Beachfront Property Management

I’ve been living in my studio apartment for almost two years now. It was really hard to find a spacious studio in the area I wanted. Luckily I found this one. It’s pretty much the perfect apartment: spacious, lots of Windows, hard wood floors, trash & water included. It has a nice court yard & it’s gated. I feel secure. Unfortunately it does have its faults. Beach front property management isn’t as attentive to issues like I would prefer them to be. We use to have someone clean our hall through the apartment. It’s no longer being catered to. The floors were so muddy and gross I took it upon myself to mop the entire hallway of the building one time. We have a broken window in the laundry room that they just taped back together… We have another broken window in the front entrance I called weeks ago, it’s still broken … I had black mold & a leak in my sealing & it took them two months to finally fix it completely. I had a leak in the same spot months later it took them two weeks go fix it this time. The man who fixed it left pieces of my sealing on the floor along with paint chips so when I got home I had to clean up the mess. Those are just little things. We have a roach problem. My apartment building has been sprayed but the whole building needs to be bombed. I have conversed this repeatedly but they did nothing more about it besides spray my apartment and other apartments around mine. This situation became serious when I went to take a sip of water and there was a roach in my drink. My apartment is not disgusting. I’m very neat and spring clean at least every two weeks. I never use my kitchen so I never have food just lying around to attract bugs. If you want to live in the area you want, in a spacious environment, & you’re not paying that much for it pick beach front if you have patience and can tolerate a lot when it comes to living alterations… You win some you loose some.

Beware. The two star rating says it all. Think twice before using them. I have had nothing but problems with these people. If you want to be disrespected and walked all over then rent. I would not wish there bull s### on any one.

Oh, wow! I’m surprised this «management» company still has two stars. My property managers, Nestor and his wife, are extremely poor at communication. I ask for something to be done and there’s usually no call back, someone either just shows up or a random number texts me and tells me that they’re coming to my apartment… That seems legit. Kind of like the guy they hired to replace my blinds, when he tried to drill into the molding of the window and completely cracked the side of it. He said it was no big deal and got a bit annoyed when I told him that the blinds looked tacky, caused more damage and that I didn’t want them. He said he was instructed to buy the cheapest one possible.
My ceiling leaks intermittently, I had to contact the housing authority because their painter cut two holes in my ceiling and wall and said they couldn’t find anything. The inspector was kind of enough to explain to Nestor’s wife that a painter is NOT a plumber.
I’ve also had a recurrent roach problem, especially since they cut unnecessary holes in my ceiling, but they’ve ignored my request to have my apartment resprayed.
Lastly, not only are the property managers a 1 out of 5, the regional manager Raquel is just as bad. I had previously attempted to call her several times in regard to my poor property management in a voicemail. She then sends me an email over two weeks later and asks for my phone number to talk about my concerns. I’VE LIVED HERE FOR ALMOST 3 YEARS AND LEFT YOU A VOICEMAIL! ARE YOU SERIOUSLY ASKING ME FOR MY NUMBER?!? HOW DOES THAT SEQUENCE OF EVENTS EVEN MAKE SENSE?! I just let it go for the time being because I had a lot more to worry about. Today I received a letter notifying me of a rent increase at the wrong time of the year and over the 3% allotted for my rent-​controlled apartment. How careless can you be to miscalculate 3%? No attention to detail whatsoever. Figured I’d bypass the headache of trying to ask my «managers» and ask Raquel. I called and the receptionist said she’d go check with her. All she did was transfer me to her voicemail. I tried to call back several times and my calls went unanswered for about 10 minutes. She finally answered and I asked her what happened, she said she must not be there. I said she’s either there or not, you’re in the same office. How could you not know? She reluctantly told me yes. When I got there RAQUEL STILL REFUSED TO SPEAK WITH ME. BUT DON’T WORRY, SHE SENT SOMEONE OUT TO GET MY NUMBER SO SHE COULD CALL ME BACK AND NO ONE STILL ANSWERED MY ONE QUESTION.

