As a contractor serving all of San Diego and parts of Riverside County over the last 23 years, I have dealt with more than a handful of HOA or Property Management Companies. I can’t say enough about the courteous professionalism displayed by the people at Crummack Huseby. Particularly, Melissa Luther. Her ability to streamline the process has been extremely helpful and appreciated. I look forward to continued business. Thanks again!

I’ve had several wonderful experiences dealing with Crummack Huseby recently, especially when speaking with Melissa Luther. When I explained my situation to her, she was more than happy to help. She went through appropriate channels and was able to retrieve my approval the following day. I couldn’t have dreamed of better service. Thank you Melissa for being so warm, courteous and prompt with all your responses. You were an absolute pleasure to deal with.

This review is a big thank you to the managing team for the community association, especially Jamie Bolduc, for all the attention and prompt responses to all our questions and concerns. Always very kind and attentive, Jamie replies to every email super fast and shows interest and care with all our concerns. Me and my husband are very thankful for your great service. Five stars. The community is very well taken care of and I love the fact that we have a 24h emergency line to call for any special need.

We are residents at Baker Ranch who pay our fee every month. We are expecting beautiful enviorment and well planned community events. They are not doing their job well: In the raining season, we called several times asking them to cleaning out the clogs, they don’t act right away. There are homes moved in over 6 months, no landscape work done, some residents have grasses grow over knee height, the management team does nothing!
Last Friday they sent out an email announcement for a mother’s day event. I sent my RSVP email. The manager Dena Mohler told me it doesn’t count, I was told to submit on Saturday after 9 AM. I sent my request on 10:02 and she told me the list is full in 12 minutes?!! It is unbelievable! Seems like it’s more popular than angel stadium!
If we truly have so many people want to participate in the event, when they do event planning, this is something they need to consider! Because the purpose of the event is to please the residents, not to make people upset! Now the SR. VP Dana Davidson said they have limited budget to do events every month, and they are thinking about charging for the event! In fact we don’t have event EVERY month! We pay our HOA fee, why should we pay extra? There are so many communities in Irvine area, none of them asks for additional fee for events! The way they handle issue is rough. This is unfair and black boxed! I strongly feel discriminated!

I knew Dana Davidson, VP at Crummack Huseby, when she was the CEO of Amber Property Management. I am a board member at Del Prado HOA in Laguna Niguel.
I really enjoyed working with Davidson. She was able to smooth out conflict among our board members. She even mentored me on how to be a better board member and her advice paid off.
The fact that she is now working at Crummack and Huseby makes me think that this firm is probably a first class company. They do have a three star rating at Unilocal which sounds low, but in truth, that number of stars makes them the highest scoring property management company that I have reviewed for Orange County, CA.

Kelly working at the front desk has a horrible attitude towards any residents coming in to ask a question. If you call, no one calls you back so I went in. She is rude, belittling and argumentative. I hope to never have to deal with her again the next time I have to ask a question. Feels like my $ 200 a month in HOA dues are going to waste paying her salary to sit there and be so awful at customer service. If you walk in and she is sitting there, walk straight out because you will be talked to like a child and made to feel stupid.

My experience with Crummack? Wow. It’s the best I’ve seen. I’ve been working with Crummack since 2009 after joining the board. Our HOA had some serious problems and Crummack helped/​guide us to resolve the issues appropriately and making our HOA better of course with the Board’s decision and homeowners input. They are responsive and quick, courteous, and willing to work with you to make your community better. I have personally worked with Sandy which we are in transition of new Property Manager, Courtney Chastain, and now Danielle Aimer. All are awesome to work with.
Advise to other unpleasant Unilocalers is to come to the meeting and share your thoughts. One of my properties has over 100 units and in every meeting, only about 10 – 12 people showed up that either complaint or wanted to do things that benefit them. If you live in a community, you need to think of «Community», what’s good for you might not be good for the neighbors next door. You must have an open mind. You give up something in order to get something back. It can be complicated but this is part of owning a HOA property, comes with territory. My advise is to work with your Property Management company and get to know what’s happening in the community, understand the rules/​regulations. If not, the option is to get yourself a non-​HOA property but doesn’t guarantee you won’t have issue with your adjacent neighbors.

