I am current resident of Avalon Baker Ranch. Bad management. Unprofessional office staff. Common areas very dirty. Constructed very bad. You can hear every noise of your neighbor. I have lived several Irvine Company properties. It’s worst apartment I ever lived. Prices higher than Irvine Company. You can not compare with Irvine Company. Irvine Company much better. Clean and professional staff.
I don’t recommend to anyone Avalon Baker Ranch.

I’m a current resident of Avalon and have witnessed several times the harassment and verbal abuse their night time woman security guard towards other resident & non-​resident guests. She has no guard on her mouth and cusses without strain. The apartment is great and office however, she really is ruining all the experience which is why i give it a 1 star. People deserve to be treated with respect and i’m surprised how she passed the hiring process. I’m stating this review anywhere I can so other residents can be warned and that this matter be brought to light.

We moved in 2 weeks before our wedding in November 2015 and the entire Avalon at Baker Ranch team has committed to making our lives easier ever since.
The staff is incredibly responsive, go beyond what is expected and consistently provide excellent service. I’m constantly in awe and appreciation of the things they do to ensure resident contentment.
The common areas are well-​maintained with a security guard onsite at night. Since the community is smoke-​free, cigarette litter is never an issue. While we don’t have pets, the pet spa and park is a neat addition. Also, the gym is open 24 hours!
The hardwood floors and the washer/​dryer in the unit is what sold it for us. The stainless steel appliances and quartz countertops were happy extras.
I’m extremely proud to call Avalon Baker Ranch home and would highly encourage anyone that is looking to start and end here.

My family and I moved in last month and it’s been great. We love living here, it’s quiet, clean and has nice amenities. Casey Jones and Susanne Davis in the leasing office were very helpful in providing information to help make the decision to move here.

I absolutely love where I live– Avalon Baker Ranch has been the perfect location for me. First off, the staff is incredible and so kind. I was in a crunch to find a new home and knew Lake Forest was where I wanted to be. Avalon Baker Ranch was the first and only apartments I looked at, because of Mark in the leasing office. Mark took the time to listen to my needs, considered my budget, and kept this in mind the entire time. He showed me the grounds and the different floor plans that were available… I walked out so excited and ready to lease.
The grounds are absolutely stunning and well taken care of. There are BBQ pits around the entire community, the pool area is wonderful, and the gym is great. While the amenities are wonderful and a plus to add to the beautiful apartment it’s really the feeling of knowing you’re getting your money’s worth and not feeling like just another tenant. I feel safe within my community and living alone I take comfort in knowing maintenance is always there to help. Any issues are taken care of immediately and followed up with each time. I’ve really enjoyed living here from the apartment itself to the surroundings– I love the trail across the street I can run every morning!
Thank you Avalon for being a great place to live and thank you Mark for being so kind, for not only making my move in process easy, but for always being such a big help if I ever have an issue arise. You and the staff here at Avalon are great!

OK, we just ended our 12 months lease of Avalon, here are some things I want to share with people who may choose Avalon as their next apartment home:
1. Community:
Great gym, lots of equipment, never get crowded. Large pool with 2 jacuzzies, very clean water, I feel no harm when water gets into eyes… Families like to bring their kids to the pool and Jacuzzi, this area gets loud in summer. Lots of road lamps in the community, feel more safe when walking at night. Beautiful landscape, sometimes you will see dog poops on the street, but overall the community is well maintained.
Barely used club room, bike repair shop, dog park and spa, BBQ areas. So no comments on them, but looks clean and nice from outside.
2. Leasing office:
I want to thank Julie who spends a lot of effort to help us through some payment issues, she is very friendly and helpful. All staff is very nice except one…
3. Matintaince:
Maybe because this is a new community, there are some little areas need to adjust. We have requested about 7 times during 12 months, the maintaince guys are super helpful, usually come the same day when we called, fixed things very well and take trashes away if cause by fixing.
4. Location:
5 min driving to Town center, 15 min driving to Costco, 20 min driving to Spectrum Center. Plus there is a small plaza building right now, walk distance from the community. Super convenient location!
5. Parking:
We have one garage come with the apartment and one spot in community with parking permit tag. Parking is never a problem to us.
6. Apartment:
The apartment we lived has many windows, so very beautiful and bright with CA sunshine. Air condition works very well and not loud to me. Stainless kitchen appliance, enough storage space in cabinets. Very «attractive» washer-​and-​dryer, did a good job during our lease time. The walk-​in closet is a bit small to me personally. «Wood» like hard surface fool in the living room and bathroom, carpet in bedroom.
7. Price:
Here are the fees we been charged when moveing out:
cleaning: $ 160
Damage: $ 158
Sewer+Trash+Water: $ 89
I live with my husband and one cat ($ 50/​month pet fee), we had hung pictures on walls and one of the «door thing» (attach to the door and wall, in the button of the door…) got off, these are the damages I can see. As this is my first time end a lease and get back the deposit, I assume they charged reasonably.
8. Sound insulation:
Well…The walls are thin, BUT they have great layout design. We lived in the second floor (the first floor is garage), we heard a few times walking sound above us, but not loud at all. The only wall we share with our neighbor is our bedroom wall to their living room wall. Twice during the whole year, I heard people talking, the rest of the time: super quiet! I guess because we and our neighbor rarely presented on the two sides of the wall in the same time. I like this design compare to other communities which do like living room-​to-​living room, bedroom-​to-​bedroom design.
9. Last but not least…:
Ants! Ants come into the apartment in line during summer, we had pest control staff came about 6 – 7 times to help «control the pest»… I’d like to share a way I used to treat ant problem: Use 40% dish detergent +40% vinegar +20% water, spray them! (change to 50% dish detergent and 50% vinegar if ants don’t buy it) After that, no ant in my apartment at all. Hopes this can help anybody who brothered by ants.
Overall this is a great community to live, good luck with apartment hunting and wish everybody find their ideal home.