A bit delayed writing this but had an appointment to view a location, drove an hour there just to be stood up!!! I called Beach Front Properties to see where there employee was since they were supposed to meet me to show me an apartment… they said «Oh they’re busy we can’t show you the apartment today.» Just shut your business down already if you can’t get your act together and by the look of these other Unilocal reviews over the years this company is a shit show.

After a hellish few months with them, we moved out Labor Day weekend in September. After numerous calls we finally received our final move out statement (on December 31^st!), but we still have yet to receive our deposit. They claimed they had sent a check and haven’t returned any of our calls. There have even been a few times where we’ve called and their receptionist claimed, «She’s somewhere… but not at her desk.» This place deserves negative stars and some really, really bad juju.
I wouldn’t bother with them, especially our property «manager» named Mayra. In fact, I’d pay MORE to live elsewhere just to avoid having to deal with their incompetent, uneducated, slow, and unprofessional staff. Buyer beware.
FYI: The property I am referring to is 138 Elm Ave, Long Beach 90 802.

BFPM took over our building, one we’ve lived in for over seven years, after our landlord passed. The manager never answers the phone, and rarely responds to text messages. Long-​standing issues have been reported that do not get any attention whatsoever. Other issues get band-​aid solutions that don’t last. They don’t hold all the tenants to the same standards of activity, even ones they imposed on us when they took over. They show favoritism towards a family some of the employees personally know– a family for whom they seem to have completed a renovation and moved in.
I got two different stories about the legal status of the building from the same person, after they notified us via photocopy that they would be collecting our rent checks. I had to seek out information about the possible death of my long-​time landlord whom had personally dealt with all of his tenants.
I did get some things fixed in our unit and around the building after I sent an exhaustive list of long-​standing problems. I waited a couple weeks after they took over and emailed them after it was clear no one was going to look for or inquire after any problems around the building.
Promises made about a return for other issues have proven empty. Further emails and texts I sent were returned with less and less of a response. Emails with photos of building issues will go unanswered and unaddressed unless they are severe and active water leaks. Other types of issues, especially ones involving tenant activity, go completely unresolved or take months to resolve.
Requests for information or clarification go absolutely ignored. They are very quick to appear helpful and seem available. They are neither of these things. The only thing they excel at is cashing the rent check.

If there were 0 starts on Unilocal this place more than well deserves it. They have horrible management, they never return calls and when they do it’s like they are the ones doing you the favor by talking to you. They are suppose to work for us, we pay their Salaries. Never rent from them you will regret it I guarantee it.

Being living in the Web apartments for almost two years and our property manager has being 100% attentive to our every need and very prompt when addressing any issue. He is honest and operates with integrity, something that is not always easy to find when you are looking for a place to call your home. Thank you for your great service Russell!
Our complex is always clean and we’ll maintained and I would definitely recommend Beach Front Properties to any future tenant.

Stay away from this place, no manager on the bulding for months, the pool is green it looks more like a swamp, theres animal feces all over the building, it stinks like urine, there is a lot of kids playing and running all over the building and their parents do not care for others people piece and quiet, plenty of individuals are a round the building smoking and doing drugs, tennant play very loud music sometimes from 10pm to 4am, they will not notify you of any changes or if there is no water you are on your own, the police is a frequent visitor of the building. All this happen EVER SINCE BEACH FRONT PROPERTY MANAGEMENT STARTED MANAGING THE COMPLEX. stay away from this company they will not answer your concerns and will give you the run a round specially a man name Kris Hulgreen every time we call he is always in a meeting or unabeilable and DO NOT RETURN ANY CALLS AT ALL.