UPDATED REVIEW because the lady I wrote about threatened my family via email and told me to take this review down. These are the people you hire to manage communities?

this is my personal opinion. No one told me to write this review. And I have the right to voice my experience on Unilocal… You on the other hand made a legal threat towards me since I wrote this review and you called me disrespectful. You have not done anything to earn me or my families respect so why would You ever send a rude, passive aggressive email saying I should respect you? Are you really that surprised?
WOW what can I say. When an entire community is managed by bitter, passive-​aggressive people then the result is this: an unhappy resident. Yes I’m talking to you lady who doesn’t want to be named and has sent threats via email since I named her in my review — who has also taken every opportunity to make our lives more difficult.
A while back — almost a year ago — there was a slight incident where my mom got in to a minor accident with a lady. Both parties were at blame, they both weren’t looking back when exiting. The whole thing was blown out of proportion and the lady decided to take it to a small claims court where nothing happened. It’s almost a year later and the lady is still salty about the incident. She apparently has a management position in North Park and she sure does abuse it.
She’s send us more than one letter in her name issuing warnings and notices. She has even gone so far as to make up lies about our garage and say that we were using it as a recreation area and storing couches in it etc… This is completely false and my mom took it to Linda I believe — not too sure what her position is. This lady has taken every opportunity to make our lives uncomfortable and this is absolutely unacceptable. She needs to stop abusing her authority.
I will never suggest for anyone to live in north park. This is coming from a person who previously would have rated this 4 stars. Absolutely deplorable management. What a shame.

I have been a resident at the Palazzo community for almost 3 years now. Crummack has been our property management company since I bought my condo. Courtney Chastain was originally managing our property and she did a superb job while she was here, and slowly our property transitioned over to Danielle Aimer. Danielle has been an absolute wonderful asset to our community thus far! I have witnessed Danielle deal with some very difficult residents who were mean and nasty to her for no reason and she has always remained professional, calm and collected. Danielle has worked hard (even while she was not on the clock) to prove her dedication and desire to improve our community and her hard work has really paid off for the Palazzo, thus far. Danielle strives to get things done THE RIGHT AND LEGAL WAY and stays on top of issues and complaints and makes sure things are really getting done. We are extremely happy with how Crummack (Danielle and Courtney) has managed our property and if we ever moved, we would be proud to move to another community that Crummack represents/​manages. Thank you for your hard work, Danielle! You have been a trooper and our community really appreciates you looking out for our best interests.

I moved into a condo that is managed by Crummack Huseby Inc since last July and Courtney Chastain has provided me excellent service that I feel she genuinely cares and puts great efforts to help the home owners in our community. Whenever I had an issue and in need of assistant, she always provides solutions promptly and follows through. She makes me feel very confident that she will take care of any issue for us. I highly recommend Courtney and Crummack Huseby as property management company as it certainly is the best I have dealt with.

Crummack Huseby has been a quality management company for us. It is always a challenge with HOA community’s and how to balance customer service and the needs of the individual residences with what needs to be managed. Most of our communiqué has been with Architectural Coordinator, Melissa Luther. She has been wonderful in communicating with us. She made us feel welcome in our new home starting March of this year (2015).
Having 18 years experience in my previous career of property management, I can recommend this company.

By far my favorite HOA to work with. As a landscape architect we often find ourselves stuck between a homeowner and their HOA, but the folks at Crummack Huseby keep the interest of their homeowners at heart while helping the landscape architects to navigate through all the red tape that is an HOA. They’re always available to offer advice and suggestions, they are forthcoming with information and will help you to get your architectural application approved the first time. Melissa is such a joy to work with, and I look forward to every job I win in one of her communities. Their office is always clean and the people there are so professional. Another plus: the waiting areas candy bowl stays stocked with chocolate.

I will rate it as zero if possible!!!
Why? simple; one of its many non sense HOA rules, is that you are obligated to sing a waver releasing all of its employees, (officers, employees, directors, managers, etc) from any liability and promising not to sue then for any reason, including injuries, losses, or any actions arising out of, or resulting from association facilities, or any of its functions, in the event of a even injury, or any action caused by their negligence.
Even further, you must, with full knowledge, sign a waiver that call out the section 1542 of the California civil code and all of its provisions, from, again, releasing them from action, injury, loss, etc, due to the negligence of this «Property Management»
Make your homework before you get in their «management»

This is by far the worst company I’ve ever dealt with. Dana Davidson is extremely incompetent. She doesn’t respond to emails nor phone calls. She’s unable to respond to and handle the easiest tasks. I imagine she just sits there and gets paid. I have no idea what these people do in their office all day because no calls or emails get returned. If there are HOA violations, they don’t handle it. Pretty much your neighbors can violate every single rules within the community and Dana won’t handle anything because she’s too lazy and incompetent.