Just put in my 30 day notice at these apartments after 15 months of living here. The main reason is that they raised my rent absolutely through the roof. (Over 2k for less than 800 square feet 1b/​1b?! No way!!)
Here’s my experience–
First few months were fine, maintenance fixed anything wrong. Then we got upstairs neighbors, and let me tell you, you can hear every single step they make, every load of laundry they do at 12am. We liked the dog park, but then as more dogs came to the community, the whole park stunk so bad I couldn’t stay for than a few minutes (The grass is turf). Don’t go there anymore. Not to mention the bars are WAY too wide for me to feel comfortable taking my chihuahua off leash. I think this contributes to the crazy amount of dog poop around the community. I lose a lot of mail, get lots of other peoples mail. The parking is okay, but your garage is teeny tiny, so you have to be careful when parking. A car was broken into last week, and I don’t feel totally comfortable parking in the back lots. People speed through here, never stop at the stop signs. They put speed bumps in, but only in the back of the neighborhood! I’ve almost been hit more times than I can count. Oh, and like another reviewer said, there’s always people smoking around the entrance to the neighborhood since it’s non-​smoking here.
These things being said, the leasing office staff has always been kind, and the maintenance team is AMAZING. The inside of the apartments are super nice, but it’s just 100% not worth the price. I’m moving to two bed/​two bath in another neighborhood for less.

Great place to live, but the parking sucks they give you this number to call «safe list» but they have no idea where’s a safe place to park., also my truck is to big for my garage so I leave it at work. Advice to Baker Ranch make room for more parking!!! Just a thought!!! Plus guest parking is always full with the same cars.

Here are the PROs (far outweighing cons/​why I still have 4 stars)
–Beautiful wood floors are perfect for pets
–For the most part a peaceful complex
–Dog park
–Dog spa
–Grills all over
–USB outlets for your phones, etc
–Each unit has a garage/​washer/​dryer
–Maintenance is awesome (minus the hot water issue)
–Leasing office seems on top of things
–Neighbors are quiet
–Way more pros then I can list

Here’s what the leasing office won’t tell you.
–Expect to waste 5 – 10 gallons of water a day waiting for your water to warm up. I spoke with my neighbors and they have the same issue even after having maintenance «work on it». It’s really annoying because I’m forced to think about it daily.
–This is a non-​smoking community so all the smokers gather around the entrance of the apartment and smoke away. It comes off very dirty, ghetto, embarrassing when guests come over.
–Living room and bed room have matt paint, this gets dirty FAST and is a pain to clean.
–Smoke alarms are in the KITCHEN. What genius decided that? Expect to hear alarms go off daily, if not yours your neighbors.

I’m updating this review because Julie Medina the manager is a great asset to this company. I have called regarding some things that I had questions about, gave me all my answers and even went out of her way to help me with an issue I had. This place with the amenities and the staff is great. I will definitely lease from them again!

I do not recommend anyone who’s thinking about living in this community. First of all there is not enough parking. within 3 weeks of living here my car was towed, it cost you over $ 300 + to get it back, I’ve never felt so violated that the management here would allow this to go on. The Garages are to small to fit a standard car and there is no storage shelves in the garage. The dishwasher doesn’t dry the dishes at all and you can hear your neighbors every foot steps. The management team here are arrogant and snobby. Gonna move back to Irvine company ASAP.

Beautiful community! Resort style living with high-​end amenities. Great location! The community is near the toll roads and multiple shopping centers! It’s in a great up and coming neighborhood. The office staff are all very friendly and accommodating. We’ve been here only 2 months and we really love it. I can’t thank Julie enough for helping us find a great home!

I just love it here. It is quiet and peaceful. The amenities are amazing and the office staff superb. There is nothing to complain about so far. Neighbors are friendly and living close to the spectrum is nice too. I am sure, the longer I stay here the more I will notice that is not as perfect as it first seems. But no place is nor will it ever be. So far so good.