I live in the Web apartment and I have one of the best managers ever, I’ve lived in many apartment but no one has been so attentive like my manager Russell. Every question I have no matter the time or date he seems to have my back!!!#mymanagerisbetterthanyours

Horrible, they denied my wife who just beat breast cancer and is still having difficulties, her son is disabled and they lost her application, then we found a place on 11 street the manager ask Myra for her app, she told him she never received an app from her. My wife called multiple times and the ladie Myra never returned her calls. How dare them treat people like that, I will make sure everyone knows they are horrible people. Even when she asked for help from other agents they turned a cold shoulder. Honestly I think there racist.

The water was shut off for the third time this month. Only today, there was no texts or communication sent to the tenants, me specifically. I bumped into Ms. Rivas’ husband and asked him what happened why was there no water in the morning. He replied, «It’s fixed now right? There is water now.» I added, «Yes, but why was I not informed about it?» He said, «Call the manager .» Referring to maintenance supervisor Kenya Ramirez who is just as bad when it comes to communication (she does not return calls or follow through with maintenance issues or tenant concerns to ensure the problem is resolved), and added (in broken English), «Everyone is tired of you. Everyone knows you…»
I am a reasonable person. I have let Beachfront Property slide on a lot of maintenance issues not to mention rude behavior from these two people who apparently «run» this place. However, I refuse to accept conditions that poses a risk to my family and I. There are human feces in my carpet and Black molds in my walls – these can harm my family, and I cannot accept that «I’ll fix it when I have time» excuse anymore.

Angelica manages my building and helped me and my girlfriend into our new apartment. Any time we have needed anything she has been prompt, professional and friendly. I can’t say anything for these negative reviews but my experience so far has been great thanks to her.

It’s very difficult to get a response regarding maintenance issues and general questions from the office. Our original property manager left abt a year ago (who was fabulous) since she hasn’t been there, we have noticed a major change in the way we are treated. I wish it were different.

My advise, if your looking for a place in the Santa Ana area. Do «NOT» rent from Beach Front. When my wife and I went to go check out the apt. it looked great Nice and roomy and good price for a 1 bed. (1105 N. Flower ST.). Manager Roberto Flores said if there was a problem to call him and he told me that workers were going to finish repairing the apt before we moved in. haha he LIED!!! The first month we moved in tried calling him and he didn’t answer most of the time. Probably by the 5^th time if I was lucky. I even left them messages and texts. So what I did I went to hes apt. several times with a list of stuff that needed to get fixed such as: electric stove, kitchen sink, bedroom and dining room windows, carpet wasn’t washed or installed properly. And the worst thing was that roaches were coming little by little until it got really ridiculous. Told manager about roaches and he said he as going to send someone out every once a month. Pest control went only once and only did little effect. Talked to a few neighbors and they told me they had the same issue with their apt. and manager. I even saw FUNGIS in there apt. Mine got fungis shortly after moving out. The thing that made me really upset was that Manager told me that the apt was in really good shape when he went to evaluate it. and he told me I would be getting my $ 500 security deposit. haha another LIE!!! I ended up getting $ 113.31. and when I tried calling the manager to see what had happen with the rest of the deposit he never answered or replied. BAD experience period.

BEWARE, STAY AWAY. I wish I could give Beachfront properties a zero or negative rating because they are absolutely HORRIBLE. I have been renting my apartment for over a year when a new owner took over and replaced the management company with this joke. The staff is totally unprofessional and obviously doesn’t care about the tenants. They do not return calls and they are always in meetings or out at a property. Save yourself the headache and frustration of dealing with them. It is not worth it.

No one returns phone calls from this company. Poor management and they like to give you the run-​around.