Christine, the association manager for Meadow Creek at Crummack Huseby was extremely helpful to me whenever I called. We had a stricky problem when a neighbor refuse to let us enter their back yard to tent our house for termite. She was so helpful to get it resolved including bringing it up with the board, talk to the neighbor on our behalf, etc.

Been with West Irvine for over 10 years, we been bothering by this property management company a lot recently. We have been told our interior window treatment is not allowed when they spent over 15 minutes and could not find any rule about window treatment. To the end, they just shown us a «unsightly», which does not say anythig about window treatment either. When we mentioned other residences’ window treatments in the same community are obviously very «creative» and «colorful», they started to change their aggressive attitude to silence. So what is the standard? They also tried to drop the responsibility and pushed it to the board. The whole conversation had been done near the main entry. We asked to have the discussion at the meeting room, which nearby the reciption area, the manger kept ignoring us. How awful the customer service they provided!
For the real issues the residences facing are the poor after pool hour management that has been with us for over 10 years and the mail theft for recent couple years, what is the solution?
If you have a plan to move into Irvine with HOA, please consider NOT to pick up the communities with this property management company associate with.

I want to give a quick shout out to Danielle Aimer at Crummack Huseby. She’s the manager of the community I live in, and she rocks! She is EXCEPTIONALLY knowledgeable when it comes to property management! It blows my mind how much she knows about local ordinances, and recommendations to keep our community running smoothly and looking good. She seems to have a proclivity for this sort of work.
Also, probably what amuses me most, is how she diffuses irate and/​or unintelligent home owners that bitch and complain about… the most RIDICULOUS things… things that would make me want to strangle them… Danielle just takes it with a grain of salt, and somehow DOESN’T call them out on being stupid. She just diffuses them with a smile on her face. That is a talent I do not posses.
Anyway, in short, Danielle = fun and awesome property manager.

I don’t tend to write reviews very often, but I felt I owe this review to the team at Crummack Huseby as well as the Architecture Committee for the West Irvine Association.
Crummack Huseby is the Management Company for our HOA. I had submitted an Architectural Application to have some landscaping as well as exterior painting done. After several weeks, they reported an issue with our landscape plan and had asked us to re-​submit the application. I was in a time crunch to complete the work before my kids’ upcoming spring break and being the impatient type, I may have mis-​directed my anger and frustrations at them. The team at Crummack Huseby (Melissa, Brittany and Dana) stepped up to the plate to help resolve my issues. Melissa personally offered to make contact with my contractor to get all the needed/​missing information in place. She then helped schedule a special meeting with the Architectural Committee to review my application again. This all happened within days, which does not happen very often with a HOA.
The Architectural Committee members spent hours reviewing the application as well as called up my contractor with questions they had. The application was approved.
I sincerely believe that both the team at Crummack Huseby and the West Irvine Architecture Committee went out of their way to help get a speedy approval for me and I wanted to convey an appreciation for their efforts.

This is our property management company and I live in a small new community that requires very little maintenance. The landscapers and gardeners are always very friendly and they even put up holiday lights on our gate least year. I also like how they stop leaf blowing when people walk by (totally courteous) and cut the vines that creep up our front wall without me even asking
However, other than the gardeners, the people who «manage» our property are nowhere to be seen. I paid HOA dues like a good homeowner and I didn’t really think of what my $ was going toward. Then, I actually needed assistance from Crummack Huseby and they didn’t reply to me for months. I have had a light cover missing in front of my garage since May. I have called the previous community manager, sent an email to the current manager, sent an email to some random person who was a contact on a company flyer, left two work orders on their website, and while doing this left three ways to reach me: phone /​email and my husband’s email. I thought that waiting since May is pretty damn patient. However, when they decided the fix my issue in September, it appeared that all they did was take the light cover from MY NEIGHBOR right next to me. So now, I have a light cover, but my neighbor does not. Pretty messed up right? I emailed them and all they said was, «well, that is odd. I don’t know why they would do that.» No follow-​up or anything. How lazy!?!
Note that the one other time I had to contact them was when they gave us an undeserved late fee. Luckily, they took the charge off our bill. Also, they use a towing company that tows vehicles not on our «safe list» without batting an eye, but somehow they can’t properly replace a light cover. And a work order takes 4 months to complete! This laziness and disregard for customers who pay for their service is disappointing.

Over Aggressive Consultants!
These people give Property Management a bad name. I have never been treated with so much dis respect in my life. They manage a condo where i live, They will treat you like crap!
