patio Gardens Apartments

The best location ever. The maintenance is quick and co-​operative. The way this facility is designed is appreciable. I have many friends who stays in Alvista and Beverly Plaza. If I compare with them. Patio gardens is way better.
Pros:
Facing East Beautiful sun in the morning. One side is whole glass.
Since it is town house, less complain from neighbors.
Patio is a huge plus.
Maintenance is pretty good.
Price is competitive
Cons:
Little far from bus stand. 0.3 miles (7 minutes walk)
only one room has A/​C.

We rent a 2 bedroom and our lease is up in March. When we were initially moving in, we asked about rent increases and were assured no issue. What a LIE!
1^st year lease is up March 1^st and we were just notified of a 14% rent increase (over $ 100). We NEVER would have moved in here had we known this.
Carpet was old, termites, ants in summer and repairs are lacking. This is highway robbery! What an inconvenience. Here’s the kicker… if we want to go month to month… $ 2400.00 a Month!
Outrageously over priced.
Unit downstairs has been vacant 3 months — after they got the rent increase, they left. No wonder they don’t stress over vacancies. …the current tenants cover the costs + some. 0 zero rating

Horrible Horrible! As other reviewers have mentioned, the management recently changed for the (much) worse. Rather than making any substantial (and much needed) repairs, they slapped some new paint over the many layers of paint already there. Don’t let the new fencing fool you — this is only on the outside units — the rest are painted with low-​grade paint to trick new tenants. Also, the new owners are horrible at maintaining the trees — enjoy sweeping the rotting, bee-​filled tree blossoms off your patio every day!
Also, whereas the old management lived on grounds, the new management does not. This makes a big difference in the noise levels at night — college students that rent there can now party with abandon!
I was lucky that my lease was up last month so that I could move away. This allowed me to enjoy one final incompetence from the new owners — after over a month and many calls and e-​mails, I have yet to receive any of my deposit back. I guess they are not aware (or don’t care) that California law requires deposits to be refunded within the first 21 days after the end of a lease. This place is the gift that keeps on giving!
Update: After yet another month of waiting for my deposit, I went over the head of the apartment manager to the corporate entity that now owns Patio Gardens — Interstate Equity Corporation (IEC), and was informed that the manager had never submitted my deposit return. IEC was very professional and overnighted me my full deposit. I would suggest that anyone who has problems with the Patio Garden staff directly contact IEC and pressure them to consider a staff change…

I wish I could rate them –zero!!! My husband and I went there to rent a 2BR town home! We meet some guy in the office who was «filling in» and he was very UNPROFESSIONAL AND RUDE!!! When we knocked on the door he acted like we we were «interrupting» didn’t say hello –ask us to sit down, etc… There was a woman sitting on a sofa/​chair «eating“and she didn’t even move or greet us just kept looking at us while we were standing right by her asking questions!!! He tells us when available, that the apt has the same floor plan as the «model», etc… we went upstairs and when we came back down we told him that we liked the layout etc… and would bring Reba by so he could see her and we did and guess what they were CLOSED even though it was 5:30pm (close at 6pm), my husband calls –leave a couple of message-​I sent an email — I’M STILL WAITING FOR A RESPONSE!!! We decided NOT to rent there even of we get a response-​Unprofessional, rude, and uncaring!!! We ended up renting and apt at the complex not far from them but we go
by every day and I’M SOOOOOOOOOOOOOO GLAD THEY NEVER CALLED US BACK
CAUSE you can tell the property isn’t taken care of that well. We Love where we’re living now:-)

The apartment complex is in a great location, walking distance to Ralph’s, Vons, In and Out, Ross, Marshalls and its not that far from the beach. For such a good location, it was a pretty good value, $ 1,325 a month for a 2 bedroom. For $ 1425 a month you could rent a 2 bedroom with a backyard and a garage (if one was available). Then they sold the complex and got rid of the property manager Tammy, and things started to go downhill pretty fast. They painted the buildings, which seems great but the bldgs. were built in the 1950s and have very old windows that are termite infested which they haven’t got around to fixing yet. They put up shiny new plastic fences around some of the backyards, but only around the ones visible from the street! After making those couple of changes, we received a notice that they were raising our rent to $ 1425 for a 2 bedroom with no backyard and that the residents would be responsible for paying for water and trash. I’ve also had numerous problems with the new management not replying to e-​mails, sometimes you have to remind them 2 or 3 times before a maintenance issue gets taken care of. If you’re looking for a good apartment complex to move in to, and considering this place, I would strongly recommend that you keep looking!

I wish I could rate this area a zero star because new management is horrible. i first started my day coming to the leasing office at 12 but there was a «we will be back sign» saying that they will be back at 1:50. So I went to grab a bite to eat across the street, and came back at 2:00. Then after waiting 30 mins at the complex I met a resident that was trying to cancel her lease because the management was horrible. I was thinking it couldn’t be that bad but it was. When the two guys came back from there lunch break, we were not greeted and I just waked in to the office to see the availability. But all he did was say check Craigslist for their leasing options. Then I asked for floors plans then pointed at the door. So when when I was walking out I told my roommate what a waste of time and then the guy came out running screaming at me saying to get off his property and not to talk shit about his property. So ya good luck if you guys come back and for the guy in the office you need to lay off the roids bro.

I’ve lived here for about 4 yrs and I don’t have one complaint about the building or the service we get from Tammy, the manager, and our handyman.
Tammy is one of the nicest person I’ve ever met. The office is very organized and even send monthly newsletters to update residents on upcoming maintenance or just friendly tips to keep appliances working well. How nice is that?
If we ever needed a replacement battery for a smoke detector, a new light bulb, a replacement blind, we’d have it by the next day if they didn’t have it on the spot. The handyman is very fast, friendly, and efficient also. We’ll put in an order to have something fixed and he’ll have it done in no time.
The landscape is always kept nice and clean from the maintenance people as well. Packages are also kept safe in their office in case no one is home to sign for it, which is a huge plus for a house of guys who buy lots of junk online.
It’s relatively cheap for the area we’re in and we have the biggest place on the block. Most apartment complexes have single story units when we have 2-​story town house with a back patio AND a single car garage that has it’s own door, unlike other garages that have to share with neighbors. This gives us a lot of security for our belongings in the garage and extra storage space. What can I say? I just love my place!
I don’t really know what else to say other than I’ve had nothing but the best experience living at Patio Gardens.