One month after moving in my apartment complex was switched to using this management company. My heater wasnt working properly and the gas company wouldnt leave it turned on for the colder season. It has been over 25 days since my initial call for repair and i’m still sitting here cold. Thankfully its long beach so im not likely going to die without a heater but im running out of socks pretty fast. I’ve had one maintenance guy and one plumber out so far. Another plumber is on his way right now. My biggest complaint is not the fixing but the lack of call backs or answering of phones. Leaving messages on voicemails is useless, if the receptionist says X person will call you back, that is not going to happen. I dont entirely know if the issue is overworked staff or if the staff doesnt care, but since im the one sitting here in the cold, i dont really care why.
This is of course overlooking the other maintenance request I have open for several doors that wont shut due to being painted one too many times. Like my bedroom door. Less of an issue certainly, but annoying all the same and doesnt seem to be getting addressed.
1÷7÷2014 Update: The heater was finished installing around end of Nov, however mid Dec the thermostat stated malfunctioning and now even though I have a working heater, I cant turn it on half the time. My exhaust fan over my stove started dripping grease onto the stove because it was never cleaned out from the previous tenant which is always nice. I do call and I have requests open to fix these, most of my requests are over 2 weeks old with multiple calls on my part.
1÷12÷2014 Update: they sent out someone to replace the thermostat and clean out the fan and fixed the doors that didnt close. So all is well maintenance wise at this point.
1÷9÷2015 Update: They «lost» my January payment. I got a call on the 9^th telling me that i didnt pay my Jan rent and they were going to issue me a 3day notice if I didnt make payment. The issue with this is that I pay my rent almost a month early through bill pay as I’ve been doing since I moved in, in Octe2014 so I’m pretty sure I had paid it. I checked my bank to confirm I had made the payment, just in case I messed up. I called back all ready with bank statement and they «found» my check within about 5 minutes. I was assured everything was OK. 3 hours later I got home, no notice on my door, 30 minutes later someone had left a 3day notice on my door. This is just over 3 hours after I had straightened everything out with the manager already. At this point they are almost comical
3÷21÷2015 update: now they lost my march check also. I got another 3day notice on my door a couple days ago. It took 2 days to get hold of a manager to straighten it out… again. when I finally got the manager Raquel she was rather rude in my opinion considering this is not only their mistake but the second time theyve made the same mistake. so glad I used my banks billpay so I have instant lookups to make sure when and where the checks went.

The worst management company ever. I always have to chase them and still no reply, no return calls. It would be better if I could talk to an automated system. Avoid the headache and don’t rent from them.

This was THE WORST property management company I have ever had the misfortune of dealing with. I rented a 3 bedroom apartment from them in Long Beach, from 2009 to 2010. This place was so run down! The bathtub leaked, and was NEVER repaired (which was a VERY big deal because in that unit, TENANTS had to pay for water and my bill remained SKY HIGH!) They also had the windows improperly installed. The heaters DID NOT WORK FOR THE WHOLE YEAR.
I went through about 3 different property customer service/​managers for the address I lived at. There were never any repairs made. I ended up having to report them to the city for code violations for the SLUM I was living in. Including the so called security door that was so corroded with rust that the door didn’t even close.
I was young and ignorant about renters rights, at that time. After dealing with this SHADY, horrible company, I am well read and knowledgeable about what is reasonable and standard in renting. There were so many laws broken. I GLADLY left that place, and at my departure the city and county agencies were hot on BFPM’s ‘rear’ to get the repairs in order. Lol. So I’d like to think that whomever the poor sap who rented that SLUM after I left, may have received the unit in FAR BETTER conditions than what I suffered through while I was there.
I have since been renting with Team Thompson Property Management in Long Beach. YES! GO SEE THEM! They are AWESOME, and helped me recover from the HELL that Beach Front Property Management took me through. I even reported their POOR SERVICE to the BBB. *Smh* RENTERS BEWARE WITH THIS SHADY COMPANY!!!
Pay attention to the patterns here! 1 star average? Save yourself and AVOID THEM LIKE THE PLAGUE!!!
BTW, I am NOT an employee or representative of Team Thompson. I am a tenant. I have nothing to lose or gain by giving you this advice, or review. I just went through HELL with BFPM, and have not gone through anything remotely like it with Team Thompson (like night and day, I am pleased to report!)