Living in this amazing community has been an enjoyable experience. My husband and I skipped going on a vacation this summer; that’s how much we love this place! Feels like a *5 stars* hotel,

I have lived at Avalon at Baker Ranch now for 2 ½ months. My husband and I absolutely love it. The amenities are wonderful. Great barbecues, great outdoor eating areas, beautiful fireplaces for socializing, and a great big gorgeous pool with cabanas. The staff is wonderful and is always ready to answer any questions or to handle an issue. I definitely recommend living here, there are many options from 1 – 3 bedrooms. The grounds always look nice and they use plants that require very little water so they are also eco friendly. Great place to call home!

I am finding that in my searches to move into an apartment complex in California is going to be a challenge. If you go to the Avalon website, it states that the 2 bedroom apartments start at Around $ 1860. Like Camden Sea Palms, the advertising seems a little shady. They then hit you with a much higher price point when you contact them or look deeper into the website. I spoke to Casey, who seemed to be a nice guy, but he blamed the differences of pricing on an IT problem. Really? For 4 months I have seen the lower price and the IT department could not change a number on the website? In the old days, they called this «rembrandt space». Just like a car dealership. They advertise a lower price, until you get to the dealership. I am glad I called and did not take the time to visit there.

My roommate and I, in our search for a 2 bedroom/​2 bath, struggled to find that right home with all of our requirements. As I personally had a wonderful tour from Eva previously at the time my lease was about to expire, I suggested we revisit Avalon Baker Ranch. The moment my roommate viewed the floor plans, saw the photos and accessed the amenities, we both were excited. This complex offers so much more than others. How can you beat the newness and modern style!!! And as an added bonus, my dog is welcomed. I can’t explain how hard it is to find just the right place to call home. My roommate and I were not only overjoyed but the overall professionalism, efficiency and kindness that was extended to us by Julie, Craig and the other staff members left us feeling certain that we picked the right place. The ease of the approval process took us for a loop as the last place we considered took days of accessing our background.
My roommate and I highly recommend Avalon Baker Ranch to call your home. The 5 stars provided is truly deserving! :)

Avalon Baker Ranch apartments should be renamed Avalon Baker Ranch Luxury Homes. This complex is unlike any other apartment complex. It has a feel of luxury town homes.
When we first stepped in to the leasing office we were Plesantly surprised with the friendly knowledgeable staff. We felt welcomed the second we walked in the door. An important thing to mention is the neighborhood is run by Avalon NOT Irvine Company. A big selling point!
We toured the apartments with Craig. We fell in love with the complex/​neighborhood and a floor plan so we started the process of leasing. The process was the easiest thing we have ever done. Do you ever feel when things run too smoothly that the shoe is going to drop and problems will arise? Nothing but good positive things happened.
I know you are probably seeing and reading ALL the positive reviews and thinking they can’t be true. Oh but they are. DO yourself a huge favor and see for yourself! You will NOT be disappointed!
Don’t let the Lake Forest address turn you away. The complex is off of Alton and a 10 minute drive to The Irvine Spectrum. It is a short 5 – 6 minute walk to major shopping. Target, Walmart, Ralphs, Hobby Lobby, The Outback, Red Robin, In N Out, Home Depot, many banks, many restaurants, fast food, other shopping etc. You will find everything you need.
The biggest selling point for us other then it is Not Irvine Company is the fact it is a NON SMOKING community. You can enjoy the pool area, fireplace, grills, your patio or balcony without fear of having to put up with the lung damaging cigarette smoke. There are no signs up yet but the complex is new.
Pets are welcome. There is a wonderful dog playground and dog washing station. Too cute! The one & only downside is the cost of rent each month for cats. I can see the rent fee for dogs because of the xtra amenities & outside clean up for them but for an indoor cat?
Another major selling point is the electric car charging stations. Having an all electric car is no longer an issue because of the convient stations throughout the complex.
Each unit comes with a garage. We have Full size HE washer & dryer, stainless steel microwave/​convection oven, stainless steel appliances and a feel of a town home.
My family has only lived here a week but so far so GREAT. We feel we are HOME!

I recently moved in and absolutely love the place. Everything has been great so far, amenities are well taken care of and the place looks amazing. One of the biggest selling points for me was how friendly the staff was. Management here is amazing and will make you feel like you don’t have to worry about anything. They have resident parties often, mostly recently a wine tasting. If you’re looking to move into this place, you shouldn’t think twice.
I also forgot to mention that management goes above and beyond. I was told the movers I used over-​charged us and the management took care of getting my money back all without me needing to ask them to do that. That is how you know they really care about you.

We recently moved in and cannot say enough good things about Avalon Baker Ranch! You will find yourself truly living in luxury and feels like you are at a resort. If you are looking for modern conveniences, this is your place! From full size washer/​dryers to stainless steel appliances to hardwood laminate floors and bright open area living spaces — it is all included!
They have a dog park, 24 hour gym, doggie spa, cyclist repair shop, spacious club house, outdoor fireplace with flaming balls, outdoor kitchens with BBQ’s, 2 jacuzzis with Roman fountains and cabana’s surrounding the pool.
We plan on living here for a long time!
