Allanza at the Lakes

Living at Allanza at the Lakes has been a wonderful experience from my first phone call. Jeff assisted us through the process & we had keys in hand by weeks end. I was due with our 4^th baby at any moment so time was of the essence. Tony over in the business center adds to our positive time here. Work orders are handled quickly. Everything we need is here. Location is superb. Schools, markets, & Downtown Summerlin shops are within walking distance. I would recommend these apartments to anyone needing an affordable place to live. Seek out Jeff. You’ll be in the right hands from the start.

Tried to rent at this apartment it was difficult they show you models not the apartment so it’s hard to be sure it will work. (Location, steps, and accessibility) the staff is super nice. Jeff was amazing. I liked the place wished it would have worked out.

Literally awful. I’m all for living in cheap places and overlooking a few scuffs for a good price but this place is absolutely the worst. Almost unlivable. I’ve lived here for a mere three months and have already had to call maintenance four times. Sink leaks, they «fixed it» but it still leaks. Our ceiling collapsed from a flood upstairs and they have yet to come fix it, and the toilet plugs after every use and overflows frequently. Did I mention I supposedly live in an «upgraded» apartment. I rue the day I signed a lease here. Can’t. Wait. To. Move. For the love of God think twice before signing here. You’ve been warned.

They do not care about customer service at all. The lease office workers are complete rude assholes.
I went 2 weeks without a washer.
I was so happy when my lease was finally up!

Ugly, outdated apartments.

I’ve been here for almost a year, and I can’t wait until my lease is up and get out of here. Management doesn’t seem to care about good tenants problems, and the office staff has 2 good agents remaining– Rich and Jeff. The rest of the office staff are horrible. One starts to wonder if they allow just about anyone to move in here. Of course there are great, friendly neighbors, but seems to be more bad than good.
Reason I’m giving 3 stars is because they are pet friendly and the surroundings (the neighborhood) is beautiful. I don’t recommend this place if you’re trying to live in a safe and peaceful complex. I truly hope they start taking complaints and tenant satisfaction more serious, I’d happily renew, just won’t hold my breath.

Seriously just don’t move here. I’ve lived here for almost a year and can’t wait for my lease to be up to get out of here! All my neighbors around me have moved also due to this place being crap. I feel sorry for the new tenants that move in… they don’t know whats coming.
The management of this place is just absolutely horrible. Our toilet has been leaking for OVER A MONTH (floor will flood if we don’t put a towel down) and we have put several «maintenance requests» but they never show up and when we went to the office the office staff YELLED at my boyfriend saying that they have been there over 3 times and no one has been home which is absolutely false someone is always home at all times. After that they said they would come Tuesday (our day off) to fix it… no one showed… eventually someone came a couple days later but they came at the time we told them we would have to leave for work… so the maintenance guy looked at our toilet and said it might be fixed (of course it wasn’t). And still is not fixed to this day…
Another huge problem (again with management and maintenance) is with the grounds. The sprinklers are CONSTANTLY broken and never fixed around the complex. As i was sitting in my car I witnessed a maintenance man RUN OVER a sprinkler in his golf cart and you could hear the snap. My boyfriend then proceeded to tell another maintenance man who was there and he literately said nothing and didn’t care. Still not fixed 3 weeks later and floods the grass and sidewalk when its on. Not to mention that since I moved in there is a sprinkler by the pool that when it turns on it literally shoots up about 6 ft in the air not kidding!!! I don’t know how that hasn’t been fixed… so much water wasted in this place just from the broken sprinklers.
Dogie bags are never filled, you constantly hear neighbors and outside people, layout is terrible and no natural light in apartments, the list just goes on.
Just don’t move here… this place might lure you in with their deals but you can find somewhere so much nicer for the same price.

I just moved in a couple of weeks ago with my pets. I have a 2 be and 2 be place on the first floor. They allow my dog that is greater than 25 lbs. So far so good. I picked this place cause I love the location. I love that they have real grass and trees that aren’t palms. I have a full sized washer and dryer. Kinda separate from the living quarters. Nice sized rooms. Great floors and decent carpet. Its quiet so far. Very rarely hear anything. Still getting used to this big complex but when on my staycation next week will finish making it home. Stop by and visit with jeff he was great and very efficient.

When they show you the models they make sure you are on the nice side of the complex. Then they move into the other side where they don’t mow the grass or keep up the maintenance. Even the security guards say the other side is bad to live on. My neighbors throw all their trash over the balcony and no one has done anything.
Worse, I had a mold specialist come in and check the mold in my apartment. When I called the office they had a company who works for them come out and look at it. Told me I was lying about it and trying to make trouble. Refused to give me a name or business card. My son is having breathing problems because of this. Do not move in here!

The Lakes is a great community to live in.
Near shopping, restaurants, public neighborhood school, and several childcare centers and preschools.

I just moved here and it seems very peaceful. Wish my parking was closer to my apartment, but on the bright side I feel safe walking to my apartment with the security that is patrolling the complex.

Staff is friendly, grounds are cleaned… Security responds to concerns and maintenance repairs things quickly… Quiet neighborhood… Overall good place in a good area.

I moved into Allanza at the lakes one month ago because it was affordable and close to my son’s school, so far we love love our new apartment! The staff is friendly and helpful and have made our move a great experience. Thank you Jeff for helping us have a nice, safe, affordable place to call home.

Allanza is a very nice apartment’s .I have only moved here a few months but so far so good the apartment is very clean freshly remodeled brand-​new appliances AC works great water gets very hot I have no complaints I would recommend it to anybody who would like to be A great neighborhood. The staff was very helpful and very prompt and communicative… A very nice place to live.

We’re brand new to the Vegas area & searched high & low for a decent apartment complex in a safe neighborhood. Moving in here sigh unseen, besides pics on the website & the help of google, was nerve wracking, but everything has been great so far here at Allanza. The complex is kept up nicely, the area feels safe, neighbors are quiet & the staff in the leasing office have been helpful & kind. I see people walking their dogs in the evening & people say hi to one another, so everyone seems happy here. We have a few maintenance issues, but nothing detrimental & I’m confident that they’ll be taken care of. Our unit & the area is perfect for what we were looking for + the move in special that they offered was great for relocating on a budget!
My favorite part of the unit is the super nice BIG garden tub ++ the full size washer & dryer is awesome!

This complex has been a nightmare. I’ve had workmen enter illegally into my apartment and break my toilet, leave razor blades on the floor, then leave the door unlocked when they left. Now that the rents are skyrocketing I receive an no-​pay eviction notice for unpaid rent; for which I have a receipt. They never even called to see if there was a problem. Their excuse? «We have over a thousand units. We can’t call everyone.» You have over 1000 delinquent units?! If not, you can’t be bothered to give a 20 second «please call back, there’s a problem» call? Not even an apology to an obviously agitated customer after you threatened to take their home? Piss poor customer service has been the norm, so I shouldn’t have expected much else.
As for the units themselves, they LOOK nice but are little more than spruced up, barely maintained 1980’s shacks. They use heat pumps, NO AC here folks, so prepare to pay (money or sweat) during the summer and winter. The windows are leaky and crocked, the floors/​ceilings let me hear the details of my upstairs neighbor’s life, the mailbox is a hike and homeless people root through the garbage throughout the day. Save yourself some hassle.

Lived here for a year. Never needed to call the maintenance men. Everything worked fine. They kinda tricked us with the demo unit our one bedroom had ugly salmon colored walls made it look older but overall it was clean no bug problems appliances worked perfectly fine. Area is kinda ghetto even though its close to the lakes. Pretty sure my downstairs neighbor sold pot lol and his nasty girlfriend would be moaning ridiculously loud at 7am. Not cool waking up to that ewww. Oh and the water doesn’t get very hot that was my biggest issue winter sucked. Not the greatest apartment not the worst but they raised rent to over 800 dollars for one bedroom which i believe you can find much better deals out there.

Don’t move here! They will find any way to screw you over! They don’t care if you pay your rent early every month or any thing! If you need something fixed for get it! It will take months! This place is a joke! Full of crack heads too!

My mom has lived at this complex for over 4 years. She has seen a few different managements come and go. The staff that is currently managing are great. I suggest you speak with Don, Savannah or Jeff. They are great! Don helped my mom move from one unit to another because she wanted to face south. He was polite, helpful, patient, and gave overall excellent customer service. Savannah got the process going when my mom decided to switch units. She made sure we had one of the good units right in the front. She was resourceful and quick to get the job done. I recently moved here from LA and so far my apartment living has be great thanks to the great people at Allanza at the Lakes. :-)

Here’s a summary of Allanza at the Lakes in my 1 year of being here:
Every unit is riddled with black mold on both sides of the complex, and management will not fix it. Most of the second floor units have leaks in the ceilings. My neighbor has had their house robbed and car stolen. A man who lived here was murdered and put in our dumpster after being robbed. My car was mistakenly towed and they refused to get it back for me. The office management with the exception of Don are rude, short with me every time I go in there, and never return calls. Maintenance shows up 4 – 5 days after a request and about half of the time doesn’t fix the problems. If you get stuck on the 3001 Lake East side, the crime is horrendous and at the back it’s all rock. They put grass up front only to make it look nicer…
Finally, nobody seems to pick up their dog shit, so said grass is unusable.
